Yup...I'm afraid so. I will move it this coming Sunday to forum archives, it will be safe from pruning over there. It is not only that thread i will send out, any thread over 500. I dont know if Thai, Malaysia, Singapore are doing the same thing, they should since it is Jan's instructions.

hi, there are actualy 8 branches of carls jr. in MM alone, mostly found in huge SM malls, & 1 in glorietta & lasalle. large middle-to-upper class malls like glorietta, robinsons ermita, & megamall usually have complete foreign food franchise tenants, like sbarro, country waffles, tgif, subway, cheesecakeetc., a&w, & alot more....

definitely not from the PEAK. Peak is along Leviste...and that one looks like its taken from near Salcedo Tower. Nice shots btw...nice night shots.
i think it was taken from a tower along dela Costa. you must be thinking that Cityland is Cityland Herrera, not it's not Cityland Herrera. That's the Cityland beside GT Tower.

of course it's not cityland herrera, it's not along herrera (now rufino i believe) :D could it be from the triangle roofed skyscraper?

this Asian Christian Center could be a that small in the far bottom left. it could be Salcedo Center (is that the triangle roof building?)

Now that i looked at that picture again, i think it is from Salcedo Tower. Yes, Salcedo Tower is the blue trianglular building with a gap slicing through it from the top.

That's a very nice view of the Makati skyline taken from the BGC.

We should actually be taking a lot of Makati or Ortigas skyline pictures from the BGC now as it is still largely empty. If the skyscrapers and high-rises start to populate BGC (which I'm not complaining about), there will be less places to shoot these charming skyline pictures.

that's Boni Ridge, right....if the photos were just shifted more to the left, you would see the two towers of Forbes Town Heights that are topped off.

Buendia property play

IT LOOKS like Buendia, instead of The Fort, promises a better property play for the Ayalas and the assorted owners of decrepit low-rise buildings lining up the avenue.

According to Ayala Land, the whole block bounded by Buendia, Ayala, Jupiter/Metropolitan, and Edsa had been reclassified by the Makati City Hall as early as 2000 and had been included in the so-called Central Business District.

And that is why the Ayalas are now building the Columns high-rise condominiums and a low-rise call center on what had for decades been empty lots at the Buendia-Ayala intersection.

With the reclassification, the Ayala-imposed height restrictions had effectively been relaxed and, as Ayala Land now submits, "high-density office and residential developments" may now be built within the enlarged zone.

As to the claim that a group of Buendia property owners bought their lands near the intersection in the '60s on the belief that they had park frontage, "Ayala has never made any representation in the deeds of sale... that the intersection were parks or were to remain as parks," said an Ayala Land statement.

According to the grapevine, the Buendia property owners had already contacted Marcos presidential legal counsel Manuel Lazaro for a contemplated class suit against the Ayalas.

Among the big name property owners along the Buendia strip include the Yuchengcos, the Zuelligs, the Concepcions and the Sys, the latter owning the used-car lots through seriously born-again Henry "Big Boy" Sy Jr.

so where are exactly the boundaries of the Central Business District?

sounds good. even the Ayala's still think more is still to be squeezed out of Makati CBD's potential. there's still the area around West of Ayala and ExportBank. Legaspi Park too

I believe that the reclassification stretches from EDSA-Buendia (Bel-Air Village side, since the other side of the street is the residential Urdaneta Village enclave) up to the intersection of Buendia Ave. & SSH. With this development, several proposed high-rise projects on Buendia Avenue, among them the 40+storey building (name unknown) at the corner of Buendia and Chino Roces Avenue (across Urban Bank Plaza), might soon resume construction. Another 40+storey edifice pending construction is the Buendia Center. I also recall that, many years ago, the Concepcion Family planned to erect a 40+storey skyscraper corporate center on their property in Buendia (beside Zuelig Bldg). Lastly, Toyota Motors had planned before to set up their corporate center/showroom on Buendia Avenue, Bel-Air Village. It would have been another 40+storey building. But what I really want to see completed is the JAKA Tower. It's getting to be an eye-sore, and I just can't bear seeing it that way any longer. With Johnny Ponce-Enrile now back in the senate, let's hope that he'd be able to resume construction of his building.

this confuses me.... the whole block bounded by Buendia, Ayala and EDSA is the whole Urdaneta Village... refer to the Makati CBD map.... or is it only the whole block of Buendia, Edsa, and Jupiter?

just noticed that the Enterprise Towers now have their top lights open the whole week round unlike before which are on the weekends.... I took this last night... and also the past nights it is lighted....

also notice that lighted crane... it is the Shang Grand... it has now passed the height of the smaller Enterprise Tower (2?)... it looks very big.... how tall would this be? will this be taller than the adjacent BSA? 'coz it looks very GRAND in height and width..... this seems to become the biggest tower in Makati (in floor area)

It is actually the country's largest office complex:) Surpassing the Textite Towers.

Enterprise, i noticed this week, lights up till 1 in the morning. i noticed that for 2 days, so i assume they light up till that time everyday of the weekdays.
@ Pau, Enterprise don't light up every weekend - Sat and Sun, as per my observations. pls correct me if im wrong.

wow.. good shots there Francis... I liked the Four Seasons shot... it looked almost done now unlike a few months back when I took a picture of it.... and I know how you felt when you are trying to take snapshots and go to avoid being noticed.. hehehe....

I think Four Seasons is beautiful! Boxy, but its facade and exterior design makes up for that.

That's Fraser Place (Forbes Tower) on the right, and Citibank Tower on the Center where i work at (20/F) :D

For a cloudy day, that picture is pretty good. Gothic kind of atmosphere and the glass on those buildings create a cool effect.

HEHE...yes, plus it shows the better part of Citibank tower and the better (convex) part of Forbes tower.

@ Pau, seems like your new photos are now set at hi-resolution. the photos look a lot better that way. you just have to bring spare memo cards with you so you could take as many as you want. :D good job. mine are only taken using this old SLR cam. so the outcome is not so great. the awesome view is spoiled!

I think Greenbelt was originally a park in the middle of the Makati Central Business District. Before, on two sides there were commercial establishments like department stores, an integrated carpark, jeepney, shuttle, and bus terminal; and on the other two sides are office buildings. At first, there was just a small lagoon with a chapel in the middle, and a small mall.

Lately, it's been developed as a mall (now containing four phases) that is well-integrated with the park. Most of the food establishments there have good views of the Greenbelt park, and many also have al fresco sections.

its one of the classiest malls in the philippines, owned by ayala properties. and on the middle of it is the greenbelt park, u should see some photos of this mall previously posted here. twas ranked as one of the world's top ten last year in terms of its architectural design, u should really see it. :okay:

Greenbelt also has residential units.. very expensive units at that!

basically Greenbelt is a portion of the Ayala Center where in four of its malls which are now considered to be among the most advanced and world-class establishment in the country.

Greenbelt is composed of four malls (Greenbelt 1,2,3 and 4) which are interconnected to each other. And the renovated Greenbelt Park is situated in the middle of these four malls... the Greenbelt Chapel is situated in the center of the Greenbelt Park... Greenbelt 1 houses boutiques, fastfood, and cinemas... Greenbelt 2 houses fine dining restaurants and residential units... Greenbelt 3 has a state of the art cinemas, restaurants, and boutiques... and Greenbelt 4 houses first class boutiques like Prada, Louis Vuitton, etc and the new Ayala Museum...

Residential units of Greenbelt is called Residences at Geenbelt. it's connected to Greenbelt 3. It has a hirise counterpart named the same.
Greenbelt 3's cinema's is one of the best in the country. I just wonder which one is better, Greenbelt's cinema's or Market Market's. Anyone who has visited the mall so far?

I just went to Market!2x today commuting from Ayala to Fort Boni . Describe ko na lang nakita ko about it.

Outside the mall's main entrance may huge steel canopy or roof
under this canopy are :

vegetable/plants/meat/fish mini wet market ( Dampa style )
lots of tables and chairs ( ala-foodcourt ) for customers who wishes to have meals there.

seafoods and grills restaurants ( 2-3 )
Playland at the mall's side.

Inside the mall itself
5-levels with a rounded activity center at the heart of the mall
a food court at level 4
7 cinemas at level 5
gift shops ( like divisoria/baclaran at level 1
fashion/dress shops like those of D/B at level 2
pottery /ceramics shops like those of D/B at level 3
various shops on its main hallways/artilleries at all levels .

I love it... Mall Philippine style. I like that it chooses not to be Greenbelt style in western-ness and that it sounds that they took the tiangge model upscale. I'd love to see pics. I've always said that a cleaned up Greenhills Shopping Center is more suited to the Philippines. We don't have to pretend to be western.

I just went to Market!2x today commuting from Ayala to Fort Boni . Describe ko na lang nakita ko about it.

Outside the mall's main entrance may huge steel canopy or roof
under this canopy are :
big fountain
vegetable/plants/meat/fish mini wet market ( Dampa style )
lots of tables and chairs ( ala-foodcourt ) for customers who wishes to have meals there.
motor shops
seafoods and grills restaurants ( 2-3 )
Playland at the mall's side.

Inside the mall itself
5-levels with a rounded activity center at the heart of the mall
a food court at level 4
7 cinemas at level 5
gift shops ( like divisoria/baclaran at level 1
fashion/dress shops like those of D/B at level 2
pottery /ceramics shops like those of D/B at level 3
various shops on its main hallways/artilleries at all levels .

i can't understand why they still need to collaborate with the gaisano mall for the level 4...ayala could just make their own concept for the 4th level....they owned the land anyway

nice greenbelt pics:) Greenbelt is not very big. It is about the size of two or three city blocks. It has 4 small sized but well built malls integrated with a park. It is very well designed urban landscape by Ayala Land.

wow... a little OT, but I just noticed from those pictures how beautiful and modern the Quirino Grandstand probably was during its time! from the thumbnail, the shape and structure still looks a little avant-guard(?) for today. it's just that the cement-like material used which is clearly visible in the enlarged picture is a little old...

@Mysaong, one office mate told me about that feature at national geographic, but i don't watch TV, too bad i missed that weeklong feature.

i passed by ayala ave, last friday night & i noticed medio madilim ang sidewalks, ayala isnt well-luminated like buendia, & streetvendors selling fake vcds, food & sim cards flock there as early as 5pm, what happened?!

i dunno. when i passed by about 2 am, the sidewalks are well lit! :D
perhaps the fronts of those not-so used at night are the ones which have bad lighting with them, that's why these VCD (pirated) vendors frequents them.

yeah it might depend on which building. maybe the smaller buildings aren't well-lit, compared to the big scrapers, which probably have big companies which have some employees which work overtime, well into the wee mornings.

And with all the activity going on at the Buendia end of Ayala Ave. (E-services, The Columns) and the prestige of its newest high-rises (RCBC, PBCom, LKG, GT, etc.), I was wondering what they're gonna do about that building between Standard Chartered (after a vacant parking lot) and the u/c E-services (2?3?) building on Ayala. You know that building in front of Ayala FGU and Multinational? Is it condemned? Or did they just stop construction due to funding problems?

It's an eyesore I must say. And isn't there a stipulation of some sort with ALI :ancient: :ancient: where you must finish construction of a building after a certain period otherwise it will be torn down?

Residences at Greenbelt below are actually unit houses. not services apartments. they are very expensive. probably as expensive as Serendra, but they have nice concept. the 5th level has a garden in it. so prior to the launch of the hi-rise version of this, Google would return you with the low-rise Residences. It's connected to Greenbelt 3, and that makes it more expensive.

I took the Intercontinental and BGC pictures on Ayala Parking right after getting off the Ayala MRT station... just then out of nowhere this barong-suited guy with radio came up and told me if I have a permit.. hehehe...

francis... yup.. I took the Makati ave shot on the Pedestrian walk on Makati ave...

actually my usual habit is stop on a good spot and shoot... then continue walking... it just so happen I forgot to stop on a bit covered area.. heheh... there are no cars on the parking that day.... and I plan to return one day... because my original plan is to take shots of Ortigas from there.... heheheh

2 i saw the rendering of the new makati police HQ, so nice...
3 the coulmns werent that tall as what i expected at first, the almost-finished tower 1 barely reached rcbc's median height.

the construction besides the abandoned JAKA bldg. is E-SERVICES bldg #2.. the same as the one for PEOPLE SUPPORT.

yes, that's E-services bldg 2. I dunno if it will be likely occupied by People Support. Columns is indeed shorter than expected. But i think it did reach median of RCBC. RCBC is so huge making the Columns look drawves.

oh... would e-services two be as tall as the first one?.. at 5 storeys?hmm... they should make them taller...

people support and e-services are call centers, right? I also wish their buildings were taller.

and yeah, i've seen the rendering for the new police station...its really nice with a helipad.

i think the reason why columns looks so small is because RCBC is so massive.

well that could be one of the reasons. but 30 storeys isn't that tall at all. though it has this Oakwood-like thing at the top from its renderings. but it's a good filler at that place

the almost done Columns looks really crappy. especially when compared side by side with Oakwood.
E-services2 has gross floor area comparable with E-services1, so i assume it would likewise have 5 levels. too bad they were constructed on prime locations. too bad really.

Come to think of it, after E-services 2 is built, there would only be 2 lots on Ayala Avenue that are vacant (excluding the apartment ridge from EDSA to Peninsula Manila which are mainly residential anyway), namely:
1. The lot between Standard Chartered and abandoned JAKA (very narrow)
2. The lot between Prudential Bank (beside RST) and Vicente Madrigal Bldg (huge!)

We're nearing the point where Ayala Ave. will be as we will know it for decades.

Is that a good thing?

Whoever owns that land beside Prudential had better build a distinctive skyscraper so everything ends with a bang instead of whimper...

there might still be older buildings that might go up for demolition and newer skyscrapers will go up.. but side-to-side scrapers isn't really what i like..

There's even an E-Services 3 on the drawing boards (construction could start in 2005).. but this one, unlike E-services 1 and 2, will be open for locators.. I forgot the location, but it's not along Ayala avenue.

another thing power-mad, there are also other lots in the CBD that are good building sites. one of them is the current AIC Finance Tower lot, which is on-hold indefinately, or completely abandoned.

did a little research in s.com, doesn't seem like it's there. but i think i know where that lot is... prime lot, whoever owns it has gotta build something there to cash in:D

the e-services 2 is right across the u/c e-services 1... it is at the corner of Salcedo St and Ayala Ave... adjacent to it is the u/c of Jaka Bldg...

That lot between prudential and PB Com, is quite huge. maybe that explains why PB Com has the concrete side on that side. Noe it's fenced, and they keep on repainting that fence. Otherwise, it will be an eyesore scene along Ayala Ave. As per my observation, the lot has it's basement done. So it was already u/c when the construction was put to hold. Hopefully, something else will rise from that lot. And Prudential Bank should tear down that old building and build a supertall with those signature columns in it.

that's what i thought too.. it's not fenced is it? and also i don't think it has tall neighbors.

it's fenced. believe me. i see it almost everyday. i tried to peek one time to see what's inside and ive seen some structures, but i assume the developer only managed to finish construction till the ground level.

E-services 2 contstruction is not so huge. Same as E-1...so it does not capture much attention. I looks like one of the not-so famous constructions you will find in the province.

just noticed, the insular life building is fixing its exterior.. I wonder if they will change it..

You say just a tad shorter than PBComm? That's good enough for me. I'm just relieved it won't be the dull 'provincial' structures that Francis spoke about.

It would be odd or interesting, whichever you prefer, to see a hotel right smack in the middle of Ayala.

Francis mentions tearing down Prudential. And most seem to predict that a lot of the older buildings will be demolished. What, then qualifies as a 'heritage' building worthy of fixing-up or refurbishing? Remember the uproar about Rizal Theatre which gave way to Shangri-La Makati?

@ Powermad, i didn't mean that E-services u/cs are of the provincial type. I was referring to the expanse/size of the construction. But architectural wise, I think it's nice.

Btw, That AIC Finance Center is along Valero, cor Dela Costa Streets. Right behind PCI Tower and 1 block away from where i work at (Citibank). Back in 2003, it was fenced, but when all projects of ASB realty went to halt, the fence was removed, nothing was done on the area yet. No digging whatsoever. Now it serves as a parking lot.

There are two blocks here between Citibank and dela costa st., so i got a onobstructed view of these PCI towers here. I can see part of the taller Pacific Star.
I just wished we are on a higher floor. Probably on the 30+ floor so i could see most of Fort Boni structures. Now, we're moving into a building which i suspect is way way older than the older Citibank Tower.
