as i've said there's always the mc depot (good options for kitchen & bath) for the cheaper items (and even cheaper ones at binondo esp with regards to lighting) if this is acceptable. and if you want to splurge- there's a one-stop section at megamall where they'll be happy to help w/ interior design & furniture. i suggest that you start choosing what look you want and things will get easier bit by bit. keep your ears & eyes open for furniture fairs from local manufacturers as well- prices are knocked way down at these gigs.

Because of my busy schedule, I got an Interior Designer --she's graduating this year pa lang ha ---to do the renovations of my small unit at Kensington Place. Renovating a unit really takes a lot of time and sometimes stressful; I made the right decision of getting someone to supervise the work.
However, for those who have bigger units, I'm recommending Frenjick Quesada. He's young, creative and reasonably priced and he has experience in working with condos and houses.

If you don't mind, do you know what are the going rates of IDs in Manila and what do their services include? I heard fresh graduates can give the most value of your money. I guess it all depends. But any info regarding IDs will help so I can prepare. Thanks in advance!
thomasian January 13th, 2007, 07:19 AM For ID students, the graduating batches usually has an exhibit, which acts as their thesis work. It would be good to visit such exhibits not only to get ideas for renovations, but also to scout for student IDs who does good interior works at a reasonable price.

Back from a long hiatus..family affairs kept me busy but have reached a closure yet kept busier still but this time it's on Manila's coast. Heaven above has taken someone I truly love so he can have peace forever. Thus we are now a-frenzy planning and prepping for a flight home to Manila - spouse and I will be in Manila Jan 12 thru Jan 23.
Please PM me your numbers - cell or others. I will not have time to PM back but will take note of your contact infos and will try my best to hook up. Everything is so sudden and there's so much to do.
Of course we will visit Serendra and hoping we can do a mini-EB.

"For your reference, fees that we charge are within the recommended ranges of the Philippine Institute of Interior Design. as a rule of thumb, we charge P1,000-1,500 (depends on scope of work) per square meter for professional fees with a minimum design fee of P85,000. We charge out of pocket expenses like transpo, parking separately (this usually amount to about P10,000 per project). "
For small units (studio and 1-BR units) -- you can opt for a fresh graduate ID.
For bigger units, I suggest you get the more experienced IDs. (Honestly, don't get the "branded" IDs ---tatagain kayo talaga ng mga yun. There are those who are talented and creative and yet their fees are reasonably priced.)
Grabe, with all these expenses, I think I will use "banig" and Monobloc plastic chairs and tables! For the cabinets, I'll use the plastic ones sold at Shoemart (I think the brand is Orocan!). I wanna buy there but if I won't stay there to enjoy the gracious living and ambience, sayang lang. It's really geared more for retired or returning expats and the 'can afford' in the Philippines.

$125,000 can not get you anything in areas like LA, NY, SF or any major cities in the U.S. Comparable units in LA at a nice location cost more than $600K and more in NY and SF.

One thing with Serendra...there is a building facing Market Market...and of course..with the sounds of the restaurants right across..I mean they play loud music every nite..how can they sleep?
Plus..one building facing the entry to C5...grabe usok dun and noise of the traffic....then..the building near the restaurants...they play loud music as well at night....I mean..older people will not live there with their noise...siguro mga yuppies who loves to party every nite....yun ang market...

I think he's talking about the shows they have at the front of Market Market. I met up with my broker there one time and there was a stage set up for some sort of variety show.

this is good news, hopefully kept that way. perhaps Ayala learned from their Greenbelt 2 experience when people occupying Residences compained about the noise coming from the fine dine restos at the ground floor.

Gaudi's- hyped up to have the best steaks in town. i'm not a big steak eater so we opted for the paella instead. i think they're supposed to serve catalan dishes. the paella wasn't the best and the tapas had too much bread. not too happy during my time there.
Mezza Luna - hoity toity place with hoity toity prices. nice spot for dates, too much for a casual one though. italian sounding name but dishes are more like influenced by the french. but!!! great food. i never thought i'd ever dig foie gras before i tried the place out.
Fez - my fave serendra resto as of the moment. mediterranean food. but maybe i liked it very much just coz i was really hungry that time.
Tatami - japanese. booo...
Thai At Silk - nice place to people watch actually. the food was well... i thought Dusit Thani (a fast food joint) had better tasting thai food.
Larry's Cafe - try the tinola martini and hate me forever. but all in all... not bad. i had the burger and samosas (so i have no idea what their schtick is). burger was ok, samosas weren't samosas (more like potato empanada).
Polu Kai - hawaiian supposedly. very much like TGIFriday's with more pineapples. not bad.
Sonja's - uber sweet cupcakes. overpriced but they look pretty and also packed in pretty boxes. not a bad place to mess up a diet plan.
Miss Desserts - a must try. best cheescake. they weren't lying.

I am not speculating because I am there almost every night. I had my birthday at FEz bar and yes they play loud music..
The building facing market2..is fronting Gerry's grill..and yes..they also play loud music at night...together with the other restaurant in that area.

@Edmundtanso, you're welcome comrade! Nice unit/location --- open area. As a friendly advice, check ( have it done) the attic insulation; it may not be enough. Sereneda uses fiberglass batts or rolls for insulation but it's just the 41/2" thick only if I'm not mistaken. Since you're on the uppermost level, you're absorbing all the heat. Again, this is just a friendly suggestion if you want to save on cooling bills. Regards!

laquacherra February 2nd, 2007, 04:40 AM that's weird... 'coz i'm at the shops at serendra practically every week and so far i have no issues regarding the kind of loud noise you mentioned... i've stayed on until about 10:30 - 11pm.
i don't frequent market market so i don't know how noisy it gets over there but as far as shops at serendra is concerned, so far i've no complaints. also, from my observation, any noise in the mckinley parkway area between serendra and market market only come from the passing vehicles.
we were at Greg's (aka fbgcxxxx) Bamboo Lounge last night (along 32nd street)... they play very loud music at the lounge BUT right outside the place it's really quiet. they keep the doors close and i guess there's soundproofing. considering Bamboo Lounge is in one of the older structures i think the newer ones are AT LEAST at par

Gerry's Grill, on the other hand, is basically a tamed down version of a beer garden. i don't remember that place playing really loud music. no memory of off key karaoke singing either. i wouldn't describe the sounds they make as "noise". just that buzz of people having a good time, i guess. but worst case scenario- residents sue for "disturbing the peace" and everyone will be happy eventually.

Very hard to answer your question! Your taste might be different from mine! ha ha ha!
Everything is really dependent on the quality of appliances. An LCD TV will cost more than a mini-TV (ie, the one installed in the FX taxis here in Manila!). Baka naman, you want a home theater installed pa? :)

@Edmundtanso, if the ceilings were of concrete and overlaid with even only 4-1/2" fiberglass insulation or 3/4' thick insulfoam, then it would be okay. It's worth looking into this 'coz electricity, with the recent incresaes, in the Phils. is as costly as the US, if not more. Regards!

6th isn't the topmost of section A... 7th is the topmost for MOST of section A of one serendra. check out these section A floor plans

crez February 14th, 2007, 11:00 AM thanks to all those who posted pictures, i should have visited the place when i was there last December.
the thing i dont get is the "no photographing rule", a shopping centre is a public space even if its privately owned, not to mention you are actually showcasing their business (for free!)
and have not shown anything negative about those shots. i too was asked "politely" too not to take pics when i was at Shangrila Mall, i was just after their high ceiling and its decor, and the same deal with Mall Of Asia.
it makes me think security personnel react differently when they see someone with an SLR camera or someone with a camera phone, not knowing perhaps that anyone can do anything devious whether he or she has a camera or a photographic memory.
anyway, keep shooting (pictures) folks. :)

Hello! Sorry, I don't have a good gut feel of rental rates of houses in the area.
The nice and big houses in Forbes Park and Dasmarinas Village are rented out at Php 130-150k/month. But houses in McKinley Hills, at this point, I have difficulty projecting the rates there ---since it's a very new area.

Furnished 1-BR, 80 sqm unit, that will be about Php 60-70k/month. That's the going rate at One McKinley Place (1-BR, 76 sqm). This is also the same rental rate that is being quoted for a 1-BR furnished unit at The Shang Grand Tower in Makati.
It's very important on the part of the landlords also to be flexible, because again, you're competing with other units in the area. So, supply and demand plays an important role in setting rental rates.
I've seen landlords who have drastically reduced rental rates just to have to their unit leased ASAP ---which is beyond everybody's control.... it really happens.
Also, it does NOT mean that if you can command the above-mentioned rates for a 1-BR in Serendra or One McKinley, you can also command the same in Forbeswood Heights - that's a different category already.

Just wondering if it's better to invest in a big cut unit or several smaller cut units instead given the same price/budget. Curious lang naman which is a better strategy. Thanks! :)

1) Renting out condo units
It really depends which target market you have in mind.
If you're targetting expats (foreign managers of multinational companies assigned in the Phils who have generous housing allowances, consultants of ADB and World Bank) ---I'm recommending the 2-BR and 3-BR units.
If you're targetting a foreign business executive who has to do some business here in Manila (for short term , say 6 mos or a year)--1-BR will be fine for short term rentals.
It also boils down to timing. Swerte, swerte din....
2) Developments with view of Manila Golf
If a condo is nicely furnished, plus you have a view of Manila Golf Course --- of course, you can command a nice rate for that.
TIP: Presentation of a condo unit plays a very important role here. If it's tastefully furnished, you can easily rent it out.
For unit owners, if your intention is to rent out your unit (semi-furnished or fully furnished), I highly recommend that you get an Interior Designer (ID) . Honestly, the look of your unit will be more modern and more polished. It's really worth it. You just have to get an ID whose fee is reasonable. :-)
I've seen condos with a nice golf view (say Boni Ridge) but the furniture are not nice , gosh, it takes so long before they are rented out.

I have the furniture taken cared off (I'm shipping mine back there) though I was contemplating whether to do interior reno/upgrade work on my unit or not (just save the money) but after reading your post looks like I will be spending some money after all. And better na din I do it earlier than later atleast this way I'll get to enjoy the upgrades first should I decide to rent out my unit later down the line. Guess gotta start saving now! :)

the turnover dates posted by realtor_manila are for One Serendra... i believe Two Serendra turnover dates are at least one quarter later than One Serendra's (of the same section)

i posted earlier on this thread that i was told turnover of one serendra section a begins during the week of mar 5 -9. i've been away on vacation and just goty back tonight. i'm planning to call ayala tomorrow.

To summarize : You'll receive a notice of turnover from your Developer.
Afterwards, you'll schedule a unit "walk-through/punchlisting." Repairs, if any, will be done after the "walk-through".
Another "walk-through" will be done to check if the repairs were made.
Last step is "Acceptance of the unit" by the client.
Tip: If your unit turnover is past due, call the Developer or your broker/agent.

Everytime you go through a turn over, you have to do a walkthrough. Just as if you buy a house here in the states. You have to go through a walkthrough to find minor/some major defects that the builder may have missed.

I've done 2 of them already--2 pre-walkthroughs (no walls--skeleton) and 2 final walktroughs. Based on these experiences, most of the construction defects I'd seen were minor--e.g. touch-up paint here and there; commode seat had chips; cabinet door handles needed to be tightened, etc. The "fix" were mostly complete in half-a-day... I'm not familiar about the "normal" construction defects in the Phil. found during the final inspection, so can someone please enlighten me on this topic? Thanks.

Dvorak March 13th, 2007, 07:25 AM some of these 'defects' could be major ones.. like concrete wall / ceiling needs major fixing (bukol bukol).. bathroom tiles needs to be removed and re done (if water stays in one area and doesn't go to drain).. windows needs replacement, door needs repair, touch up painting (at boni ridge pinapunturahan namin ulit).. kitchen cabinets not align.. cracks on tiles, toilets, etc... faucet replacement.. wooden floors not align.. bedroom cabinets not aligned.. and a lot more..
so basically you have to take a camera with you.. some masking tape and a red pentelpen.. put masking tape on the areas you want repaired then take a picture.. then make sure it has been fixed when you come back.. usually repairs / fix takes 2 weeks to 1 month (or more!).. depending on how persistent you are.. it is advisable that you have someone there every other day.. just to check that they are doing the repair properly..
yung iba kasi.. nag papa interior (fitout) so hindi na nila masyadong binubusisi yung turnover.. they just take their designer and the designer na lang magsasabi kung kailangan ayusin.. pag nag pa interior kasi.. sagot na nang nag interior yung finishing.. so hindi na masyadong binubusisi pag turnover.. ngayon kung di ka papa interior.. at finished naman yung turnover nang unit.. dapat busisiin mo talaga..

I don't have exact dates regarding when they will send the notices. It is best to get in touch with your agent/Developer; make them aware that you're already anticipating the unit turnover. In the vernacular. "magparinig ka na / magparamdam ka na"! :)

FORT Bonifacio Development Corp. (FBDC), developer of the cosmopolitan Bonifacio Global City (BGC) in Taguig, expects gross revenues to increase by 39 percent this year to P2.5 billion versus P1.8 billion it posted in 2006.
In a press briefing Monday, FBDC head for commercial operations Aniceto V. Bisnar said the projected growth in revenues will still be boosted by land sales and leases from office and retail locators.
The properties that will be sold this year will depend on the demand. We always do selective selling. But since we came in April 2003, we have sold 80 lots already or about 122,000 square meters, he told reporters.
FBDCs approach is not to entirely sell the lots within BGC but also reserve strategic properties for lease. Among its tenants include HSBC and St. Lukes Hospital, construction of which is up for completion in 2009.
Four local and foreign hotel operators have also signified interest to put up hotels within BGC, according to Bisnar.
They are still studying the areas. These can be done either through sale or lease of the lots, he explained.
At present, lots located at the center of BGC are priced at P145,000 to P185,000 per square meter.
FBDC is spending P1.8 billion this year to continuously develop BGC.
Bisnar said the cost will be funded by land sales and recurring revenues from retail and office rentals.
FBDC, a partnership between Bonifacio Land Corp. (BLC) and the Bases Conversion Development Authority (BCDA), is allocating P8 billion for planned development works in BGC. BLCs major shareholders are Ayala Land Inc., and Evergreen Holdings Inc. of the Campos family.
The 240-hectare BGC is divided into four segments: the City Center, E-Square, Bonifacio South and Bonifacio Triangle.
City Center serves as a strong anchor within BGC with retail, office, civic and social activities. This month, FBDC is launching the Bonifacio High Street, a novel retail and office center, with a gross leasable area of 20,000 sqm.
Bisnar said the Bonifacio High Street is expected to further prime lot sales in BGC and accelerate the emergence of critical mass.
With more new shops opening in the retail area, we expect an increase in vehicular and pedestrian traffic. This increased awareness and interest will translate to a greater predisposition to buying property here, whether individual condominium units or commercial lots for development, he said.
Meanwhile, both E-Square and Bonifacio South are dedicated for residential and mixed-used developments while Bonifacio Triangle will be for mixed-use purposes.

Please do not misconstrue my statement and be offended. Yeah! It's like looking at pretty girls with just the right amount of makeup. With regards to the wide green-grassed lawn, think of global warming and the effect of heat to the surroundings. Imagine if this area were all concrete and how hot it could get? It's looks like there would be more shrubs planted here. Good day!

Hi ProjM! :wave: How are you? If I may add and judging from experience with condo unit turnover/delivery of The Columns Ayala Ave., AyalaLand does not turn over the unit with major repairs/tears on the unit. You are usually informed (Customer Service and APMC usually calls you or sends you a letter) about the necessary work to be done if there are major repairs that need to be done. If you may want to see what those are, these are part of the punchlisting/walkthrough's. But for minor scratches, they are already labeled (with masking tapes usually) if some repainting needs to be done, or if there's a minor tear or scratch, or if the pain chipped off, something like that. We impose strict quality standards that's why we don't usually turn over units major defects. Kasi what happens before turnover is that, we hire third party consultants/inspectors pa to check and make sure that all the units are in perfect working condition (plumbing as in no leaks, water supply ok, electricity wiring ok, workmanship ok, finishes in high quality, etc.) so in that stage, APMC already marks off and labels what needs to be re-done, and show that to the buyers come punchlisting.
With AYala turnovers/deliveries pa you also get a Homeowner's Manual (containing directories, important info on interior designers, appliance shops, furniture shops, general info on your unit and how to's, concierge services and what they offer, etc.) plus discount coupons pa as bonuses on shopping for furniture and appliances. For the discount coupons I'm hoping they provide kasi that's what they did with The Columns Ayala Ave.
By the way, for all our One Serendra unit owners, we just got news that you can now have the option of getting your unit furnished. Shempre with extra charge. Will just get back to you on the details and if One Serendra Section A owners can still avail of it.

I wanted to know how the finish will be applied such as the bathroom tiles on the wall, if it will be installed all the way to the ceiling or not. The model units show what the designer put together.

They even interviewed Mr. Tony Ayala while the celebration was going on. Was this recent or an old clip/footage? The mall is looking really good. :) :) :)

If I may add and judging from experience with condo unit turnover/delivery of The Columns Ayala Ave., AyalaLand does not turn over the unit with major repairs/tears on the unit. You are usually informed (Customer Service and APMC usually calls you or sends you a letter) about the necessary work to be done if there are major repairs that need to be done. If you may want to see what those are, these are part of the punchlisting/walkthrough's. But for minor scratches, they are already labeled (with masking tapes usually) if some repainting needs to be done, or if there's a minor tear or scratch, or if the pain chipped off, something like that. We impose strict quality standards that's why we don't usually turn over units major defects. Kasi what happens before turnover is that, we hire third party consultants/inspectors pa to check and make sure that all the units are in perfect working condition (plumbing as in no leaks, water supply ok, electricity wiring ok, workmanship ok, finishes in high quality, etc.) so in that stage, APMC already marks off and labels what needs to be re-done, and show that to the buyers come punchlisting.
With AYala turnovers/deliveries pa you also get a Homeowner's Manual (containing directories, important info on interior designers, appliance shops, furniture shops, general info on your unit and how to's, concierge services and what they offer, etc.) plus discount coupons pa as bonuses on shopping for furniture and appliances. For the discount coupons I'm hoping they provide kasi that's what they did with The Columns Ayala Ave.
By the way, for all our One Serendra unit owners, we just got news that you can now have the option of getting your unit furnished. Shempre with extra charge. Will just get back to you on the details and if One Serendra Section A owners can still avail of it.

With over 100 outlets -- many of which are already open -- Bonifacio High Street is already a haven for shoppers and foodies who delight in good finds.
Bonifacio High Street's vibrance does not come merely from its mix of stores but also from a string of other experiences. To wit: a park that is almost a kilometer long and as wide as Ayala Avenue bordered by shops on either side; engaging art work amid the greenery; as well as the unique synergy offered by offices on top of the shops.

The 85 sqm. store dedicated to the premium rubber-slippers line from Brazil has been doing good sales despite the fact that many of its neighboring outlets have not yet opened their doors.
The store carries 100 styles of Havaianas with new models being introduced every quarter particularly for collectors who are willing to line up for the latest styles and variations. It is also incidentally the largest Havaianas outlet in the globe.
She said that the accessibility of Bonifacio High Street to most of the major cities of Metro Manila also make it an ideal launch pad for new stores just establishing their presence in the Philippines such as Mizuno and Krispy Kreme.
It is also an ideal site for the showcase outlets of brands such as Speedo and Hobbes and Landes which have located their biggest stores in the area. Nike will soon be launching its largest outlet there.
Linked directly to the major thoroughfares of EDSA and the C-5 highway, Binofacio High Street can easily be reached by upscale residents from Quezon City, the Makati as well as the Ortigas business districts. MANILA, Philippines -- THE AYALA Group will be putting up a science museum at the Bonifacio Global City, to bring to it a measure of art and culture.
Officials said during the launch of Bonifacio High Street late last week that the science museum, which is still in the early planning stages, will be located across the group's upscale Bonifacio High Street development--a kilometer-long strip of chic shops and restaurants a stone's throw away from The Fort and Market! Market!
Ayala Land Inc. chair Fernando Zobel de Ayala said the science museum will cater to children and promises to be "experimental, exploratory and very interactive."
"What we want is to give (the children) a whole new experience," Ayala Land president Jaime Ayala said. "In any great city, you have different elements. In the Philippines, we feel that there ought to be more museums, or structures that cater to arts and sciences, which are all marks of a great city."
True to its promise to shoppers of the Fort Bonifacio Global City, the Ayala-controlled Fort Bonifacio Development Corp. launched last week Bonifacio High Street, a 36-hectare sprawl of green landscape that encompasses Ayala Land's residential project Serendra and Third Avenue.
The concept of Bonifacio High Street is comparable to leisurely stroll in trendy Soho in New York, Lincoln Road in Miami, Santana Row in San Jose, Third Street Promenade in Sta. Monica, Rodeo Drive and The Grove in Los Angeles.
Stunning sculptures made by acclaimed Filipino artists Reg Yuson, Conrado Velasco and Ronald Achacoso punctuate the boulevard's unique ambiance.
FBDC earlier said that as much as P8 billion will be spent on Bonifacio Global City over the next five years.
Ayala Land Inc. and Evergreen Holdings of the Campos group acquired majority of Bonifacio Land Corp. from Metro Pacific in 2003 and are now the partners of the government in FBDC.
Under the new plan, more than a hundred buildings will rise in the area, some of which are in the planning stage or under construction.
This will include 159,000 sq.m. of office space, a million square meters of residential space, 305,000 sq.m. of commercial and retail space and 212,000 sq.m. for institutional locators like schools and hospitals.

High Street in Australia is another place mentioned as inspiration. Let's hope Fort Boni's social and lifestyle center comes close to all these places mentioned. shufatid March 30th, 2007, 08:15 PM ^^ I agree with both posts above. Actually, the place reminds me so much of Soho in NYC, except for the lack of 'artsy-fartsy atmosphere'. In that sense, medio kulang pa, pero let's hope that the High Street will attract more artists -- writers, painters, etc. -- by offering a great, inspiring ambiance. I believe it's getting there, especially with the rise of museums such as the one described above.

Serendra and High Street at Fort Bonifacio look promising indeed but I still prefer Greenbelt, even my American roomate preferred Greenbelt and we definitely like the Museum Cafe fronting Ayala Museum.:)

depends which part of SoHo you're referring to -- is it the southern end of the neighbourhood or the northern half of it? like what i said above, kulang yung artsy-fartsy ambience, since it is not yet a haven for artists, so High Street is definitely unlike the southern part of SoHo. but the cafe culture, high end boutiques and restaurants are already there... of course it will pale in comparison with SoHo since it's still in infancy, and it needs to attract artists to live or build their studios there, since that what defines SoHo, no? one way of doing this is by offering loft residences, because the natural light it offers will be beneficial to artists.

One Serendra's mid-rise component is already pegged at Php 100k/sqm (ie, the most expensive unit). With the launching of this high -rise component, I believe the price of the units at the higher floors will be above Php 100k/sqm already! Grabe! :nuts:
With Two Serendra, I'm expecting a higher density condo (ie, number of units per floor) in order to reduce the price/sqm. Let's see... The pricing structure for these projects will be very interesting....

Believe it or not, when my unit in another condo was turned over to me, I was not physically present! I outsourced that task to another person who is very objective and I made a good decision of doing so.

Community Innovations (Two Serendra, Columns) targets the upper-middle income bracket and the so called "upwardly mobile professionals and young achievers". Unit sizes are generally smaller than those of ALP which makes them more affordable i guess but i doubt there's much difference in terms of payment schemes

So 2 of these buildings will be Ayala Land pala. Para lang kasi the first 3 buildings in the pic could be Community Innovations as it seems they have shared ammenities (pool) while the farthest and tallest one seems to have its own pool to itself which I assumed will be Ayala Land. Hindi pala. :)

Here is Section C of One Serendra. At the right side of the picture (where the GI sheets are), the high-rise component will be built there.
The 2 (twin) towers that you see at the left side of the picture are The South of Market (SOMA). Two Serendra's high rise component will be built near that area. (So magkabilaan ang high-rise components).

Ilocos empanada, bibingka, shawarma, halo-halo, and lots of food for pasalubong - Cornik, puto seko, suman, buro ng talangka, pili nuts, bukayo, panucha .... Nagugutom na ako (Translation: I'm hungry already!)

Or to look at it another way....if you like the concert performer you have your own private balcony to watch the concert.
