I think this lot is not the same lot that they show in the previous post. I called the office and they say that it's the lot to the NORTH of the one in this photo. I hope someone can direct me to the developer/owner of the property in this photo. RICK can you help? In case I am not clear, its the lot/property that has the soil cleared from the grass and the heavy equipment sitting on the property in this photo. ANY IDEAS? Thank you !

I think Micheal is right but the heavy equipment looks like thats the area for Trion Towers...I'm guessing it's the lot on the lower left hand hand side of the pic above but I dunno....Has this developer showed any renderings of what their future projects may look like....According to their website they have 3 lots in BGC and 1 in Tagaytay...Just curious to how their projects will fit into with the rest of the projects going on at the Fort and elsewhere as well...

Thank you for your input. I think I have not made myself very clear. I am talking about the property that has the only piece of heavy equipment directly in the middle of the picture. If you look closely you can see the lone dozer located on the left side of the lot. I am not speaking of the property with the cement trucks and other equipment. I agree thats TRION property. The rendering is already shown in the perimeter fence at the location. There are two separate towers for this project. I tried to look up at the net, but I can't see copy of the renderings.

its a leed certified project. its a green building. all units a sold bare but it comes with a helluva expensive "green and energy efficient" air-conditioning system. the developer had to do that to ensure that all residential units comply to leed standards in order to get certified.

arthaland executives are former ayala land officers... investors need to be cautious.

look at park terraces in ayala center, around 140k/sqm. i don't know how far they can push the prices up at this point.

The cylindrical tower is nice. It's nice if they build the glassy tower first but I don't think it would be thecase. These could be very high-end considering it's applying for LEED accreditation.

they really are a direct competitor of The Beaufort :) esp. as regards their price per sqm. the cuts, design (though i know this one's subjective) and finishings...

Is it really that much better than the Bellagio 1,2 and 3 and 8 Forbestown?
I mean location wise its pretty hard to beat the Manila Golf location (view and away from traffic).
And looking at the Bellagio 1,2 3 and 8 Forbestown they look like hi-end projects too.

This is good for early BGC investors.
If the Beaufort can sell out they would have a great shot to sell it at that price.

the name just doesn't cut it for me. it sucks! where they trying to copy Aria in Las Vegas, but settled for Arya with their "tama-na-yan" mentality? in my opinion, if you are a new developer who has something to prove in offering an exclusive product, you shouldn't be too ambiguous about doing it, you need to be direct to the point that your product is indeed high end through and through, name and all. the word "arya" is so close to the word "aryan", which for many would conjure images of hitler and his preferred aryan race.

anyway, the cylindrical tower look nice though, sorta like the icon towers with a proper budget.

This project is very intriguing and really looking very good based on the rendering provided. Hopefully the design/architectural details shown are carried over when it actually comes to fruition! A definite welcome addition to the BGC skyline! I like it! :okay: :okay:

Mirador Mansions and Chung King Mansions sound more prestigious/exclusive than "Arya" will ever be, in my opinion. :colgate: Kidding aside, I hope this first one sells fast so they can make way for the construction of that sexy cylindrical tower already.

Really though, it just seems like a missed opportunity on these developers' part not to take advantage of using the great name of the area - Bonifacio/Boniface! Fort Bonifacio is already well known as an excellent place to live in Metro Manila any way, so why not use the name?

I personally think that the name "Boniface" is more noble or prestigious/exclusive than the name "Arya" to call any noble or prestigious/exclusive project in Fort Bonifacio. Dont trust these Philippine developers. They are scum. Once they get your money, they dont care. They wont follow the original

is the promo a subtle way of saying that the units here were overpriced?

Could be a method of expediting sales of remaining units. Or indirect way of saying not enough takers. If the latter is the case, my assessment is that the name 'Arya' doesn't project a 'statement' as classy as Serendra, Beaufort, Rockwell, and Essensa East Forbes do.

If they planned both towers similar in shape and design, this would sell more. Some people, like me for instance, preferred the circular and elongated design of the second tower with all glass from floor to ceiling. Hence if I might be inclined to wait for a long time before they have solid plans to built the second tower, I might wait. But who knows how long that might be. It might be 5 years, or it might be 10 years, or it might not even happen. So, most likely, I’ll move on and consider other condo developments, and that is exactly what happened.

They have finally started excavating the lot for the foundation of the first tower. There are around 3 backhoes so they are doing it fast.

I can see this project from my condo in Fifth Avenue Place. They are finished with the excavation works and just started the concrete pouring last Monday.

Po family acquires 33.85% stake in ArthaLand

Manila, Philippines - The Po family, which controls leading fish canning firm Century Pacific Group, has acquired a 33.85-percent stake in publicly-listed ArthaLand for P450 million, marking its entry into real estate development with the P4.5-billion Arya Residences in Bonifacio Global City as its flagship project.

CPG Holdings Inc., the Po family’s investment vehicle, bought a total of 1.8 billion common shares of ArthaLand for P0.25 each, a premium from the P0.196 closing price last Wednesday when the block sale was effected at the stock exchange.

Of the 1.8 billion common shares, 1.6 billion were purchased from AO Capital, whose stake in ArthaLand will be diluted to a third. AO Capital is an investment firm headed by businessman Jaime C. Gonzalez, who also chairs ArthaLand. The balance of 200 million came from new shares.

Christopher Po, president and chief executive officer of CPG Holdings, said they are excited about this new venture and are looking forward to a long-term relationship with ArthaLand.

“We’ve always been open to diversification. We are excited by this opportunity to partner with the ArthaLand team and we view this as a long-term investment. A major consideration for our participating was the depth of real estate experience that the ArthaLand team brings to bear, with key executives coming from some of the country’s top property developers,” he said.

Po said the company was also attracted to ArthaLand’s landbank, which includes prime locations in BGC, seen to provide a pipeline of attractive projects into the medium-term.

“This combination of management talent and good locations give us confidence that the company will deliver high quality and differentiated products even in a crowded and competitive real estate market,” Po said.

Gonzalez, for his part, said CPG’s entry would could further build investor confidence in the listed property firm. “It’s a great honor for CPG to invest in ArthaLand, their contribution goes beyond that given their significant expertise in marketing and developing brand loyalty. CPG is a highly professional group,” he said.

DO not be surprised if actress Nanette Medved and model Patricia Panlilio one of these days call the luxury Arya Residences in The Fort their home.
CPG Holdings, the family holding firm of Chris Po (Medved’s husband) and Ricardo Po Jr. (Panlilio’s partner), has just pumped in P450 million into Arthaland to acquire about 35 percent of the listed property developer.
The entry effectively makes CPG Holdings, the fishing and canning empire whose products include Century Tuna, 555 Sardines and Argentina Corned Beef, the single-biggest shareholder in Arthaland, having bought the equivalent of 31 percent from AO Capital of Arthaland chairman Jaime Gonzalez.
Despite the reduced shareholdings, Gonzalez, according to the grapevine, is delighted with the new partnership with the Po family, their low-key style a marked contrast from the heavy hand of Gonzalez’s former principal, the mercurial Roberto V. Ongpin, in another real estate venture.
The Pos’ showbiz links and their marketing and advertising bench should also widen the network of Arthaland, whose president is retired Ayala Land executive Angela de Villa-Lacson.
Tuesday’s disclosure by Arthaland did not exactly identify who CPG Holdings is, but the parallel announcement of the election into the board of Century Tuna patriarch Ricardo Po Sr. and the appointment of another son, Leonardo Po, as treasurer were dead giveaways.
Leonardo, incidentally, is married to Cinderella marketing manager Marielle Santos, which should add another layer of merchandising gravitas to Arthaland.

though the name arya, imho strongly brings to mind aria resto in boracay instead of the residential development... i think most people have the same association. so when i hear arya the bldg i think about the aria food instead. :nuts:

According to my source, Arya Residences is the first HIGH RISE RESIDENTIAL in the country to be registered under the US Green Building Council’s Leadership in Energy and Environmental Design (LEED®) program with the certification goal of Gold. Zuellig and Sunlife are also LEED Buildings but those are office buildings.

they are actually constructing the rectangular shaped tower first.

as you can see in the photo they are now at the 5th floor for the tower side considering that they started construction first week of January this year. and to an engineer's point of view, i think this is fast.

I hope Artahaland disclosed this when buyers were buying the condos in Arya.

The commercial component here looks very nice; however, the question that needs to be asked is, “when will the commercial component look like that, with all the designated space for commercial use built and occupied?

I am guessing two requirements needs to transpire before it will ever look like the rendering.

1. It won’t get built till after the second condominium building is completed.
2. And, when there is enough development and human traffic in the area and vicinity for the commercial space owners to justify setting up their stores.

So, my guess is a minimum of 7 years from now, or 5 years at the earliest with 50% of commercial space occupied . Anyone else care to guess?

This twin tower project looks really nice. The first Arya structure being constructed, the rectangular shaped building,
reminds me much of the Fairways Tower and also the High Street South design/architecture. I like it! :okay: :okay:

..also, the planter area for the glass cladded one is much simpler than the concrete one, where the planter area is much better and defined...i know it's a rendering, and renders change, but at least present a consistent product when releasing...then change it later to the final one, unless they accidentally released the initial (hook)...and the intended final product at the same time, when they actually meant to release the other one when it's almost finished....my mind wonders

As a unit owner in Trion Tower-I, I am watching Arya's development with interest. Great looking pool and common areas. Really look forward to evening walks across the street to Arya for dinner or drinks in one of those nice outdoor restos. If I were an Arya condo owner, I would be VERY excited...! :-)

The ground level is purely reserved for destination dining restaurants and the parking for restaurant customers is located on level 1 of the basement parking :)

Any relation of Arya project to the problematic Export Bank? Are they connected?

Hi noah...

Export bank was a minority shareholder before but are no longer connected with Arya. The shares that were held were sold long before PDIC took over their operations and Arthaland did not keep any of our funds with them. Rest assured that Export bank had no impact on ArthaLand or Arya.

Arthaland to develop 400-hectare property north of Metro Manila

MANILA - Arthaland Corp. is beefing up its land bank as the property firm gears for the launch of the second tower of its "green" development in Bonifacio Global City, Taguig next week.

In a briefing, Angela de Villa-Lacson, Arthaland president and chief executive, said the company recently signed an agreement with a landowner to develop the latter's 400-hectare property in the north, marking the real estate firm’s maiden foray outside Metro Manila.

Arthaland is preparing the master plan for the property, but refused to identify its location.

"In terms of land bank, we're beginning to spread our wings. There are several landowners who have been approaching us. They approach us because they want something like Arya Residences which is a sustainable project," said Lacson.

The acquisition will expand the company's land bank, which includes two prime lots in Bonifacio Global City, one of which is located across the street from the proposed Shangri La Hotel and the Philippine Stock Exchange.

The said 2,233�square meter property, considered as the company's "crown jewel," may feature a leasing component, Lacson said.

Arthaland also has a 35-hectare raw land in Tagaytay. The master plan for the project may have a "leisure play" into it, said Arthaland vice president Nina Cordero.

Arthland will spend P3.54 billion for the second tower of Arya Residences, bringing its total investment in the two-tower residential development to P6.20 billion.

The 43-storey tower will offer 211 units ranging from two-, three- and four-bedroom penthouse units of 124 to 385 square meters.

Unit prices in the second tower have increased by 5 percent to an average of P145,000 per square meter from that in the first tower, which has attracted high-net individuals as buyers.

The first tower of Arya Residences is already 75 percent sold, prompting the company to start excavation work on the second tower.

The two towers will be delivered in the first quarter of 2014 and 2016, respectively.

In a briefing, Angela de Villa-Lacson, Arthaland president and chief executive, said the company recently signed an agreement with a landowner to develop the latter's 400-hectare property in the north, marking the real estate firm’s maiden foray outside Metro Manila.

Arthaland is preparing the master plan for the property, but refused to identify its location.

"In terms of land bank, we're beginning to spread our wings. There are several landowners who have been approaching us. They approach us because they want something like Arya Residences which is a sustainable project," said Lacson.

The acquisition will expand the company's land bank, which includes two prime lots in Bonifacio Global City, one of which is located across the street from the proposed Shangri La Hotel and the Philippine Stock Exchange.

The said 2,233 square meter property, considered as the company's "crown jewel," may feature a leasing component, Lacson said.

Arthaland also has a 35-hectare raw land in Tagaytay. The master plan for the project may have a "leisure play" into it, said Arthaland vice president Nina Cordero.

Arthland will spend P3.54 billion for the second tower of Arya Residences, bringing its total investment in the two-tower residential development to P6.20 billion.

The 43-storey tower will offer 211 units ranging from two-, three- and four-bedroom penthouse units of 124 to 385 square meters.

Unit prices in the second tower have increased by 5 percent to an average of P145,000 per square meter from that in the first tower, which has attracted high-net individuals as buyers.

The first tower of Arya Residences is already 75 percent sold, prompting the company to start excavation work on the second tower.

The two towers will be delivered in the first quarter of 2014 and 2016, respectively.

Arthaland eyes P7-B sales from Arya Residences

Manila, Philippines - Arthaland Corp., partly owned by leading fish canning firm Century Pacific Group of the Po family, is looking to generate around P7 billion in sales from its flagship project, Arya Residences in Bonifacio Global City.

In a briefing yesterday, Nina Sayson-Cordero, vice-president for Arthaland’s project and business development, said construction of the second tower of Arya Residences is underway, which should bring the total development cost of the project to around P6.2 billion. Tower 2, which comprises 43 floors and 211 units, will feature two- to four-bedroom units with sizes ranging from 124 to 385 square meters.

Cordero said the company has yet to finalize the price range for the Tower 2 units.

She said the first tower, which features 301 units, is almost sold out since it was launched in August 2010. The units are now selling at P145,000 per square meter.

Arya Residences will bring to the market a fresh inventory of 512 units. It is the first residential high-rise in the country to be registered under the US Green Building Council’s Leadership in Energy and Environmental Design (LEED) program.

Passing this internationally recognized third party rating system translates to top building efficiency, less maintenance cost, and healthy environment.

Arthaland president Angie de Villa Lacson said the company wants to promote the use of calibrated and strictly monitored sustainability procedures. In fact, the company is vying for dual green building certification.

“The dual certification that we are vying for reflects our seriousness in our goal to achieve the optimal results on going green. We are on target to achieve the world standard in green buildings,” Lacson said.

She said the company is not in a rush to develop new projects, noting that “everything we do will be special and unique.”

Arthaland’s decision to go green and sustainable is in response to a shifting global trend towards healthier environments that enable people to live well, and live right.

Last year, CPG Holdings Inc., the Po family’s holding firm, bought a third of Arthaland.
