You will see a lot of foreigners, balikbayan people, Volvos and Mercedez Benz cars dropping off people to eat @ Serendra Restaurants/Bonif High Street and most importantly , people of all walks of life. You will see them as you go out of your unit. Depending on your budget, taste and mood, there are so many places to choose from. After experiencing the restaurants in Serendra and Bonif High Street, we started going at Market Market"Central Market" type eating places. Luv the new Central Market! My one of the big reasons why I did buy into Serendra! :) We just love the variety of the food being offered and of course, cheaper than the other restaurants and the place is clean. If you do not feel cooking at your unit, you can just buy a take out at Market Market and bring the food to your unit. So Serendrans, you are truly the envy of many people because every thing is right there around you. You have more options available than others. My Next posting will be shots of the New Years fireworks @ Serendra overlooking Ortigas, Makati Skyline and Baclaran side. It was a non-stop 2 hour fireworks (10-12) from the Ortigas side all the way to the Makati and Baclaran side How about a wine and cheese party at the top of the tower buildings on both Serendra1 and 2 when they are finally done in whenever. Then, we can see 180 degrees fireworks around the development. They also had a party at Bonif High Street sponsored by SAMSUNG, Inc. See you guys next year!!! Their plan is to start charging monthly condo dues by 1 April . Anyway, I hoping you guys like the panoramic New Year's pictures as it is an awesome experience from our Condo. You have to be there to experience it. Anyway, we are almost done on the makeover of my studio unit @ 2 Serendra and my cousin will start working on my 1 bedroom in One Serendra, Section B. I am thinking that my biggest expense will be the following: 1. 2 split type air conditioning system. A 2.5 hp for the living room and a 1.5 hp for the bedroom. Do you have any recommended brand and store that we can get this? We want a reliable one and energy efficient. However not many local brands carry these and they are more expensive than conventional splits. The only one I know of is Panasonic and they only have 1.5hp at ~36.5T and 1.75hp~42.4T. Installation cost vary from free to 5t depending on the length of tubing needed. They will usually survey your place to give you the recommended ratings and costs. If you should be allowed to used tankless multipoint heaters, there are many brands at Home depot (Panasonic, Champs?, AEG? etc.) 6Kw 220v). Price range 8-10T. It's not necessary to have hot water in the sink, but it's nice, and usually the higher end developments would have this plumbing ready. I wonder why Serendra would only allow tanked heaters? Limitation of tankless is they would have to be close to the area of need, within 5 meters if I'm not mistaken. Front washer and dryers, Elba is cheaper than Electrolux. I got elba's at about 40T for both with the stacking kits. Altho I havent used them so I really dunno how efficient they are. Abenson and Anson's are good sources as are SM. You can probably ask for cash discounts. Stringrequiem: In a way you are right, but as an investor and professional OFW, I bought in Serendra for its simplicity, exclusivity, location and reliable Ayala franchise. I live in NYC currently, a city loaded with buildings with "ugly" exterior but super great interiors. Being true to the concept of work+live+play like Manhattan and BGC, the beauty of the area has a lot to do with the human side of things - a cosmopolitan environment composed of diverse cultures and at Serendra "exceptionally friendly people". All these in the backdrop of walkable world class structures may it be "cheap" or ostentatious. As for BGC, there are perhaps better looking buildings than Serendra but in the long term, who knows what they will look like. We should probably revisit your comment in 10 yrs and see which building holds up. If I could not get the inverter type A/C, I will just go for the high SEERS A/C Split Type. I am hoping that these units have a timer, programming capability , etc. Concerning the water heater, I will ask One Serendra Architect and Engineer whether they will accept a tank less type water heater. The one with the tank is OK;however, they are not energy efficient because it will keep heating the water even though we are not at home. I have a one bedroom and the kitchen, bathroom sink, and the shower room should be within 5 meters distance. I let you guys know what they have to say. If they say no, I have no choice but to install the tank type water heater. Have to follow rules and regulations. This type of washer is supposed to be "HE"-high efficiency washer and the clothes should be 75% dry because of the high RPM spin. I have one at home and it uses 50% less water and also consume less electricity. Last month, I went to Anson's at Market2 and I really don't like the top loading washer and dryer that is side by side. It seems they will not last long . I will have my cousin look into this. Received my copy of the tax declaration from ALP around Nov 2007 with a letter informing me that i will have to pay the RPT (real property tax) starting Jan 2008. i paid the full annual RPT in January and got a 10% discount. gen1 February 21st, 2008, 03:23 AM I also inquired about the RPT with the customer service people, with the view of availing of the Jan discounts. Sincerely, FIL-AM CAT Ding Ding how about there should be shorter wash cycles than what i was using? :lol: the advance electric charge seems unusual. my experience has been that the admin office is roughly 2 months behind in collecting electric and water consumption charges. this is in one serendra; i have no idea how it works over at two serendra. when i left before christmas last year, i was paid up for until the month of september or october (i have the receipts in manila). i asked the admin office if they could try to figure out my bills so i can pay up until the then current month of december as i may be away for a few months. they said it wasn't feasible, and like when i left in july, it was not a big deal. our one serendra engineer is arnold. you can't miss him. he's the very likeable chubby guy who's always available to help out and answer questions. please extend my regards if you run into him. :) Dvorak February 21st, 2008, 03:40 AM re: metered LPG - I think the 15T is the initial payment to cover the costs associated in bringing the gas to your unit, which includes the meter, etc. Monthly costs will depend on usage.. for an average use, it's about 400 to 500 pesos a month almost the same as 11kgs LPG tank. re: RPT - that is correct, if you pay on or before Dec. 31 (previous year), you will get 20% discount. If you pay from January to March (current year), I think there's 10% discount. Computation is approx. Php170.00 per sqm. It is just UGLY and not to mention GRIMY looking. Being one of the first (if not the first) resident of 2 Serendra I assumed these would be replaced eventually but have not been. I am sure any resident of 2 Serendra know what I am talking about. It has been a nice 5 or 6 months so far but DUSTY! It is true they are quite energy efficient and all, HOWEVER, they are VERY EXPENSIVE to repair. My mom decided to just replace all 4 units she had instead of repairing them with regular split A/Cs. It costs that much to fix as the usual problem occurs in the inverter circuit board... Majority think its architecture is so-so, but when people say they live in the Fort, people ask if it's in Serendra. Shouldnt electricity to the unit be a given and part of the unit price? Currently waiting for the DEED for both Unit and Parking which is taking VERY LONG (almost 3 months now). Thinking that if this kind of business practice will continue, the money they will collect will amount to hundred of thousands of pesos ,if not millions interest earnings for the Ayala Inc. the second one that I got surprised is the other BTW, I owe an additional P30K charge for the electric meter service. It is pricey for me. I am thinking that we are also being required to pay for the purchase and installation of the electric meter for our unit. These are the type of Kitchen cabinets that are installed at 2 Serendra whether you have a studio or 1-3 bedrooms unit. I have seen a 3 bedroom unit(2 Serendra) facing the Piazza and it has the same laminated type kitchen cabinet/counter top found on my studio unit. It is not really that bad as I really could able to tell the difference at a distance whether the cabinets are laminated or not , unless you really look very hard and start knocking on it. As I have said b4, the kitchen cabinet of my one bedroom at One Serendra is comparable to the one they are selling at Home Depot and Lowes Home Improvements here in the States. Of course, I have to shell out more money for the One Serendra One bedroom unit. These is the type of Kitchen cabinets that were installed at 2 Serendra whether you have a studio or 1-3 bedrooms unit. I have seen a 3 bedroom unit(2 Serendra) facing the Piazza and it has the same laminated type kitchen cabinet/counter top found on my studio unit. It is not really that bad and I would not be able to tell the difference whether it is laminated or not unless you really look very hard and start knocking on it. As I have said b4, the kitchen cabinet of my one bedroom at One Serendra is comparable to the one they are selling at Home Depot and Lowes Home Improvements here in the States. Of course, I have to shell out more money for that. Maybe $200 a month I am guessing? Maybe our friends at Serendra can answer this question more intelligently than us living here in the Freezer. That is why I am already asking for information for a good A/C system for my one serendra unit. I think what I will do is get a Carrier with a high SEER rating- high efficiency and also High Efficiency front loader washer. They cost more but in the long run, we will be able to save the environment and save money. For our oil bill , I calculated that in 2007, I only used 354 gallons of oil for heating and hot water only. That is slightly less than a gallon a day;however, with price of oil last year, probably in 2007 , I spent slightly under $1,000 in heating and hot water. This year will be terrible. To use less oil, you have a programmable thermostat that will lower the temp when you are not at home and push it a little higher b4 you get home from work and lower it automatically when sleeping and boost the temp again b4 you get up in the morning so the house is warm. We will face the same challenges when we live in Serendra. This time is the cost of electricity and the high cost of water at BGC. I just wonder if Serendra will allow us to install ceiling fans so we don't have to use the A/C all the time. It really helps and save money on electricity. I have a central air at home which is the most efficient of A/C but it just takes a lot of electricity to run it. We are lucky that here in the North East, it stays cool most of the time. At the most I used my A/C for 3-4 weeks only out of the year. I am not sure if we can do that in the Philippines. So Serendrans living there, please fill us up on this issue. FIL-AM CAT DING DING February 26th, 2008, 02:52 AM the current gym at One Serendra is divided into 2... the one facing the garden and kiddie play area with all the gym equipment right now (where the ladies' changing room is at) is just half of it... the other half of the gym where the men's changing room is located at is facing the pool area... it's surrounded with mirrors but is still empty :) You are right. I saw a big vacant space there surrounded by mirrors and facing the pool area. In that case, I suspect that they will convert that for dance exercise classes, kick boxing athletics and other athletic instructions because of the mirrors. That would be great! At 2 Serendra, the second floor is dedicated to another function room, game room, and kiddie room. Just a different concept. BTW, one thing I noticed at 1 Serendra is they have WIFI signals in the lobby free of charge. At 2 Serendra, you have to go out at the Piazza to get some signals. I will attach the pictures at a later date. Seeing the development in person, I would like to put to rest any investors doubts on buying a unit at serendra: WE ALL DID THE RIGHT THING!!! :banana: I'm in building C, though late by a few months (original turn-over was 12/07) with the new due date of 3/28, I am no longer in a hurry now that I have seen all that have been completed and the workmanship involved in the construction. Like WOW!!! Bart and Lauren, I am so jealous but indeed VERY HAPPY that you're already living the life in this truly special community. I got to sample the food at Silk, Abe and Mary Grace - awesome. Security was VERY tight - I was caught video taping by Market!Market!, but the cops were very nice, courteous and polite. Now , theres not even a big window to open in the livingroom, how silly is that! That means you have to have the A/C on all the time! 2. they dropped my ceiling in the diningroom to accomodate the pipes of the upper floor. Their reason is that they don't want to see the pipes outside the building, so, my unit lost a bit of space. Who will pay the cost when those pipes leak? However, as you have said, some people are starting to back off because it is not becoming affordable anymore to some segments of Balikbayan (FIL-AM) people. I bought my 2 Serendra Studio two months after public offering and my one bedroom 1 Serendra 6 months even though I have not visited the location . I was lucky too that when I was making payments, the USD exchange was still very favorable in the high P50. So we should feel lucky because it is the best condo development in the Philippines. If I will buy any of the units at todays prices, I would really think thrice before buying. Probably I would back off buying one with the current exchange rate. The only way for a common FIL-AM to buy a One Serendra unit now is to sell their house in the States and then use most of the money to get a 1-2 bedroom unit. I heard that 80% of the buyers at Serendra are FIL-AMs. Eventually, the demand for properties will go down and it will be like killing a goose that is laying a golden egg. We might see a property meltdown in the Philippines just like here in the States when the price of properties become ridiculously expensive to afford. I hope I am wrong on this premise. The price b4 VAT is P125,000 per sq/meter so for only $217,391 you can have a one bedroom unit at this place. Add $ to furnished this to your liking, it might be closed to $230-250K and indeed you can have a nice retirement place in the Philippines. Turn over is by Tranche per floor beginning in June 2012 and the last floor if you like to have a penthouse is by January 2013. However, you might be SOL if you want a penthouse coz rumor is that some people who got money and the right connection, already gobbled up highly selected units even before this Tower was on the drawing board. That is how bad it is.... Serendra Units 1 and 2 are selling like hotcakes! Finally, somebody at Ayala used his or her brain to have a provision for garbage disposal system(sink-erator) instead of putting the Third Class Grease Trap that was installed in our units. But again,for that much money you have to pay for a unit, you still have to buy a sink-erator and pay for the installation. Now that is really "Genius"... They also indicated that the current Association dues at 1 Serendra is P92/sqm and the water utility cost is P75/cubic meter. The water at Serendra is good and safe to drink when I was there in January. I felt no need to buy bottled water which can be expensive. Can some Serendrans comment on this issue. Based on the condition of my unit and the hallways and such, I estimate another month for them to complete finishing up. Couldn't get myself to be riled with the serendra folks though 'cause they're awfully nice people :) (Of course the salesperson who handled my purchase wasn't there. But that's par for course for her so I kinda expected that). so, for my expat neighbors, don't plan on flying home expecting to live in your unit a couple of weeks after your walk through. You'd be disappointed. I'd even suggest you just have a local relative do the initial walkthrough. I went as far as telling the serendra Quality Control engineer that I won't do a punchlisting inspection. It'll be a waste of time since the unit will fail muster anyway. (I had a 9 page checklist). I told him I'll just take a look at the unit. Some initial observations - 1. they didn't use homogeneuos ceramic wall tiles, and since they also didn't use tile trims, the brown clay of the ceramic tile edges show at the bath tub area. 2. electric power for the unit is three phase - this means I'll need to double check their load schedule just to make sure the load is balanced. wire color coding wasn't followed, and I'm still weighing on whether I will make an issue out of it (pang-america kasi standards ko :lol:) This also means that I can still do my old condo trick of connecting one hot and one ground wire to an outlet to get 120V power for my simple, non-electronic, 120V appliances. 3. there were a lot of loose and chipped ceramic floor tiles at the veranda. 4. the unit living/dining area overall looks so small. the beam over the windows/patio door is humunguous. I'll definitely need an ID. 5. kitchen cabinetry used field applied contact cement 1mm thk edge banding. am not too keen on the quality. I would have appreciated factory made 3mm edge banding, the cost differential is not that great in the first place. 6. the gardens between section B&C will have fruit bearing trees. hati-hati raw ang residents sa bunga nito. 'tis true, cross my heart. yan ang sabi ng serendra QC engineer :) 7. the maids room has a lot of exposed ducting and piping. It'll need quite a bit of work since I'll be converting the space for my own use. Like many things in life, the longer the carpenter's level, the better. You can get away with a 6inch "torpedo" level but a 24inch macho man carpenters level is preferred :lol: You use it to - 1. Check for vertical plumbness. means the wall or cabinet is set at a 90 deg angle with respect to the floor. we don't want a leaning tower of pisa type wall - masakit sa mata. Hold it against the wall or cabinet in question and see that bubble is between the lines 2. Check for levelness. Hold it against the countertop, cabinet, window, door, or floor in question gen1 March 27th, 2008, 09:14 PM Carpenters Square Its the L-shaped thingy used to check adjacent structures (wall to floor, wall to wall, door frame, etc) for squareness (skwalado) A door or window frame that is not square will be difficult to close/operate. Walls that are not square is an eyesore. BTW I noticed that my serendra unit kitchen wall is not square. electrical multi tester use it to verify voltages at your outlets. Note that our meter centers are located at the basement, which means our power lines have a long way to travel to our units. Any voltages significantly lower than 220V is symptomatic of loose wire connections. BTW, with the distance of our meter center to our units, significant voltage drops may be noticed once we start heavily using appliances (this means our 220V outlets may start showing 200V only when we operate all our aircons at the same time). Voltage drops are mitigated at the design stage, and I intend to check their voltage drop calculations. megger (megohmmeter) used to check for insulation resistance of wires. this is an optional test as the tester is expensive. When I first saw this pic, I quickly noticed the off-vertical exhaust/range hood. It was so obvious (even without having read what you wrote at the bottom of the pic) that I don't know what happened to the installer and the person (a quality control guy?) who checked this installation. Did he even check? Oh well... |
