SHAH Alam is rapidly turning into one of the fastest growing corridors in the Klang Valley, with at least 15 property development projects on 6,500 to 7,000 acres currently underway.

Since it gained city status in 2000, the rate of growth in this western portion of the Klang Valley has been tremendous. By 2010, the whole area is expected to have over 700,000 households.

Property researcher Ho Chin Soon has identified this corridor as one of the hot spots for development and developers have started showing greater interest here about two years ago.

The opening of new linkages in the future, including the Guthrie Corridor Expressway (GCE) and a proposed new expressway, New North Klang Valley Expressway (NNKVE), as an extension to the Penchala Link, will further improve the accessibility of the area and enhance its robust growth.

The 25km-long Guthrie Corridor Expressway (GCE), which will connect Bukit Jelutong in Shah Alam to Kuang, near Rawang, is more than 70% complete and will complement the North-South Expressway and New Klang Valley Expressway.

The proposed NNKVE will serve Kota Damansara, Subang 2, Bandar Pinggiran Subang, Bukit Subang, Kayangan Heights and Shah Alam Two.

It would provide a faster and more direct way to Bandar Puncak Alam and adjacent developments, including the proposed new Universiti Teknologi Mara campus.

Among the major developments underway or planned for the corridor are Bandar Puncak Alam, which spans more than 14,000 acres; Setia Alam township on 2,500 acres near the Meru link of the New Klang Valley Expresssway and the adjacent Eco-Parks on 791 acres; Bukit Bandaraya Shah Alam on 300 acres and D'Kayangan on 163 acres.

Bandar Puncak Alam, an integrated self-contained township about 10 times the size of Subang Jaya, and its surrounding neighbourhood such as Batu Arang Batang Berjuntai has been designated by the Selangor state government as the new growth centre for the north-eastern region of Selangor.

The area has also been designated as the state's education town with more than 20 tertiary institutions to be set up. The first three universities planned for opening are Universiti Industri Selangor, a Malaysia-Japan Technical University and the 15th UiTM campus covering a 1,000-acre site, about 2km southeast of Shah Alam 2.

There are various developers undertaking development of Bandar Puncak Alam including Puncak Alam Housing Sdn Bhd, which is developing about 3,000 acres of mixed residential and commercial development in the area, and Econstates Bhd, which has been successful with its Shah Alam 2 on 1,093 acres.

According to Econstates Bhd managing director Datuk Soam Heng Choon, demand for houses in Puncak Alam is expected to increase tremendously with the improved road infrastructure to this corridor.

The completed Shah Alam-Puncak Alam Highway, the ongoing GCE, the upgraded and completed Sg Buloh dual carriageway, the Meru-Puncak Alam road, the proposed Assam Jawa (Latar) Highway and the proposed West Coast Highway will shorten travel time to Shah Alam, Petaling Jaya and Kuala Lumpur.

Soam said Shah Alam also provided a cheaper alternative for home buyers, especially those who prefer landed properties, as the price range of RM150,000 to RM200,000 was at least 30% cheaper than other parts of the Klang Valley.

“With more reputable developers involved in developing this area, Shah Alam will soon become another choice address for the Klang Valley folks.”

On Shah Alam 2, he said more than 400 of the 1,093 acres in the township had been developed and 1,424 property units worth RM218mil sold to date.

Upon the project's completion in the next six to seven years, it would have 4,000 units for a GDV (gross development value) of RM1.5bil. About 75% of the properties were affordable homes priced from RM160,000 to RM200,000 with built-up of between 1,300 sq ft and 1,800 sq ft.

''Shah Alam 2 is an innovative and well-planned township which emphasises on green areas, parks, shaded walkways and tree-lined landscaped streets. A range of facilities has been planned, complete with a landscaped town square,'' said Soam.

Kumpulan Lebar Daun managing director Norazmi Mohamed Nurdin said Bukit Bandaraya Shah Alam, located adjacent to the Setia Alam township, would have 3,300 units of double-storey terraced houses, semi-detached houses, apartments, townhouses and shop lots. The RM1bil project is expected to take another four years.

The project is undertaken by the group's property arm, Lebar Daun Development with Eco Asli Development Sdn Bhd, which has been awarded the privatised project by the Selangor state government.

Lebar Daun's other project is D'Kayangan on 163 acres on the former Batu Tiga Shah Alam racing track, featuring 1,323 units of medium-cost to upmarket homes comprising super-link double-storey terraces as well as quarter-detached and semi-detached units. There would also be 172 units of five-storey shop lots.

Norazmi said the project would bring in a GDV of RM1bil upon completion in 2008.

SP Setia sees RM1b sales

SP SETIA Bhd is confident its total sales for the current year to Oct 31 will, for the first time, exceed RM1bil, up from RM821.7mil in the last financial year.

Group managing director and chief executive officer Datuk Seri Liew Kee Sin said SP Setia would get its extra revenue boost from more property sales at its flagship township project Bandar Setia Alam in Shah Alam, and Bandar Eco-Setia, next to Setia Alam.

Speaking after the company EGM in Kuala Lumpur yesterday, Liew said SP Setia had sold more than RM300mil worth of properties in Bandar Setia Alam since the project was launched a month ago.

About 1,200 link-house units worth RM180mil and 200 shop office units worth RM120mil were sold within a month of the soft launch on March 12. The company sold another 150 link-houses during the official launch-cum-carnival at the project site on April 11.

?We had said the group was aiming for total sales of RM1bil this year. Based on the encouraging sales in Setia Alam so far, we are confident that total sales within the SP Setia group will definitely exceed RM1bil this year,'' Liew said.

He added that Bandar Eco-Setia, a joint-venture project between SP Setia, EPF and Great Eastern Life Assurance (M) Bhd, would be officially launched in June or July.

Liew expects Bandar Eco-Setia to receive equally good response. An initial 100 bungalow lots of between 6,000 and 8,000 sq ft would be offered for sale at RM55 per sq ft. This would be followed by the launching of semi-detached houses, priced from RM600,000 each and bungalows (from RM850,000 each) two months later.

Bandar Setia Alam, a 2,500-acre development project, will comprise mainly double-storey terrace houses, while the 791-acre Bandar Eco-Setia would house mainly semi-detached units and bungalows.

Upon completion in 15 years, Setia Alam would have 37,000 houses and other commercial components with a total gross development value (GDV) of RM5bil. The commercial precinct on 250 acres will be developed over the next five to 10 years.

Bandar Eco-Setia, meanwhile, will have a GDV of RM2.3bil, with development life spanning 10 years.

Liew also said SP Setia was not overly concerned with the current rise in building material costs, as the company would find ways and measures to keep its overall construction cost competitive.

Flood Mitigation Project And New Toll-Free Shah Alam Expressway To Benefit The Rakyat In Selangor


Kumpulan Europlus Bhd (KEURO) secures two projects in Selangor Darul Ehsan

Kumpulan Europlus Bhd (KEURO), a Malaysian construction corporation, has secured two major infrastructure projects located in the state of Selangor Darul Ehsan.
In a statement to the Kuala Lumpur Stock Exchange (KLSE) today, KEURO provided the information on the two projects, involving the flood mitigation scheme and the second one being the toll-free Shah Alam - Shah Alam 2 (Berjuntai Bistari) Expressway.

THE FLOOD MITIGATION PROJECT:
The Flood Mitigation Project will form part of an overall scheme for flood mitigation and environmental improvement between the Klang River and Kuala Langat River and its environ. The project is to be undertaken by Macro-Diversified Sdn Bhd (Macro), a 70:30 joint-venture company formed between Radiant Pillar Sdn Bhd (Radiant) and Permodalan Negeri Selangor Bhd (PNSB), a company of the Selangor state government. Radiant is a 60 per cent owned subsidiary of KEURO.



This project involves the design and construction of a network of inter-connected canals, linking the Klang and the Kuala Langat Rivers, within the Kuala Langat district, in the Telok Panglima and Tanjung Duabelas mukims.


The project is expected to commence around March/April 2004, and is estimated to be completed within three years.



Expected cost for the Flood Mitigation Project, inclusive of construction costs, land acquisitions, management and professional fees, is approximately RM745 million. It is a major exercise undertaken by the Selangor state government, as part of the state?s socio-cum-environmental responsibility, to alleviate various areas within the Kuala Langat district from incessant flash floods.


The Kuala Langat River is one of the state?s prime water supply arteries and the government?s preventive measures to forestall river flooding and pollution is ongoing. The Flood Mitigation Project will have far-reaching and positive social and economic benefits for the residents in the state, who will certainly welcome this as a priority project.


Currently, a series of flood mitigation schemes is being undertaken in Kuala Lumpur. The Federal government has an overall comprehensive plan to accommodate the increased discharge of floodwaters into the various areas of Selangor. This Flood Mitigation Project is an additional plan to complement the government?s overall plan and to act as a further safety valve and measure, to ensure no mishaps whatsoever occuring in the flood-prone areas.


The payment for the Flood Mitigation Project will be via the alienation of 5,439 acres of land to PNSB, which has granted the power, rights and benefits to Macro in accordance to the joint-venture/shareholders agreement. This will help defray the cost of the project and not be a burden on the state budget.


This innovative means of financing falls in line with the Government?s recently announced aim not to rely on further budget deficits to defray costs for such projects. Future development projects expected to be carried out on the development land will in future contribute to state revenue derived from the collection of land assessments and quit rents.


From the above, it is clear that the Flood Mitigation Project stands to benefit both the state government as well as the Rakyat.

THE SHAH ALAM - SHAH ALAM 2(BERJUNTAI BISTARI) TOLL-FREE EXPRESSWAY:
The second project is a new toll-free expressway. It involves a total contract sum of RM315 million which includes the construction costs, land acquisitions, management and professional fees, of a new toll-free expressway, called the Shah Alam - Shah Alam 2 (Berjuntai Bistari) Expressway.

The project has been approved by the Selangor state government to Tiasa Ria Sdn Bhd (Tiasa), and the contract shall be awarded by Macro (the JV company undertaking the Flood Mitigation Project), as directed by the state government. Tiasa is a 70: 30 joint venture company owned by KEB Builders Sdn Bhd, a wholly-owned subsidiary of KEURO.
The Selangor state government has given approval for the design and construction of this 42-km toll-free expressway to be funded from proceeds earned from the Flood Mitigation Project. Hence, the construction of this expressway will not be a burden on the state budget.
This expressway will link the fast-expanding Shah Alam City to Shah Alam 2, as part of the Selangor state?s government plan for its residents to improve the roads within the area. This expressway will reduce travel time between the two cities to 25-30 minutes. The expressway will pave the way for the development of new areas along its corridor.
In turn, the people residing in the areas will be enjoying a toll-free expressway, and it is seen as complementing existing roads to help ease traffic congestions and improve traffic dispersements. Commencement for the expressway project is slated for the second quarter of 2004, with expected completion within two and a half (2 ½) years.
These two infrastructural projects will substantially increase KEURO?s order book and enhance its future earnings.

EON plans Rm30m hangar showroom in Shah Alam

EDARAN Otomobil Nasional Bhd (EON), Malaysia?s biggest car retailer, plans to invest as much as RM30 million to launch a hangar showroom specifically for premium Audi passenger cars, people familiar with the matter said yesterday.

The capital expenditure for the venture is being handled by Euromobil Sdn Bhd, a wholly-owned unit of EON.

Euromobil is the sole importer and distributor of Audi vehicles in Malaysia, having taken over the the reins from Tan Chong Motor Holdings Bhd in November last year.

Mail Money was told the bulk of the investment for the hangar showroom has been utilised and EON expects to launch the new showroom in Glenmarie, Shah Alam.

The car retailer may officially launch the showroom on Aug 11, but before that, the company plans to have a media briefing either on Aug 4 or 5.

Senior Euromobil executives confirmed the plan, but didn?t want to provide further details at this point of time, so as not to scupper its planned briefing.

The investment is understood to be part of EON?s plan to position itself as a super dealer for passenger and commercial vehicles.

Apart from selling Audi cars, the EON group also distributes and sells Chevrolet, the classic TD2000 and Proton cars.

It is estimated that as many as 100 Audi cars were sold in Malaysia last year, with EON targeting to double the sales this year, taking advantage of an expected 7 per cent expansion in Malaysia?s US$103 billion (US$1 = RM3.80) a year economy.

Audi cars are made by Germany?s Audi AG, which in turn is controlled by Volkswagen AG, Europe?s largest carmaker.

The entry level price for an Audi in Malaysia is RM248,400, while a high-end Audi could cost as much as RM1.3 million.

Makro redesigns Shah Alam store

MAKRO Cash & Carry Distribution (M) Sdn Bhd has redesigned its store in Shah Alam to make shopping easier and more convenient for customers, especially the small- and medium-sized businesses.

And, supporting the new store concept, are well-trained employees with good product knowledge and customer service skills.

The 11-year-old Shah Alam outlet, Makro's first retail-wholesaler store in Malaysia, was relaunched yesterday by Ramli Mahmud, Datuk Bandar of Shah Alam.

According to Makro managing director Pieter Boone, the new store concept would benefit suppliers, as its layout provided greater visibility for their merchandise as well as easier access to products by customers.

The concept was successfully introduced in Thailand last year.

Makro stores in Selayang, Cheras, Seremban, Johor Baru, Ipoh, Prai and Penang will also be redesigned.

Makro is owned by SHV Holdings and joint venture partners Li & Fung and Perbadanan Kemajuan Negri Selangor. It is targeted at small businesses and retailers, caterers and professionals in the service sector. It has eight stores nationwide and employs more than 1,000 people.

Tesco, Carrefour and Giant are alike and target the same customer group. Makro on the other hand targets at SMEs and SMIs rather than normal shoppers.......so I dun think Tesco is a threat to them ;)

NBC unveils high-end project in Shah Alam

KLANG-based property developer NBC Land Sdn Bhd will soon launch Jelutong Heights, a high-end semi-detached housing project in Shah Alam.

Group senior manager Bernard Chew said the total gross development value (GDV) would be RM120mil, and the launch was slated for June or July.

There will be 180 units on a 15-acre site located in the middle of Bukit Jelutong's bungalow residential district and bordering Bukit Cerakah forest reserve.

The project has already garnered registration from potential buyers for almost half of the available units.

The units come in four designs – the Acacia, the Begonia, the Cyprus and the Dahlia – and will have built-up areas of 3,200 sq ft to 4,000 sq ft.

It is a gated community with 24-hour security, and purchases come with complementary golf club memberships.

It is currently negotiating with golf resorts in the vicinity.

“Overlooking the Bukit Cerakah forest reserve, all but two rows of the houses will have unobstructed views of the natural surroundings,” Chew told StarBiz.

The units are priced between RM900,000 and RM1mil each.

'We are hoping to attract upmarket but value-oriented buyers and investors,” said Chew.

Comparable semi-detached properties in the Bukit Jelutong area are already fetching a value of RM1.3mil in the secondary market, he said.

Jelutung Heights units were priced favourably against comparable property offerings that can go up to RM1.6mil in the Bukit Jelutong area, said Chew.

The company promises completion in 24 months, with ground-breaking planned for June.

NBC, which was formed in 1970, has built various high-rise residential developments in the Klang Valley.

In 2001, the company developed the 165-acre Kota Pendamar township located along the Kesas Highway in Klang, comprising 5,000 mixed units.

According to Chew, an ongoing project for the company is the Taman Desiaran Malawati in Kuala Selangor.

With phases 1 and 2 fully sold-out, the project is now in its third and final phase, he said.

The project has a total GDV of RM52mil consisting single-storey and double-storey bungalow, semi-detached as well as linked houses.

According to marketing manager Phang Lee San, Phase 3 has just open for sale.

Phase 3 of Taman Desiaran Malawati was expected to have a GDV of RM20mil, she said.

I really like the new hoeses in the new parts of Shah Alam.

I visited a terrace house for a 'Hari Raya' party there and there are walking paths in front of the terrace houses, it's so nice. The area also have a lake and a park.

This must be a joke yeaaa... 700000 households ???? The data from MBSA shows that Shah Alam has only 550 000 population last year ; of which only 15 percent live in the Town area while da rest reside in the Industrial zone across the Federal Highway.



And da land price is greeaat too. My house...sorry...my parent`s house ( 2 Storey Terrace 4 rooms + 3 bathrooms ) is only 170K. We have a large land area that enables us to grow tomato, coconut, and banana in the backyard. No rush, no traffic, slow-paced living.

New landmark: The six-storey theatre building is now under
construction behind the Grand Bluewave Hotel in Shah Alam.

IF folks in Kuala Lumpur have the Istana Budaya, their neighbours in Selangor can expect to have a performing arts hub of their own by the middle of this year.

The RM43mil building, which is now under construction, will be called Teater Selangor.

It is being built on a 1.76ha state government land in Jalan Persidangan, Section 14, Shah Alam (behind the Grand Bluewave Hotel).

Work on the state theatre started in December 2004 and is scheduled to be completed in June this year.

The six-storey theatre building, designed in the Malay-Bugis concept, is currently about 60% completed.

Built by the state government, the state theatre will be jointly managed by the Shah Alam City Council (MBSA) and the State Culture, Arts and Heritage Department.

“When completed, the theatre will be equipped with a main stage with a seating capacity of 800, easy-to-move stage, conference rooms, multipurpose hall, cafeteria, exhibition hall and management office.

“There will be ample parking space for guests,” said MBSA public relations officer Shahrin Ahmad.

Selangor Culture, Arts and Heritage Department director Othman Ahmad said Teater Selangor would provide another venue for local theatre productions.

“Currently we have been using the Petaling Jaya Civic Centre and MBSA auditorium for our theatre performances.

“Having a state theatre will provide production houses and performers more venues to choose from to stage their shows.

“We will continue to make use of existing venues,” he said, adding that Teater Selangor was the Selangor government’s effort to encourage the development of the local theatre scene.

”It will have state-of-the-art facilities for both performers and audiences,” he said.

Othman added that MBSA would look after the building itself while his department would take care of the activities to be staged there.

At present, he said, the state Culture, Arts and Heritage Department was working closely with local theatre groups and doing its best to assist them in their productions.

Among the activities the department had organised for local artistes were dance festivals, plays and bangsawan performances.

“There are about 15 groups in Selangor that are actively involved in theatre alone.

“They are supported by theatre groups from higher learning institutions.

“If each of them can come up with a show every year then we will have enough activities for the new premises,” he added.

Othman said that as an added boost to the local theatre scene, the department was also providing financial assistance to theatre groups that needed funding.

SHAH ALAM: Syariah Court judges should dispense justice without fear or favour. More importantly, no case should be sidelined just because the parties involved “know someone important in the state.”

“Only fear God when discharging your duties. Be firm and do not be cowed by parties claiming they know VIPs,” Selangor Mentri Besar Datuk Seri Dr Mohd Khir Toyo said at a ceremony to announce the site for the new state Syariah administration department in Section 5 here.

He added that cases had been compromised in the past because the parties involved “knew the right people.”

Dr Khir also called on Syariah judges to dispense with cases fast because justice delayed was justice denied.

He added that the administration of Islam must be quickly improved because the enemies of Islam were trying to portray the religion as backward, impractical and lop-sided.

“Even the Syariah Courts have been labelled weak, unprofessional and unable to handle contemporary issues,” said Dr Khir.

The Sultan of Selangor Tuanku Sharafuddin Idris Shah was the guest of honour.

Later, during a briefing, the Sultan advised state leaders to be attentive to the construction of the proposed Syariah building.

He did not want to see the building besieged with problems upon its completion, as had happened with the burst pipe fiasco at the Immigration Centre in Putrajaya.

Worldwide expects good demand for ALAMi shop offices

WORLDWIDE Holdings Bhd expects its new commercial development on 5.72ha along the Federal Highway, ALAMi shop offices, to be another success story in view of good take up rates for shop offices in Shah Alam.

There is good demand for shop offices in Shah Alam and even Worldwide's commercial development project in Section 7, Worldwide@7, has been sold out, senior vice president of Jones Lang Wootton, Rohan Padmanathan, told reporters at a briefing on the project in Shah Alam on Tuesday.

Jones Lang Wootton has been appointed to market the first phase of the project which will comprise 56 units of three and five-storey shop offices.

The selling points of ALAMi include its strategic location next to the Federal Highway.

Rohan said Worldwide is also seeking the approval from Shah Alam City Council and Malaysia Highway Authority to build an access road from the expressway to the project.

For the first phase, Rohan said the price tag of the three-storey shop offices would be at RM1.23 million while the five-storey shop offices would retail at RM1.85 million. The gross development value for the shop houses is RM76.27 million.

Worldwide Head Property Division, Ahmad Azman Azizul Rahman said the company has completed the piling work of the first phase and construction is expected to be completed by December this year.

Rohan said Worldwide has yet to launch the sales for ALAMi but through a soft launch programme carried out by Jones Lang Wootton there was some interest shown in the project.

Ahmad Azman said the construction of the second phase, comprising a retail centre would be completed in 30 months time.

Worldwide would also construct an office tower block as the third phase of the project, he said. - Bernama

you know, if I were to extend the Kelana Jaya LRT I think that stopping at the Shah Alam stadium area would actually make some sense...

I still think that the future Subang Jaya-USJ extension should actually be a USJ-Bandar Utama line...

So I would like to see the Kelana Jaya LRT extended to Shah Alam stadium.

Also, a fast and direct bus route connecting the KTM station with Shah Alam City Centre and the Stadium area....

That would really make a difference...

of course land use in Shah Alam is geared to cars, but a public transport option would make it affordable and livable.

A plan to have an integrated bus terminal in Shah Alam is still on despite it being long overdue.

Shah Alam mayor Mazalan Md Noor said the plan had been put on hold for various reasons – one of it being of land where the bus terminal would be built.

“Now we have a new site for it -near the Federal Highway in Batu Tiga near where the old Batu Tiga Police Station used to be. Part of the land belongs to the government and part of it is privately owned.

“We are now in the process of settling the land matters,” said. Mazalan after chairing the Shah Alam City Council (MBSA) full board meeting on Thursday (Sept 27).

The idea for the bus terminal was mooted several years ago when Shah Alam was upgraded to city status.

Location has always been one of the major issues involved.

Apart from the Batu Tiga site, another spot identified for the bus terminal was in Section 13, by the river opposite the old Makro hypermarket (now Tesco).

Mazalan said the Batu Tiga site had been decided upon due to its location and access to the main roads in the area. The area enjoys easy access to the Federal Highway, NKVE and KESAS highways.

“Once the land matters are solved we can start with the designing process.

“We hope work on the bus terminal project will start sometime in the middle of next year,” he said, adding that the project was expected to be completed by 2009.

He added that the bus terminal was expected to cost MBSA about RM20mil to build.

THE Shah Alam City Council has got a balanced budget next year.

Shah Alam mayor Mazalan Md Noor said MBSA would collect RM211mil and use most of it for management (RM207.1mil) and development purposes (RM3.8mil).

The amount is an increase of 0.63% compared with this year’s revenue. This year the city council collected RM209.6mil.

“Of the estimated RM211mil, 69.21% will come from assess-ment fee. That works out to about RM145.97mil, an increase of RM6mil from the current year.

“The other revenue comes from rental and compounds,” he said at MBSA budget meeting on Thurs-day (Sept 27).

The main portion of the monies earned (98.2% ) will be used for management purposes which include emolument (RM20mil) and services (RM153mil).

He also said the city council was expected to collect RM6.07mil more or an increase of 4.34% from assessment fee next year. The extra monies are due to more new areas sprouting up in the city.

The city council would also spend RM350,000 to upgrade the infrastructure and facilities at the Bazarena in section 13 and the Shah Alam sports complex.

The Bazarena is currently the venue for expos and exhibitions in addition to the weekly Sunday bazaar and Pasar Tani. It is also the venue for the Ramadan bazaar.

“We hope the upgrade will attract more visitors to the place, including foreign tourists,” said Mazalan.

You would think that as the capital of the most industrialised and prosperous state in Malaysia, Shah Alam would be a commercially vibrant place.

After all, Selangor achieved developed status in 2005, and it is the growth engine that will continue to drive the country’s progress towards realising Vision 2020.

The state is also the most magnetic in the country, and according to 2000 figures, is home to 4.19 million people. Together with neighbour Kuala Lumpur’s 1.4 million people, it means that the region is hosting almost a quarter of the country’s population.

Fast growing region Other pointers that might lead you to think Shah Alam is exciting and pulsating might come from the Statistics Department.

According to its estimates, the Petaling district, where Shah Alam is located, should host more than two million people come 2010, based on a conservative annual growth rate of six per cent.

Then there’s the performance of its property market, which was one of the strongest performers in 2006, registering double digit growth and hitting new records in transactional volumes and values.

Last year, the Ministry of Finance’s Valuation and Property Services Department said 62,050 deals worth RM20.95 billion were closed in Selangor, up 11.2 per cent and 26.9 per cent respectively from the previous year.

Of all the deals made, more than three-quarters (78 per cent, or 48,384 transactions) was of the residential variety, with the commercial, agricultural and industrial sub-sectors making up only 8.5 per cent, 5.9 per cent and 4.5 per cent, respectively.

This meant almost 15 per cent more houses were sold in 2006 than in the previous year.

In value terms, RM11.1 billion worth of residential units changed hands last year (almost 17 per cent more than the RM9.5 billion in 2005), representing more than half (52.8 per cent) of total transactional values.

Making up the balance were the industrial, commercial and development land dealings with 15.8 per cent, 15 per cent and 12.9 per cent, respectively.

Shah Alam losing out Despite being the capital of such a prosperous region, Shah Alam can’t seem to keep up with the other urban centres in the state such as Subang Jaya/Bandar Sunway or Petaling Jaya in terms of commercial vibrancy.

In the office building sub-sector, PJ commands the greatest take-up with 79.6 per cent of its available space (or 6.885 million square feet) occupied.

Shah Alam is second but with 3.656 million square feet occupied, but this is only 53.1 per cent of the space demanded in PJ, despite being available at lower rental rates.

On the retail scene, Selangor’s hub of activity is around Subang Jaya/ Bandar Sunway where 95.6 per cent (or 4.566 million square feet) out of its total 4.775 million square feet is occupied.

Following closely is PJ, with an occupancy of 85.8 per cent (3.709 million square feet) out of a total of 4.323 million square feet.

In the case of Shah Alam, its occupancy might appear high at 90.6 per cent, but with only 2.524 million square feet on hand, it has about half of the total built space of Subang Jaya/Bandar Sunway.

In a lifestyle survey carried out by Research Inc. in July 2007, it was discovered that Shah Alam’s retailers are losing out to their counterparts in Subang Jaya/ Bandar Sunway as well as those in KL.

Among the reasons is the lack of urban amenities desired by its residents, which has caused them to travel far and wide in search of satisfaction.

Before arriving at this conclusion, the survey found that:

- Over 70 per cent of the residents spend less than half their leisure time in Shah Alam;
- Over 50 per cent are prepared to travel beyond a 20km radius of Shah Alam to satisfy their leisure pursuits;
- Almost 40 per cent travel out of Shah Alam to visit a cinema or shopping centre;
- Shah Alam could potentially have 69 per cent of its residents spending more time in their home city, if more leisure opportunities were available;
- Over 40 per cent of the residents would like to have a large shopping centre in their city, while 37 per cent want a cinema; and
- Over 70 per cent would like to see their shops and restaurants open for longer hours.

Shah Alam needs to address some of these issues brought up by its people if it wants to reverse their flow out as well as encourage more people from KL and other parts of Selangor to visit and spend more time in the city.

By doing so, it would also fulfil the leisure, entertainment and recreational demands of foreign investors.

SHAH ALAM 28 Jan. – Ia sepatutnya menjadi ‘syurga membeli-belah’ untuk kaum wanita, namun entah di mana silapnya, Anggerik Mall di sini tidak mendapat sambutan seperti yang diharapkan.

Walaupun terletak di kawasan segi tiga emas Shah Alam, namun masih ramai yang tidak mengetahui kewujudan kompleks milik Majlis Amanah Rakyat (Mara) yang mula beroperasi pada bulan April tahun lalu itu.

Lokasi Anggerik Mall dikatakan agak tersembunyi walaupun sebenarnya ia berhampiran SACC Mall, Kompleks PKNS, Wisma Majlis Bandaraya Shah Alam (MBSA), pusat perbankan dan hentian bas.

Jalan masuk untuk ke kompleks itu juga agak mengelirukan, malah tiada sebarang papan tanda atau papan iklan di mana-mana kawasan Shah Alam untuk mempromosikan Anggerik Mall.

Tinjauan Utusan Malaysia ke kompleks tersebut hujung minggu lalu mendapati suasana di situ agak suram dan sepi tanpa kehadiran ramai pengunjung.

Antara perniagaan yang terdapat di situ ialah kedai menjual barang khusus untuk wanita seperti kedai kain, pakaian, aksesori, barangan kemas, hiasan rumah, bunga, kasut dan gerai makanan.

Namun, banyak juga kedai yang tidak beroperasi mungkin gara-gara kekurangan pelanggan.

Bagaimanapun, kedai-kedai yang sedia ada di situ tidak cukup untuk menarik perhatian orang ramai untuk berkunjung ke situ.

Anggerik Mall tiada tarikan lain seperti pasar raya, bank, rangkaian restoran makanan segera dan kemudahan untuk pengunjung berehat sebentar.

Sepatutnya pihak pengurusan mengambil kira faktor-faktor tersebut kerana wanita biasanya lebih gemar mengunjungi pusat beli-belah yang ada semuanya supaya mereka tidak perlu di tempat lain.

Walaupun menghadapi masalah kekurangan pelanggan, kebanyakan peniaga yang ditemui berterima kasih kepada Mara kerana menyediakan tempat yang strategik untuk mereka berniaga.

Cuma, mereka mengharapkan Mara berbuat sesuatu untuk mempromosikan Anggerik Mall supaya diketahui oleh masyarakat umum termasuk penduduk di luar Shah Alam.

Seorang peniaga yang hanya mahu dikenali sebagai Syah berkata, salah satu kelemahan Anggerik Mall ialah tiada restoran yang boleh menyokong perniagaan-perniagaan yang lain di situ.

“Sepatutnya, Mara mempelbagaikan jenis perniagaan di sini untuk menjadikannya ‘mesra keluarga’.

“Faktor lain yang mungkin tidak menarik minat pelanggan ialah dekorasi dan hiasan dalamannya yang tidak seperti pusat beli-belah yang lain,” katanya.

Sementara itu, seorang peniaga lampu, Ayu Hashim, 26, berkata, di awal pembukaan Anggerik Mall, ramai juga yang berkunjung ke situ.

Namun, lama-kelamaan, jumlah pelanggan semakin berkurangan lebih-lebih lagi apabila pengurusan mengenakan caj bayaran tempat letak kereta pada awal tahun ini.

“Caj bayaran tersebut sedikit sebanyak membebankan pelanggan dan menjadi faktor penolak untuk mengunjungi kompleks itu kerana kompleks ini tidak mempunyai banyak kemudahan dan tidak banyak pilihan,’’ katanya.

Peniaga makanan sejuk beku yang hanya mahu dikenali sebagai Kak Mah berkata, dia berharap pihak pengurusan dapat menyediakan perkhidmatan bank di situ kerana ia boleh menarik kehadiran pelanggan.

Menurut Kak Mah, sekarang ini, pelanggan yang datang hanyalah pelanggan tetap, membuat dia terpaksa membuat kerja luar untuk menambah pendapatan dan menampung kos operasi.

THE Klang-Shah Alam corridor has the potential to grow into a robust regional hub for well-sought-after residential and commercial addresses, judging by new property developments underway or planned by developers.

For the past two decades, property projects remained pretty much unchanged but the landscape is fast changing with the launch of planned community projects such as Bandar Bukit Tinggi, Setia Alam, Setia Eco Park, Aman Perdana and Bandar Botanic.

Klang has outgrown its image as an old port town and a new village in the past decade with improved infrastructure connectivity that opens up the western corridor of the Klang Valley.

Its proximity to Port Klang, one of the world’s busiest seaports, and Selangor's administrative city, Shah Alam, has been a boon to Klang.

Today, Klang is the second largest city in the country after Kuala Lumpur with a population close to 900,000 people. It is also 10 times the size of Petaling Jaya.

Shah Alam has also seen a spurt of new township developments. Its population of 600,000 is among the highest in Selangor.

The Klang-Shah Alam corridor is today one of the more exciting corridors in Malaysia and the entrance of big developers have significantly changed the property landscape.

According to WCT Land Bhd executive director Lai Yeng Fock, there was a pent-up demand for housing in the corridor, as the number of projects coming on stream had not caught up with the rising demand.

Klang, which has a population of one million, needs over 10,000 new housing units a year but now, only 5,000 to 6,000 units are being built.

Meanwhile, housing needs for Shah Alam's 600,000 people are also on the rise, especially with the improving trunk roads and expressways.

SP Setia Bhd group managing director Tan Sri Liew Kee Sin said it was a natural progression for development activities to head towards the Klang-Shah Alam corridor owing to the scarcity of land in matured suburbs.

“The advent of sophisticated highway linkages was one of the most important catalysts in opening this new frontier of development in Klang and Shah Alam.

“The completion of the SP Setia-funded NKVE-Setia Alam Link has transformed the profile of Klang and Shah Alam by shortening the travelling distance to other key urban locations,” he noted.

SP Setia is credited as one of the first developers to introduce master-planned community living in northern Klang through its Setia Alam project in 2004.

The project, with its green street concept of concealed utilities and extensive landscaping, promised a new lifestyle for home seekers.

The “green” Setia Eco Park, which showcases semi-detached homes and bungalows in an ecologically balanced environment, has added a new lifestyle living dimension into the corridor.

Mah Sing Group Bhd president Datuk Sri Leong Hoy Kum concurred that soaring property prices in Kuala Lumpur and Petaling Jaya in recent years had resulted in sub-urbanisation of Shah Alam and Klang, with developers shifting their attention to this corridor.

“Prime land suitable for development has grown increasingly scarce, as the excellent trunk roads and expressways has made this corridor even more accessible,” he added.

He said the advent of big developers with their sizeable and well-planned townships had transformed the Klang-Shah Alam corridor, which used to be a relatively quiet property market until about 10 years ago.

The profile of buyers showed that the company's project Aman Perdana had benefited from increasing interest from non-Klang folks to buy properties in the corridor.

“We have been a beneficiary of this trend, as can be seen by our house buyers’ profile for Aman Perdana.

“Besides 64% buyers from Klang, we have 22% from Shah Alam, Subang Jaya, Petaling Jaya, Puchong and Sungai Buloh. The balance 14% is from other Klang Valley areas and outside Klang Valley.

“For our Kemuning Residence project, 52% is from Subang Jaya, Shah Alam and Klang; 16% from Petaling Jaya; 21% from Kuala Lumpur and 11% from outside the Klang Valley,” Leong said.

MANY new shop office developments are coming up in Shah Alam.

The surge in supply of shop offices is especially evident over the past one to two years when more than a dozen new shop office projects were launched, and more are in the pipeline.

Like in many other parts of the Klang Valley, shop offices are making a strong comeback to the Shah Alam property scene but with new concepts and designs. Each of these projects has its own unique selling points (USP) to command a premium.

Among the reasons for the rising supply of shop offices in Shah Alam are the fairly good demand for commercial property in new growth areas; the shortage of commercial land in prime areas, particularly in the city; the trend for companies to move away from the congested city centre; lower pricing compared with Kuala Lumpur or Petaling Jaya; and the spill-over effects of Port Klang's bustling business community.

Some parts of Shah Alam, like Sections 7 and 13, are experiencing a commercial property boom. Some of the new shop office projects have moved away from the traditional two-storey designs to three, four and even five-storey types that can cater to larger companies. Most of the older shop offices were built by Selangor State Development Corp to cater to a few hundred houses but today, the scenario has changed with modern-style shop office projects very near to each other.

Several new shop office projects are coming up around the decade-old two-storey shop offices in Tadisma Business Park (near Giant) which are almost fully tenanted, and a few units are being offered for sale for between RM700,000 and RM800,000.

The following are some of the new shop office projects in Shah Alam.

Commerce Galleries @ OnetwoOne D'Kayangan in Section 13: Of the 44 units of four and five-storey shop offices under Phase 11A, there are currently only 26 units left since its launch in late February.

Lebar Daun Development Sdn Bhd sales and marketing manager Arman Putera said another 44 similar units under Phase 11B would be launched soon in view of the good sales.

“We call our shop offices 'commerce galleries' because of their big sizes. The intermediate 26ft x 80ft four-storey units, priced from RM2.09mil, have close to 8,000 sq ft built-up area while the corner 44ft x 80ft five-storey corner units, priced from RM4.1mil (both prices are for bumiputra buyers), have about 15,000 sq ft built-up area,” he said.

Arman added that the ground floor “galleries” could accommodate 20 cars for an auto showroom or a banking hall with 20 plus counters!

“People may initially think that our prices are high but our sizes are big. It works out to only about RM250 per square ft which is the most affordable in Section 13. For businesses that require a mere 1,000 sq ft, our studio offices are very affordable,” he said.

This is the first commercial project in Lebar Daun's D'Kayangan development that would have 1,200 residential units when completed in seven to eight years.

USP: Its big ground floor shops are ideal for auto showrooms, banks, furniture shops and businesses that require good visibility. Location is good as this leasehold project is in the 300-acre D'Kayangan new township and about 100 metres from Stadium Shah Alam and Stadium Melawati. It is also near Tesco, Tesco Extra and Giant hypermarkets.

Laman Seri Business Park in Section 13: Soft launched recently, this leasehold development by TTDI Development Sdn Bhd comprises six blocks of four and five-storey shop offices (46 units) that boast modern designs.

The bumiputra price (units facing the main road) is RM2.63mil for the intermediate shop office and RM3.88mil for the corner four-storey shop office.

TTDI Development Sdn Bhd chief operating officer Eng Kim Leng said sales had been very encouraging, adding that the project's proximity to many amenities such as colleges, Giant, apartments and highway linkages were plus factors.

USP: Good location, a 37,000-sq-ft central events piazza for alfresco dining and water features, dual frontage, double-volume office space (front portion only) for 39ft-wide corner units, handicapped-friendly design layout, wide pedestrian thoroughfare and two intermediate shop offices sharing a lift with common lift lobby. Premium corner lots will have their own lifts. Intermediate units will have 26ft-wide frontage and ample parking with 900 bays.

TTDI's fully-sold freehold Jayamas 1 two-storey shop offices (26 units) fronting Jalan Montfort in TTDI Jaya are also poised to benefit from the rapid transformation in the nearby Bukit Jelutong Industrial Park area where a mall is coming up. Another 26 units of shop office called Jayamas 2 were launched recently. There are only a few units left.

MSC-status shop offices in i-City in Section 7: Several shop office projects have been launched in Section 7 but the most advanced in terms of design and concept are those at the proposed RM2bil i-City.

Smart-community developer I-Bhd that was recently awarded the MSC Malaysia Cybercentre Status for its i-City will launch 34 units of three and five-storey shop offices in July or August.

Its first batch of 44 units of three and five-storey shop offices with ultra modern designs have been sold and completed.

With the MSC status, the shop offices that were initially sold for RM1.58mil (three storeys) and RM3.3mil (five storeys) would be increased to RM1.98mil and RM4mil respectively for the new batch.

USP: Nice design, good location and its MSC status which allows owners/tenants to enjoy a host of MSC facilities including power generators, fibre-optic cablings, top security system with CCTVs (alarm system linked to fire stations, hospitals etc) and brighter energy saving lighting.

Alami in Section 7: This leasehold project by Worldwide Holdings Bhd is about 45% completed. The 56 units of three and five-storey shop offices priced from RM1.2mil and RM2.1mil respectively would be ready end of this year.

USP: Good visibility as it fronts the Federal Highway and its “safe environment” concept with CCTVs and security services. About 16 units have been sold.

SpaceU8 in Bukit Jelutong: It will be the first commercial hotspot in Selangor to adopt the SUMO (shop unit mall office) concept that combines business and leisure under one roof. It is located along Jalan Montfort and within the fast-growing Bukit Jelutong Industrial Park.

USP: dual frontage featuring a shop office on the outer frontage with an inner façade for a retail outlet. There will be a 70,000-sq-ft central covered courtyard.

New landmark: The six-storey theatre building is now under
construction behind the Grand Bluewave Hotel in Shah Alam.

IF folks in Kuala Lumpur have the Istana Budaya, their neighbours in Selangor can expect to have a performing arts hub of their own by the middle of this year.

The RM43mil building, which is now under construction, will be called Teater Selangor.

It is being built on a 1.76ha state government land in Jalan Persidangan, Section 14, Shah Alam (behind the Grand Bluewave Hotel).

Work on the state theatre started in December 2004 and is scheduled to be completed in June this year.

The six-storey theatre building, designed in the Malay-Bugis concept, is currently about 60% completed.

Built by the state government, the state theatre will be jointly managed by the Shah Alam City Council (MBSA) and the State Culture, Arts and Heritage Department.

“When completed, the theatre will be equipped with a main stage with a seating capacity of 800, easy-to-move stage, conference rooms, multipurpose hall, cafeteria, exhibition hall and management office.

“There will be ample parking space for guests,” said MBSA public relations officer Shahrin Ahmad.

Selangor Culture, Arts and Heritage Department director Othman Ahmad said Teater Selangor would provide another venue for local theatre productions.

“Currently we have been using the Petaling Jaya Civic Centre and MBSA auditorium for our theatre performances.

“Having a state theatre will provide production houses and performers more venues to choose from to stage their shows.

“We will continue to make use of existing venues,” he said, adding that Teater Selangor was the Selangor government’s effort to encourage the development of the local theatre scene.

”It will have state-of-the-art facilities for both performers and audiences,” he said.

Othman added that MBSA would look after the building itself while his department would take care of the activities to be staged there.

At present, he said, the state Culture, Arts and Heritage Department was working closely with local theatre groups and doing its best to assist them in their productions.

Among the activities the department had organised for local artistes were dance festivals, plays and bangsawan performances.

“There are about 15 groups in Selangor that are actively involved in theatre alone.

“They are supported by theatre groups from higher learning institutions.

“If each of them can come up with a show every year then we will have enough activities for the new premises,” he added.

Othman said that as an added boost to the local theatre scene, the department was also providing financial assistance to theatre groups that needed funding.

Mapletree begins work on logistics park

MAPLETREE Investments Pte Ltd, a leading real estate company in Singapore, has announced that it has started work on its 10-hectare logistics park in Shah Alam.

The park, Mapletree Shah Alam Logistics Park (MSALP), said to be the first of its kind in Malaysia, will feature three single-storey warehouses covering 60,000 sq metres of gross floor area, a statement issued by Mapletree said.

The park, expected to be completed early next year will be mostly pre-leased to logistics operators by the time of completion. When completed, it is estimated to be valued at S$60 million.

“With our latest logistics park in Shah Alam, we can now offer a broader network of facilities to our tenants,” said Hiew Yoon Khong, chief executive officer of Mapletree.

MSALP is one of the 10 logistics park projects which Mapletree has committed some S$850 million to develop in China, Vietnam and Malaysia, the statement said. — Bernama

Selangor’s very own state-of-the-art theatre is finally completed and all set to play a big role in promoting the performing arts in the state capital of Shah Alam.

The Shah Alam Royale Theatre, the latest landmark in the capital city, is located at Jalan Persidangan in Section 14, just behind the Grand Bluewave Hotel.

Construction of the RM43mil complex started in December 2004 and completed in July this year, after about a year’s delay.

The six-storey theatre block, designed along the Malay-Bugis concept, was handed over to the Shah Alam City Council (MBSA) by the contractor Kembang Serantau Sdn Bhd during a ceremony on Wednesday.

“We will act as the caretaker of the premises for now but it is up to the state executive council to decide on who will manage the place. We hope to hand over the complex to the state government sometimes next month,” Shah Alam mayor Mazalan Md Noor said.

The theatre is equipped with a main stage with a seating capacity of 800, easy-to-move stage, conference rooms, multipurpose hall, cafeteria, exhibition hall, management office and surau.

There are also ample parking for visitors, including designated parking lots for the disabled.

The theatre provides another venue for the local theatre productions in the state, besides the MBSA auditorium and the Petaling Jaya Civic Centre.

Local performers and artists can also carry out their creative activity at the Laman Budaya at the Tasik Shah Alam, every weekend.

“A place with such state-of-the-art facilities should be utilised by the theatre groups to help prevent it from becoming a white elephant,” Mazalan said.

“The large amount spent by the state government on the project should be seen positively as the efforts to make Selangor, particularly Shah Alam, a centre for cultural and performing arts and, at the same time, attract tourists,” he said.
