This is Tatas first venture in real estate in WB and hope everything goes well this time. Total land Tata housing has got is 50 acres and that includes residential, commercial etc..

I am not sure whether the constuction has began or not, but they have plans to complete the project by 2012. Problem related to land aquisition will not hamper this project as they have already alloted their land in Rajarhat.

Tata Housing Development Corporation is likely to have a soft launch of Phase I Eden Court, its integrated township spread over 50 acre at Rajarhat near Kolkata, West Bengal on 01 May 2009, while the construction will begin by end-May 2009.

The residential complex is likely to be spread over five acre and will have three towers with two and three bedroom apartments. Two of these towers will have G+18 floors. Tata Housing has acquired land for the project from the West Bengal Infrastructure Development Corporation, the nodal agency for allotting land in New Town, Rajarhat.

Shapoorji Pallonji & Co are the contractors for the project which is slated to be completed by 2011.

^^it seems there's a huge demand for TATA housing, which is ofcrse a gr8 nwz..bt few dys ago only i got a mail which suggested the launch of their 3rd tower..but now being increased to 5...only thing of concern is where will they fit in the other two towers after keeping 60% open space which is a mandatory?

Here are some updates -
There was some last minute agitation by some farmers over land and that delayed the project. Tata Housing has moved their construction to the front of the alloted land, which was identified for commercial purposes. The size of the project went from 5 acres to 8 acres, so thats how 2 more towers are coming in. The plan layout has been changed, but for Towers 1 2 and 3, the relative orientation is more or less same, so my South facing flat still faces south :righton:.

This change means that the price has also gone up by Rs. 100 per SqFt.:ohno:

Construction has started, but it will be great if someone goes and really sees whats going on. The allotment letters are already sent to all the ppl. Here is the latest elevation.

I dont have any official documentaion. When my family visited the site the ppl there had mentioned there is no downpayment plan option. Also in the documentation sent to me there was no such option mentioned.

Has anyone received any additional documentation after the allotment letters for Phase 1 apartments?

I just paid my 1st installment last week so wanted to check as I didnt receive any other documentation. Again hoping there is some progress with construction and they dont keep waiting for PRIMO to get filled up first.

Does this Edin Court has Didi's approval ? Or she might try to creat another Singur while construction will be going on!

Anything is possible!! Which means am throwing my money down the tube with this investment!:ohno:

I like your positive thought process but it is because of that name that a lot of us invested and its been over 1.5 yrs without as much as a brick being layed while the deadlines for payments are being strictly followed. Too late for me to back out now, I know it will get completed , when I do not know. Also, it might not be the worst thing considering the part of Rajarhat where is complex is currently being built and the infrastructure in that area!

Visited yesterday, work is in full swing. Outer concrete construction of 1st floor in non-primo towers is almost complete. Piling is on for Primo towers :)

OK..received the agreement copy (non primo tower B) yesterday..now they have goofed up the amenities mentioned in annexure E..they donot match with the earlier commitments....not sure whats goin on......!!! anyone ...who can throw some light on this?

@adakshi : the amenities that comes with the flat as mentioned in their website has been scaled down in the agreement..i dropped them a mail and got a reply that the senior mgmt will get back to me...I dont understand why a brand like the tatas do such things that too in their first project in eastern india...the amenities mentioned hardly comes to INR 20k per flat ... I just hope the construction is over by the committed timeline.

Hello Anirban, I booked a flat in Primo tower, I didn't get allotment yet. If you could be specific about the discrepancy that you found. If you need, PM me at ayan.dakshi@gmail.com. I visit their site office once a month and can and definitely speak with them. By the way I do work in one of the TATA group of companies, not for TATA housing though :) and I don't expect any discrepancy at least from TATAs. Otherwise who else we can trust

No. the pics are still there. But sometimes imageshacklinks are confusing.

I have converted them to URLs. What you have to do is click each url. This will bring up the picture page. Next click Embed Image on right side. Then choose the forum option text. Cut and paste that.

This usually happens when you load several pictures at one go.

I dont really know :). I currently reside in the US, so most info I get are from the website and when someone updates info on the forum and from family when they visit. But I am hoping the infrastructure around the area is ready to use when phase 1 is complete later next year.

I hope infrastructure will be in place by end of phase 1. I heard they are going to dismantle their site office and construct retail zone there.

Here is the excerpt: TATA housing got 50 acres of land in Rajarhat at a nominal price to promote housing complex. This, as per 'Pratidin', is to make up the loss that TATA had incurred in Singur.

Can anyone shed any light on this topic. I am eager to know more. I heard that TATA got land at a remote area and later they shifted to this CBD, by paying a premium. Now this 50 acre in question is in that remote area or where the actual construction is in? Current construction is on 8 acre, where is the rest of the 42 acres? The Pratidin news says that the new Government will publish the Singur papers today. It looks like the new Govt has backed off from doing that for now as it is examining legal issues (the Calcutta High Court had prevented the previous govt from publishiing it). So the Pratidin despite being part and parcel of TMC didn't know that the govt would suddenly backtrack. We will have to see what safai it sings today!

It remains to be seen if the New Govt will order yet another "investigation" into dealings between the previous Govt and the Tata Group. Why not just set up one big committee to look into all allegations headed by a retired Supreme Court judge and legal folks who have no connection to either political front.

Note: It is alleged that Pratidin has been alloted "land" illegally by the TMC/KMC. (The owner of Pratidin is also a TMC Rajyasabha Member.).

Visited the site today. The site office is going to be dismantled soon. It has moved to 1st floor of Primo A tower. At least I have seen split AC outdoor units outside 1st floor and window panes in all windows. This leads me to believe that they will start constructing the retail zone soon. :banana:

Also noticed exterior plastering work has started for non-primo towers. Good pace. No idea about interior work though. Great progress overall :)

Visited the site on 16 Nov. Talked to the guys there and saw work being done.

Phase I - Interior basic work is already complete. They are testing paint swatches as well. Most of the external plastering already done. Only minor work is left and then painting will start.

Expect that in Dec - Jan timeframe, they will allow ppl to visit and see inside the flats.

Primo - Work on in full pace. Both towers are going to be completed in another 2-3 months

Work on clubhouse already well under way. Swimming pool and covered area the basic work is already complete

Front side shopping complex foundation excavation is on. Till now, no real plan is final for this. Looks like the work will start only in another month or so.

Since we have had quite a few pic posts about the exterior here are some interior pics taken from www.edencourt.in. These are from the non primo towers

I visited the site during the last week of Dec. The sales guy there told us that customers would be allowed inside the model flat that they are setting up from Jan 1st week and possession is targeted for the first 3 towers by June. Also they dont expect anything other than the 3 towers to be delivered by that date, as in no pool, landscaping etc.

1. Work on the interiors of towers A,B and C are continuing. They have started finishing from top floor and are coming down. As of today, if you want to see, they have prepared flats 1A to 1D to show the various layouts.
2. Additional to what was already provided as the standard fittings, they are putting a water purifier outlet and fire detector and sprinkler in the living room and kitchen. Lots of electrical points are there
3. Construction for the landscaped areas is on
4. Clubhouse structure is ready. Brickwork will start soon
5. They have launched the front retail area and basement is ready. The retail area will be G+2, called Centrus (http://www.centrusmall.co.in). There is a plan for a 25K sq ft single retail space for a supermarket.
6. Primo towers are reaching G+16 and G+14.
7. Between tower B and C, there is a 1 story structure. Its a water reservior and is visible in the schematic top right corner.

If you want to see the flat, you need to go to the site on SUNDAYS only, between 11 AM to 3 PM.

Has anyone in this forum who owns a flat in one of the 3 phase 1 towers received any intimation about when the final installment towards the flat is needed?

As per the edencourt website the possessions will begin in June, which is about a month away so I was hoping TATA would give some reasonable amount of time for us to pay that final amount. I had asked this question via an email to TATA and had gotten a response saying that they would give about a month's notice and the payment required would be one final amount (expect it to be quite a large one as there will be various things incorporated into the final cost).

I am currently out of India and need to send a power of attorney(PoA) to my parents for possession of the apartment.

Does anyone have a sample PoA which could be used for possession.

Also, can the PoA be drafted on a plain paper and notarized by a notary public in US? Do we need to have the attestation from the consulate as well.

They have asked to make an appt with either Tapan Das (66223900) or Debrina (64994451) and do an inspection. They want to have 3 days notice and inspection is possible on on weekends. Sunday visits are suspended.

I have not yet made my visit. And Monish is right, they added 11 Sq ft to my flat and that pushed up my flat price by almost 34K

I need to make the payment before 45 days from notice received date. And thereafter, need to complete the possession within a month from making the payment.

As Uttiya has mentioned...we need to call them 3 days in advance before planning a visit for possession.

Even Tatas have resorted to adding square feets after the completion of construction. I wonder if any builder has ever given a notice for reducing the super built up after completion because if it is so difficult to accurately construct the promised super built ups, then the error must be both ways.

I just received the demand letter. They have demanded more than 2.3 lacs for the electricity connection charges! Did anyone receive any explaination from Tata Housing? Your comments please...

You are right. I received some similar emails from prospective residents. Surprised to hear about such mismanagement from reputed builders like TATA.

Not only is the apartment complex not ready ...it seems they have demanded extra money than what was mentioned in the agreement.

Also, they were supposed to pay the occupants penalty if the apartment was not handed over in time. That might have rushed them to handover flats in incomplete condition.

The first 3 towers are complete & occupied as well. The Twin Primo towers are not & getting finishing touches. Also the retails block "Centrum" is U/C. In another 6 months this project will be fully done.
