Cheah Date: March 27 and 28, 2004. Datuk Soam Heng Choon Venue: Sales office of The Boulevard, a twin 28-storey condominium in Subang Jaya, Selangor. Occasion: Sales launch of the second block of The Boulevard and opening of its sale office and show units. Scene: A crowd gazing at a model of The Boulevard. Some of them bought on the spot after viewing the two tastefully furnished show units. A water taxi ferried visitors around a large lake outside. The idea was to show visitors the peaceful surrounding, the project site as well as the adjacent Holiday Villa. Some children were having a great time bouncing on an inflatable pirate ship, while others gleefully slid down another inflatable “castle” wall. The developer, Emko Properties Sdn Bhd (a subsidiary of MSEB-listed RB Land Holdings), had also thrown in a buffet lunch and an animal farm complete with rabbits, turkeys, iguanas and turtles to create a carnival atmosphere. Despite a heavy downpour on Sunday afternoon, people were still making a beeline to the sales office. What's the special offer? Apart from buying a spacious apartment with a great view of a lake, buyers will also get a prestigious Holiday Villa Club transferable membership worth RM12,000. The pricing of between RM185 to RM250 per sq ft (average price of RM225,000 for a standard unit) is quite competitive considering that this development is in a very established neighbourhood. The penthouses are priced from RM1.5mil to RM1.6mil. There are only eight standard units per floor. There are 384 units (192 units per block) with six types of standard units (floor area from 1,227 sq ft to 1,776 sq ft) and five types of penthouse units (2,153 sq ft to the duplex 6,448 sq ft). The largest penthouse unit boasts of five bedrooms plus a maid's room and five bathrooms at level 27 and 28! Its lower floor has a huge formal living and dining area over-looking a garden. The excitement must be mainly due to the pent-up demand for a really good condominium in Subang Jaya. The opportunity came when Econstates Bhd (that owns the Holiday Villa) became a subsidiary of the Road Builder Group. Following the change of Econstates' name to RB Land Holdings Bhd recently, the latter also revived two blocks of uncompleted Meridian condominiums by Econstates and renamed it as The Boulevard. The Boulevard, with a sales value of RM150mil, will boast of a landscaped boulevard fronting a lake. The original large unit sizes have also been scaled down to units starting from 1,227 sq ft. The response has been quite good with more than 70% of the first block sold since its launch in January. The Boulevard also boasts of amenities like the Subang Jaya Medical Centre, Carrefour hypermarket, Subang Parade shopping centre, the Sheraton Subang Hotel and the Holiday Villa that are all within walking distance. There are also the Sri Kuala Lumpur, Taylor's College, Inti College and Metropolitan College about 1.5km away. Although Subang Jaya and its sister township UEP Subang Jaya (USJ) are major townships, there are only a few condominiums with full condo facilities. The Boulevard enjoys a park-like setting with two lakes. The two blocks of The Boulevard front one lake and just next to it is another big lake in a recreational park. A seafood restaurant is across the lake from The Boulevard.
