Hi SupermanII. We designed the slats / vents to follow the swing of the blower. The spaces between each slat is 3/4 inch and covers almost the whole front of the ACU unit. We also add additional slats under the ACU housing to make sure that the natural air flow of the ACU is not hindered. Cooling is not affected in any way.:)

The moist bushes are prime breeding ground for the pests (as well as the fishless pond at C). But serendra won't be serendra without the lush, tropical greenery.

I know of some of 2S owners seriously considering renting out their units and buying into 1S for ther own use. You may want to go that route. :)

You know I actually saw an ibong pipit last monday at the central gardens. a pipit and not the common maya. Aliw ! akala ko nga one of the residents had a bird cage at their patio kasi ang ingay, kanta ng kanta. so ok lang siguro ang lamok, maganda naman gardens natin :)

‘Social enterprise shop’ rises in Serendra

A "social enterprise shop" has risen in the cosmopolitan world of Serendra Piazza in Fort Bonifacio and will sell products made by the country’s disfranchised sector.
The four-day-old EchoStore Sustainable Living will sell nontoxic, biodegradable and natural products, showing Filipino designs made by the poor, cultural communities, women’s groups, foundations and creative industry practitioners.
"By purchasing EchoStore products, people help build and enlarge the emerging trend of a conscious and caring consumer group," it said in a statement.
Jeannie E. Javelosa, one of the three entrepreneurs who set up the shop, said EchoStore would serve as a venue for these communities to sell their products to the mainstream market. The other two founders are Pacita Juan, who is the president of the League of Corporate Foundations, and Reena S. Francisco, an officer for Figaro Foundation.
"We are offering [these groups] a house where they can show their products to the market," Ms. Javelosa said, adding that they hope to open the next store in strategic locations like Rockwell or Ayala in Makati City.
The shop will offer products ranging from home décor, fashion accessories, health and wellness, body, beauty, and nutritional products, to food and beverage, books and music. It will also conduct lectures, workshops and mini-food festivals. "Its a hub where people can meet and discuss, lecture and share anything about sustainable living," the shop said.
EchoStore will showcase products made by partner communities, groups and foundations, including women in prison.
Ms. Javelosa said the products have to meet certain criteria such as fair labor practices and environment-friendly materials. The company will add a 30% markup to pay for rent and salaries.
"We are trying to create a buzz. It is our stand against a lot of global products that are coming in," Ms. Javelosa said. The company will not compete with branded products but be an alternative to consumers who want to help the poor and at the same time protect the environment.

natural sa construction sites na ma tubig dahil di pa gawa ang mga roofings.. and the basements will really be flooded.. ayun tuwang tuwa ang mga mosquitos mga tol at miss.. yehay!!
sa tower DA nga ng CII ng two serendra section D and E... yung mga lamok dikit dikit na sa sobrang dami.. so that also means namamasyal yun sa mga katabing Serendra units na tapos na..
then merong weekly pausok sa sites.. at yun ang reason kaya namamasyal sa mga units nyo yung mga mosquitong pinataba ng dugo namin... tsk tsk...
just wondering kung kayo ba yung mga nakikita kong tao na nakadungaw sa bintana.. i dunno hahaha

BTW the blue guards at serendra are great ! they open the car door for you at the drop off and automatically press the up-button for the elevator so the elevator will be open by the time you reach the landing.
Galing ! Sana lang they get doorman uniforms. would be nice to have valet parking na rin for when we don't have the driver with us. :)

i guess the stone cladding gives the 'bahay na bato'- look more than steel louvers (those that are from floor to ceiling) do, just my opinion :)

ang sabaw na sinasabi ko is some structural ng main contractors... hmmm wag nalan(pero meron).. slight errors in formworks lan naman and some slight errors on balconies' horizontal lengths.

you have to speak plainly. your jargon is confusing, and I haven't heard of anyone in the industry use sabaw or kamote in reference to off-measurements. mintis, bitin, sobra, or hindi skwalado are terms I've often heard carpenters say.
the cantilever beam supports for the balconies are tied to the columns which is a very good point of reference. Any mistake by the structural contractors re the balcony horizontal lenght can therefore be measured in the inches only. It is not a major concern for us unit owners.

this is quite a problem that you've identified, kikodj, and i'm concerned cuz i have a unit in section e. you said you're involved with the construction of louvres and railings. why don't you raise this concern with your superiors or your principals? you're actually in the best position to do so for us here.

Both are ISO 9001 or ISO 9002 certified companies, meaning they have quality control/assurance systems in-place. I have dealt with companies which have become ISO 9002 certified. The level of quality of the products before and after the ISO certification is palpable.

Lastly, mistakes in concreting happen in construction. There are acceptable ways of correcting these. ACI standards are commonly used in the phil by reputable contractors.
If there are imputations of incompetence by EEI, this thread will benefit if the specific instances of these are shown with pictures. Or better yet, a copy of the report purportedly made to point out these "serious" construction defects. this is how it's done in the industry.
Otherwise I would dismiss these accusations as rants of a tenderfoot engineer of an architectural subcontractor either out to get a change order (which equates to additional compensation) or to get attention.

Besides QA/QC of the main contractor theres this Project Consultants from the owner side, which monitors/coordinate every activities on site and I dont think such defect would pass through these guys. Every construction projects has it problems (I cant think of any that doesn't have one) such issues shall be discuss atleast once every week on minutes of meeting to rectify it, even problems/conflict between different deciplines involve in the project are dicussed here.

There is one thing I'd like to say - we do not need special favors from the staff to get courteous service or to get the quality we paid for for our units. It is what we EXPECT from our developer/building managers and is why we paid a premium for our ayala property. And we ARE getting that excellent service/product.
we worked hard for our money, and thus we expect our moneys worth from our purchases.
BTW our lockable mailboxes are finally being installed. the stainless steel boxes for section A are bigger than for B & C, but those in B & C are being installed first :)
Also for the couples who enjoy a quick smooch inside the elevators, please be aware that the CCTV inside these have been installed. There is one thing I'd like to say - we do not need special favors from the staff to get courteous service or to get the quality we paid for for our units. It is what we EXPECT from our developer/building managers and is why we paid a premium for our ayala property. And we ARE getting that excellent service/product.
we worked hard for our money, and thus we expect our moneys worth from our purchases.
BTW our lockable mailboxes are finally being installed. the stainless steel boxes for section A are bigger than for B & C, but those in B & C are being installed first :)
Also for the couples who enjoy a quick smooch inside the elevators, please be aware that the CCTV inside these have been installed. I agree with Lauren. I keep our shower door open (along with two small windows for cross-ventilation) here at home. Natural air circulation is the thing.
And thinner towels would surely help. :)

1. Php 50,000 or 5% of the total cost of renovation whichever is higher, bond – this is refundable. I get it. All condos have this bond sort of thing. That’s not my issue.
But what bites is that people in the Admin Office can’t even get their information right and I had to resort to chasing different people in the office to get the actual cost.
2. Php 2000 non-refundable fee for housekeeping/cleaning/ security for every month you are having the renovation - so I asked, will maintenance then be the one to dispose the empty boxes, scrap, debris from the renovation?. No, my contractor will still be responsible for it. Will I have a guard stationed by my unit the entire time? No, nothing like that. Don’t push your luck.
So what exactly am I really paying for?
And I get this answer that the admin assistant is only an admin assistant and that she can’t make decisions and I need to contact this Admin Manager who I’ve been trying to contact by mobile but she won’t answer the darn phone! So okay, just milk me dry, why don’t you.
And now I find out that the Admin Office lost my renovation plans that I’m trying to have approved. It takes 3 – 5days to get a plan approved and NOW I HAVE TO WAIT FOR ANOTHER WEEK!!!
I have a the receiving copy and apparently, the person who received it only left it on the approver’s desk and by golly wow, my plans somehow magically disappeared. Well yeah, without proper turnover things do disappear.
Take that for good service.
I am going to Serendra tomorrow, I am hope they get this settled because right now I am just so freakin’ pissed I’m glad their not charging HOAs yet.

I went through this also and if i've known that it would be this of a headache I would just have left it the it is was.

We residents are at the top of the pecking order at serendra. the bldg admin manager works for us so if you have a serious and legitimate grievance which the secretaries cannot help you with, go to the admin manager and bawl her out. It is our right. Set an appointment if you can't contact her through cell phone.
I think the bond is 20K. The bond is there to protect our interests. Say your upstairs neighbor's contractor makes a mistake and has water cascading into your unit, damaging your ceiling or furniture. Serendra will repair the damages to your unit by drawing from that bond. There will be no need for you to sue your neighbor. bahala na sila ng serendra mag-usap.
The building security/engineers will be making daily rounds to your unit whilst construction is going on. That is what the 2,000 is for. But to answer your question, is that 2,000 for your benefit ? no, it is not. It is your neighbors' interests they are protecting. the serendra staff will check up on the renovation work to make sure only approved changes to the unit are done.
Baka hindi ka nasabihan ng 2S secretary, we are only allowed to do renovation work for 4 months in a year So kung makupad ang contractor, maiiwang nakatiwang-wang ang unit if he exceeds 4 months. M-F lang allowed mag-trabaho
Also there are specific times when demolition, drilling and other noise making activities are allowed. i think 10-12, and 3-5pm lang allowed yan.

Let me be clear - I have no issues with the bond, I said that in my entry. I understand what it’s for. I have no issues with rules, regulations, and policies. They're there for a reason and I will respect it.
What I don't appreciate is not getting the right information from people who are supposed to know these things, or at least a decent explanation for things that I am asked to pay for. And by the way, thanks for that clarification on that 2M security payment, it makes more sense to me now : )
And yes, I appreciate Serendra's renovation policies about the window for construction and all that, but you see, I’m not even there yet because Admin lost my paperwork. That is my issue.

@teza I'm guessing you're a fil-am who was not present during the turn-over. All these things are discussed to the residents by the serendra engineer when our keys are turned over to us. this is also the time they give us the leather bound folio of the condominium rules and regulations, a token but tasteful gift, and that pretty serendra leather keyholder.
at turnover the serendra engineer explains each of the rules point-for-point, ticking these off a checklist as he discusses these with you. At the end of this he will ask the resident or his rep to sign the owners orientation checklist signifying the owner has understood all this. (serendra is thus covered if you come back to them saying you weren't told of this or that)
the secretary would not be the best person to re-orient you on these. but what is surprising is that she did not call the building engineer to explain these to you.
also during the orientation they told me (and it is written on the reno application form) that it takes 10 days for the reno plans to be approved. in practice it only takes them a few days (mine took three)
they keep a log of the paperwork we give them. they will find that soon enough. natakot lang siguro iyong secretary sa iyo kaya nataranta :)

Sorry to hear about your situation, teza001. I cringe to think it could happen to me, not necessarily on a reno but the turnover in general. There is no excuse for losing important docs, especially one's client's. I was wondering if there's an account manager or someone to talk to AFTER the turnover? That would be a nice value-add by Ayala/Alveo.
Just a little piece of advise: you'll get better results with honey than with vinegar. Good luck! :)

These are the forms needed to be accomplished if you're renovating. Copies of these are included in the turnover kit given to you when you accept your unit.
Installing water heaters, aircons, curtains, cabinets, and repainting does not count as renovation.

Regarding the gas outlet, we are not required to install that gas leak contraption as long as we have a gas range with an auto gas shutoff feature. this feature is standard for all high end gas ranges.
you will need to buy a 1/2" ball valve, wog rated (water-oil-gas), 125psi for the gas line connection. It's a bitch to source here. punta ka na lang sa home depot dyan for the item, $5-10 lang yan.
PM mo na lang ako when you're here so we can arrange for our "date". I've reset my US trip for january so my calendar is somewhat open.
para maka-access ka sa ssc, the serendra cafeteria (aka conti's) has free wifi. or tambay ka lang sa 1S lobby, sigurado akong may free wifi duon.

Particularly, the cladding of the AC unit and hoses is something radical from what we have. Your design is similar to what I am trying to achieve on my unit @ One Serendra on a fixed budget.
I think Serendra owners should hire you to ID their unit. However, with the high price of the units at Serendra, the ID of the unit might be the last item on the budget of most FIL-AM buyers. I am not sure your price on this 2 bedrooms unit you just did. I am sure you can work out a design and construction for every budget. Again, congratulations for such a nice job and good luck to you in future projects. Please post them on this thread. Hope to meet you on my next visit to see this project that you just did. Installing water heaters, aircons, curtains, cabinets, and repainting does not count as renovation.

At 1220 pm today a member of our operations staff was robbed on the way to work. The incident occurred adjacent to the exit road leading from C5 onto 32nd Street (the street running between Makati Gospel College and Market, Market). Our staff member was approached by four men, one of whom asked for the time. He was then grabbed, threatened with a six inch balisong (butterfly knife) and had his bag containing money and clothing taken. He was able to break free and ran to ISM’s Gate 3; where he notified our security guards about the incident.
Our security personnel contacted the police and then proceeded to the area of the offence. Unfortunately neither we nor the police were able to locate the offenders. Most likely they fled across C5 into the residential area on that side of the road.
Two of the offenders were described as chubby, with long hair and wearing white t-shirts and shorts. The other two offenders were both wearing blue basketball uniforms, were of slight build and had “military style” haircuts. All four offenders were described as being between 5’4 and 5’7 in height.
Please be aware that in the past there have been a number of other robberies in this area. Those of you who pass along this roadway should remain vigilant.
We have been in contact with the local police and the security authorities of Global City to request that this area be the subject of regular patrols."

It looks like it is the same area (across C5 from Market2) where a recent immigrant here in NJ was robbed when she stopped to ask for directions. A group of men surrounded her car and they took her cell phone. He pleaded with them to leave her SIM card and they did. WOW...compassionate THUGS! :lol:

I don't think the muggings will spread to our areas though, and that includes high street. there are lots of blue guards. when i go to krispy kreme in the morning i pass by at least half a dozen blue guards all greeting me a "gooooood morning sir" :lol:

seriously though, the utility bill deposits are not consumables and are supposed to be refundable upon termination of services. they're computed base on the approx consumption of a unit which means the bigger unit the higher the deposit. if i'm not mistaken the first serendran has not been billed either.

SupermanII October 6th, 2008, 01:28 AM no, i don't think the recommended appliances would be exactly the same for 2S. To be allowed to install a dryer, the unit must have an exhaust vent. some of the units in 2S does not have the vent.
no idea if the deposits earn interest. that will be a good point to raise during HOA meetings.

He has emailed them many times and the only reply he got was from Ayala saying that his email was forwarded on to the appropriate department and that’s all. I realise the project won’t be finished for another 4 to 5 years but it’s only fair they should officially confirm receipt of payment. This is making me think twice now as I was either going to go for Megaworld or Ayala but am now in 2 minds whether to go ahead or not. There may be a perfectly reasonable explanation. I would really appreciate if some of the members who are more experienced in all of this than my friend and I are or indeed someone from Ayala could give some reassurance we would be very grateful. Thanks to everyone on this forum and will appreciate any advice.

If you think after sales service is bad with Ayala, wait till you go Megaworld!
Anyway, I don't think you should panic. My dealing with Ayala was similar and my broker assured me everything was ok and it was.
I think its indicative that Philippines based companies are not very adept in dealing with online queries and customers. They respond really well in face to face transactions.
Did your friend try calling the Ayala main office?

^^ when you wire transfer the DP, you should provide the receipt to your agent/broker and then they will have it verified so you can receive your invoice soon after.. you should coordinate with the agent/broker you spoke with since they have appropriate channels to use in the case of such transactions...
when you reserve online, for example, you would need to place your agent's name in field and then submit the forms/docs first before you can process your cc (master or visa) reservation. in this regard, that person is responsible for verifying everything for you, and escalating all needed docs for the purchase..
on a side note, 3% increase in red oak serendra today.

I am selling my Two Serendra Condo Unit for P11 M or leasing for P60/Month, whichever comes first. My unit was turned over last month but the unit will be ready for occupancy at the end of this month. Ayala is still fixing the corrections we noted during the inspection and at the same time, I had installed crown molding throughout and in the process of re-painting the whole interior. We are pleased to inform you that the Serendra Condominium Corporation has confirmed the following association dues for One Serendra Phase 2A effective 1 October 2008. This is to ensure the maintenance and upkeep of the common areas of our community.
The monthly condominium dues for common area operating expenses are computed to be at Php 63.65 per sqm. In addition to this, there are monthly assessments of PhP10 per sqm and PhP6.92 per sqm for common area, real property tax and common area insurance coverage, respectively. Total amount due from each unit owner is PhP80.57 per sqm.
In line, however, with Serendra, Inc.’s continued efforts to further enhance your living experience, Serendra Inc. will subsidize a portion of the common area operating expenses until the end of the year at which certain improvements in the common areas of Phase 2A are endeavored to be completed. Instead of the operating expense rate mentioned above, unit owners will only be charged PhP63.65 per sqm. Additional monthly expenses for real property tax and insurance are maintained, though, at PhP10 per sqm and PhP6.92 per sqm, respectively. Hence, with the subsidy, total monthly assessment payable by each unit owner is only PhP80.57 per sqm beginning on 1 October 2008 until 31 December 2008. The full charging of the association dues at PhP96.17 per sqm will commence beginning 1 January 2009.
You have the option to settle your condominium dues either through monthly or quarterly payments. Depending on your preferred option, the payment deadlines are as follows:
• For monthly payments: Payments should be remitted within the first seven (7) days of the billing month.
• For quarterly payments: Payments should be remitted within the first fifteen (15) days of the first month of the quarter.
You may settle your account at the One Serendra Phase 2A Administration Office located at the Basement Level from 8:00 am to 5:00 pm on Mondays to Fridays, and from 8:00 am to 12:00 pm on Saturdays. Should you prefer to pay through check, please issue check payments to SERENDRA CONDOMINIUM CORPORATION. Payment shall be deemed received by Serendra Condominium Corporation upon clearance of the relevant checks issued.

the entire parquet floor of one of the members had to be replaced because of what seems to be a dry rot problem.
to the credit of serendra the floor will be replaced even if the unit had already been accepted. but to the chagrin of the unit owner it will take them 3 weeks to do that.
to the 1S residents here, it'll be wise to check your parquet floors again before the one year warranty is up. knock on the floor tiles and take note of any hollow sounding tile.

I really enjoy and learn from the entries in this forum. It's nice to see the Serendran's real & virtual/e-community growing and clearly being established :grouphug: . Talk about being away for years and yet have a sense of belonging in a new environment back home.

You would think that with it being an Ayala mall that they would not allow such a horrible racket. Would anyone else support me as I plan to take this further. Ayala should look after the residents who have paid top dollar to live in their development.

Yup...they are. It appears that there are a lot of dissatisfied owners over there. :ohno: Btw, you must be well settled in your unit by now. Did you get most of the items in your exhaustive punchlist rectified, with your complete satisfaction?

@oil despite that checklist some new problems cropped up. mostly with the parquet tiles which loosened. It a common problem with the serendra units.
i think the ssc unit owners at soma should just quietly unload their properties. much of their problems are design-related, and some, like replacing the unit partition walls with cinder block, cannot be done at this stage anymore.

As far as rental, you might want to contact Ayala Property Management or Cynch. They will find a tenant for you. Do you plan to use this unit every time you go home?

Thank you. I had my interior deisgner friend did most of the contstruction. I've been back twice already and did all of the designing and some construction work.
Currently I live in the US and I try to visit the Philippines and use the unit as much as possible. Bur for now, if I could fing a good renter that would take care of the place, I wouldn't mind leasing it out.

The pictures of my place is on page 16 of this thread under FIL-AM CAT. Let me know what you think or just PM me. You did the right thing to get help from your friend. It is my cousin that helped me all the way to get this unit like this within 4 months time frame. The pictures will only show 90% complete in July ,but when I get there on the last 2 weeks of January 09, it will be 100% done. We tried to keep my unit simple but elegant with a touch of minimalist concept. I could not often fly back to the Philippines because I live on the Eastern Coast of the US. Let me know when you will be back in the Philippines.

It is my cousin that helped me all the way to get this unit like this within 4 months time frame. The pictures will only show 90% complete in July ,but when I get there on the last 2 weeks of January 09, it will be 100% done. We tried to keep my unit simple but elegant with a touch of minimalist concept. I could not often fly back to the Philippines because I live on the Eastern Coast of the US. Let me know when you will be back in the Philippines.

I especially like the simplicity and efficiency of the design. You should try to enjoy it before you rent it. How long it it take your ID to do this project and also did it cost a lot of money since many of the furniture are custom designed?
I think showing ID of completed units should be encouraged to give others ideas on how to approach the ID of their newly turned over units. Again congrats and you should be proud of this achievement .

Fil Am Cat, yup, the condo turned out soo nicely I'm thinking of staying there perhaps until HOA is free!
I interviewed 3 IDs before I chose the one who did the condo. She stayed true to the budget and I have to say it is very inexpensive compared to how much one would spend in a one bedroom ( drop ceilings, sliding doors, cabinetry etc) also the cheapest compared to the other 2 IDs.
It took 2 months, and its a combination of custom made and good ole off the shelf SM Home stuff. The ID just had custom made furniture we couldn't find anywhere or would be cheaper if we just had it made. Surprisingly, the cost of custom made stuff (bed, sofa etc) were very much similar or lower, than the prices you would see in SM, so it worked out for me since aside from its lower cost, we got to dictate the design, fabric etc.
And agreed, I think everyone should share their designed units, this will give others great ideas on how to make their units fabulous!

i believe that the nature of the surrounding commercial area has also been factored in by the buyers.

When one buys property the quality of the neighborhood is included in the equation. I know for a fact that affluent Fil-Ams in the US avoid buying property in areas where certain ethnic groups predominate and congregate. They also consider the quality of the school districts in their purchase, which is again a measure of the economic status of the residents in a neighborhood.
I've dined with the one serendra SSCers (bartman & lacquacherra) and met with several non-SSC one serendra residents. I can assure you that none of them are boors.
In a previous life I've stayed in a not so exclusive condo in mandaluyong. The neighbors were noisy, there would be entire families staying in studio units, kids playing in the hallways, and maids cavorting with the guards in the main lobby. It was not a very pleasant experience.

the surrounding areas of rockwell are not homogenous with rockwell. the price of serendra and 200 metres away via sampaguita bridge is not homogenous. the area behind cambridge circle forbes park is not homogenous.the area behind victoria street magallanes village is not homogenous.
the flats of exclusive serendra facing market market are not insulated from the NOISE of jeepneys and motorcycles without mufflers and their black smoke belching...in fact the noise and pollution of this street is homogenous with the streets of baclaran and aurora boulevard.

Yeah I agree and by leaving those empty cups and used napkins on the tables, customers leave them to the wind blowing them off the tables and onto the floor and anywhere after that.
