The Building Agreement for the Marina View (Land Parcel B) sale site was signed on 18 March 2008 between the Singapore Government and MGP Kimi Pte Ltd during a ceremony held at The Fullerton Hotel. Ms Grace Fu, Minister of State for National Development was the Guest of Honour at the event.

MGP Kimi Pte Ltd was awarded the tender for the Marina View (Land Parcel B) sale site on 5 December 2007 with a successful bid of $0.95 billion. The developer had earlier clinched the bid for the Marina View (Land Parcel A) sale site at $2.02 billion and was awarded the tender for this site on 25 September 2007. The Urban Redevelopment Authority (URA) was the Government’s sales agent for both sites, which will be home to premium office developments. The project also marked the developer’s first successful participation in the Government Land Sales programme in Singapore.

Both sites will be developed jointly, and will represent another important chapter in the Marina Bay growth story, along with the transformation of Singapore’s business and financial district. The sites, with strategic locations just next to the existing Central Business District at Raffles Place, along with other prime office developments such as One Marina Boulevard, One Raffles Quay and Marina Bay Financial Centre, will form the nucleus of a cluster of new Grade A office developments within Marina Bay. This corridor is poised to become the pulse of financial and business-related activities within the lively waterfront area.

The Marina View development will also put Singapore on track to realising the Government’s plans to double the size of our financial district. It is part of the new growth area set aside for the seamless extension of the existing financial district at Raffles Place/Shenton Way/Tanjong Pagar that will be more than twice the size of London’s Canary Wharf. With this new growth area and financial district in Marina Bay, Singapore will be well-positioned to attract even more financial institutions and business services to cement its reputation as an international financial hub.

This new development will not be just another office block. It will be the first office complex in Marina Bay to be integrated with a luxury hotel consisting of at least 220 rooms. Together with the other retail and food and beverage (F&B) outlets in the office complex, the Marina View development will reinforce our vision to make our city centre a lively, pulsating 24/7 hub, not just for business but also for play.

This future development will see two towers with more than 40 floors on top of a 20-m tall podium. The North Tower will be located on Land Parcel A with a proposed GFA of about 130,000 sqm, comprising mainly Grade A office space. A good mix of retail and F&B uses will take up the first and second floors of the tower.

With a maximum floor area of 113,580 sqm, the South Tower on Land Parcel B will include prime office space and luxury hotel rooms. Both towers will adopt advanced technology to maximise environmental sustainability and minimise operating costs.

The project is expected to be completed around 2011 or 2012. Australian architectural firm Denton Corker Marshall has been appointed the project’s lead design consultant.

Temasek Tower (235m) is 8 Shenton Way, it is not beside Asia Square!

One Shenton Way (the U/C residential building) appears to be a little smaller on all models you can see at the URA City Gallery, a museum showing the incoming projects in Singapore. The exact height of 1 Shenton is not very clear though.

There are two more towers around this height that are set to rise. They are Phase 2 of the MBFC. Future plots of land have been earmarked for more developments of this scale but not yet released into the market by the planning authorities.

Wow, love this pixelated design. After the protections are removed, it will blend (camouflage) nicely into the skyline.

Also each tower looks like it is made up of a few buildings of different heights, it will create the illusion of a massive dense skyline. I'm starting to appreciate it more. It will stand out more in the day if its cladding is dark shaded, in contrast to the surrounding (sea of blue) scrapers. At night, it will be equally stunning due to the reflective nature of the cladding. Simple, yet classy.

Westin set to return to Singapore

It is expected to manage a hotel of about 280 rooms in Asia Square Tower 2

(SINGAPORE) After an absence of about a decade, the Westin brand is expected to make a return to Singapore when a hotel with about 280 rooms opens in the top stack of floors of Asia Square Tower 2 in 2013.

Asia Square: Tower 1, which will be completed in June next year, has clinched tenants such as Julius Baer and Bank Sarasin. Citigroup is also expected to lease about 250,000 sq ft

Industry sources say that Starwood Hotels & Resorts has clinched the management contract to manage the hotel under the Westin brand.

The hotel will be located on the 32nd to 46th floors - sitting above 26 levels of offices. There will be retail space on the first two floors and carpark lots on the third to fifth floors.

The Asia Square project is being developed by private equity real estate investment advisory group MGPA. The first tower, which will be 43 storeys high, is slated for completion around the middle of next year and will comprise mostly offices, with retail and carparks on the lower floors.

Starwood unit Westin Hotels & Resorts used to manage the two landmark hotels in the Raffles City complex along Bras Basah Road from the time they opened in 1986 until the end of 2001, when the management contract expired.

The then Raffles Holdings' hotel management arm, Raffles International, took over the running of the two hotels from January 2002.

The hotels are today known as Fairmont Singapore and Swissotel The Stamford and managed by Fairmont Raffles Hotels, following Raffles Holdings' 2005 divestment of its hotels business to Colony Capital, which later merged that portfolio with Fairmont Hotels & Resorts' assets.

Starwood, however, continues to have a presence in the Singapore market through a management contract for the St Regis Singapore at Tanglin Road, which opened in 2008. The property is owned by Singapore's Hong Leong Group. Starwood will also manage under the W brand a hotel of about 240 rooms that is being developed by City Developments at Sentosa Cove. This hotel is slated to be ready in 2012.

Then, there is Sheraton Towers Singapore at Scotts Road, which operates under a franchise agreement with Starwood.

Leasing interest in the office space at Asia Square's Tower 1 has been gathering momentum in recent months. Market sources suggest that over 40 per cent of the 1.26 million sq ft of net lettable office space in the 43-storey tower is at an advanced stage of negotiation or let. Besides Citigroup, which is expected to lease 250,000 sq ft of space, Google is said to be in talks to take two floors. US law firm White & Case will occupy a floor.

BT understands that Bank Sarasin will lease the 25th floor, while Swiss private bank Julius Baer has signed up for the top two floors. Julius Baer is said to have been advised by Colliers International. Jones Lang LaSalle is the exclusive marketing agent representing Asia Square's developer MGPA.

Increase demand for Grade A new office space in S'pore

SINGAPORE: Demand is burgeoning for Grade A new office space in Singapore.

Citibank Singapore has agreed to lease more than 250,000 square feet of office space at Asia Square, which will house the US bank's new corporate office as well as its largest trading floor in Asia Pacific.

This is the largest leasing transaction in Singapore's central business district in two years, according to real-estate investment firm MGPA, which owns Asia Square in one of its Asia funds.

Citi, which will become the biggest tenant in Asia Square's Tower One when it moves there in October next year, expects to spend S$85 million on renovation and relocation.

Asia Square's Tower 1, which will be completed in June next year, is almost 50 per cent let. Apart from Citi, other secured tenants include law firm White & Case and Swiss private bank Julius Baer.

MGPA said that future tenants of this 1.26-million-square-foot office bloc could include a large IT company and some large insurers.

Meanwhile, Asia Square's Tower 2, which boasts around 780,000 square feet of office space and will be ready by end-2013 or early 2014, is also enjoying strong interest.

John Saunders, CEO Asia, MGPA, said: "Tower 2 will be the only other building to complete from the last of the buildings that are being finished off now.

"After that this is really the only building till 2015 at the earliest or possibly as late as 2016. So there's a lot of interest from tenants in terms of pre commitment."

Asia Square's Tower 1 over 50% leased at premium rents

ASIA Square's Tower 1 is more than 50 per cent leased at rents which are a premium over the market rate, developer MGPA said in an update yesterday.

For example, new tenants looking to take up space in one of the mid-rise floors at the 43-storey Tower 1 will pay 'double-digit' rents, said John Saunders, chief executive of MGPA's Asia unit.

MGPA, or Macquarie Global Property Advisers, is a private equity real estate fund management firm.

Market watchers pegged the current market rate for prime office rents for the area at $9-10 per square foot (psf) per month.

But newer buildings such as Asia Square, which is in the new Marina Bay commercial district, command a premium because of features such as large floorplates, said Chris Archibold, head of markets at Jones Lang LaSalle.

Mr Saunders likewise said that Asia Square is not just a great address but also a great working and business environment.

'Commercial buildings today have to offer more than just location and connectivity to amenities. There are so many choices that tenants have become much more discerning and exacting in standards,' he said.

Asia Square's Tower 1, which will offer some 1.2 million sq ft of office space, is slated for completion in June 2011. The integrated commercial development also has a second tower, Tower 2, which will yield 780,000 sq ft of office space when it is completed in 2013. MGPA is also building a hotel with about 300 rooms and 70,000 sq ft of retail space.

Asia Square project is built on two adjacent sites the group won in government land tenders in 2007.

MGPA also confirmed yesterday that banking group Citi has inked a 10-year lease to take up more than 250,000 sq ft of office space from levels 17 to 24, as well as a 5,000 sq ft retail banking hall, in Tower 1. Citi, which will occupy nearly a quarter of the net lettable office space at the tower, will be Asia Square's largest tenant.

The bank will spend some $85 million in capital expenditure related costs for the renovation and relocation to Asia Square from its current location at Centennial Tower and Millenia Tower, it said.

SINGAPORE: Starwood Hotels and Resorts will be the first to open a hotel at Marina Bay's Asia Square, located at Singapore's newest financial district.

In a release, Starwood Hotels & Resorts, which owns the Westin brand, said the hotel will be operational end 2013.

The hotel, occupying over 300,000 square feet, will offer 306 rooms.

The rooms will take up 15 storeys (32nd to 46th floors) of Asia Square Tower 2.

The hotel will also provide other facilities like restaurants, meeting rooms and spa.

Asia Square's Tower 2 to be up 2013

SINGAPORE: Hyundai Engineering and Construction has been awarded the contract for the construction of Asia Square's Tower 2.

The South Korean contractor is currently overseeing the ongoing construction works of Asia Square Tower 1 and is scheduled to complete the building in June this year.

This brings the total value of the construction of Asia Square to more than S$1 billion.

The construction of Asia Square Tower 2 is set to be completed in 2013.

The 46-storey building will comprise Grade A office and retail space.

It will also house the five-star Westin hotel with 305 rooms over 15 levels.

Altogether, both towers will offer two million square feet of office space, with features such as large floor plates.

MGPA about to close deals at $16 psf a month at Asia Square Tower 1

DESPITE property consultants' views that Singapore office rentals had started to consolidate since the end of the second quarter, some highs are being achieved in the financial district albeit for smaller spaces.

MGPA head of leasing for Asia Square Luke Moffat confirmed that a fresh high of $16 per square foot a month is expected to be achieved soon for Asia Square Tower 1, which received temporary occupation permit (TOP) last month. This will be for spaces of 5,000-10,000 square feet in the high-rise zone of the 43-storey office tower.

'We're working on several deals at $16 psf effective monthly rent and they're expected to be inked soon,' he said yesterday when contacted by BT.

Throughout the building, asking monthly rents are now in the $14-16 psf range, up from below $10 psf around the middle of last year, and market watchers note that the latest asking rents are slightly ahead of most of its peers in the location.

The owners of Marina Bay Financial Centre's Tower 3, which is expected to receive TOP next year, are said to be seeking monthly rents of about $12-13 psf. OUE Bayfront is currently achieving about $13 psf. CapitaCommercial Trust is asking around $14 psf for Six Battery Road, while Keppel Land is said to be looking at $15-16 psf for remaining space at Ocean Financial Centre.

More than 80 per cent of the development, which has 850,000 sq ft of offices, is leased. It was completed earlier this year.

Mr Moffat suggests that occupiers are drawn to Asia Square's amenities (it will have a foodcourt, gym and a hotel in Tower 2), as well as its green features and a layout which affords an impressive entrance even when there are four tenants per floor.

CB Richard Ellis executive director (office services) Moray Armstrong said: 'They (MGPA) are in a good position with respect to Asia Square; it has achieved very decent core occupancy, and that allows them to test higher rents.'

Mr Moffat said that 62 per cent of Asia Square Tower 1's 1.26 million sq ft of office space is now leased. The latest tenants include Marsh & McLennan (100,000 sq ft), while Google has doubled its space to 100,000 sq ft.

Slightly over 70 per cent of OUE Bayfront's 412,000 sq ft net lettable area is leased or under letters of offer, BT understands. The building, which received TOP earlier this year, boasts Bank of America Merrill Lynch among its tenants.

DTZ regional head, occupier services, Angela Tan, said: 'Tenants that need a small presence in a central location may be more prepared to pay the higher rents but larger occupiers are more rent sensitive.'

She said that office rents in the financial district have begun to consolidate since end-Q2 this year. 'The economic situation in Europe and the US is still uncertain, so some of the large corporates are reluctant to take additional space. Consequently, leasing activity in the Singapore office market has slowed down quite significantly. We've also noticed some resistance to further rental increase by the large occupiers, notwithstanding the fact that Grade A office rents in Singapore are about 30 per cent lower than in Hong Kong.'

DTZ's data shows that the average gross monthly rental value of offices in Raffles Place has risen to $9.80 psf in Q2 2011, up about 9 per cent from the end-2010 level. The figure was $19 psf during the pre-global financial crisis peak in Q2 and Q3 of 2008, and $7.80 psf at its Q1 2010 trough.

'Office rents in Singapore's financial district will probably stabilise for the rest of 2011. We do not see it going up or down amid a wait-and-see attitude adopted by tenants and landlords. There is a dearth of leasing activity; but islandwide occupancy rates are still healthy at about 95 per cent,' said Ms Tan.

However, analysts warn that a high volume of second-hand office space could return to the leasing market, when occupiers complete their move from older CBD office blocks to new developments. 'That will have a dampening effect on rental growth,' said a seasoned office leasing agent.

ohh...asia square looks like izumi garden tower from tokyo

I took these on 5/18/08 when I stood in Japan for three weeks. Tokyo is one hell of a city. Izumi Garden Tower gets a 7/10 from me.

why it look short

^^I could be because they are pretty wide as compared to the other buildings in the picture. They dont look short in real life............:)
