Sky Harbor May 24th, 2009, 05:39 AM ^^ Speaking of bans on vehicles, perhaps we can impose Singapore's system of car regulation. In the Philippine case, this would be as follows:
* Persons purchasing motor vehicles (whether old or new) for private consumption must first receive a Certificate of Entitlement from the LTO. The CoE will be valid for ten years (15 years outside the twelve metropolitan areas of the Philippines), and a new CoE must be obtained after such. Vehicles purchased under an expired CoE may be rolled over to the new CoE. However, when applying for the third CoE, you must be in possession of a different vehicle. CoEs are issued by LTO region and are non-transferable, and one can only get a CoE in his/her primary residence.
* Multiple CoEs are allowed, but vehicles purchased under a different CoE may not be rolled over to an unrelated CoE (this means that if you have two cars [car A and car B] which have different CoEs, when car B expires and must be disposed of pending the issuance of a new CoE, you cannot use car A to circumvent the regulation on the purchase of a new vehicle in order to get a new CoE for car B).
* All second-hand vehicles sold must be made no earlier than 1995 beginning 2010. This will progressively move one year every year (meaning second-hand cars sold in 2011 must be made no earlier than 1996, and so on). This provision will not apply to vehicles that are sold to provincial consumers.
* All vehicles must have an LTO-issued license plate. Cars without license plates shall be impounded on sight and will be released only when a license plate is obtained. Vehicles must be brought to the LTO for reissuance of plates, and license plate stickers will not be issued to those who did not bring their vehicles.
* All public utility vehicles must be no older than fifteen years old (eight for non-aircon jeeps), subject to an annual audit by the LTO and LTFRB. PUVs which are older than fifteen years old shall have their license plates canceled and confiscated by the LTO. PUV operators shall have a "consolidated certificate of entitlement", wherein all vehicles are registered under a single CoE. Vehicles which are no longer entitled to be covered under the consolidated CoE will be struck off the record during the annual audit, along with the other measures listed above. Vehicles which continue to operate without certification shall be considered colorum.
* Disposed vehicles may be sold to provincial consumers at knock-down prices, provided that they obtain a CoE. Persons from metropolitan areas will be banned from purchasing said vehicles, since their CoEs prohibit them from purchasing vehicles more than fifteen years old.

this is highly dubious....tourists do not speak tagalog..the destinations of the jeepney are vague...the price and pasa pasa method of payment is obscure and the para na o dito na method is unique...did you mean pinoy tourist?

para na dito na method is also practiced in taxis no?:D

You'd be surprised at the number of whites who make an effort to learn the language, specifically Europeans. I remember going to a Starbucks once, and the Frenchman in front of me was speaking polished Tagalog. Granted, not all foreigners may speak the language (Americans, I'm looking at you now) but the 'jeepney experience', I imagine, 'transcends' boundaries. Besides, there are always the other passengers to lend a helping hand.

If you think the city hall has done anything good, i think they're good at dole-outs and you could expect all transactions/contracts are lined with corruption. With their tax revenues here, he should have done much more. For me dapat lang na may ibigay sila na mga ganyan. He does not have genuine governance and development program for Makati. In a report to the Department of Foreign Affairs, Philippine Ambassador to Switzerland Maria Theresa Lazaro said the hotel project was discussed during her meeting with Jean Gabriel Peres, president and chief executive officer of Mövenpick, at the company’s headquarters in Zurich.
With a Bahraini conglomerate as a major investor, Mövenpick targets to construct the Philippine hotel between 2012 and 2013. It will be located in Makati City.
Mövenpick Hotels & Resorts is an upscale hotel management company with 12,000 employees. It is represented through over 90 hotels operating or under construction in 26 countries concentrated in its core markets of Europe, Africa, the Middle East and Asia.
The international hotel group, with roots in Switzerland, is currently expanding and aims to increase its hotel portfolio to 100 by the year 2010.
Aside from the hotel, Peres also expressed interest in identifying resort hotels in other parts of the Philippines to widen the company’s hotel network.
Mövenpick has also shown keen interest in the business process outsourcing (BPO) industry of the Philippines.
The hotel group is owned by Mövenpick Holding (66.7 percent) and the Kingdom Group (33.3 percent). It has three hotels in Asia located in Phuket, Thailand and Ho Chi Minh City and Hanoi, Vietnam.

adverg May 30th, 2009, 04:06 AM As far as I can see, this is not a cheap finishing, I am not sure whether that one inside is all alum. cladding or just spray painted timber panels, even timber panels in spray paint or duco finish is expensive also.. With this environment, they have to point out one focal wall to be highlighted to eliminate the bare feeling of the environment. Like the tall wall near the escalators, maybe they high light it with some finishing to feel that view is not to bare.

sloanesquare May 30th, 2009, 12:39 PM why did this major renovation happen? competition from st lukes fort and of course the reality that the doctors running it did not have a clue and it was only a matter of time before they lost the hospital due to losses....competition always makes us consumers the winner...asian hospital was too far to be a threat otherwise this renovation would have happened 10 years ago.
imagine st lukes fort is the first hospital to be built in the makati environs since 1969...we deserved better.

As they attempted to break down the wire barricades, the squatters started stoning them and even bucketing them with liquified faeces!
I hope Makati council at least paid for perhaps tetanus and hepatitis vaccines.
When squatters believe that they have ownership rights when they have none and then risk the health of a government official doing their job by throwing faeces at their face, they deserve free shelter...IN JAIL...enough of this human rights nonsense

Makati throws out 68 families from tenement
MANILA, Philippines - As residents pelted them with glass bottles and bags filled with human waste, the Makati City Sheriff’s Office evicted yesterday 68 families illegally occupying a condemned tenement in Barangay Tejeros.
In an interview with The STAR, Makati’s information and community relations department (ICRD) chief Joey Salgado said the eviction of the 68 families from the condemned tenement on H. Santos street was conducted by the Sheriff’s office on the strength of a court order.
Salgado said the Makati City government has given much leeway to the illegal occupants of the tenement since 2008.
“The city government has offered them financial assistance amounting to P10,000 and a relocation site in Laguna. There are a total of 92 families previously occupying the tenement that has a case of non-payment of their rental for 10 years. Sixty-eight of the 92 families refused to accept the package. There are others who accepted the package, but they also refused to vacate the tenement,” Salgado said.
He said the city government has asked the deadbeat tenants why they find it hard to pay the P1,100 monthly rental when they are complete with amenities such as television sets. .

The rally is expected to start at 5 p.m.
In an advisory, the city government Monday asked motorists to take alternate routes because the following roads will be closed starting 9 a.m. Wednesday: Both lanes of Ayala Avenue from Makati Avenue to Herrera Street; both lanes of Paseo de Roxas from Sedeño Street to De la Rosa Street; and VA Rufino Street from Valero to De la Rosa.
Other roads to be closed are Malugay Street from Pasong Tamo to Ayala and from Ayala to Gil Puyat Avenue; and Ayala from Gil Puyat to Metropolitan Avenue, and from Kamagong to Gil Puyat.
All passenger buses coming from EDSA-Ayala are advised to turn right to Makati Avenue and left to Gil Puyat. Buses coming from the South Luzon Expressway, Buendia and Pasay City are advised to take Gil Puyat, turn right to Makati Avenue and turn left at EDSA (Epifanio delos Santos Avenue) on their way to their destination.
Public utility vehicles and light vehicles from JP Rizal are advised to turn right to Makati Avenue, right to Paseo de Roxas, right to Villar Street, left to EP Leviste Street, left to VA Rufino Street and right to Ayala Avenue.
Those coming from Washington Street may turn right to Gil Puyat Avenue, right to Ayala Avenue, right to Salcedo Street, left to Benavidez toward Esperanza Street, right to Makati Avenue, right to Arnaiz Avenue, right to Paseo de Roxas, left to De la Rosa, right to Salcedo and left to Ayala.
Hermenegildo San Miguel, director of the Makati department of public safety, said additional enforcers would be deployed to maintain smooth traffic.

ayala corner paseo is more political....the owners of fast food outlets have learned this and thats why the bottom of Insular Life and adjacent building at paseo and Sedeno have become fast food outlets....its nice of Binay to increase the Makati GDP by hosting such rallies..shame a measly 13000 turned up...thats not many jollibee burgers.

Free influenza vaccination will be given to some 8,000 employees of the Makati City government starting today.
This as Makati Mayor Jejomar Binay approved the release of P2.8 million to help protect the city's public workers from the seasonal influenza, whose symptoms are similar with the Influenza A (H1N1). “We have prioritized the immunization against seasonal or common flu of our city workers, especially our frontline and field workers, not only to strengthen their defenses against respiratory diseases, but also to help us in promptly identifying possible cases of A (H1N1),” Binay said.
Dr. Ma. Lourdes Salud, City Health Officer, said that with this proactive measure, it will be easier for doctors and health workers to detect possible cases of the dreaded flu virus among employees, by the process of elimination.
“Through prompt detection of possible A H1N1 infection, there will be better management of cases, and the risk of exposure will be greatly reduced for co-workers and family members as well,” Salud said.
According to Dr. Alvin Gamulo of the Makati Health Department, the free vaccination will be administered in a month-long drive that will end on July 16. "We will kick off this project right after the flag ceremony.
We will set up tents at the quadrangle where at least 30 medical staff will simultaneously administer the vaccines. We target to vaccinate 1,000 employees for the first day," Gamulo said.

MANILA, Philippines - For three decades, one of the first images of Makati City’s supposedly cosmopolitan skyline that would greet travelers coming from the airport is the hulking eyesore that stood half finished near the Magallanes interchange.
And whether you’re a commuter approaching the commercial center, or a businessman being driven to the central business district, you simply could not escape the sight of that decrepit building at the busy corner of Edsa and Pasong Tamo Extension.
“If you’re a businessman or a tourist who’s just landed in Manila and are traveling from the airport, this is the image of Makati that will greet you,” said Alphaland Corp. president and COO Mario Oreta. “It was such a painful sight to behold and the image lingers with you.”
Until several months ago, the unnamed structure, with its rusty beams and half-baked structure, always seemed to be somebody’s unfinished business.
It was built in the 1970s by a Japanese car distributor to supposedly house offices, a service center and a high-end restaurant.
During the Marcos era, the would-be developer ran short of cash, and was forced to surrender the lot to the Philippine National Bank.
Then in the mid-1980s, it was auctioned off to the Puyat family, in whose ownership it stayed for two decades.
Enter Alphaland Corp.—one of the newest and most aggressive real estate firms in the country—whose chair and CEO Roberto V. Ongpin took an interest in the project in early 2008.
“He asked me one day what I thought of the building, and I said that I thought we could make it work,” Oreta recalls.
Backed by the financial muscle of Alphaland’s partner, British fund Ashmore Investment Ltd., Ongpin, Oreta and the company’s vice chair Eric Recto negotiated long and hard with the Puyat family, agreeing finally on a P1.2-billion acquisition price.
The group borrowed another P1.2 billion from the Development Bank of the Philippines to fund the rehabilitation and completion of the structure—a process that is now practically complete, with only the finishing touches left.
Thus, what would have been one of the city’s first skyscrapers conceived in the 1970s, is now set to become one of its newest.
Dubbed Alphaland Southgate, the project is composed of two structures.
The Southgate Tower is a 20-story, glass-curtained building with 36,000 square meters of office space.
The Southgate Mall, meanwhile, is an 18,000-sq. m., six-story podium that will house retail and casual dining establishments.
And just as one couldn’t miss the eyesore before, one also could not possibly miss the gleaming metallic blue building nowadays, especially with its three-story high LED display screens, one on either side of the building, which are visible from as far as 7 kilometers away.
“This is practically a new building,” Oreta said, explaining that the steel trusses and girders were already encased in concrete when the original builders stopped construction, ensuring that no corrosion would occur.
Despite this, Alphaland hired the services of local and foreign structural engineers to assess the condition of the building before completing its construction.
“What they found was that it still meets and surpasses our building standards,” he said.
Oreta pointed out that Alphaland Southgate also boasts of a world-class design by Wong and Ouyang Ltd., the architects of Hong Kong’s premier recreational establishment, the Pacific Place.
The building’s energy requirements are also supported by solar panels and a “green” architectural design, which gives tenants the added benefit of saving power.
For a building that was erected when high technology was still in its infancy, Alphaland also pulled a coup when it secured an accreditation from the Philippine Economic Zone Authority as a business process outsourcing site.
“It is also linked to the Magallanes MRT station, so BPO workers will find this more convenient,” Oreta said.
Admittedly, Alphaland did worry when the global economic slump reached local shores, and one of the first industries to be hit was the real estate sector.
When the project started, the company originally announced that the building would be open for business by the first quarter of 2009.
That timetable has since been moved to August 2009.
Nonetheless, Oreta said he was encouraged by the firm demand from locators.
The mall space is already 80-percent taken, while office space reservations are approaching 50 percent, with negotiations for another large tenant is ongoing.
Don’t think that the company is resting on its laurels, though. Already, it is talking with the owners of a lot directly across Pasong Tamo Extension where it could build an exact duplicate of the Southgate Tower, which will be linked to the present complex via an elevated footbridge.
“All this is good business,” Oreta said. “But more importantly, we’re doing our part to improve the Makati skyline. Where there once was an eyesore, there now stands a gleaming new building.”

Sky Harbor June 18th, 2009, 08:11 PM ^^ It's a commercial building. There are a lot of stores on the first floor of that building. When we passed by Ayala Avenue on the way to Glorietta, I thought the fire was coming from the Mercury Drug on Washington.
Now that the building's burned and is likely to be torn down, I wonder what they'll build there? It surely gives Makati Med a lot of new room for expansion. If not, I just hope that it won't be another condo, or a parking lot.

For somebody who is criticized by many quarters, including the administration, for allegedly amassing wealth illegally, Binay had the most accessible SALN in the course of this research. Newsbreak had files on him only until 2001. His office provided us with the SALN for succeeding years the next day after we requested them.
As of Dec. 31, 2008, Binay had 11 declared pieces of real estate properties, with a combined acquisition cost of P16.86 million.

The property is actually in Alfonso, the municipality next to Tagaytay, in Cavite. It’s residential.

Mayor Binay lives in his family’s old house on Caong Street in Makati. He has apparently purchased the two lots adjacent to the original piece. The three parcels were acquired in 1977, 2000, and 2004. They have a combined fair market value of P12.72 million.
The real estate properties he listed in his SALN for 2008—and in SALN for the years before that—didn’t include the land holdings in Rosario, Batangas, and condomonium units in Rockwell, Makati, that Newsbreak reported in 2001 as owned by the Binay, based on testimonies of farmhands, former employees, and neighbors. At the time, the combined worth of those properties was P80 million, excluding improvements.
Aside from the inherited property in San Pascual, Binay declared another property in Batangas, a residential lot in Nasugbu. The 66-hectare modern farm that Newsbreak reported in 2001 is in another municipality, in Rosario.

MANILA, Philippines - Shang Properties, Inc. is on a lookout for partners that may be interested in helping develop its properties in Makati, Fort Bonifacio, Cavite, Tagaytay, and Batangas.
However, president and chief executive Andres D. Bautista said the development is unlikely to happen this year.
The company is on the alert for “good opportunities" for some 474.74 hectares of undeveloped land, Bautista told GMANews.TV.
These include a one-hectare property in Malugay, Makati; a 1,348-square meter Fort Bonifacio lot in front of Pacific Plaza Tower; a 20-hectare land in Cavite; a 53.6-hectare property in Tagaytay; and 400-hectare property in Mabini, Batangas.
The company is open to developing these properties through a joint venture although it can improve these lots by itself, Bautista said.
“We are always on the lookout for prospects for joint venture opportunities," Bautista said after the annual stockholders’ meeting. “I don't think it is not within the plans of 2009 but we try to be flexible all the time."
Shang Properties is the product of a merger between EDSA Properties Holdings, Inc. and Kuok Philippine Properties, Inc.
Among its projects are The St. Francis Shangri-La Place, Shangri-La Plaza, KSA Realty Corp., The Shang Grand Tower, and Shang Residences at the Fort.
As of 2008, Shang Properties sold a total of 952 units in The St. Francis Shangri-La Place amounting to P4.91 billion since its launching in November 2005.
The 60-storey project is considered to be the tallest residential building in the country.
"We expect all units will be handed over by the end of the year," he said.
The property has excavated 99 percent of the luxury hotel and residential project in Bonifacio Global City, he added.
"We are still tinkering with the design. We will be building an iconic development something the Philippines will be proud of," he added.

^^ I was about to post the very same statement on Landmark. My sentiments exactly. Perhaps if they will not demolish Landmark then why not convert or spice up the rooftop with a rooftop garden similar to Greenbelt. But of course, I would rather have a new edifice rise in the very prime location of Landmark.

Not sure of the name, but if this is behind PBCom Tower, then it's a condominium. My aunt had a unit there before they moved to the Shang Grand Tower.

May mga naitayo nang structures tapos gigibain papalitan ng bago. Pag nagbago ulit isip, giba nanaman. Nangyari yan in a span of 3 months not years.. :lol: Di kaya may kinalaman si Rambotito dito? Malapit na eleksyon.. Hehehe...
Konting ulan lang baha agad sa Makati. Nilakad ko lang from VA Rufino to PNR Station sa Buendia. Dami ko nadaanang baha. At napansin ko na yung creek sa tabi ng PNR station sobrang babaw na sa dami ng basura at lupa na nakatambak dito. Kaya siguro madali bahain ang area na yan ng Buendia.

Thanks guys! I was inside the vehicle taking the photos, and so far, I only took two pics for Makati CBD, the rest are NAIA Termial 3 and some PNR stuff. I hope I can take more pictures the next time I go back to Makati and Metro Manila in general.

Bakit kaya sobrang traffic sa Chino Roces kahit hindi rush hour? halos abutin kami ng isang oras nung isang araw habang umuulan. :ohno:
At pansin ko rin, sobrang daming jeepney sa Makati, di naman lahat napupuno. Kupal pa yung mga driver tumitigil talaga sa corner o intersection kahit green light na, di tuloy makausad yung mga sumusunod. ang kapal pa ng mukha magmura kapag bumusina ka. hay mga Pinoy nga naman. dapat tanggalin o bawasan na jeep sa Makati!!
