I think Micheal is right but the heavy equipment looks like thats the area for Trion Towers...I'm guessing it's the lot on the lower left hand hand side of the pic above but I dunno....Has this developer showed any renderings of what their future projects may look like....According to their website they have 3 lots in BGC and 1 in Tagaytay...Just curious to how their projects will fit into with the rest of the projects going on at the Fort and elsewhere as well... I am talking about the property that has the only piece of heavy equipment directly in the middle of the picture. If you look closely you can see the lone dozer located on the left side of the lot. I guess the developers are making us feel enthusiastic with this name. Heres more of Arthaland Arthaland Corporation, formerly EIB Realty Developers, Inc., is a Philippine-based company. Green and energy efficient buildings is slowly becoming a hype in real estate industry now. pat3ck January 10th, 2010, 06:48 PM this bldg isn't el cheapo. its just that the other condo projects are way too overpriced. hehehe. look at park terraces in ayala center, around 140k/sqm. i don't know how far they can push the prices up at this point. Ph Man January 20th, 2010, 01:49 PM Looks classy! The unit cuts are big! The unit cuts are big! This could match the price of Beaufort. they really are a direct competitor of The Beaufort :) esp. as regards their price per sqm. the cuts, design (though i know this one's subjective) and finishings... --SuperB0y-- January 22nd, 2010, 06:19 PM how much ba ang price /sqm? sdbcarlo January 23rd, 2010, 03:24 AM how much ba ang price /sqm? roughly around Php 125,000 - 130,000 per sqm for the units. But since the package already includes the aircon, value added tax and other charges like dst and the like, it reaches to around Php 145,000. TheRick January 23rd, 2010, 04:54 AM WOW! Is this more expensive than Beaufort? Would this be the most expensive condo per sqm in BGC? Is it really that much better than the Bellagio 1,2 and 3 and 8 Forbestown? I mean location wise its pretty hard to beat the Manila Golf location (view and away from traffic). And looking at the Bellagio 1,2 3 and 8 Forbestown they look like hi-end projects too. This is good for early BGC investors. If the Beaufort can sell out they would have a great shot to sell it at that price. http://www.readyforoccupancy.com/BGC-004.jpg @tbp January 25th, 2010, 06:16 PM Here are better renderings of the project and the other image highlights the tower which is currently being sold: http://i860.photobucket.com/albums/ab169/innov8ions/Arya%20Residences/AryaResidencescopyright.jpg http://i860.photobucket.com/albums/ab169/innov8ions/Arya%20Residences/Arya-1copyright.jpg Floor Plans: http://i860.photobucket.com/albums/ab169/innov8ions/Arya%20Residences/Floorplan.jpg http://i860.photobucket.com/albums/ab169/innov8ions/Arya%20Residences/floorplan1.jpg PM if you need more information :) mattz23 March 5th, 2010, 03:44 AM hi just want to share... http://mycondo.com.ph/pro_images/act_9072.jpg Arya Residences (http://mycondo.com.ph/ad-details.php?id=2836+for++arya+residences.html) is a top-end two-tower developement in Bonifacio Global City in Taguig. Fort Bonifacio is already well known as an excellent place to live in Metro Manila any way, so why not use the name? TheEngineer September 6th, 2010, 10:05 PM Could be a method of expediting sales of remaining units. Or indirect way of saying not enough takers. If the latter is the case, my assessment is that the name 'Arya' doesn't project a 'statement' as classy as Serendra, Beaufort, Rockwell, and Essensa East Forbes do. tchitz September 6th, 2010, 10:57 PM If they planned both towers similar in shape and design, this would sell more. Some people, like me for instance, preferred the circular and elongated design of the second tower with all glass from floor to ceiling. Hence if I might be inclined to wait for a long time before they have solid plans to built the second tower, I might wait. But who knows how long that might be. People are going into ventures influenced by the green-ness of an opportunitynot just its ability to increase in value, but also its ability to responsibly use the precious resources of the Earth. These green investments can come in the form of real estate, such as Arya Residences which are currently being developed by ArthaLand Corporation, a member of the US Green Building Council. The firm recently tapped Banco de Oro (BDO), the countrys leading bank, for a development loan to supplement the developers other funding sources. With this, ArthaLand strengthens its commitment to deliver more sustainably-developed properties which positively impact the planet. ArthaLand Corporation is a world-class, entrepreneurial boutique real estate firm involved in the development of residential, commercial, and master-planned projects. The company is driven by some of the most respected and established names in the industry with over 100 years of combined experience. Arya Residences is the first and only residential condominium development in the Philippines working towards LEED Gold Certification. With the growing appeal of green homes, ArthaLand has arranged end-buyer financing with various banking institutions. BDO is one such institution. Those investing in an Arya Residences unit can now avail of low down payment, high discount schemes and longer payment terms. ArthaLand CEO and President, Angela de Villa-Lacson expressed confidence in the markets growing acceptance of green living. People have expressed strong desire for Arya Residences. Its proof that Filipinos are ready for the concept of eco-friendly, high-rise city living. With BDOs help we shall deliver more properties that will change the local real estate landscape for the betterthats for the better health of those who choose to live green in our developments as well as for the better health of the Earth. Just as mankind has the power to push the world to the brink so, too, do we have the power to bring it back into balance. Dela Pea (The Philippine Star) Updated April 29, 2011 12:00 AM Comments (0) Manila, Philippines - The Po family, which controls leading fish canning firm Century Pacific Group, has acquired a 33.85-percent stake in publicly-listed ArthaLand for P450 million, marking its entry into real estate development with the P4.5-billion Arya Residences in Bonifacio Global City as its flagship project. CPG Holdings Inc., the Po family’s investment vehicle, bought a total of 1.8 billion common shares of ArthaLand for P0.25 each, a premium from the P0.196 closing price last Wednesday when the block sale was effected at the stock exchange. Of the 1.8 billion common shares, 1.6 billion were purchased from AO Capital, whose stake in ArthaLand will be diluted to a third. AO Capital is an investment firm headed by businessman Jaime C. Gonzalez, who also chairs ArthaLand. The balance of 200 million came from new shares. Christopher Po, president and chief executive officer of CPG Holdings, said they are excited about this new venture and are looking forward to a long-term relationship with ArthaLand. “We’ve always been open to diversification. We are excited by this opportunity to partner with the ArthaLand team and we view this as a long-term investment. A major consideration for our participating was the depth of real estate experience that the ArthaLand team brings to bear, with key executives coming from some of the country’s top property developers,” he said. Po said the company was also attracted to ArthaLand’s landbank, which includes prime locations in BGC, seen to provide a pipeline of attractive projects into the medium-term. “This combination of management talent and good locations give us confidence that the company will deliver high quality and differentiated products even in a crowded and competitive real estate market,” Po said. Gonzalez, for his part, said CPG’s entry would could further build investor confidence in the listed property firm. “It’s a great honor for CPG to invest in ArthaLand, their contribution goes beyond that given their significant expertise in marketing and developing brand loyalty. CPG is a highly professional group,” he said. rubix_cube321 May 9th, 2011, 04:54 PM Nanette Medved’s future Fort home April 27,2011 DO not be surprised if actress Nanette Medved and model Patricia Panlilio one of these days call the luxury Arya Residences in The Fort their home. CPG Holdings, the family holding firm of Chris Po (Medved’s husband) and Ricardo Po Jr. (Panlilio’s partner), has just pumped in P450 million into Arthaland to acquire about 35 percent of the listed property developer. The entry effectively makes CPG Holdings, the fishing and canning empire whose products include Century Tuna, 555 Sardines and Argentina Corned Beef, the single-biggest shareholder in Arthaland, having bought the equivalent of 31 percent from AO Capital of Arthaland chairman Jaime Gonzalez. Despite the reduced shareholdings, Gonzalez, according to the grapevine, is delighted with the new partnership with the Po family, their low-key style a marked contrast from the heavy hand of Gonzalez’s former principal, the mercurial Roberto V. Ongpin, in another real estate venture. The Pos’ showbiz links and their marketing and advertising bench should also widen the network of Arthaland, whose president is retired Ayala Land executive Angela de Villa-Lacson. Tuesday’s disclosure by Arthaland did not exactly identify who CPG Holdings is, but the parallel announcement of the election into the board of Century Tuna patriarch Ricardo Po Sr. and the appointment of another son, Leonardo Po, as treasurer were dead giveaways. Leonardo, incidentally, is married to Cinderella marketing manager Marielle Santos, which should add another layer of merchandising gravitas to Arthaland. rjmariano45 May 24th, 2011, 09:22 AM Hi everyone this is RJ Mariano, Sales Associate from ARYA Residences, if you have inquiries or requirements for ARYA, please do let me know. I am guessing two requirements needs to transpire before it will ever look like the rendering. 1. It won’t get built till after the second condominium building is completed. 2. And, when there is enough development and human traffic in the area and vicinity for the commercial space owners to justify setting up their stores. So, my guess is a minimum of 7 years from now, or 5 years at the earliest with 50% of commercial space occupied . Anyone else care to guess? Perhaps the agents here can clarify which will be actually delivered? ..also, the planter area for the glass cladded one is much simpler than the concrete one, where the planter area is much better and defined...i know it's a rendering, and renders change, but at least present a consistent product when releasing...then change it later to the final one, unless they accidentally released the initial (hook)...and the intended final product at the same time, when they actually meant to release the other one when it's almost finished....my mind wonders Kalemakapii December 2nd, 2011, 11:00 PM As a unit owner in Trion Tower-I, I am watching Arya's development with interest. We ensure that we exceed our clients expectations in terms of timely delivery, future proof features, and impeccable quality, says Angie de Villa-Lacson. __ Only sixteen months into construction, ArthaLands flagship project, Arya Residences, stands tall at the prestigious McKinley Parkway in Bonifacio Global City. It has become a towering architectural figure of luxury and sustainability, a solid proof of world-class design and engineering. How did they do it? For this committed and dedicated developer, keeping the promise, even going beyond it, lies in the details. Angie de Villa-Lacson, the companys president and CEO, shares how they build in quality into this luxuriously green residential condominium. She shares, As a boutique developer, we build our projects based on high standards. We ensure that we exceed our clients expectations in terms of timely delivery, future-proof features, and impeccable quality. Putting together the wisdom from her consumer-centric experience and long years of leadership in the real estate industry, Angie shares how Arya Residences is built to deliver an elevated and gracious lifestyle: Quality assurance from construction to delivery They often say that the proof of the pudding is in the eating. We say its also important to take a look at how its prepared, she begins. In real estate, it is necessary that buyers take a careful inspection of how the structure is developed and constructed. A keen scrutiny of this phase will spell the difference in your future experience of living within the whole complex, and most especially in the units. Led by ArthaLands internal team of experts and in partnership with Grade A consultants and contractors, Arya Residences is built based on rigid quality, safety, and sustainability measures. Two months ahead of schedule, the first tower has already been topped-off. It boasts of more than two million safe man-hours with no lost time to accidents due to strict implementation of safety standards. We give credit to our construction team, says Angie, the project has accomplished its own mark of quality, structural integrity, and integrated sustainability. We are well within our target turnover schedule beginning in the first quarter of 2014 for Tower 1. Upgraded future- proof features ArthaLand consistently looks for ways to add value to the project by upgrading features when appropriate to future proof the development, Angie explains. She highlights that there are two notable investments: One, Arya Residences is the first and so far the only residential development in the Philippines that will employ a double-glazed, low-E glass window system from the ground floor to the penthouse. This luxury of heat and noise protection usually done only by 5-star hotels is now in every Arya Residences unit. Two, Arya Residences has integrated a fiber optic system that will allow seamless and uninterrupted triple play technology. This provides convenience in telephone, internet and cable TV experience for the residents at breakneck speed, she adds. Top-grade finishes Arya Residences understands that luxury is very personal and elegance is spelled by details. This is why it has carefully selected finishes that define good taste. First and foremost, the homemakers. We think about how they want their homes to be, enthuses Angie. For these women, and some of our gentlemen too, the kitchen is the heart of every home. Thus we give them top-grade finishes and fixtures. In Arya, we use elegant quartz countertops. Compared to granite, it is less porous, scratch resistant, and extremely durable. Modular overhead and undercounter kitchen cabinets are of European-grade. It uses Blum fittings system for hinges and drawer runners. Across the globe, Blum fittings are sought after because of its high quality and well thought-out functionality. It is recognized by discerning homemakers for design and high durability, Angie explains. For the bathrooms, fixtures such as shower head, faucets, lavatory and water closet use top-end Japanese Toto brand. Toto fixtures are preferred by luxury hotels here and abroad for durability, innovative design, and refined aesthetics, she adds. In closing, Angie shares the companys true secret: We are not here just to fulfill needs. We are here to delight our clients. Arya Residences first tower is the tangible proof of this promise, a unique template for the level of attention to quality that we will give in the second tower and in more projects to come. Courtesy of allaboutcondo.com MANILA - Arthaland Corp. is beefing up its land bank as the property firm gears for the launch of the second tower of its "green" development in Bonifacio Global City, Taguig next week. In a briefing, Angela de Villa-Lacson, Arthaland president and chief executive, said the company recently signed an agreement with a landowner to develop the latter's 400-hectare property in the north, marking the real estate firms maiden foray outside Metro Manila. Arthaland is preparing the master plan for the property, but refused to identify its location. "In terms of land bank, we're beginning to spread our wings. There are several landowners who have been approaching us. They approach us because they want something like Arya Residences which is a sustainable project," said Lacson. The acquisition will expand the company's land bank, which includes two prime lots in Bonifacio Global City, one of which is located across the street from the proposed Shangri La Hotel and the Philippine Stock Exchange. The said 2,233‐square meter property, considered as the company's "crown jewel," may feature a leasing component, Lacson said. Arthaland also has a 35-hectare raw land in Tagaytay. The master plan for the project may have a "leisure play" into it, said Arthaland vice president Nina Cordero. Arthland will spend P3.54 billion for the second tower of Arya Residences, bringing its total investment in the two-tower residential development to P6.20 billion. The 43-storey tower will offer 211 units ranging from two-, three- and four-bedroom penthouse units of 124 to 385 square meters. Unit prices in the second tower have increased by 5 percent to an average of P145,000 per square meter from that in the first tower, which has attracted high-net individuals as buyers. The first tower of Arya Residences is already 75 percent sold, prompting the company to start excavation work on the second tower. The two towers will be delivered in the first quarter of 2014 and 2016, respectively. In a briefing yesterday, Nina Sayson-Cordero, vice-president for Arthaland’s project and business development, said construction of the second tower of Arya Residences is underway, which should bring the total development cost of the project to around P6.2 billion. Tower 2, which comprises 43 floors and 211 units, will feature two- to four-bedroom units with sizes ranging from 124 to 385 square meters. Cordero said the company has yet to finalize the price range for the Tower 2 units. She said the first tower, which features 301 units, is almost sold out since it was launched in August 2010. The units are now selling at P145,000 per square meter. Arya Residences will bring to the market a fresh inventory of 512 units. It is the first residential high-rise in the country to be registered under the US Green Building Council’s Leadership in Energy and Environmental Design (LEED) program. Passing this internationally recognized third party rating system translates to top building efficiency, less maintenance cost, and healthy environment. Arthaland president Angie de Villa Lacson said the company wants to promote the use of calibrated and strictly monitored sustainability procedures. In fact, the company is vying for dual green building certification. “The dual certification that we are vying for reflects our seriousness in our goal to achieve the optimal results on going green. We are on target to achieve the world standard in green buildings,” Lacson said. She said the company is not in a rush to develop new projects, noting that “everything we do will be special and unique.” Arthaland’s decision to go green and sustainable is in response to a shifting global trend towards healthier environments that enable people to live well, and live right. Last year, CPG Holdings Inc., the Po family’s holding firm, bought a third of Arthaland. |
