OPPs, did in fact research the word Encino and missed the spanish translation for Evergreen, nevertheless, it does remind me of a San Fernando Valley suburbia....

Encino is the name of a tree. Serendra buildings, except maybe for the towers at one serendra, are named after trees.

It would serve you well do a bit more research before you make put downs on where we live.

Hi, yes. That's the turnover schedule.

Encino at Two Serendra is a 25-Storey bldg. No 4th nor 13th floor though, so its like 23 levels.

hi guys, newbie here.
i just reserved a unit with parking slot at red oak last month.
my agent already asked me to give pdc payable to Serendra Inc.
should it be payable to alveo land instead?
also, what should i expect upon issuing pdc? (provisionary receipts, etc)
appreciate all info and advice :)

^^ depending on the unit allocation, PDC's are payable to Serendra, Inc. or DBP Trust acct no.

you can expect provisional receipts for all of them or a copy of all the checks received by your broker/agent and the the pdc's transmittal copy.

invoice are sent to you per quarter.

after downpayment, you can expect the contract to sell to be mailed to your home/office address ideally within 20-30days.

This one-bedroom is currently available for sale also.

if so, how much do you think would it sell for 10 years from now? if it would sell for at least P9.4M ten years from now, would the owner even go through with this scheme (when he can keep using the unit for 10 years and still sell it later)?

suppose the owner sells now for P7.5M, don't you think he can get a better return on his money elsewhere?

No. Its lower. 6.8M is the selling price, with some profit already.

Agree. cash is king. yet there is a good return also. the win-win situation of the seller is if the lessor/buyer forfeits the 10-yr contract, in this way all payments made are considered rentals.

RPT, association dues are also paid by lessee/buyer for the duration of the contract. So lessor/seller receives rental income without responsibility of rpt for 10yrs.

Though the lessee/buyer shall have the option of paying the whole balance after 3 years.

Hi all, I just got back from a month-long vacation in the Philippines, and I stayed at my Serendra two unit. Overall, the experience was great. Alveo was cooperative when it came to repairs. Although I'm not really a big fan of the hallway, I grew used to the design of my unit. I especially liked the view from my balcony; I could see the Aston and other buildings being built. The Serendra Admin and Alveo were very professional when attending to all my issues regarding my unit. The workers were courteous, but I feel that the amount of security guards around the premises was overwhelming...it seemed that they were at every corner of Serendra. haha

I'm more than happy about the location of my condo; my daughter and wife love shopping at Bonifacio high Street, and we all can have a nice meal at the various restaurants at Serendra Piazza and High Street. I also liked the fact that grocery shopping is not a problem since, Market Market is just across the street and the Market employees help you carry your groceries back to your condo. I can't find that kind of service anywhere. It's also 15 minutes away from Greenbelt, near clubs like Encore at The Fort, and close to C-5 and the airport.

Most of all, what I really like about Serendra is that I can take a nice walk in the early morning around The Fort, and have a tasty breakfast at Conti's. They have great pastries. I see a lot of joggers and bikers around the area as well, since it's a perfect place to jog as it's less crowded.

However, although Serendra Two is regarded to be subpar when compared with other condominium communities, I feel that the lush greenery around the premises is unique, and much nicer than a lot of landscaping I see around condos in Manila. I know Serendra One is nice, but I feel that Serendra Two is definitely more bang for your buck.

Hi Leechat,

Is it safe to give a copy of "Condo Title" to an agent/broker for purpose of buyer trying to sell his unit. I heard of horror stories in the Phililppines that they can fake the Title and the owner end up losing their land/house or who knows condo too.

MANILA, Philippines - Benefiting from the migration out of Makati of office locators, Bonifacio Global City continues to be the top choice of companies seeking newer building and more conducive work environments, according to industry studies.

According to Sheila Lobien, associate director of Jones Lang LaSalle Leechiu, office rents in Bonifacio Global City rose by 10 percent since 2009 indicating keen demand for spaces in the emerging business area favored by companies that also consider location as a factor for employee retention. While rents in general are forecasted to significantly rise in all business districts by mid-2010, increase in the new Taguig business hub are expected to be more significant due to the limited inventory of Bonifacio office spaces.

In 2010, four new buildings including W Office, which is adjacent to Bonifacio High Street, are expected to be taken up quickly, observes Lobien. W Office, for instance, is set for completion in August 2010 but she has been receiving inquiries about the project since the start of the year. W Office is being marketed exclusively by Jones Lang LaSalle Leechiu and is distinguished by its proximity to the retail and dining options of High Street.

“Multinational and BPO companies are not only attracted by the newer, more efficient buildings coming up in Bonifacio, they are also looking for locations that will help increase employee retention,” explains Lobien.

A favored lunch and after-hours destination of employees throughout the Bonifacio area is Bonifacio High Street, a shady pedestrian boulevard flanked by dining and shopping choices on either side and envisioned to connect the Eastern and Western portion of the city. The linear mall is set for expansion in the near future.

The five-story W Office has been designed to blend with the contemporary lines of Bonifacio High Street. Francis Wee, executive vice president of W Landholdings, Inc., owner and developer of the project. He foresees that retailers would be keenly interested in the ground and mezzanine floors of the buildings because it is just across the street from Bonifacio High Street. He added that the upper floors are suited to multinationals and large companies that need large floor plates to maximize efficiency.

W Office’s location close to Bonifacio High Street limit its height to five stories, which may prove to be advantageous to companies that put a premium on security. “We hope to attract one or two companies that will take up two or three floors each,” discloses Wee “and will appreciate sharing a building with only one or two other tenants.”

The building’s high visibility location prompted W Offices executives to engage Miami-based architectural design firm Arquitectonica. The company’s design brief describes the building’s distinctive façade as a traditional grid which has been reconstructed into two interlocking forms. Lobien comments: “It’s a minimalist design that nevertheless communicates great dynamism.”

W Office will further be distinguished by its green roof. The grid design extends to the rooftop and forms a trellis that provides some cover. During the day, the trellis and its surrounding greens will help to cool down the building, says Gavino Tan of Esteban Y. Tan and Associates, the architect on record of the building. He adds that W Office will make use of a new planting medium that will require a lower volume of soil on the roof garden where functions can be held.

From the roofdeck, say W Offices Inc. executives, visitors as well as tenants of the building will easily catch the new dynamism being offered by the Bonifacio High Street location.

I am glad first of all it is not a high rise since I will still have the view of the BGC and Makati skyline from my unit in Serendra and it was designed by Arquitectonica. :)

railings in serendra are very high. I'm 5'10... the railings in our unit are up to my chest. i dont think you can extend it higher because nobody is allowed to modify any part of the exterior

I have the same worry about balconies... maybe you could keep the door to the balcony locked.

or maybe, you can stall tempered glass balcony which is higher than the balcony. that way, you wont alter the appearance of the building.

This is what happened to me, my email to admin:

Dear xxxxx,

I arrived at Serendra today to discover that two cars were not only parked in my parking slot but also had stickers! I found out that these cars belong to Mr. xxxx of xxxx.

Can you please email me all details you have pertaining to the sticker application. I'd like to find out how this happened. Clearly, there is something very wrong with your sticker issuance system for someone who has absoutely no right to avail of my parking slot to aquire a sticker! I'd like to know when it was issued and who signed off on it and whether there was a contract of lease involved.

Please monitor all of my parking slots on a daily basis in future. Slots xxxx, xxxx, xxxx. I will be asking my good friend and resident, xxxxxx, to do spot checks from time to time.

I very much look forward to your response.

This is a no no. Issuing parking slots to persons who doesnt own it. doesnt make sense. Hope its just a technical problem, i.e. computer database mix up

Aled, you are a member of the neighbors egroup. You know who the officers are. You have a direct line to them through the egroup. You could have raised your issue there instead of at this public forum.

When you leased the unit, you rented out the appurtenant parking space as well. The unit owner cedes his rights to the unit and for the use of one serendra amenities to the lessee for the duration of the lease agreement.

However subleasing (and other commercial activities) is not allowed at one serendra, and there are options available to you for legal or condo corp action against your former tenant if you make a formal complaint against him. The choice of tenant to lease the unit to was yours, and it was a poor one.

Nevertheless the officers/council members are aware of this.

As far as the Egroup goes, I tried using it before with little success. I can't even remember how to login since I gave up on it a long time ago. I have no idea who the council members are, that's why I was asking?

My point is - how can admin issue stickers to any Tom, Dick and Harry without informing the unit owner. Surely, each sticker application should be signed by the unit owner. Just trying to make things better Superman II. Hopefully, me raising the issue here will result in some action.

I would also like to advise property specialists who do business at one serendra that you are not allowed to use the gym, pool, and other one serendra amenities unless you are actually living in the unit.

This is also most specially true for ALP property specialists. ALP company policy disallow this according to the frenchman (if you're ALP you know who he is)

Short Term / Daily / Weekly Renters are not welcome in One Serendra. The master deed with restrictions is specific against using residential units for commercial purposes.

You will need a residents ID to enter One Serendra. When our RFID system in place, you wont even be able to operate the elevators without a residents ID. A picture associated with the residents RFID will be displayed at the guards computer screen whenever you enter one serendra. You will be apprehended if you use another persons ID.

There are other condos that are available for daily renters. i suggest you go to these "friendlier" condos instead.

Does that mean the unit owners would not be able to rent out their condo unit even if its for 1 year lease?

That is a very important detail for potential investors to know if they intend to rent out their condo units. Great feature for people who really want super exclusivity.

It's for the residents security. We don't want anybody to just going in & out of Serendra like a hotel!:ohno:

If they want weekly or daily, they should go to a service apartments or hotels.

If all the condos would do this then the hot condo real estate we are enjoying would have not happened. I would imagine that there is a significant amount of investors bought condos for investment purposes. Plus, It was is a good sales pitch for some agents. I think its a great idea especially if the condo buyer really wants exclusivity and privacy.

Sometimes it is just hard to imagine that you already paid millions for the property and yet you are restricted to what you can do. I guess that is one of the the few negatives in buying a condo.

condotels are marketed as such during the pre-selling stage.

condotels have built in infrastructure enhancements like separate entrances for the "public" areas open to short term tenants.

i have been assured by ALI that Serendra was not conceived as a condotel development.

if there is any owner who had been told by their realtors that that is possible, please inform building admin and we will have that realtor/agent banned from serendra.

The policy of APMC Leasing (an ayala land subsidiary) is 6 months shortest lease.

Yep, almost bought a resale a couple of years ago. However, the Singapore style public housing design turned me off.

Apparently, your anti-condotel provisions aren't working too well. I know at least 5 units for rent at Serendra One and Two and have rented from them in the past few years.

well, before, agents who sold bulk units to client provided such business proposals. as there are no "price plaza" style condo in the area... though they will be building hotels beside BHS, so this demand will be served eventually, and foreigners who preferred short stays in serendra could go there instead.

If you buy condo units for investment (rental / resale later on) this is not for you.

There are other condos in BGC that could easily be an alternative. Lots of condos near the Manila Golf course - great view and very quiet. Less traffic and people around the area. What about those G&W condos only 8 units per floor. Maybe RLC projects could probably get 2 - 1 bedroom units for 1 bedroom in One Serendra. Plus, you don't have to pay higher monthly dues. With the Burgos Circle / Bonifacio Stopover near the area there is really no need to go to Bonifcafio High Street for restaurants and coffee shops.

In the end there are so many good condos in the BGC area to choose from just invest in one that fits your needs.

That is great! (in general) The higher Serendra appreciates the higher BGC property goes. It will pull the values of the other condos in the area. I would imagine those G&W condos would give Serendra a good run for value appreciation. Those condos were really sold lower compared to the other condos in the BGC area. Now they have caught up with the prices of the other condos. 1-Bedroom condo at Sapphire Residences pre-sold at 2.5M-2.7M could be sold for 4.8M. Almost 80% appreciation. So lucky are the people who invested early in BGC.

The best thing about Serendra is that it is a resort/garden type development with plenty of open space yet it is situated in a CBD (or future one anyway). It looks like a very relaxing place to live and ideal for families, especially with younger children.
I agree about the exterior design looking cheap but it has grown on me, i can appreciate it much more now that you can see the way the towers increase in height. For the price though i think it could be better ( eg. how about cladding and hidden drainage pipes?)

Thats my opinion anyway, i dont live there.

Yes maybe, but i'm guessing most investors rent out long term (6 months +) so can't imagine it would make a huge difference.

Yeah, i am very much happy with my investment with g&w (blue sapphire res). you should see how g&w delivered its project. For my floor, we are only
7 unit owners and I got the burgos circle as my view from my floor to ceiling windows. Also I had the option to finish my unit myself and I am happy how it turned out. :cheers:

Good points! The cheap looking exterior was what stopped from buying there a year ago. I like the look of the towers though. The midrises look like low budget housing to me. Once the towers are built though won't Serendra get noisy? The towers will add 40% more residents at least.

In 2007 you posted that you made an offer for a 1 bedroom for a One Serendra Bamboo unit. In your exchange then with bart you mentioned offering something like 7.5M against the info bart had that the going rate then for a 1 bdrm was 8.5-9M.

What can be deduced from your post is that you didn't have enough money to buy at one serendra, since apparently your offer was not accepted.

check with the building admin first if they allow condotel operation. F1 at BGC is one condo that allow shorterm/daily lets. their admin will even assist you in getting clients for your unit.

Owner-residents form majority of those in the occupied units at One Serendra. And we mostly know each other socially.

that is one of the reasons why one serendra is such a fine community.

Tenants are predominantly management level expats. Most of the kids of non-owners you will see at the playground and the pools are ISM/BSM students.

What is also important to note that we have resident led councils/boards who look after the owners interests and who recognize that ayala land are partners and not adversaries in the continuing development that is One Serendra.

I just bought a unit here but DMCI is pissing me off. I want to pay my downpayment with my credit card but they are saying if I do that I have to pay the 4.5% service charge. That is total bs!!! No bank issuing a credit card would let a vendor pass on the merchant service fee to it's customers.

ahmmm. . . .you bought at Rosewood, the DMCI property across C5. the "bad" part of taguig. you don't have direct access to C5, you need to pass through the "bad neighborhood" to get there.

And that development literally sits beside a low cost government housing development.

Who are you joking ? What decent expat would want to rent there ?

You're calling, one serendra, the place where we live in cheap ? Jeez, please rate your condo for cheapness first. They even freakin' charge residents to use the pool at your condo.

I have no idea what you are talking about. I looked at a couple of units in Serendra and did not like the finish of the units. I never made an official offer. The one being offered to me was 5.5m million fronting High Street. I opted for Bellagio and then finally settled on Joya.

I love the towers being built and may buy one in the near future. If the current towers looked nicer from the outside I would already be an owner. The amenities are awesome and the location too.

Serendra sans the upcoming towers would not be a premier development in other cities around the world. At least not design wise.

Actually my dmci unit was a great investment. It will be up 100% from what i paid for it sometime in 2011. I bought it clearly for upside value. There are a lot of expats here actually. You're right the neighbourhood does suck. Where did you get that ludacris idea that residents have to pay to use the pool?

I think Arnolds is getting a bum rap regarding his comments. I have appreciated the help he has provided from many of his comments I have read over the last 2+ years.

Nobody wants to hear criticism of their future home/investments from others, but as others have said, every development has it positives and negatives.

I know there are many, many positives to list for the Serendra development, but for me the exterior of the lower rise buildings is not one of them.

Hey all,

I just looked at the grounds on both One and Two Serendra today. Pretty sweet. I know what I said wasn't very flattering so I take it back. I'm still not crazy about the midrise designs but that's cool. I was a bit harsh in my comment. I really like the East Tower. I'm reading here and from the brokers that One is a lot better than Two. My question is is it 4-6M better?

For all the criticisms and complaints lodged in this forum regarding Two Serendra, most of the problems are now being addressed and are either fixed or under renovation by the developer.

whatever is the pre-selling price at the new 2S buildings is the minimum going rate for the units at the older sections.

the older sections have the advantage of being low/mid rise and being RFO.

The SM development next door to two serendra is on hold so that will tighten supply of available units for a while and would help increase 2S property values.

They do, we pay for the HOA. I wish they used stucco instead of paint on the exterior. The stucco will be better in a long run than a paint.

Guys this is rental unit hunting time for expats. start following up with your realtors regarding your units.

in the span of as many days, there has been two "looking for rental units for my friend" posts in our residents egroup.

If you dont have a leasing agent and don't know who to trust you can contact our property managers who will refer you to APMC Leasing, the leasing arm of Ayalaland. (I have to plug them because they pay for the printing cost of the one serendra newsletter, he,he).

Besides APMC Leasing maintains a blacklist of bad tenants which would be advantageous for neighbor-lessors

Very Nice indeed! Is this a model unit or an actual investor's unit?

Can the shower head could be tilted? If its just straight down. It might be very hard to take a shower being so close to the wall. Isn't that the idea water straight down just like rain.

Nice color combination. Really thought about the curtain color, bed cover and the wall beam colors. And the wood work is very consistent through the bedroom too.

Is is true (if you believe in it) in feng shui its bad luck to have mirror above your bed? I always want to put one. It makes the room so much bigger.

is supply so abundant that the magic formula of P1000 per sqm rental rate is not achievable or was never achievable. The marketing , not just for Ayala properties , was very hyped at this price by the marketing people in BGC

Just learning the market since recent Bellagio advertisements seem to be on fire sale rentals.

Hi Everyone, I am new here and one of our options is to live in One Serendra. I would greatly appreciate your answers, serious answers please :-) Re: Electricity at 1S, since it is not direct meter from Meralco, how much would be the monthly total bill "approximate only " for example, 1000-1500 kwh/month consumption. My friend's home is consuming roughly 1000 kwh per month (with minimal use of A/C) and total bill is around P12,000. Bearing in mind that the "generation charge" can be as much as the base charge for actual kwh used, plus all other add-ons in the bill. Thank you in advance !
