yes, Tower 2 is up now. Before tower one reached 6th level, tower two was already working on its foundation. i see no construction yet for tower 3.

but how will the podium thing work out though? there's only one podium sitting below all three towers, right? so if tower 3 won't be done til 2 years after tower 1, then they only get to use one-third of the podium in the first year and two-thirds the second year?

or will they do the entire podium first???

well from rico's friend's pictures (rico can you post them again, please) they are doing them one at a time. So i think they will connect the podiums when all towers are completed.

this was one of the earliest buildings in the residential boom, yet it is still around the 10-15 floors

im still amazed by its slowness

it's going.......lot of concrete and steel! now it's more to me, the 3 buildings are parallel to each other and they are placed in a angled on the site. looks more massive than the renderings, but it looks nice

what's up with the columns? have they started tower 3 yet? this thing sold so dang fast during the pre-selling. is tower 3 also sold out already too? haven't heard much about this in a long time...

2 weeks ago The Columns Tower 1 is on the 20th floor while Tower 2 is on the 6th level of the podium.

I don't know if Tower 3 is sold out but they will start construction 4th Quarter of 2004.

but isn't three years a little too long? construction of buildings in most other places (rich japan and even poor but getting rich china) can build those towers in so much lesser time.

plus maybe they're waiting for the units to be sold fr funding. and mybe there are very few people who are willing to work anyway. that thing i wonder tho.

its better to invest on property companies w/ proven track record & reputation, coz even if d rate of construction is quite slow, at least u cn be assured that ur money is w/ gud hands no matter what, & 1 of them is ayala who also owns comunity innovations. but pls. dont make a full payment until everythin is finished & tested.:->

from comparing it with RCBC Tower I, which is estimated at around 200-210m, i'd say the Columns is 120m-140m. though i could be wrong, because isn't there a thing on the roof, like in Oakwood?

yes! it has some stuff like that on its top. i really hate it when residentials are placed side by side with office towers. they are easily dwarfed! looks at the first tower. its now nearing top off but its too low compared with the massive RCBC. Oriental gardens are another good example. they are dwarfed by Export Plaza Tower. Hopefully, Shang and Residences will be tall enough to outdo their neighboring office towers.

Yeah...The Columns are not that short, but they seem that way because its right next to RCBC Plaza. Is Tower 3 currently u/c? It didnt seem to be when i was there.

based on my estimates, its now nearing top off. Ayala Land has a lot of u/cs around that area. Along with E-services building. Amazingly, there's another u/c beside the uncompleted Jaka Tower. Maybe this is the one ive read about, which is quite similar with the E-services building. Maybe this is the E-services building 2. Too bad those prime lots fared so badly. Taller towers could have been constructed instead. But Ayala thinks its more efficient to have built-to-suit structures erected on those area. So be it...

Oh by the way...i said "some" friend of mine. I mean one friend of mine. He doesn't want to tell me what floor his unit is. We were talking about The Columns when he mentioned about ORT which is not all sold out, then i asked him why he knew all these stuff. Then we hesitantly admitted owning a unit there. Well, he's so humble, he doesnt want us to talk about it.

eh...i've given up complaining about the E-services buildings. Let them build it, even though i really wish the Gateway project with JW Marriott pushed through. If Ayala thinks thats how they should use those lots, maybe its for the better.

hahaha...who knows? these E-services will look nice anyway. there are commercial spaces on the ground floor, right? then you wouldnt have to go to Ayala Center for your shopping or grocery stuff if you live near that area.

since e-services building 1 will be for people support, lets expect this office building to be one of a kind and world class, facilities-wise.

What happened to Krispy Kreme's negotiations with the Araneta(or the Araneta's negotiation with Krispy Kreme) for a store in Gateway?

Seems like Gonuts went ahead of them with the opening of their fourth outlet in the Coliseum Circle at Araneta Center.

And speaking of donuts, the Gonuts Donuts (which is a Krispy Kreme clone) clone, Hot Loops Donuts has opened their second branch in Robinsons Galleria.

Seems like there will be a Donut War between the two of them, moreso if Krispy Kreme enters the scene.

BTW, any updates on The Columns? because I haven't seen any lately.

As far as I know, it's extremely challenging to start up a Krispy Kreme franchise. Their minimum requirements are extremely high-- I'll just quote from their website.

It makes zero business sense to open up a KK franchise selling donuts. The profit margin is just too low. That's why Gonuts and the Hot Loops are great ideas.


Requirements below:

Applicants must have current ownership and operating experience or previous ownership and operating experience of multi-unit food service operations in the market that you desire to develop.

Our franchisees must possess the capital sufficient to fund the development of the market. We currently grant franchises on an area development basis. Specifically, our area developers are required to build multiple stores (10 or more) in a market. The minimum net worth requirement is $30 million or $1,000,000 per store to be developed, whichever is greater. For instance, a 15-store market requires a minimum net worth of $30,000,000.

I like the Columns. My parents were interested in getting a condo there as a part of their retirement getaway, and were very close to getting one. But they changed their minds. Very nice to see it developing though. When I was there last year, I didn't even see it or notice it. It was only then when we came back from the philippines that we found it on the internet.

As for donuts, it's fine, there's no need for Krispy Kreme. There's so much good food in the Philippines both in pure/ethnic as well as commercial anyways. Krispy Kreme is first rate basura. :puke:

An agent said construction is ahead of time. Tower 1 is topped off several months ago. Tower 2 is nearing top off. But i don't find them nice, exterior wise. There's not even an underground parking, i dunno if that's be good.

As for Gonuts, half a dozen costs around Php 95. My faves so far, tho i don't eat a lot, are pastillas and peanut butter.

I can't believe there is no underground parking for the Columns..!! or wait... so u mean the parking is above ground in the shared podium only? if that's the case, then I'm sure they planned it with enough space, right..? but if that's not it, and they have no under or aboveground parking, then wow...

definitely there's no underground parking. the shared posium will house the multilevel above the ground parking. that must be one of the reasons why construction is a bit fast. foundations and underground levels usually take so much time to construct.

The read the deadline for all buyer requests on their unit alterations/modifications for towers 1 & 2 has passed which means completion of these 2 towers is near. I didn't know buyers could request such modifications on their units. Is it the same with the other companies, i.e Meridien, Robinson, megaworld, etc.?

i suppose you can modify your unit. especially before construction (finishing). it's more on architectural works anyway. but for a fee din cguro after the deadline.

Deadline for tower 1 alteration requests was in July of last year and I too decided not to put up any of the walls.... I have a corner unit in tower 1 facing buendia and malugay. The unit has a balcony and im actually looking for an architect to redesign the interior... any recommendations?

i do have a 2 br... layout is found in this link skip the virtual tour and theres a "layout" link that gives you an idea of the 2br. I dont like the br next to each other thinking of making the living room the other bedroom/den eliminate the utility room... etc

The living room has access to the balcony so I think it should be where it is as in the original layout. The only way I can think of (from the point of view of a bachelor) is letting go of the 2nd bedroom hence you get a much larger/extended living room and make the maids quarter/utility room your den/office. Of course, a good architect will be able to help you.

hmm.. I haven't had a close look at Oakwood's own top contraption, but according to emporis it's not included in the final height. This one definately looks like it's part of the overall structure, though only ornamental from the looks of it..

30 storeys. I don't know about exact height, but maybe once we get a photo of it in comparison with RCBC we might get a rough estimate, an estimate which then we can sand down into more accurate numbers:)

and yes all three are of the same height.

yeah, that's Makati Police Station between the two towers. it's really modern, we have a rendering posted by Ryan before right?
and that's part of RCBC on the bottom left of the photo. thanks for sharing Buboy. I believe that photo was taken within the week or last week.
this is indeed a nice project. each tower is positioned to have unobstructed view unlike the case of let's say...GA Towers. This is the plus in having these 3 towers planned at the same time.

Good question lance...the helipad is prolly for politicians and wealthy people to land on:D j/k... Maybe they do have helicopters or the PNP/Makati Police will purchase one once the police station is completed.

Will the use the helicopters to aid police in high speed chases and crime busts just like in North America?:D

Sweet...Tower 1 is almost done. This group of condos is actually quite large.

quite a large lot, that's why. Though 30 storey is no small climb. Kinda helps the steep angle from Buendia scrapers to Bel-air village if you get what i mean;)

Well utilises it's space well, with the massive podium and the 3 towers. Of course I would have prefer two towers and maybe 40-45 floors:) But it's not like this is another copy of another skyscraper in MM.

i like the way they finished off the top. last time i saw it from that view was when they were starting the third building (when i was still working in rcbc). this was taken from rcbc tower 2, if i'm not mistaken, on the 30+ floor.

Checked with an agent and she confirmed that they are indeed building The Columns 2. Apparently, they don't have the license to sell yet so wala pa raw specs, but according to her, there will only be two towers. The project will rise on a former Caltex station, on Pasay road corner Amorsolo, almost right across Sunvar Plaza.

i like it, so whats the purpose of those red square things, i was thinking sampayan but that too high to put your sampayan, baka lang malipad. nonetheless, i like these buildings.

Actually, I think The Columns, being intended for the young achievers, should be painted with dazzling, bright colors to make them distinct from the rest of their neighboring high rises. Painting them white/gray with a some reds would only make them look dull.

They were going down from the 20th Floor to the Ground floor, then the elevator got stuck between the 2nd floor and the ground floor, making it more difficult for the rescue team to get them out as they had to manually (daw) move the elevator to the nearest floor. One of the victims were ranting about the expired inspection certificate of the elevator. She was claiming that it was expired for a year already.

Is this big news? Nah! I think everyone has had or will have an "elevator experience" at least once in his lifetime. We ride an elevator everyday, right? Me? It happened to me once in Tektite (which is infamous for malfunctioning overworked elevators) and another in our office building (due to a brownout). I've had to climb out of these elevators in both instances after they got stuck halfway between floors. :lol:

If that incident occurred to you, you can file a complaint against the building admin. There is a provision in elevator codes that the latter must provide an emergency communication system. It has also a sensor that gives signal to the assigned security monitor & to know that an elevator car has been malfunctioned.

Nangyari na sa akin yan sa Trafalgar Plaza. May emergency communication device yung elevator. Nakalabas ako ng elevator in less than 10 minutes. Ü

OT @ tebs: ganun ba, the first time I saw the lot we travelled early morn...so we didnt mind the time. i have two lots there one in san francisco and another in banca-banca (weird name). I have two more in Cubao, two blocks away from gateway mall. Geeez and mahal ng donor's tax and other registration fees for the cubao property. Ihuhuli ko tong sa Cubao which is the same size as victoria but the zonal value is super mahal. Yung savings ko nauwi lang sa tax. with the tax that I am scheduled to pay, i could have bought a condo in the fort in cash! grrrr...wala bang way to get around the tax?

yun yata ang reason kung bakit di accessible ang stairs, kasi ginagawang make up nook ng mga tao. whats so kinky about these spaces anyway?

ALI unit books P15-B sales over six years

Community Innovations, a unit of real estate developer Ayala Land Inc. (ALI), earned P15 billion in sales revenues over six years since its inception in 2002, about P4.8 billion or a third was earned last year, officials said yesterday.

Company president Dante Abando revealed yesterday that Community Innovations likewise registered a compounded annual growth rate of 36 percent over the same period, compared to a 17-percent CAGR for the entire Philippine real estate sector.

Community Innovations has been relaunched as Alveo Land. “In Latin, Alveo means ‘to be well.’ As a company, we don’t just find the means to provide you with the most innovative homes, we look for ways to give you the life you deserve,” Abando said.

From 2002, the company’s sales value soared by a whopping 360 percent while sales volume increased 250 percent, he emphasized.

Last year, Community Innovations posted its highest earnings in its six-year history at P4.8 billion, translating to a 53- percent growth from its 2006 earnings of P3.1 billion.

“We are very pleased that our business grew significantly. Our developments are always centered on people’s needs and the market responded well to our offerings,” Abando pointed out.

He attributed this growth to the substantial contribution of new projects such as The Aston, the family and kids-oriented high-rise section at Two Serendra in Bonifacio Global City; Marquee Place, the first ALI development in Northern Philippines that is integrated with an Ayala mall located in Angeles City; and Treveia found at Nuvali, ALI’s new metropolis in the Canlubang, Laguna area.

He emphasized that more recent projects are also boosting the company’s portfolio. Senta, Community Innovations’ recent condominium development in Legazpi Village, registered P1 billion in sales in the first five weeks of selling. Meanwhile, The Red Oak, the second high-rise section in the third phase of Two Serendra, drew in P455 million on the first day of selling.

From the start, company officials stressed that Community Innovations has made a gleaming track record when it comes to sales. Its maiden project, Verdana Homes in Bacoor, Cavite, sold out in seven months.

“Every time we conceptualize a new community, we think about what is lacking in our market’s lifestyle. From here, we roll up our sleeves and think of something new to offer them. This propensity to innovate has propelled the company to where it is right now,” Abando explained.

At present, the company’s completed and ongoing developments have been and will be home to almost 4,000 families.

Summed up by its new name, Alveo concerns itself with so-called life ecosystems, or the deliberate and all-encompassing approach with takes into account the familial, social, physical, mental and emotional well-being of the market, Abando said.

My agent told me that there will be a 3rd columns but it will not be called Columns. The location is in Zuellig but there will be other Ayala offerings inside Makati.

This was my number 1 choice before. In 2007 I went in and asked how much is 1BR for sale and agent told me it was Php2.5M. At the time I only had Php0.5M at hand and would not qualify for Php2M loan.

Maybe I'll revisit this again when I have my Php2M. :)
