THIKA GREENS LTD, a newly incorporated company is in the process of acquiring 1,135 acres of land in a strategic location within Thika town for a large gated community project to be done in two phases. TGL now intends to offer both local and international investment to co-own through scheduled shareholding. The land itself is on two separate pieces each with unique attributes for the grand investment venture. Part of the land (407 acres) is off the Nairobi - Nyeri highway on Kandara road while the other (728 acres) is sandwiched by the old Thika - Kabati road and the Nairobi - Nyeri highway (a mere 20 minute drive from Nairobi once the multi - carriage highway is complete.)

Thika Greens is going to be a study in sustainable development. Lying on 1,135 acres, it will be made up of two residential developments. The first a 900-unit middle-income residential phase and the second an 800-residential unit golf estate. Other facilities on the estate include a three-star hotel, a school and a private member’s clubhouse overlooking an 18-hole championship golf course designed by a leading course architect, DDV Design Group Golf of South Africa.

Kibiru says the infrastructure for the estate that costs Sh2.2 billion will begin next month. A Chinese construction company, MCC4, is the contractor. The land on the other hand cost about Sh1.8 billion. The first phase will have about 960 houses with an average price of Sh7 million, a total of Sh6.72 billion. The estate should be complete in two years.

The project coordinator Robert Bunyi said buyers had over 20 housing designs to choose from. Gatanga MP Peter Kenneth said this would be a flagship project that will attract more development to the area that falls under his constituency.

I guess the cost starts at around 7 million. Though that is on the lower side IMO.

This is not a development. This are some guys selling land and a plan to build your house on.

Basically you buy a portion of land from them, select a house type and pay the chinese building company to build it for you. The whole cost is somewhere near 15 million in an area thats quite far from the city centre.

I was keen on one of this till i discovered the whole ploy. The guys 'selling' the plan did not do jack except buy the land, get th eplans drawn up and speak to a chinese contractor.

Be very careful. you can get land in K sukari for 3 m and build your property there for 3. 6 million tops, property closer to nairobi just off the new thika road.

You just made it sound like a scam. Its a controlled development (thats why you have to choose a house plan as opposed to putting up whatever comes to your fancy). That to me is an advantage over Kahawa Sukari which isn't planned*. Another major advantage Thika greens has over Kahawa Sukari is security. I guess you have heard about Kahawa's history regarding this.

And who wouldn't want to wake up in the morning to sweeping views of the greens of the golf course and fresh country air while thinking about strolling to the neighbourhood mall as opposed to looking at your neighbours red roofed concrete monstrosity in Kahawa and thinking how you will dash to pick up something in town since I doubt there is any mall or major store near Kahawa Sukari. As for proximity to the city centre, once Thika road is complete, it wont really matter once the traffic jams are gone.

I guess it all boils down to personal preference. I'd choose TG over Kahawa. :)

*(To those of you not conversant with Nairobi's suburbs, Kahawa Sukari is a comparatively affluent suburb to the north of the city which is considered a prime area by many. I dont want to conjure an image of some informal unplanned settlement since more often than not people put up mansions there.)

Update: The perimeter walls surrounding this project are almost complete and earthmovers have moved to the site. I guess they are laying out the golf course before they put in the basic infrastructure.

The reason I ask is that this thread was created in September 2009, and they're just now erecting walls around the area (May 2011) it seems like it should be nearing completion now.

This project was proposed when I started this thread. In Kenya, projects like these have to go through various stages before construction can begin, hence the long duration of time.

They only started phase 2 in August 2010 and thats why they have just finished putting up the security walls. Currently the golf course and roads are uder construction. It's looking more a reality now that it was a few months ago.

Going by the video, we are looking at a span of 5 years for this project to be complete.

Very nice shots, its time to change the title from THIKA | Thika Greens | Proposed to THIKA | Thika Greens | U/C (Under Construction)

There is remarkable progress on the ground as follows:

Phase I

1. The Cabro road on Phase one is now complete.
2. Roads to each plot in Phase one have been graded (morum)
3. Water is available on each plot
4. Electricity to be distribute via underground cables
5. Perimeter Wall fence almost done.
6. A number of houses are under construction (A few are complete as from the pictures)
7. Bad news, the lease titles are not yet out, (the last time I checked)
8. Plots sold out

Phase II

1. Perimeter Wall fence almost done.
2. Cabro roads being done.
3. Alot of work still pending...
4. Sale of plots still on going

Phase III

1. No much info on this phase.
2. Sale of plots still on going.

Pricing is not yet clear. I believe pricing will change depending on proximity to the fairways.

Hi, yer, you buy a plot, choose a house from the pre-designed ones and then they build it for you. Last time I checked this was comign to around 10 mil but that was early last year.

here is the plot price stracture. Not sure how much the house construction costs.

they are building for the wealthy and rich...our country still in the gdp of $880 a yr, yet they are building houses for $200k, how is lying to who? where are they are coming with these numbers to justify the prices-i bet the diaspora will come to the rescue with amounts of cash.i guess the bubble hasn't yet hit the market...soon it will.they need to build houses the masses and gdp can support...

Calm down people, they have a price range of different homes depending on the type of house and estate you are in. The golf estate and the country homes are the most pricey ones...they also have homes for less than 10 mil..or you can buy a plot for 2 mil from them and build your own home according to their designs. Its not for the masses:( , their target market is the wealthy and middle class

Mwanamiwa, they had quoted Kes17.5m for the finished houses which at current exchange rates is slightly over $200K US. Vacant plots were from Kes6m (Approx $70K US) and above depending on proximity to the fairways.The roads are not to cabro standards, but rather Bitumen/Tarmac. They have started doing the tarmac, and the sewer treatment plant is well under way.

Home owners at Thika Greens are reaping over 30 percent in capital appreciation in a market that expects constant 20 percent annual growth in returns, driven by a surge of investors hoping to benefit from the completion of the Thika Highway.

Thika Greens Limited CEO Charles Kibiru said that the estate’s results outstrip the national averages in real estate returns, giving hope for the rise of the sector after slow growth following high interest rates, a weak shilling and the forthcoming Kenyan elections.

“Some of the serviced plots sold six months ago are now worth 1.5 times their buying prices and we expect the return to rise rapidly as the project infrastructure and golf-course is completed before the end of the first quarter 2013,” he added.

The developer observed that the close to double capital value has also been driven by increased interest in affordable luxury living and the unique lifestyle integrated in Thika’s first golf city.

In June 2012, the annual Wealth Report published by Citi Private Bank and global real estate managers Knight Frank, reported that luxury homes in Nairobi and the Kenyan coast were the best-performing prime residential property markets in the world.

Compared to other well-known global locales, Nairobi and coastal towns experienced the highest rise in property prices in 2011 globally.

According to Knight Frank’s tracking Prime International Residential Index (PIRI), out of the 71 best prime residential property locations surveyed, Nairobi recorded the highest growth with a 25 percent increase for high-end residential properties. The Kenyan coastal resort towns came second with a 20 percent increase.

Kibiru noted that this makes Thika Greens a world leader based on its current track in capital appreciation.

“Thika Greens has generated high interest from local investors, first home owners and Kenyans in the Diaspora and this is driving our sales” he said.

“This demand is leading to the appreciation and our very first buyers are the biggest beneficiaries,” he added.

In three years, the development, in three phases, has recorded unique progress running ahead of its original schedule, with 960 plots in phase one, 45 percent of phase two and 60 percent of phase three all sold out.

“We offer home buyers a serene, luxurious and secure environment as we help actualise the social pillar of Vision 2030 to decongest Nairobi city and other urban centres,” he explained.

“I bought my plot with inbuilt infrastructure like roads, water piping and security systems two years ago and it’s now worth 1.5 times the buying price,” a buyer at Thika Greens Steven Njoroge revealed.

“This means that after constructing, the property itself is set to be worth more than two times my initial capital investment,” he added.

The development is expected to deliver up to 4,000 new homes in a fast growing locality within Thika Municipality and result in value creation of close to Sh60 billion, thus providing a significant boost to the local economy.

Sales of the development began in 2009, with the focus in the last two years on infrastructure and amenities that are now catalyzing home constructions on the site.

Some 34 kilometres (km) of water piping and 22 km of road have already been completed in phase I alone, while 68 percent of roads have already been constructed in phase II.

“Thirty-two self-build houses are currently under construction and our architects are already working with even more plot owners, most of whom are set to begin building. We expect by the end of 2013, 300 constructions will be ongoing,” Kibiru said.

Thika Greens development is a controlled development off Thika Super Highway that aims to develop three unique gated residential communities.

It was incorporated on December 29, 2008, on some 1,706 acres of land in the outskirts of Nairobi, but within the 100 km radius of Nairobi’s metropolitan boundary.

I also saw some several new residential houses under construction near the club house. I did not get an opportunity to snap them...but will work on this soon

Am imagining what the demand will be like once they finish building Tatu city, they will probably need another Thika Greens to accommodate those who will be working in Tatu city :):):)
