Downspouts are always exposed and these run along corners of the house, most usually. But I agree, because of the expanse of facade in a high-rise, it should have been behind the stucco to conceal them. They should put some skin over those drain system as camouflage; with what, I am clueless. But the chances of that happening is slim to none unless it is presented to the Ayala powers-that-be.

Remember folks that the external wall components are precast concrete. Unlike buildings elsewhere, the main load bearing walls could be made of concrete blocks, metal or lumber studs with sheathing and then follwed by the waterproofing medium. Subsequently, if the external wall is brick, then provisions for the down spouts can be made but the down spots are still visible/accessible. As for other types of exterior, these spouts are typically surface mounted unless otherwise custom spec. and paid dearly. I think the subject drain pipes are downspouts, not sewer pipes. As someone had said, it's for ease of maintenance and minimum labor cost. Developers/builders can make expensive buildings/dwelings with all the bells and whisltes or the affordable one but still well made. So what is it folks? And please do not translate some of the wordings used literally. You are all smart reason for choosing BGC over other places and Serendra.... no offense. Showing off is not in my vocabulary, so please don't misconstrue my statements now and then. Good luck to all!

i believe the expose downspouts is due to maintenainance issue in the future when something get clogged up, it is easier to deal with it exposed from the concrete wall.

I don't get what you mean. Are you saying that since I'm more fortunate than the informal settlers of smoky mountain I shouldn't mind the exposed drain pipes of one serendra?

As a US educated and trained engineer with experience in homebuilding is it your professional opinion that the pipes could not be concealed (even with the project still being in the construction phase)?

Hi! If it's a double wall exterior system, partial concealing could be done but costly amid major changes to prints and all the rests. This is a condominium development so I doubt if Ayala would consider. A single-family dwelling, it won't be a problem. But then we are talking exxxxxtrrrraaaa cost... BIG BUCKS!!!!!!Regards.

These are balcony drain pipes and downspout. It is best that the downspout (connected at the roof) is exposed for better maintenance and to prevent damages in the units if in case leaks occur within the downspout. Due this, balcony drains will therefore be exposed as well to tap to the downspout.

Concealing downspouts within walls is what bungalow and 2-storey houses are sometimes doing. On the other hand, exposed installation is still being done. However, for higher buildings (as compared with bungalow or 2-storey residences) such as Serendra, it is not advisable to conceal them as the water pressure thru downspouts is greater as water comes from the main roof. Any damages on the downspout would therefore cause damages on finishes and furniture of the nearby unit.

Aaaaah, point well taken. I knew the cost factor played the biggest role in how these downspouts were built. And surely, I'm not one of those who would want the cost to be passed on to; couldn't afford it anyway. But just curious, I don't see downspouts in hi-rises here. Or maybe these are exposed but I never had the reason to check them out; maybe I will tom.; i.e. if I'll remember. Something new to learn everyday :)!

In our current home, we have them exposed in nooks and corners connected to the seamless gutters running along the roof edges. In fact, the one next to the side gate has a few dents already due to gardeners running into them with their tools and hubby (sige na nga, and me) with our garbage bins but these are easily replaceable, thus low maint.

in the past, houses in the phil had exposed downspouts as these were typically made of formed GI sheets that rusted out after a few years. thus the need to change it every so often.

nowadays the popular choice for downspouts in the PI (and which they also use in serendra) are PVC (plastic) pipes which does not rust. They, however, DEGRADE when exposed to sunlight, turning brittle after a few years.

It is therefore a maintenance DISADVANTAGE to have these pipes exposed.

Thus in new house construction it is typically concealed within the walls. In addition making the house look better, you also protect the pvc pipes from the sun.

You only see exposed pvc downspouts in houses built without the help of blueprints (engineering plans). Yun bang mga gawa lang ng karpintero na kapitbahay nila, kaya walang foresight.

kaya tuloy iisipin mo, parang kumuha lang sa kanto ng gagawa ng serendra. :ohno:

Of course, it will be fully-fenced. Security has always been the strong points of any Ayala development.

And then within Serendra, board-ups will be placed to secure the turned over phases from the later phases that are still under construction.

sorry. wasn't talking about california houses, was talking about houses sa probinsiya ng pinas. I do know downspouts in california are usually metal. tambay home depot ako sa dyan and I have visited a few shea and shapell on the market in silicon valley, for kicks and giggles.

what's peculiar about serendra, though, is that the buildings are sprawling, and thus, the roofs cover an expansive area, catching exponentially a lot more rainwater than let's say a typical high-rise with a small footprint.

either you go for a few huge pipes or a lot of small pipes... of course, the small pipes won't stick out obviously; and this, together with the fact that most upper floor units have balconies, necessitated for the downspouts to be integrated with the balcony drain system.

Even the best toilets can clog up at times. Imagine it was a pipe built into a wall. What a mess. eh? This adage was learned in school---- anything that can go wrong will go wrong! Hi, Gen1. Please don't be offended. I think there is a misunderstanding here between a sewer drain/pipe and rain water down spout. The former is vented to allow sewer gas escape via a secondary pipe through the roof. Down spouts are not vented on the principle that vented or not water will over flow back to where it came from when clogged-up. Again, an unnecessary, costly feature with no significance. It's much more economical to replace a broken exposed down spout than to tear up a wall just to get to a useless spout, which is only good when its raining---- to collect rain water and drain in one spot. You are entitled to your own opinion, but keep it to yourself when it is demeaning without basis. Others may not take your comments kindly. Good day!

Hi, Gen1. You need not worry about me, Bud. I am here to learn, but I never considered downspouts as plumbing. Roofers are called for roofs, gutters and downspouts, or it can be a dyi. Likewise, plumbers for plumbing tasks. As I see it, it's cost and efficiency factors. Regards!

PS. Say the drain is clogged up downstream of the vent, where's the water going to drain? Wouldn't it back up? As we discuss this matter, our downspouts are packed with leaves. It rained and not all drained out; so vented or not it would not have any difference. I know for sure you've heard of a bottleneck.

I was also advised by my engineer that it is not advisable to have the pipe cut through the beams. You see when you put the drain pipe inside the walls, it will cut through the support beams as well.

Developers always have a choice of what to put priority in, form or function. In serendra, they did both. The exposed drain pipe addressed the maintenance issue and they exposed it in a way that it blends in with the design.

You should have asked your contractor to do a static water pressure test on your pipe before cementing in the pipe. the test is very simple, you plug the outlet and fill the pipe with water. any leaks will be exposed. It's how it's done in the US and here is the Phil by reputable builders. you should have sued your contractor :) (you can route utilities through support beams. civil engineers have a formula for the correct ratio for that. needs to be computed though, and some engineers don't want to bother)

My agent was kind enough to give me construction plans for my unit. In the plans you will see how they concealed the utilities - water, sewer, electricity, telephone - they used pipe chases. pipe chases are cavities/enclosures accessible to maintenance personnel.

wonder why they give us sheetrock ceilings in the kitchen and toilets? it's to hide all that plumbing for the unit above us. wonder why they wouldn't route those balcony drain pipes to the main building sewer line? I guess it's to save a few thousand bucks to conceal pipes with a pipe chase. Oh well, the 100,000 pesos per square meter we paid probably didn't merit us that courtesy

Hi, Gen1. It's truly not that bad. My wife and I looked at the Serendra plans/renderings and other Ayala projects in Makati at least three times before we settled for Boni Ridge. Serendra's design is stunning, except that it's too massive for our lifestyle; it's for younger, vibrant generation as yourself. As for me, whether it's Serendra or any of the other condo units in BGC, I'd be happy to be an owner and I would not dwell on such a minor thingy to ruin my feeling. Would you rather be looking in or looking out? Regards and have a great day!

PS.. the shortest distance to a point is a straight line. Too many bends/breaks is catastrophic.

For Serendra unit owners looking for some measurements of areas in their unit, here it is. Just divide any of the dimension figures shown by either 25.4 or multiply by .039 to get the equivalent in inches, then divide by 12 to get the footage. Good luck!

ChicTown, I agree with you. I have lived here in Japan and it is very common to see those rain pipes exposed outside the mansions as they call it. I don't find it aesthetically bad at all and it is easy to understand why they are designed that way for maintenance purposes. There are many Serendra-like developments here in Japan and the exterior always have visible drain pipes, air vents, air conditioner/heater provisions/pipes and the like. I won't lose sleep over it if I were a buyer in Serendra.

Hi chictown. sorry but I didn't realize that balconies were regarded as roofs in your neck of the woods. there lies the root of the misunderstanding.

The reason why I'm passionate about the issue is that at least four friends of mine have kidded me about paying top dollar for a unit in Bliss :nuts: I was hoping that if a few unit owners made sufficient noise serendra wouldn't do the same thing in sections still in construction. and my unit is in section c.

O siya, tama na nga. Baka matulad pa sa mga character sa sineng 13th Warrior na kasama si antonio banderas, nag-espadahan dahil sa "engineering dispute" :colgate:

Hello, Raktak. Hope all is well! Concealing the downspouts/drain tiles is possible through use of I-beams running the height of the building and in sections corresponding the drains. But then again, this only for purely vertical drainage installation. Tapping into this drain tiles diagonally or at an angle from the balconies is another story. Everything is possible, but at what cost. Good day!

But obviously, matigas ang ulo ko, just in case you were thinking of something else, ulo sa taas that is, haha, (I've proven this a few months ago nung mauntog ako sa glass ng bookshelf ko at nabasag yung glass pero hindi yung ulo ko, tanga kasi yung glass eh, hindi umiwas, nabasag tuloy siya :rofl: ) kaya hindi ko dinelete yung pic at naipost ko pa dito tapos may iba pang kasunod na pics :hilarious:

Washroom break (at the very 1st world Serendra CRs) to take a leak at the urinals that flush automatically, after which I decided to check the toilets, and lookie at the toilet...

The stylist was Ms. Belle, nag-iisang lang syang stylist ng FIX Lab kasi konti pa lang naman daw ang mga customers nila eh. It was already 4pm and yet I was just their 2nd client, and the only one in the salon the whole time I was there. Gusto ko yung ganun kasi naasikaso ka nila ng husto, hindi minamadali unlike in other crowded (Bench) FIX salons.

Haircut was P185 + P50 for Ms. Belle and P20 for the assistant na taga-shampoo, taga blow-dry, at taga pagpag ng buhok.

After FW Heights, I walked towards Bellagio and into Boni Ridge but it was too dark to take pics. :(

When I went out of McDo with my Chicken McRice Burger, Net One's sign is already lit.

I waited for a "The Fort Bus" outside McDo kaso puno na lahat ng dumadaan, 6:45 na pero nasa BGC pa rin ako samantalang may class ako ng 7:00pm sa Informatics Galleria. So I walked na lang hanggang malapit dun sa tapat ng Icon Showroom.

How cute! Their lamps are shaped like the footprint of ICON. Genius! :D

Puno pa rin yung mga The Fort Bus so I just waited until meron nang bus na makakasakay ako. Mamaya-maya, merong kotse na tumigil sa tapat naming mga nag-aantay ng bus, tapos dumungaw yung girl na driver at kinausap yung grupo ng mga girls na nag-aantay ng masasakyan, at matapos ang konting usasapan sumakay na yung iba sa kanila, uso pa rin pala yung ganun ngayon, kasi kahit nung wala pa yung BGC, meron na ring mga private cars na nagsasakay eh. Tapos may dumating na school service (kasi may label siya na "[Name of School here] School Service") at biglang nagsakayan yung mga kasama kong naghihintay ng masasakyan, ako na lang ang naiwan tapos sumigaw sakin yung driver "EDSA-Ayala", how stupid of me not to realize na public transpo pala yun kaya sumakay na rin ako. :D P7 lang pamasahe. Nag-MRT na ako hanggang Ortigas at lakad hanggang Galle, ayun, as expected late ako sa school. :colgate:

BCDA, ALI launch new project

The Philippine Star 11/14/2006

The Bases Conversion and Development Authority (BCDA) and Ayala Land Inc. (ALI) recently launched its latest joint venture project - the Serendra retail section dubbed the Piazza.

According to BCDA vice president for business development Aileen Zosa, the Piazza is a 6,400-square-meter mall composed of restaurants, specialty shops and health and beauty centers. It is located at One and Two Serendra and is adjacent to Market Market! Shopping Center.

BCDA expects to generate around P10 million in lease revenues during the first year or at least P250 million in the next 25 years.

BCDA president Narciso Abaya said the lease revenues would be a major boost to the Armed Forces of the Philippines (AFP) Military Modernization Program which gets 50 percent of all BCDA lease income. Abaya said the joint venture project is a success story of public-private partnership.

"It is an indication of Ayala Land’s strong investor confidence in the BCDA," Abaya said.

The Piazza has some 40 shops and restaurants already open and more shops and restaurants are slated to open before the start of the Christmas season to take advantage of the increased consumer spending associated during the yuletide season.

Cynch, thanks on the lot info. Do these numbers have any effect on the structures that will eventually be built upon them? I guess the higher the values, the higher they'll charge for improvements (condos, offices, etc.)

In 2 years time, do you think FBGC will all be completely built? Are there any projected new developments in 2 year's time or the inventory will be non-existent except for re-sales (reason for the queries is a window of opportunity highly likely). Is there a buzz on possibly a next 'BGC", i.e., another masterplan in the works? mulling over long-term strategies here. Thanks. :)

Did you know that the entire Bonifacio Global City (BGC) is 240 hectares (that's almost 600 acres)! As per the new masterplan which was unveiled this year, it will take 20 years to implement the plan.

For the meantime, here are some developments in BGC within the next 2 years:

a) Ayala Land -Serendra 's high rise component
b) Robinson's Land - The Fort Residences will be launched December this year. And knowing Robinson's, they will continue to develop projects here in BGC.
c) G&W Architects - They were successful with the Build-To-Own (BTO) concept. The 5th Tower, The Sapphire Residences, is already 60% sold - 1- 1/2 months after it was launched! Expect more from this group.
d) Net Group (c/o Mr. Charlie Rufin - Expect more Net office buildings to be constructed by this group. This group's niche is the Business Process Outsourcing (BPO) industry.
e) Federal Land - This is the real estate arm of Metro Bank. They will develop the Northern part of BGC which will have residential, office and residential components.
f) Century Properties/Meridien Group - There will be another SOMA Towers (yes, 2 towers!) to be developed by this group.
g) Megaworld - is almost practically finished with Forbestown. (I really don't know if there will be a Bellagio 3 and another building after Forbeswood Parklane). Within the next 2 years, I'm expecting Megaworld to fix the commercial component of Forbestown already. On the other hand, Megaworld is quite active in developing the residential and office component of McKinley Hills, which is outside BGC already.

For the new real estate players in BGC:

a) Golden Forum Land, Inc. - If they are successful in building Seibu Tower, expect more from this group.
b) Winville- This group envisions itself to be a real estate player in the long term. Again, this is dependent on how successful they will be with Chateau De Noble.
c) Xcell Property Ventures, Inc. - The future of this group is dependent on the delivery of The Icon - Towers 1 and 2.

Philtown, the developer of One McKinley Place and Fairways Tower, intends to go into joint venture developments with land owners. I have not heard anything yet about Philtown as far as BGC is concerned.

With all these upcoming developments, a BGC investor can not go wrong!

The remaining space is actually still pretty big for a high-rise if you see it personally, although it's not obvious in the pic.
Next time I'll try to take a pic that highlights the space there, try lang po ha, baka wala kasing magandang angulo na makikita ng matino yung space kasi nga may fence pa siya.

Wow! Boggles the mind! :nuts: It looks like its full speed ahead for the country. I just read about the definite go on the railway systems, the 2nd phase of which will run thru BGC. Great great news!

Yes, the baby boomers do rule; they're not the best savers so one would think they're the best shoppers (hint! hint!) . And they have the most clout in the (U.S) economy and dollars.

What I'd like to see is a 5-star hotel in BGC, that'll put it in the world map, for sure. Of course, it should have modern amenities but I wish it'll have an old Filipino-Spanish heritage ambiance, like the Manila Hotel and not too western-y in style.

But in 2004, I was getting more inquiries from residential investors and before I knew it, bulk of the business came from the residential sector (mostly sales and a few leases). And I've been concentrating in the Bonifacio Global City (BGC) area ever since....

2) No REITs in the Phils.

3) The "Net" company is a private corporation. It is a group headed by businessman Carlos "Charlie" Rufino.

so far, the only structures along 11th avenue is section A... ongoing constructions of the taller sections B & C are all on the Mckinley Parkway side... construction of sections D & E which will be along 11th avenue have not started

With the purchase, ALI’s stake in Fort Bonifacio Development Corp. (FBDC), a joint venture between BLC and the state-run Bases Conversion Development Authority, increased to 20.48 percent from 17.83 percent.

The purchase of additional stake reinforces the Ayala Group’s strong confidence in Bonifacio Global City; which has become a major battleground for real estate developers.

FBDC has earmarked P8 billion over the next 20 years for a grand makeover of the Bonifacio Global City in line with its new masterplan aimed at transforming the former military base into a premier commercial and financial district.

the history's like this:

serendra started out to call the commercial strip within serendra as "the promenade" --which is actually a generic term.

now, to put a name on this commercial strip within serendra, they called it "the piazza at serendra". the term piazza is turkish for promenade, which supported the europeanesqe-ness of serendra.

suddenly, ali acquired fbdc from metropacific, thus gaining control of the whole of bgc, including the rotunda center, or if you will, the "city center", another generic term. so ali, replanned the city center into grids, the middle, being a long pedestrian retail center and the sides being commercial lots for sale.

now while ali's creating the needed pre-launch buzz on the pedestrian retail center, pending its final name, they used another generic term muna, which is "the promenade". they wanted this promenade to be integrated with serendra's commercial strip. they even contemplated on calling the whole integrated commercial strip as "the piazza", so serendra had to change the name of its commercial strip from "the piazza at serendra" into "the shops at serendra". the point of using the generic term "shops" is to make its integration into the city center commercial strip easier.

now, they've come up with a name na for the city center's pedestrial retail strip, which is "high street" (pending actual announcement).

so that's that :-)

i think "the fort" has really always been "the fort square"...

I just noticed all the banners around Fort area today...it says "Bonifacio High Street"...it is funny cause when you stand inside Serendra's retail center, you have a nice straight view of High Street...and at a farther distance, you can see Kensington Place! ...Bonifacio High Street Kensington? hehe!

I think that area is particularly called as the "Bonifacio Triangle", part of the BCDA and Ayala contolled area of BGC.

yes.. the road is still there... a portion of 29th St. is still there and they have replanted the island and sidewalk.. though from the masterplan... that road should have been converted into a park... well.. maybe for the moment the road remains there...

Buti na lang may Gym ang titirahan natin di ba. We'll definitely have to do alot more walking in and around Fort Boni to burn those calories! OK lang din yon since Fort Boni is pedestrian friendly anyway and there are so many things to see as well. Sabi nga ni Greg daming nag-jojog in the morning. Mukha yatang inuumaga umuwi si Greg kakagimik ah! Hehehe...:) :) :)

Hello SSC Friends!

I visited Shops at Serendra today and the area is teeming with activity! All escalators are operational, red poinsettia potted plants are in place, the water fountain on display is working, office professionals are taking their lunch in one of the restaurants, establishments opening/inaugurating their store/shop (I saw one this afternoon), establishments fast tracking their renovations to take advantage of the holiday season..... and me taking pictures while on the look-out for the roving guards! (Parang magnanakaw ba!) :lol:

Parking is still free...but a warning for the car drivers ---please remember the EXACT area/slot where you parked your car, otherwise you'll get lost! (Yes, it happened to me !!!) At the moment, the parking slot numbers are not yet painted on the posts, so you should have a good memory! A warning for the young gentlemen out there... at nakakahiya sa inyong date! :lol:

Expect more shops to open at Shops at Serendra .... Pasko na!!! Yahooo! :banana:

if you mean district 1 & district 2, no, amenities within district 1 are exclusively for district 1 residents' use... same thing goes for amenities within district 2 are exclusively for district 2 residents' use

however, i think the different sections (A, B, C, D & E) within the same district are suppose to share amenities

Yes. the guard told me that I can take pics kung may tao ako na pinipicturan, otherwise, bawal daw!

How do you take pics on stealth-mode? Ako kasi I don't use the viewfinder, basta shoot lang ng shoot, tapos nasa chest-level ko lang yung PDA ko, kunwari parang nagte-text lang. Market! kasi hindi nila makita, na-misplace lang pala! (pwede bang ma-misplace ang kotse? :lol: )

here's a tip: there are lots of stairs (pedestrian exits) going up from the basement parking... so where ever you are parked, just go to the nearest flight of stairs and once you get upstairs take note which restaurants are beside you

those palm trees would flourish soon... since they are newly replanted... it would need less leaves that will demand more water while they have shorter roots....

Out of all the areas I have looked at Fort Bonifacio is an area where I feel will really be the next hot spot. Thanks!

Bakit hindi ka pa ba kontento sa post count mo at gusto mo pang mag-sue para pataasin? The best strategy would be to keep quiet and not draw attention to it...if they ever notice that post count they will fix it and you'll have to start from zero again...:lol:

I will need to check on it again before making arrangements to ship my car just incase the policy changed. I'm not shipping a high priced newer car anyway so hopefully the tax will not cost an arm and a leg regardless of the tax scheme. Mababa na kasi ang book value since mine is a low mileage "classic" (aka "luma") car so I think lalabas pa rin mas mura compared to buying a second hand Toyota Camry/Corolla or Honda Accord/Civic there. Mababa na kasi ang book value since mine is a low mileage "classic" (aka "luma") car so I think lalabas pa rin mas mura compared to buying a second hand Toyota Camry/Corolla or Honda Accord/Civic there. i will most likely make separate shipments, one for the car and another less than container load for the household goods.

most information i see on the internet advise against shipping a vehicle over 5 years old (no reason given). i've also seen duties broken down as follows:

40% tax on the value after allowing for a 10% yearly depreciation; or 40% on the book value determined from using publications such as the kelley blue book
10% VAT (should now be 12%)
Ad Valorem Tax of 15% to 100% depending on engine size

i was just discussing this with laquacherra... does anyone have any news on the squatters right below the ramp going to southbound C-5? i read somewhere (sorry, i'm not too big on sources) that there was some sort of demolition going on a few months ago. but they're still there last time i checked. i imagine that quite a few unit owners at SOMA & Two Serendra will be mighty ticked off to look out their windows if they ever manage to stay there forever. but forget about aesthetics when there's also security issues to consider. who owns that piece of land, btw?

This is our favorite part...di na ito simpleng model unit this is the real thing na...Btw this is the balcony and view of a ground floor unit. 3bedroom regular if I'm not mistaken. The engineer we were talking to mentioned that this is double glazed and heat tempered (?) teka let me verify again I forgot...what happened to milenyo daw was already taken into account kaya what we heard tinibayan na nila yung glass. Looking on your extreme right, there's the access gate (directly leading you the the gardens). Where the yellow hat is.

This is a ground floor unit, I kinda forgot if this was the 2br or the 3br's balcony, facing 11th AVe where the Santana Row-inspired retails shops/the Bonifacio High Street is, and later on you'll notice that all ground floor units are elevated nga from the ground to add privacy. Kasi there's an access gate going directly to the gardens, of course there's a lock but owners can double it, and that gate is a bit higher for security purposes also. What we heard is that there will be roving ASF guards who will be regularly monitoring the gardens just so to make sure no stranger would be going "over-the-bakod" :)

This is the other side naman of that same balcony, on your extreme left that's where the access gate is. I like how they perfected the glass. Mejo may soundproof that once the doors and the windows are closed we're not hearing the construction noise outside. Parang faint sound lang, not at all disturbing. Pag may nag-ingay na bata halos di mapapansin. We kinda tested it noise-wise kasi an officemate shouted while the doors and windows were closed. :)

Hi Sir Ed! We still haven't received any news about the walk through of Two Serendra A, once we receive the emailblasts we'll let you know. ;) I can't wait for Two Serendra A also since most of my personal clients got from there. Would also need to see the comparison. The only major difference about the 2 lang are the sizes, the finishes, and the prices. But in essence, the serene experience is just the same. Ground floor units are also elevated, just not so sure though if they're also providing access gates from the balcony to the gardens, for now we can only speculate.

Hi :wave: Oh yeah. You can just imagine our excitement when we first entered One Serendra A. Funny that the brochures matched the final outcome, which is a good thing by the way. My jaw really dropped on that picture of a balcony and the garden - that was gorgeous na. What more of it's all done? :) Hey one of my clients/buyers will be your neighbor by end of 2008. Does your unit happen to be a corner unit in Section C?

Aww, that was so sweet :) Yeah sorry if it took me so long it's been really crazy with work kasi those months. Right now kasi we're already recommending US loan options e, was able to hook up with a loan consultant in the US. Oh and yeah, Serendra peeps here are just so irresistable ;) will always be sharing news and updates with Serendra since this just happens to be our forte na and we already fell so inlove with it.

I'll be researching some of your q's in the previous posts and threads. Might just need more time for it though :( Will keep everyone posted as always. More so with Two Serendra because, that's where I also started. ;)

Hi Sir Bart! :wave: Yeah that was also one of the frequently asked questions (or rather concerns) everytime we're offering the ground floor ones. The nice part is, we didn't actually hear the construction noise from the outside. Just faint taps because of the quality of the glass. And it's elevated from the ground, then you're surrounded by greens, beatiful landscaping, sarap pa ng hangin. Considering that we're still on the last phases of construction. :) By the way sir is Bernie assisting you na?

regarding Cynch's pix... i think the colored lightbulbs are just a bit tacky for my taste. but that's just me. parang illuminated banderitas ang dating. it's still a nice place to be in at nite though coz i never noticed those lights before.

'Window' is window-shopping, looking lang...Neiman Marcus is very hi-end, like Saks Fifth ..google 'Neiman Marcus Christmas Book'...chk pages 86 to 97 and you'll see what I mean! :nuts:

Love Tolkein, too! Lovable Bilbo Baggins. Saw the Eragon movie last nite. While not the book, it was very good. Yes, let's share..I like all genres, including children's/teens; I think HP is magical, and JK Rowling is the real wizard. For a more adult-like, check out Susanna Clarke's Jonathan Strange & Mr. Norrell (a future movie, too). I'm in adult land currently, involved in NEXT by Michael Crichton (Jurassic Park); how about you?

While hubby reads-up on wood-working mags, I catch up on Forbes and Fortune magazines, People, catch up on Lindsay Lohan, Brad & Angelina, latest buzz on Hollywood trash-land, and travel hide-away magazines, of course.

Hi there, Cynch. Yes, my husband and I bought a unit also. It's in One Serendra, I-C. We'll be going last quarter of 2007 hopefully to view and fix up the place. I'm excited about it, especially after reading all the conversations and looking at all the pictures.

No Barnes and Noble here in the Phils. The other USA-based bookstore I like is Borders (which also doesn't exist in the Phils). I'm banking on "Fully Booked" which will open soon at the Bonifacio High Street to have a wider selection of books and magazines ....

Will keep you posted as soon as "Fully Booked" opens ..... I'm quite excited na.... ha ha ha! :lol:

^^ this is the second time in a week in SSC that some one based the US is asking what "jologs" mean :)

"jologs" is the opposite of being "conyo" (another new term which practically means "sosyal")... usually students & graduates from ateneo or la salle or assumption are branded as "conyo" :)

Yup same thing din during our time: Caf kids, Admin Gals/Guys, Hallway/Podium groups, etc. and of course kaming mga "Barok" who hangout (outside Ateneo) in the neighborhood carinderia and bilyaran after class for a few racks, drinks and fishballs. :) :) :)

When I was touring the model units, I was told that the ceilings will be unfinished and we are responsible for fixing them up and adding our own lighting fixtures.

How do I go about taking care of that? I'll be in the Philippines for only 2 weeks when we accept our unit. Do I have to hire a construction company and electricians myself, or do you think the Ayala mgmt company can help out?

^^ Mariliz, I suggest you also ask your Serendra agent if Ayala can actually do it for you (and how much) or if Ayala has a list of recommended people/company/contractors that can do the work in your Serendra unit. Atleast if it was referred by Ayala you have better peace of mind that the job will be done correctly and timely for they would not want to fall out of their good graces. Of course only just a suggestion. Hope this helps. :)

i don't know of any BUT i do know both cynch & KOYA greg have some experience with regards to decorating & furnishing condos
