Oriental Development Management Ltd. plans to invest $350 million to build a Shanghai office tower designed by Sani Pei the son of the architect behind the Bank of China building in Hong Kong and the glass pyramid at the Louvre. At least the design is a bit more inventive than the other residential buildings under construction in lujiazui. Tomson Seaview Garden towers (between Citigroup building and Gloria Harbour) seem very poorly conventional architecture, just stacked floors. Only their thinness preverses the verticality feeling of the area despite their relatively shortness (150m high). Skyline Mansion, the three massive residential towers growing behind the JinMao will be ugly. Before they get built you are already looking forward for the day when they will get demolished ! The JinMao surroundings are going to be ruined forever. I liked the older rendering volume better, but this giant prismatic structure catching sun light anytime of the day might turn into a beautiful highlight of Pudong skyline. By that I mean it isn't cramped like most financial districts. It's actually quite spacious with wide streets and many green spaces. I feel like I am running a marathon just going from one building to another in Pudong!!!! 7 World Trade May 10th, 2004, 06:24 AM yeah, shanghai's skyscrapers are too spreaded out. pudong's good, but puxi's all over the place. guess every city district in puxi want its own skyline (ex: jingan, huangpu, and luwan). and the next ting you know, you have a sea of skyscrapers. that really tall building behind tomorrow square looks like a ripoff of 2 ifc, but i don't think they'll really build that. after all, this entire model is just a prediction of shanghai's future skyline. i've seen photos of other models that feature different skyscrapers. im sure many of these "future" buildings are just plans on the drawing board and half of them aint gonna get build once china slows its economic growth. but if that tall one in puxi and that 3rd building in pudong gets build, jin mao might as well as commit suicide. hkskyline July 16th, 2004, 12:51 AM Friday July 16, 1:32 AM China Suspends Universal Studios Project Authorities in Shanghai have suspended work on a Universal Studios theme park as China slows down major building projects in an effort to cool off surging economic growth, a city official said Thursday. The city postponed work after an inspection team sent by China's central government reviewed local development plans, said the official, who spoke on condition of anonymity. Work on an underwater tunnel that would have connected the city with Chongming Island, in the Yangtze River, and plans to build new subway lines were also postponed, said the official, an executive in the city's Metropolitan Transportation Policy Office. Construction of the Shanghai World Financial Center, a 101-story skyscraper slated for completion in 2007, and a horse race track planned for Chongming Island were among other projects temporarily shelved, the state-run newspaper 21st Century Business Herald said in an online report Thursday. It was unclear when work on the theme park and other projects might resume. Universal executives earlier acknowledged delays in their project and announced they had laid off two dozen people hired to work on the theme park. They blamed administrative problems. According to the 21st Century Business Herald, land-clearing work for the project began and then was suspended pending final approval from the State Council, China's cabinet. The Universal Studios park, a mix of Hollywood and traditional Chinese themes, was due to open in 2006 in Pudong, a sprawling area of eastern Shanghai. The park would tap into China's booming domestic tourism industry by luring visitors from wealthy coastal provinces around the city. But it also would compete with a new Disneyland scheduled to open in Hong Kong in 2005. The empty lots will take time to develop, as suitable developments must be attracted first. It's not lack of interest but rather high standards that makes building there difficult. Loosen up zoning guidelines and shabby apartment blocks will sprout like bamboo. Also, there are vast blocks of early-90's temporary housing northeast of Lujiazui that may be demolished for further development before the 2010 expo. Arcades, footbridges and open beams form the design elements that, in an overall play of light and shade and integrating the water and green areas, lend the complex of the three different functions a mutuality in their design. Centrally placed between the Library and the Youth Centre, the Maritime Museum with its expressive roof shape stands out distinctly and independently against this formal overall construction. Two light roof shells, facing each other and overlapping, which in the broadest sense evoke in the observer the idea of a maritime shape and an analogy to a "sail", create the identity-forming landmark of the Museum that is so decisive for the overall character of the complex. The large, hall-like space below this roof construction is intended for the exhibition of large, ancient ships that have been assessed as being valuable to cultural history. Here they will be made accessible to the general public. The entwined "sails" stand freely on a pedestal in which all the functions of the Museum are accommodated. In 2004, gmp won the master plan competition for this information and technology plan against international competitors and had completed the constructional planning in co-operation with a local planning institute. In the competition for the first building phase (Building 12 and Building 13) undertaken by China Telecom, gmp succeeded against participants from China, Japan, USA, and Hong Kong in late 2004 and was meanwhile commissioned with the planning. Completion of the buildings is scheduled for this year. Both building phases with two buildings of 60 m square each and an approximate gross floor area of 50,000 m² will accommodate technical facilities for digital transfers as well as offices. The façade areas of the buildings are divided into two zones: a socle area and an upper area with a glazed second skin, which is suspended in front of the exterior building wall. The glass skin illuminated from behind will be printed upon with images of abstract technical circuits and networks. Luchao Harbour City will be built in high standard as a world-ranking modern harbour city. The design mandate for the project was to create a courthouse, as a visual symbol of the judicial system, that challenged existing preconceptions suggesting a neoclassical facade representing a highly secure and guarded institution. WZMH's design interprets the civic responsibility represented by a courthouse building through imagery reflecting both the permanence and dignity of the courts as well as public openness and accessibility to the legal system. The new 12-storey courthouse is connected by a 3-storey podium to the existing, flat slab, 10-storey courthouse, located on the south of the site. Both buildings overlook a roof top garden located above the podium Courtrooms. Mediation rooms and meeting rooms are arranged to accommodate separate and secure circulation routes for prisoners, judges and the public. Two below grade levels provide parking for 80 cars as well as the required mechanical and service space. The rectangular mass of the main building is accentuated by a curved north façade, enclosing the pre-trial lobby on most floors. The 12th level features a double height "Justice Emeritus" Lounge and the courthouse library. A rectangular mechanical penthouse, with a wing shape cap, tops off the building. The project is supose to be completed this year, so when you arrive i think the project is more or less completed at least outside. :) it's actually not the TG harbor view. rather, the towers depicted in that photo harty posted are actually that of the skyline mansion, which is a separate project that consists of 3 towers. the project's 1 block inland from TG harbor view. the TG harbor view towers (grey colored, uncladded, with cranes attached to them) are visible to the right of the skyline mansion towers (white masonry) in the 2nd pic 3 posts above. By 2008, it looks like Shanghai will join them: each of those four cities should then have about 15 buildings over 250m tall. Still, I'm disappointed that Shanghai is not building more supertalls. There is so much money going into Shanghai construction--but most of that goes to smaller skyscrapers (20-40 stories). Even if the Lujiazui twins are completed in 2011, Chicago will still have more 300m-tall buildings than Shanghai will (7 vs. 5). To me, it's the 300m-tall-plus buildings that "make" a city's skyline. Shanghai could create a skyline even more impressive than Chicago's--but has not yet done so. I hope they do soon, because we all know this boom won't last forever, and may be followed by stagnation in the supertall market (--just like most U.S. cities after the WTC/Sears Tower/Hancock Center binge). Chicago is the U.S.'s only hope for a decent skyline, IMHO, and even its potential is limited. I realize this has been discussed earlier in this thread, but it's a huge and enduring issue--not a "get over it already" triviality. Quite simply, the building is not the striking work of art it once was; it now has a more boxy, conventional appearance. It will stand out because it is enormous, which I love--but it won't stand out as a creation of beauty. Try it: show 100 people side-by-side renderings of the two designs. I bet that at least 90 of them prefer the round-hole version (especially when shown in the context of the skyline, reflecting the Oriental Pearl Tower the way it did). It was the round-hole version that won all those awards and design competitions. Had the hole been square from the start, the critical reception would certainly have been much more lukewarm. Furthermore, since the developer acquiesced to the [totally understandable] anti-Japanese sentiment, this could be the beginning of the end for unbridled development of supertalls in Shanghai. The citizens now realize that by complaining loudly enough, they can have a say in the future of their city's skyline. This slippery slope leads directly to concerns about sunlight blockage, view blockage, etc.; before long, skyscrapers are being shortened or even cancelled due to citizen opposition. The development of high-rise building in Norway is so poor due to huge opposition against them of some that the city councils has banned proposed buildings to be taller than 35m as an exemple. And that affects the development a lot. Luckly Norway isn't even visible compared to China, so if China became such a "democracy" as Norway it would make huge problems to Chinas booming cities. And i prefere the sircle design of course, but i still think the square design will not be that bad. You're right: it will still be a great building. The sheer size of the building will make it spectacular for that reason alone--so I'm definitely looking forward to seeing it finished. Well, the problem was that a sircle represent Japan, and that aparently hurt many chinese so much they had to change the design after massive opposition against the sircle design. Now, that probably sounds as stupid and childish as it did to me the first time i heard about it. But the view on this cause is quite different in China. Now imagine if they had changed all the domes into cubes. --It would still be a remarkable building, and tourists would flock from miles around, just as they will to the SWFC. But it would not be the spectacular work of art and poetry it could have been. So of course I can "live" with the square hole, just as I could "live" with the cubed Taj Mahal...but not without bemoaning the lost opportunity for the biggest skyscraper in the world to be also the most strikingly beautiful. 2. People will be whining about this for years to come--so you can't really expect everyone to just forget about it and move on. The hole was necessary to relieve wind pressure only if the structure was built as tall as it is. This will return the company to part of its historic roots after an absence of some 50 years. Concurrently, HSH also entered into a contract with the Shanghai New Huang Pu (Group) Co., Ltd., which will undertake related pre-development works on the site and render assistance in obtaining approvals, facilitating construction and liaising with government departments in relation to the project. The mixed-use project will comprise a Peninsula hotel of approximately 250 rooms, high-end retail space, and a number of serviced apartments at the 56,000 square metre site. The L-shaped site is bounded on the north by the old British Consulate garden, on the west by Yuan Ming Yuan Road, on the south by Beijing Lu and on the east by The Bund. HSH will be responsible for 50% of the total cost of US$361 million. MAP suggested that the new tower be located on the back of the site and the Shanghai Club building facing the bund be renovated to a high standard. I've been to Russian section in this forum, it workd like that. There is a thread for each skyscraper (structure) and all news, all fresh up-to-date photos are put and discussed there. I think, Shanghai is not less worth seeing all it. Like that Shanghai members may put here fresh photos as well and discuss them. It'll be a good job and good way to be up on it in my opinion. The project has been endorsed by the city reform and development commission, according to a recent posting at the municipal government Website. A project company with a registered capital of 5.4 billion yuan (US$752 million) was approved by the city industrial and commercial administration at the end of last year, an insider said. Documents from the administration showed the company is 45 percent owned by the Shanghai Chengtou Corp, a municipal government-backed conglomerate investing in city-infrastructure construction; 51 percent owned by the Shanghai Stock Exchange-listed Lujiazui Finance and Trade Zone Development Co Ltd; and four percent owned by the Shanghai Construction Group, one of the country's largest construction contractors. The skyscraper will be constructed on a 20,300-square-meter plot of land known as Z3-2, which has been used as a golf practice course for the past decade. The new skyscraper will stand to the south of Jin Mao Tower and to the west of Shanghai World Financial Center. According to local media reports, the project company has yet to decide on the building's design. Only one thing is for sure: It will be higher than its two neighbors. Two international architecture firms, Skidmore, Owings & Merrill LLP (SOM) and Kohn Pedersen Fox Associates, have reportedly submitted designs for the project in a bidding process organized by the city government. On SOM's Website, the project is named Shanghai Center. It says the tower will have a height of 580 meters - 88 meters higher than the Shanghai World Financial Center. SOM's design was highly publicized by local media after the firm posted an artist's impression on its Website, but the insider said it had failed the preliminary selection process. The project is still listed on SOM's Website, but the plans could no longer be found there yesterday. Back in 2005, Lujiazui Finance and Trade Zone Development Co put the land up for public bidding. Property giants including Hutchison Whampoa and Sun Hung Kai Properties were invited to build an office building, hotel or shopping facility on the plot.
