nice view of Makati.
still there are many green area for the city to expand in the future. Makati is not as dense as i thought though.

if you look at makati from the north or north-west... it would look denser and there are less green. the south and south-east (the pictures on this thread) are usually golf clubs, ultra-expensive subdivisions and of course, fort bonifacio which has yet to be developed.

Francis20

there are actually two u/c's on that photo Renell... they were just superimposed. the taller one is One Legazpi (with the visible crane), and the other one (lower) beside that green tower (which i suppose is Somerset) is Greenbelt Radissons, which is now on the finishing stage of construction. i think u missed that on ur u/c list renell. this is just a large version of photos that has been posted before.

well most of them are really either reflecting my hand or the camera, a tree is blocking, it's too dark, or the pollution shows and it looks like it's cloudy.. so you think it was raining, when it wasnt. like here

That's a pretty well done picture!

My one tip is that (and Ryan has shown us that taking in-car pictures yields beautiful pictures) to get a higher success rate for photographs, you actually should stand on the street and compose a shot. This takes away the risk of having a reflecting flash, or a window reflection, or even motion blurring (though as weirdo has shown us, motion blurring can be a useful tool). Just be careful and make sure there are no camera snatchers around.

u took that one Renell? maybe last year? Manansala is nowhere to be found in it. if ur using an automatic digicam...i think it's better to take pics when there are less light, say early in the morning or right before sunset. but if u cud set ur cam so it would have faster shutter speeds, thens thats good,u cud take pics anytime.

yes right!!! very right..u should really do that.
plus if u go to RCBC again, make the most out of it. go to tower 1 or 2, then sneak thru the higher floors which aren't occupied yet. im guessing the 40/41st floors of Tower 2 arent done yet, so go up, then on a haste, take photos of metro manila on a 360 deg view. and also take photos of the very top of GT Tower. but note, do this within few minutes. 5 minutes will do. hehehe...thats too much tho.

yes you guys bet i will try to get to some high-rise buildings and take photos, i'll try to make it quick so i won't get cought =)

just some info:
LKG - went to do a site visit when it was under construction years ago and the contractor told us that each curtain wall costs like Pph 500,000 or something and showed us how strong the glass was, he let us step on the glass, it was amazing!

Tower 1 - went here also when it was built already. very nice interior. the lobby have an imported wood (cherry i think) which requires air-conditioning 24-hr a day, amazing. the top 5 or so floors have an atruim in the middle and there's a walkway around the atruim of every floor, really cool. there's a board room on top floor with a deck that have a panoramic view of makati! just awesome.

haha...good job. i asked Leah...u did it right except the last sentence.
She said "i can write anything in French and he wouldn't understand"...something like that. i dunno.

GreyX, Kensington is quite obscure. Penhurst is behind the middle of the Boni Ridge Twins. Kensington is on the right of Boni ridge. not so visible tho.

Makati had plenty of cars in the 80s. You were too young (like negative years) to remember. I remember being stuck in massive traffic jams there when we picked my mom up from work after I was fetched from school. And this was mid-80s, in the waning years of Marcos's regime.

I do think that the upper right corner is the corner of Manila Peninsula. I remember its opposite having the traffic light control booth, as pictured in the picture.

P.S. Does anybody remember or have pictures of Manila Peninsula's waterfalls before the installation of the current one? One of my earliest memories of Makati was of the previous incarnatiion of the waterfall. I used to think it was so cool and wanted to take a bath in it.

hi, im kinda new here... just to share a bit of history. did u know that the present makati cbd was originally intended to be the site of our very 1st intl airport? that's part of the master plan w/c was approved by former pres. quezon during the commonwealth period, but didnt anymore pushed through coz WW2 alrdy broke out. as u noticed the intersection of ayala ave. & ( im not quite sure if paseo de roxas or makati ave) looks like an airport runway right? & the ayala triangle where the Phisix is currently situated is supposedly the original site of the passenger terminal...so yun lang alam ko. the ayalas only entered the picture in the 1950s w/ d development of posh subdivisions like forbes park & dasma, then finally w/ d growth of the new central business district in the 60s. many urban planners were now finding the faults on the cbd, as most of them say the villages nearby is the main cause why the cbd has been halted to its potential expansion, and even caused the class gap bec. of its very exclusive location that isolated the masses. as the main cbd gets more crowded, its been a perfect timing that other potential sites developed like the ortigas in the east, eastwood in the northeast, rockwell & global city in makati, madrigal buss. park & filinvest corporate city in alabang & the asean buss. park in the reclaimed lands accross manila bay. but it myt take decades pa to make them fully developed coz property & construction sector here is currently on its downside. ryt now, rentals in the cbd offices is on its 50% discount vs. the 1996 levels, but vacancy is getting high but still manageable at 25-35%. so the trend now shifts to mix.-meaning combination of residential/office w/ konting retail(like the podium) para profitable pa rin. ayala corporation is stil the most trusted & the strongest property co. until today.

That's right... In fact, the original airport is still in Makati to this day. It's a low building across Makati Ave. from the Manila Peninsula Hotel. It now houses the Filipinas Heritage Library.

Here's some info about the history of the Philippines' first international airport, the Nielsen Airport.

Nielson Airport

The Nielson Airport was built on a 42-hectare piece of land in Makati owned by Ayala y Cia. Originally, the property was part of the vast Hacienda San Pedro de Makati owned by the Spanish-Filipino Ayala family. The hacienda encompassed most of what is now the city of Makati. When Enrique Zobel de Ayala (1877-1943), then a senior managing partner at Ayala y Cia. and a special aide to President Manuel L. Quezon, found out about the Nielson group’s proposal to the government to build an airport on a turnkey basis, he immediately offered a portion of Hacienda San Pedro as a possible site for the facility. It was an ideal location for the airport because Makati was then just a sparsely populated town adjacent to the capital Manila. The site was located on a hard tract of land jutting from rice fields, clearly visible from the air, allowing clear approaches from all sides. Nielson’s group took up the offer and the airport was eventually inaugurated in July 1937.

The Nielson Airport became the base of the American Far Eastern School of Aviation. More importantly, with the introduction of commercial air services at the airport, it became the primary gateway between Manila and the rest of the country and, later, between the Philippines and the world. The Philippine Aerial Taxi Company (PATCO), the first airline company in the Philippines, and the Iloilo-Negros Air Express Company, the first Filipino-owned air service, started operating from the Nielson Airport. When Philippine Air Lines was established, its very first flight took off in March 1941 from the Nielson Airport for Baguio.

Soon, however, the expansionist plans of the militarists in power in Japan became evident and began to pose a serious security threat to its neighboring countries. One of the responses of authorities in the Philippines was to set up the Far East Air Force (FEAF) headquarters at the Nielson Airport. Commercial flights at the airport were halted in October 1941 and the private carriers were asked to relocate their services to make room for the U.S. Army Air Corps.

When Japanese planes finally attacked the Philippines on 8 December 1941, the planes were actually spotted by a radar station in Northern Luzon, which immediately alerted the FEAF headquarters at Nielson. Unfortunately, by the time FEAF officers were finally able to get through to Clark Air Base in Pampanga, it was already too late and Japanese bombs were already dropping on Clark. By December 9, Nielson Airport was also under siege. After the Americans were forced to retreat from the Philippines and the Japanese occupation forces took over, the latter sequestered Nielson and turned the airport’s radio tower and passenger terminal into one of their headquarters. It wasn’t until the liberation of Manila that the Americans were again able to wrest control of the airport from the Japanese. The partially damaged airport and its facilities were fully restored and commercial air services, including international flights, resumed in 1946.

In 1948, when the airport finally ceased operations in Makati to relocate elsewhere, ownership of the airport’s permanent facilities was passed on to the owner of the land, Ayala y Cia. Although the runways were eventually converted into roads and other airport structures were sacrificed to give way to the development of the Makati business and commercial district, the owners took extra pains to preserve the airport’s passenger terminal and control tower, which came to be known as the Nielson Tower.

In the succeeding years, various uses were found for the Nielson Tower, a two-story concrete structure wittily designed to resemble an airplane from a bird’s-eye view. At one point, it served as the headquarters of a police detachment. It also housed the offices of the Ayala-owned Integrated Property Management Corporation for several years. From the late 1970s up to April 1994, a group of Filipino investors leased the Nielson Tower and turned it into a semi-private, first-class club/restaurant. In 1996, after almost two years of renovation work, the Nielson Tower finally and officially became the permanent home of the Filipinas Heritage Library.

One could say that it's not just a footnote in Makati's history... the airport is central to the Makati CBD, if not instrumental to Makati CBD. I believe two of the streets around Ayala Triangle were runways 1 and 2 as Mysaong posted above. I believe they're Ayala Ave and Paseo de Roxas now.

BTW, Nielson Tower is not only a libary today. The Tower Room (at one point one of the tallest buildings in Makati-- funny because it's a squat two story building) is now used as a function room. They rent it out for anybody who wants to hold meetings and the such. WHen I worked in the Philippines, I attended a couple of events there. As my boss was in the meetings upstairs, I went through some of their books. It's a very nice meeting room.

The Filipinas Heritage Library in the Nielson Tower is located just a few meters behind the old Makati Stock Exchange Building.

I believe Makati's skyline and individual buildings can easily compete with those from all other countries... after seeing these pictures. Vancouver's skyline just looks a bit better cause it's pretty new still and there aren't 30+ y/o buildings like Makati's got. same with Hong Kong. but compared to Vancouver scrapers, ours look wway, way taller!! can't wait for the next office boom. hope more call centers and ther expansions will do the job.

That building is the base for the Rufino tower on Ayala (I think corner Herrera). Rufino would be a cool building except that it's two buildings in one. The base alone is kind of funky looking and was designed by national artist for architecture, Juan Nakpil. It's a classic Philippine modern building from the 60s. I guess that's why they didn't demolish it when they decided to expand Rufino building by turning Nakpil's work into a podium for the tower above it. The result was that now we have a podium that doesn't match its tower-- and so they look like independently, they would be beautiful, but together they're kind of awkward. But it's all good. I like the creative way they decided to preserve the work of a national artist.

You see the tower above it here in the middle of this picture:

cool... you really can't tell that the two are one building from those two pics... hehehe.... so when they decided to build the scraper, they just redid the base part of Nakpil???? I guess that's a pretty good way of preserving and refurbishing old works of architecture...

well both the base and the skyscraper are both very interesting in paper. one's a work of a national artist, the other is the tallest steel skyscraper in the country

i dont like the unfinished jaka. i remember when i was still freshman in college...1997, when this proposed tower claimed a fame to be the Philippine's Tallest...but PB Com was erected...whilst this one is still a u/c. an eyesore indeed.

queetz
April 29th, 2004, 06:47 AM
I agree with Francis. I think they should demolish the Jaka shell. Other than the fact that chances of the building reaching its full height given the years of structural neglect, one thing that bothers me about it is its located between two vacant lots. Say if Jaka does get built even to its original height, what is stopping other developers from building office towers of the same height beside it, hence resulting in the dreaded Burgundy/West of Ayala scenario. I think a developer should buy the two lots beside Jaka, demolish the shell, and build a much nicer and possibly taller building. Perhaps even adjust the location so the GT International won't be blocked.

Besides, notice Jaka having bare walls on the sides. UGH!!!!

ryanr
April 29th, 2004, 01:38 PM
I guess i'd have to agree with you after that one. The structure should be quite weak now after being left out for so long. It would be better to demolish it (its so ugly!) now and start all over with a new, clean design.

I think Jaka's bare walls is only on the base. The rest of the building will not have bare walls on the sides.

Francis20
April 29th, 2004, 02:19 PM
but its almost 1/3 of the structural height. btw, the entrance looks grand...collosal columns. too bad it was halted for quite a long time now. 7 years? i guess construction was started along with LKG tower.

ryanr
April 29th, 2004, 02:30 PM
Nah, not 1/3...More like 1/5 or 1/6, at best 1/4....its a pretty tall tower, and so far only the base and a few floors are built. It does seem that it will look grand with its columns but i think the structure has decayed and the metal struts have rusted. They would have to reinforce them if they are to continue, better yet, demolish and start all over.

renell
April 29th, 2004, 06:10 PM
i've always ruled out demolition. developers in the country usually don't demolish unless it's really needed. and lately the only things i've seen demolished are old Art Deco buildings or classic buildings in Manila. there's more chances of this one finished with it's current height than it being demolished. unless though, the structure is really deteriorating. we might see it gone.

JudeD
April 29th, 2004, 08:44 PM
Well, if you guys really want the JAKA tower to be finished then I guess we all ought to vote for Enrile. Hehe. :-)

By the way, is there any news at all about the planned monorail around the Makati CBD? I last heard about it years ago in an article discussing the pedestrian walkway system. When the walkway network is done raw they plan to put up a monorail. I think this'll be a great hi-tech alternative to the "Makati Loop" vans.

ryanr
April 30th, 2004, 04:38 AM
I dont think Enrile will finish Jaka. Some other firm should buy it and start all over again.

Absent said something earlier about that monorial. Mayor Binay proposed a loop around Makati CBD and into BGC...that all i know though.

SunKing
April 30th, 2004, 04:42 AM
There's a similar system in Seattle, I think it might be an efficient means of travel between business districts, they could even have a park and ride to decongest the streets.

monorail... i'd prefer a subway..

queetz
May 2nd, 2004, 05:51 AM
^^ That is correct, Renell. Enrile was trying to sell the unfinished Jaka Tower so he can complete his Splendido Golf Course. Colliers International also keeps saying that Jaka will continue soon but they haven't been so accurate lately because they said the same thing about the AIC Empire Tower in Ortigas (another eyesore that needs to go but its bigger and taller....). :ohno:

As far as the history of Philippine developers never demolishing anything except for old buildings in Manila, well, the only reason why they rarely demolished buildings before is pure economics. The need wasn't always there before but they can be there in the future. But also note that quite a few Makati City buildings, some being still functional, have been demolished to make way for taller ones in periods of economic boom. Its all about location and notable buildings like PhilamLife, GT International and PBCom (not sure but I think there was a building on its site before) had fully functional buildings in their place. Enterprise is also another complex built on a site with an existing building but the former corporate HQ of San Miguel was structurally damaged during the July 1990 earthquake. Makati Stock Exchange building and the Benguet Corp building in Ortigas are also slated for demolishion if the Ayala Triangle and SM-KS proceeds.

One thing that disturbs me about this trend is how they want to demolish classics like InsularLife and the fear of them demolishing the Madrigal building which can result in the much dreaded Burgundy/West of Ayala scenario right beside the tallest building in the country. Ugh! :ohno:

AIC Empire is not the one in the middle. it is the tall big one beside City and Land MegaPlaza and the Robinson's Galleria Complex. The one in the middle is the AIC Grande Tower and it is suppose to be 52 stories. AIC Empire is suppose to be 54 stories and the lot between it was suppose to be where AIC Crowne Tower is, at 57 stories. They did the excavation for AIC Crowne but they seem to have filled it up when the project was put on hold or cancelled. Thank God for that and I'm not too sad that the AIC complex was incomplete (wall to wall big fat 50+ storey buildings....ugh!). If the AIC Grande stops at 20+, then I'm fine with that. But I hope AIC Empire does reach its full height of 54 storeys with a plaza or low rise annex at the site of AIC Crowne because at 30+ (its slightly taller than the City and Land Megaplaza, which is 37 but it has higher ceilings), it looks kinda stumpy like a squat Vancouver office tower in steriods.

so that's AIC Grande...and i guess the u/g parking spaces are being used...with this sign "Park at your own risk"...construction was on full swing when i visited the site. no construction for the AIC Empire. A tall AIC Grande tho should have looked nice...with columns, just like NYSE Bldg in NY. this is an office tower right? i guess its parking levels are deep down there. maybe more than 8 levels? ok, bk to the topic. which is? errr....Jaka Tower!

yeah, different time zones. that's very stressful to a 22 yr old guy like me. :sly:
my real shift is 6-3, but i have to change shift to do some things out of work.
most of the times, my teammates leave the office past 12 midnight. nobody works in graveyard shift like you do. i can't imagine myself doing that either.
ahhh...miss ko na kama ko.

can u believe that i STILL havn't got SC4.. i'll prob get it 2moro! :).. i'll make an SC4 version of Makati City haha

I made some Philipipine skyscrapers for the Simcity 3000 BAT. If I recall, they are the PhilamLife Tower (did it window by window), Rufino Pacific Tower, LKG Tower (was called ICEC back then), a poor copy of Robsinson's Summit (was JG Summit back then), the PS Bank tower, Petron Megaplaza (the model is nice but I missed the annex, hence not too accurate), Wynsum Corporate Plaza, Strata 2000 and Tektite Towers. Unfortunately, I can't find them anymore...

What I'd really like to see if someone can do BAT buildings of Philippine skyscrapers.....cough GT International.... for Simcity 4!

Rennel, any chance you of playing Simcity 4 Rush Hour, learning how to use GMax and make the GT International into a BAT building for us to use? Its a very complex program though and does takes weeks to do one building...

renell, your gt tower drawing is great. maybe you can make a diagram on ssp. and then make some more on makati and ortigas (maybe even manila) buildings that dun have diagrams yet. hehe. ok i'm too demanding and yea i forgot you're into 3d illustrations.

ryanr

renell, i think weirdo's suggestions are quite good. Your 3D drawings are awesome, you should make more, and showcase them to the world:D

Too bad the cross-hatching showed up. I don't know why it's there. The orig pics didn't have the cross-hatching. It must be jpeg artifacts or something.

do you guys think the time would come when those rich people living in rich mansions in makati would move elsewhere so we can build more buildings, more parks in that area?

http://www.skyscrapercity.com/photopost/data/500/93makati_pano.jpg

then again, those mansions are what makes our skyline different from skylines from other asian cities. instead of parks, we have trees from lots of rich people. :D

ryanr
May 13th, 2004, 02:04 PM
Hard to say...i doubt it though. Many rich people move to AAV, residential complexes in QC, etc while maintaining a house in Forbes Park, Dasmarinas, etc...
