Penthouses are luxurious apartments on the top floor of a block. They occupy the space of at least two apartments below it. The units are the latest craze in the development of residential real estate after the recent upsurge of apartments in Nairobi, Mombasa, and other modern towns and tourist destinations.

The affluent are the leading owners of the cosy units even as official statistics show that only a paltry ten per cent of three million residents in Nairobi own homes. Private developers say penthouses are hot cakes even as Housing Minister Soita Shitanda recently raised a red flag over a shortfall of 350,000 houses annually.

Real estate agents concur the demand for penthouses remains high compared to bungalows, maisonettes and apartments. Possession of penthouses atop apartments is based on the Sectional Properties Act of 1987 allowing ownership of units within flats and apartments complete with titles.

The numbers of couples and newlyweds letting penthouses for either holidays or honeymoon are on the increase. People prefer renting the spacious units due to their features that include modern furnishing. Property agents say local and foreign businessmen staying in the city for about a month prefer penthouses because of guaranteed privacy compared to hotels.

Scarcity of land is among myriad reasons why the affluent embrace penthouses in upmarket areas. Many developers prefer highrise buildings in upmarket areas. Experts concur that constructing bungalows and maisonettes in leafy suburbs is expensive and takes more space compared to apartments and penthouses, which have similar facilities.

After disappointments in the Nairobi Stock Exchange, more investors are moving towards real estate with a keen eye on penthouses, which they can lease out periodically to wealthy tourists.

Hotcakes
Urban and regional planning scholars who support modern architecture say the development of penthouses is long overdue. Prof Peter Ngau of the Department of Urban Planning at the University of Nairobi says penthouses are common in the cities of developed cities.

Modern developments in upmarket areas are proof that the residential real estate is moving by leaps and bounds in Nairobi,Ó he says.

Architects designing penthouses, especially in upmarket areas, are generally widely travelled and are in tune with global developments in property. European designers and architects first came up with the concept in the 1920s before the Americans took it up, modified and introduced new models. In the United States, the first rooftop apartment was developed in 1923 at the Plaza Hotel overlooking the Central Park.

In Kenya, few developers began experimenting with penthouses atop apartments five years ago when prospective investors in houses demanded them. According to private developers, penthouses became like hotcakes overnight and were particularly en vogue from last year. Most developments being constructed today incorporate penthouses to increase the value of their property.

Dan Arum, a marketing assistant at Tysons Limited, says myriad factors have contributed to the demand of penthouses in Kileleshwa, Kilimani, Lavington and Westlands.

"Penthouses are generally spacious. In an apartment of 24 units, for instance, a penthouse will accommodate the size of four of them," Arum says.

The units often have a private lift or entrance, split levels, under-floor heating, inbuilt speakers in each room and ensuite bathrooms. Some have inbuilt plasma screen televisions and motion sensor lights, which the wealthy find worth paying for, explains Arum. Other features include fitness suites, saunas, massage rooms, bars and floor-to-ceiling windows to capture as much natural light as possible and to allow a clear aerial view of the surroundings. According to Arum, most penthouses have four-bedrooms with self-contained rooms.

Louis Agili, a marketing executive with Mentor Group, says a common feature of penthouse apartments is a roof terrace, a garden and an expansive balcony. "Penthouses offer a unique bubble of peace and quiet and a chance to look down on the rushing life in the city," he says.

A survey, however, shows that the cost of renting or purchasing the luxurious apartments dictates the occupants and owners. "The units are expensive because even a two-bedroom penthouse is more spacious than most bungalows and maisonettes," Arum says.

Most penthouses are furnished as people who rent them do so during weekends or month-long holidays. "The charges for penthouses are quite steep. Most charge an average of Sh20,000 a day or Sh180,000 per month, and there are tenants who are always ready to pay," Agili says.

Penthouses are a favourite among newlyweds too.


Josephine Waithera got married recently and spent her honeymoon weekend in a penthouse in Westlands.

Luxurious lifestyle
We agreed with my husband that, since most people who wed rush to Coast hotels, we wanted to be different," she says. "We paid Sh20,000 a day for a fully furnished unit complete with a fitness suit, sauna, a stocked mini bar and fridge. Part of the reason we loved the experience was because the penthouse guaranteed us total privacy. We did not leave it for two days."

Peter Kamau concurs with Waithera, saying he spends many weekends with his wife in penthouses as they guarantee him maximum security. "There is always the chance of meeting a familiar face in hotels or private beaches but that possibility is rare with penthouses," Kamau says.

At Sh20,000 per day, which is an equivalent of rent charged per month in most middle class estates in Nairobi, Waithera maintains the charges are not extravagant. "There are people who make colossal amounts of money and they want to relax in quiet environments," she says.

Kamau, a businessman, agrees: "All work without play makes Jack a dull boy. It is healthy to spoil yourself once in a while. Penthouses have several features that cannot be explained. You have to experience them. I have slept in presidential suits in many five-star hotels but penthouses are more advantageous because they feel like a luxurious home."

Tour guides say more foreign tourists are renting penthouses compared to five years ago when all they wanted were hotel rooms, country lodges or guest houses. Patricia Wambua, a tour guide, says her clientele opt for penthouses and share costs to enjoy an aerial view of Nairobi.

"We book tourists into penthouses as there are some who love bird-watching while others want to use the sauna in private. Other amenities often include swim ming pools and equipped gymnasiums," she says.

Rent for penthouses at Brooklyn Paradise in Kilimani and Wasini Luxury Apartments is Sh160,000 per month. The selling price can go as high as Sh17.5 million.

Rising demand
The demand for penthouses has increased the demand for pre-sales (buying houses after viewing construction models). Estate agents say most buyers review the architectural drawings and discuss the proposed development with either a developer or agent before a payment plan is rolled out.

Arum says a two-bedroom penthouse in Westlands costs Sh14 million — the price of a three-bedroom house in the area.

"A four-bedroom penthouse in Kilimani, along and off Ngong Road costs Sh17 million while a normal three-bedroom house in the area fetches Sh15 million," Arum says. Due to high demand and proximity, penthouses in Riverside are more expensive compared to other upmarket areas in Nairobi. A penthouse that costs Sh24 million in Riverside costs Sh17 million in Kilimani, yet people still buy them in numbers. They are more expensive compared to bungalows and maisonettes but homeowners seem to prefer them. Property experts agree penthouse apartments are the essence of modern high-class living.

"Proximity to the city centre and panoramic views are among the factors that attract young professionals to the expensive units,"Arum says.

Nairobi Medium area: Kilimani | Hurlingham | Ngong Road

These busy areas bounded by Dennis Pritt Road to the north and Ngong Road to the south host many of Nairobi’s new-build apartment blocks. These were largely constructed in the property boom of the 1990s, replacing the 1950s and 1960s bungalows that once sat back from the wide streets. Most of the new blocks are taller than five storeys and have balconies, communal swimming pools and 24-hour security staff. The more expensive have gyms, saunas and health clubs. They tend to be popular with both expatriates and Kenyans, mainly single professionals, young families with few children or aid workers regularly sent into the field for months at a time. These areas are home to three of Nairobi’s most popular shopping centres - the smart Yaya Centre on Argwings Kodhek Road, the older and scruffier Adams’ Arcade on Ngong Road and the sleek Junction, also on Ngong Road – as well as to several large supermarkets including Nakumatt Prestige on Ngong Road, which is open 24-hours a day.

Several of Nairobi’s most popular restaurants, many with outdoors seating, are along Lenana Road just north of Argwings Kodhek Road. For entertainment there are at least two cinemas and a casino in Hurlingham, while the Nairobi Jockey Club on Ngong Road has a public nine-hole golf course. International schools in the area include Cavina and the French, Dutch, Swedish and Italian schools. Some of the city’s main state and private hospitals including The Nairobi Hospital (private), The Nairobi Women’s Hospital (private) and Kenyatta National Hospital (state) are located just to the east of these areas, along the city centre end of Ngong Road (see “Useful contacts” for details). Buses run along the main roads directly into the city centre (2-5 km), while a taxi to town will cost KSh600.
