the quality construction firm Bezzina group are about to build a 15storey tower on Northcliffe terrace, Surfers.
havent seen a render yet but going on there other projects it will be top notch!

financial review today says bezzina groups jade development 9 apartments and 1 beach bungalow with prices starting from---$5.9 million are sold---this is a lot higher than expected in may last year by the bezzina group they though prices would go between $4.7--$4.9 million . 3 apartments a beach bungalow and the penthouse in the $84 million project remain to be sold . the site cost $17million---- the apartments average 380sqm internally plus 53sqm balcony space --site area 2387 sqm

Jade is right in front of Q1.it will interfere with some of the views for the lower 15 levels of Q1 or so. they can still see lots of ocean around the tower.

In Cul's first thread post (March 2004), apartments were listed as "from $4.7 million". Coldwell Banker's current site lists them as "from $5.9 million"! Some price increase although perhaps the cheaper apts have sold.

thats right all prices have gone up to nearly 6 million since a unit was sold in the platinum a few towers south for 11 million it made these look cheap . now all prices on the beach have risen.

It definatley is one of the better developments going up, i'd rather own a unit here than high up in Q1. Simply because theres less residents, it's rarer and it's right on the beach.

If you look at the picture of the tower, you will notice two concrete walls at every second level. At the top of the walls there is no slab. The pool sits in this zone, dropping down into the level below, and closed off by the walls. The equipment will sit under the pool. On the other side, which you can't see, is the same system, only at alternate levels.

The pools can't be accesed from the level below. There is a hatch in the floor at the western end that service people will use to get into the space underneath where the equipment is.

It's panels cul ... it looks like brass. It runs up the side of the tower as well as along the southern wall of the beach townhouse. I'll go for a walk around there later in the week and get a pic for you cull.

KJBrissy, I'm pretty sure minimum is $4.6million per apartment...but don't hold me to that, i am not entirely sure lol....but it would be about that anyways.

Couple of points, hopefully to answer some questions above. The gold paneling is made from a copper/aluminium alloy, fabricated in NSW, called "TecuGold".

There is only stone paneling behind the crane.

$6M will get you a unit, and bit of pocket change.

Most of the fin should be in place. The very top section is supported on steelwork, which should be going up next week.

One pool is in, but no glass yet.

No, they're in the centre on the road side of the building. You can sort of notice them in the pictures taken from Q1. Inside the gold part is just floor plates. Note DeeJayT's first three photos. You can clearly see the floor plate and internal walls and then a framed structure for on the roof.

DeeJayT's last pic is good for seeing the lift core.

So now the building is taking shape, the big question is, what are the floor plans really like. Bezzina have this habit of not releasing any floor plans, and as I recall even purchasers have to agree to a cone of silence. We can probably work it out however, so any locals able to provide some information?

Agreed - as I understand it each apartment has a master suite, 3 other bedrooms each with en-suite. The master has a spa and fireplace, with another fireplace in the main living area. Downstairs there is a 25 metre lap pool with indoor/outdoor entertainment area with dedicated drinks chiller and barbeque. The exterior has sparrow pecked sandstone walling with the aforementioned gold metallic exterior finish (which is actually copper-brass), cedar panelling in the amenity areas as well as isernia limstone flooring. Applicances in the kitchens are Miele with a dedicated butlers pantry and polished stone benchtops. Entrance foyer is Emperador and white Travertine marble with polished terrazzo.

As regards the hollow centre - the artists impressions for the kitchen area show clearly a glass wall behind the bench area - which will overlook the hollow centre. This will allow the late afternoon sun to flood the living areas.

As you look at the building from the beachfront - the master bedroom is on the right of the pool/or pool void. Right of this is the master bath complex with free standing spa, then a seperate room for the basin, shower and toilet. In the middle of the pool/pool void is the main living/dining space with the kitchen behind this area. To the left of the pool/pool void space is open to suggestion. The lifts appear to be behind the master bedroom, via a foyer type space opening into the main living area.

Are yes I forgot about Q1 behind. So it must be be for light rather than sun. The Jade penthouse is still for sale - one wonders if you would want to have it given that Q1 looks right down on top of you?

That gold fin is impressive - certainly an interesting choice of material for the outside of this building.

I would think the best place to get the floor plans will be from the local council where the approvals for the building and the plans will be held on public record.

With one apartment per floor (apart from the penthouse and the two beach villas), they are quite large at well over 300 sq metres (or over 30 squares for Australians) plus terrace space at around 50 sq metres. No idea how big the penthouse is, but assume it will be at least as large as the Q1 penthouse which is only one floor, but from the Q1 penthouse plan is absolutely huge with a price to match!!

I tried Bezzina for a plan - they made it clear that the floor plans were only available on a face to face meeting and that they could not be taken away. Guess we will have to stump up $5.9 million for an apartment!!

Do you locals think that these apartments are worth the AUD5.9 million asking price?

The Q1 penthouse is around AUD10 million for over 700 sq metres, each Jade apartment is under 400 sq Metres, but beachfront of course. The Jade penthouse is over 600 sq metres but no price indicated?

At least you'd be guarenteed a similar socio-economic group to be living in the building. Shorter stroll to the beach. No tourists living in the building. Far less people living in the building. Shorter elevator ride to get to uninterupted views over the beach. Pure luxury in the whole building full stop! I think they're worth that much!!

It's really like comparing the most expensive suit from lowes with the cheapest Giorgio Armani suit. Not exactly but you get the point!

Agreed - the shorter the lift ride the better. One whole floor per apartment gives privacy as does your own pool. More to the point there is nothing else like it available, so yes they are worth the money. Still a few available too.

On the other hand, the view from Q1 is absolutely killer (provided you are not afraid of heights). The penthouse has it's own pool and 3 lifts that go to it and is huge, and if you ever get drunk in Surfers it will be easy to find your way home (just look to the lit up crown);)

I suppose the real question is - would you go for Jade or the upper floors of Q1, or take a free standing house on say Hedges Avenue? Where is the capital appreciation likely to be - houses or apartments?

With so many buildings going up, the purchase decision is confused to say the least.

With Q1 blocking the afternoon sun on Jade - is that going to make it a "cold" building in the winter months? The big problem I see with Q1 other than the lift ride is the very limited balcony/terrace space that is open - clearly for security reasons. If you have a view of the sea and can hear the sea at night - that is what a holiday place is all about I think.

i think the beach is the worst feature of the gold coast... ive been to the gc a million times and have never set foot on the beach... im sure theres plenty of other people who can say the same.

For capital appreciation Jade will outstrip Q1 - look at Raptis' Platinum on the Beach [very similar concept to Jade] which have doubled in price since they were first sold [3-4 years ago]. However Hedges Ave ie freestanding beachfront homes, has had even better capital growth, but at $15m - $20m for one house, how much higher can it go?

I see on www.realestate.com.au that the 6th floor Jade apartment has come available for resale at an asking price of AUD5.9 million. It would appear from the listing that the off the plan purchaser is having difficulties in settling the purchase price. Can anyone recall what these apartments were originally - I seem to remember high 4's? Of course the other view is that the off the plan purchaser may be trying to take advantage of the capital appreciation since the launch of the project in 2004? Risky but depending on what the purchase terms were - the purchaser could easily double or triple their deposit.

I remember reading in the paper that Adam Scott is trying to offload his appartments in the building. So that's probablly the one for resale! I think this building is overated. The pool is a novelty but the building its not unique. I prefer the location and design of Allure down the street. Get a nice spa bath and that would be just as good as the pool! :)

At around 1 metre deep - just a play pool really or even a water feature!! Hence the need for the 25 metre lap pool on the ground floor. Still nice to come out of your lift and see the pool going off into the horizon.

It is certainly going up quickly now - the purchasers have been told to expect settlement in September this year. So plenty to be done. I am still not sure about those beach houses in the front of the building - they look so plain compared to the tower.

acticle in todays sydney telegraph about how surfers paradise has come along way in recent years. it mentions how JADE is set to break a national record for a unit being $20mil! the minimum price for others in complex is $4.7mil.

The original pre-construction prices started at $4.7 million - now the minimum price for the apartment available on floor 8 is $5.9 - and no bargining either. I believe the 3 floor penthouse is still available - but it does not have an asking price as such - rather you make an offer!!!

Awesome is right - I presume that the small full height window slit on the right gold wall is for the stairwell for all apartments except the 3 floor penthouse?

It now appears that the apartments will be ready for Xmas rather than September as earlier indicated. I can imagine some serious fitouts are going to be done for these - $25k designer loungers etc etc for sure.

The gold looks wicked in this shot, however is it so reflective that its gonna blind people driving past in the arvo from the reflection of the sun?! I haven't even had the time to drive past there in months....looking awesome. How much are the apartments selling for? Must be a bit seeing as though it's absolute beachfront :eek2:

I've always hated the reflectivity causing vision problems for drivers. My only accident was due to the reflection off the Toowong tower in Brisbane. Don't get me wrong, I love the building...I just hope they have thought about that though.

sydney skyscraper facades have to undergo rigid reflectivity tests due to nature of problem this cound cause to pedestrians and drivers. so many have been dulled over the years. one i can think of is HSBC.

You always want sun around the pool area. Espically in winter! No point lying around the pool tanning in shadows! Could you imagine how cold (by G.C. standards) the marble floors will be in the winter without the western sun? Maybe the floors are heated, I loved my heated floors in Canada :D

In Jade's defence the shadow does slowly move futher south as the sun changes position, however by that stage you have Peninsula's shadow becoming a problem. I guess if you want to get a bit of sun you always have the beach a few steps away.

Great photos - but remember Jade are full floor apartments - so one always be able to find some sun in your apartment even with the Q1 shade- i.e. best of both worlds - some sun if you like and some shade if you like - and yes the floors are heated.

Jade takes centre stage

THE Gold Coast's most luxurious tower, Jade, opened in spectacular fashion last night.

Celebrities including future Titan Mat Rogers and Australian basketball legend Shane Heal flocked to the exclusive Surfers Paradise beachfront apartment block for the gala opening, which featured a carnival of entertainment including aerial acrobatics, aquatic ballet and live music.

Jade developer Mick Bezzina was ecstatic -- and may have had an added bonus to grin about, as it is believed the building's $20 million penthouse had been sold, setting a record for Australia's most expensive apartment.

"It's very, very close," he said, after being thrown into the pool during his introduction.

"We're in the final stages of it now. It's an overseas buyer so it just doesn't happen that quickly.

"We've come to terms, we're just going through all the paperwork."

When the sale goes through the $20 million price tag will smash the $16.85 million paid for the Soul penthouse in October.

"It's not about how much we sell it for, it's about the product," he said.

Last night guests arrived to flaming cocktails as Aerial Angels flew up and down the building's sandstone walls in a choreographed 30-minute show to the sound of drums.

Inside the guests were greeted by giant sea creatures and lifesavers, before a synchronised swimming show began, starting with a 1940s beach era theme and ending in the modern day.

The spectacle climaxed with a 4m volcano exploding on the beach.

A torch from the volcano was then carried by Jade Fardouly, Mr Bezzina's niece who the building was named after, which lit a wick that burned up the side of the building, exploding it into light.

Event director Stephen Cook, whose previous work has included being public relations manager for the Sydney Olympics, said he tried to bring together the elements of earth, fire, water and air.

"We wanted people to be totally surprised throughout the night and to never know what quite was going on and expect the unexpected, which is a bit like Mr Bezzina's design philosophy," he said.

Mr Cook said the show represented the different stages of the Gold Coast's history.

"There's some symbolic history of the Gold Coast as a former favourite place for Aborigines to come for sources of water and fine food from way back.

"There is also symbolism with regards to the Gold Coast coming about following the explosion of Australia's biggest volcano -- Mt Warning.

"We've linked all those elements in a very symbolic way while looking at the future of the Gold Coast as a new dawn and Jade as its most prominent feature."

Mr Cook said the production, which featured mainly Gold Coast performers.

"We've worked extremely close with Mick Bezzina, chief architect Victor Lake and virtually drawn inspiration from the building itself as we've gone along.

"The building is a symbol of excellence which has made us work even harder to make sure we presented something that is equally as beautiful and inspirational as the building itself."

The gala opening finished with former Noiseworks and INXS singer Jon Stevens, a close friend of Mr Bezzina, playing a one-hour set.

Mr Bezzina bought the 2491sqm Northcliffe Terrace site in 2003 and set about designing a tower that was 'typically Queensland'.

"We don't have a practice of going and looking at other people's developments, their ideas. We aim to be original -- trailblazers."

Also now refer the Bezzina site for some actual photos of the interiors - very smart.

noticed last week that the builder ( bezzina) of jade has gone bust owing a few million dollars-- with a few apartments still left to sell including the penthouse which sold for about 20 million dollars early this year but fell through-----------another one gone !
