HONG KONG -- Century Properties Group, a top non-listed Philippine developer, plans to more than double its spending next year to build condominiums in the country, its chairman, Jose E.B. Antonio, said Wednesday.
Despite a global financial crisis that has led some property developers to pull back, Century Properties will spend as much as P15 billion ($303 million) for its various projects in the country's business districts of Makati, Ortigas and Fort Bonifacio, up from P6.0 billion this year, Antonio said.
"We want to take advantage of the lower costs of construction materials.
CornerUnit: I hope Century Properties will not take advantage of these lower costs to stretch their net profit with a cheap SOHO Central condo development. I hope that SOHO Central will NOT JUST be a roof over my head.
With oil prices down, prices of steel and other materials have also fallen," Antonio said in an interview on the sidelines of the Clinton Global Initiative conference in Hong Kong.
The company is targeting marketing efforts among the estimated 11 million Filipinos who work abroad, hoping they will buy its mostly high-rise residential units, he said.
CornerUnit: Indeed, 11 million Filipinos working abroad is quite a number! A large fraction of that including me and my wife have already bought our own piece of real estate in the Philippines. As actual SOHO Central investors, we just do hope that SOHO Central will be a condo development to be proud of.
Braving the challenges of working abroad to achieve the ultimate dream of having a piece of real estate in the Philippines, many have already purchased or planning to reserve their hard-earned money. A huge pie for the Philippine Real Estate sector! Surely, Century Properties would like to have a slice of that pie!
I hope that Century Properties will do good or ever better for SOHO Central. I DO really hope that it should be better than what we really expect.
Remittances by Filipinos working overseas have remained buoyant despite the global financial crisis, which has prompted developers around the world to cut or postpone investments, sending property prices spiraling downwards.
Data from the Philippine central bank showed that funds sent home by Filipinos living abroad rose 17 percent to $12.3 billion in the January-September period from a year ago.

CornerUnit: I don’t want to see SOHO Central as a cheap development. It should set the standard for quality development.
I don't want to feel and think that I was robbed with my hard-earned money in the Philippines while working abroad with a cheap development at SOHO Central.

This also amazes me, a buyer who were able to get a pre-selling condominium unit not less than 2 or 3 million pesos who should be earning not less than 80k per month, must be a very busy person! But how come you have all the time to say all these negative things about the project, on an internet forum like this, saying stupid things about his own investment? It doesn’t make sense…
The thing is, this forum is getting nowhere. If you cant help. Just shut up. And get better a life. go out and enjoy life. There’s so many things to do out there.

bago ako mag umpisa ng sasabihin ko ay gusto ko lang malaman mo na isa akong TUNAY na Soho investor. kung duda ka at gusto mong patunayan ko sa iyo sa sabihin mo lang. :)
siguro ay isa ka ring investor dito kaya na uunawaan ko ang iyong kagustuhang proteksyonan ang iyong investment. pero hahayaan na lang ba natin silang lokohin tayo at ang mga iba pang nagbabalak bumili sa kanila? nag umpisa ang kanilang panlilinlang sa Bel-air Soho at nakalusot sila. tapos naulit ang kanilang pang gugulang sa SOMA at mukhang makakalusot ulit sila. kaya kung hindi natin ilalabas ang tunay na baho ng CPI ay nakakasigurado akong hindi sila titigil ng panloloko at posibleng mapabilang tayo sa mga niloko ng CPI. kaya I cannot just shup up dahil hindi ko pinulot ang ilang milyong ibinayad ko sa kanila. :) :peace:

it used to be that there were good hearted people here in this forum who gave us an update on the contruction with photos but now they're gone... why? you don't even appreciate their efforts... they are not paid by any of us... since most of us investor are living abroad this is one way we can see update how our investment but now no one post pictures any more...

Has anybody tried to contact Ms. Degayo thru e-mail or phone? It's been a long time since we heard from her. I e-mailed her after her first post and never got a reply. I will e-mail her again and try to call her on Monday to get some updates. Whew gotta spend $$$ again to call CPI hopefully I get a straight answer.

FYI, ilang beses na akong nag e-mail at ilang beses na rin akong nag o oversees call pero wala rin nangyayari. buti sana kung piso lang ang pagtawag dito. yung agent ko na dati ay laging naka online sa YM ay nawawala, hinde ko alam kung blocked lang niya ako.
hindi ko alam ang sinasabi mo na walang nag a appreciate ng mga efforts ng mga SSC forumer na nag po post ng pictures o updates dito dahil mula ng nag member ako dito ay bawat may nagpost ay laging pinasasalamatan kun di man ako ay ng ibang Soho investors.

sa ngayon HINDE pero kung aayusin ng CPI ang trabaho nila at pakikinggan ang mga hiling ng mga investors ay OO dahil kapag puro papuri ang sasabihin ng mga naunang investors tungkol sa CPI dito at sa mga magtatanong sa kanila ay maraming ibang bibili sa CPI at dahil dun ay tataas ang value ng investment namin. pero kung magmamatigas ang mga Antonio ay mas malaki ang mawawala sa kanila.

I prefer diverse type of foods like japanese, thai, vietnamese, malay etc. I particularly like singapore or malay noodles...I'm drooling already. Hopefully the turnover will be next year so I can do a lot of food trip.:)

@Marv, there are several bars and restaurants in the area and if you want it fresh there is also the wet market (“palengke”) nearby where one can go for daily produce, meat, fish and poultry.
He he, I can imagine some of you getting bored after turnover and will be hanging around Shangrila or megamall. You may want to try Dad's in Megamall. They offer merienda buffet for only P 139 pesos. man, that's less than 3 bucks.:) They serve different Filipino merienda from kakanin, pancit, dinuguan, spag, banana / camote cue, palabok, lugaw, tokwa't baboy, lumpiang ubod. They also have siomai, siopao, and desserts like cream puff, cake, puto, etc.

Thanks Buboy! That's really cheap, it will definitely be on my list. I miss lugaw and tokwat baboy. I will probably spend more time outside and no time to cook or else I will enjoy my favorite dish (sinigang and piniritong galungong) at my mothers home. I'm excited for the turnover date.

I do appreciate the compliment as few people are willing to step up and see the value of posting both negative and positive comments.
I read most all postings in relations to Century Properties. I continue to see unhappy investors. The bottom line is, in any investment there is problems and concerns. The big issue with Century Properties is their lack of giving the investor their monies worth. This is not a matter of opinion ok, this is good business.
Century is stating to trickle money into SOMA but the money being spent is not their money, its money they collect from condo dues/fees.
I have read a few post that suggest people should not bash their own investments. Well I would say THANK YOU to those who share with others their bad experience. There is little doubt that Century Properties has and will suffer sales from all our concerns and I also believe that these post improve other projects they will build and sell.

If indeed we do get what we have been clamoring for at SOHO Central, a QUALITY DEVELOPMENT that is, a SOHO Card will no longer be required for Rhema and the Antonios to join the party.

marv December 7th, 2008, 11:47 PM I heard California Pizza Kitchen at Shangri la Mall is quiet good. Anybody who's been there before and can atest this? Is there any local food buffet around Soho? I'm really forgetful I was there in 2006 and I went to a local food buffet at Timog I forgot the name of the place. My brother told me there is one at the new Trinoma mall.

I've been thinking if Century Properties is a marketing company this means they have plenty of money to pay for all their marketing materials and sales people but never spend money to send buyers at least a monthly update of the project.:ohno:

marv December 9th, 2008, 04:36 AM I had a pleasant conversation with Ms. Rhema Degayo, although I'm quiet disappointed with the lack of affirmative answer to our concerns. She told me that she's taking note of all our concerns while still tackling some SOMA issues. She promised that she will be working full time with the Soho Central project by January next year. The things that bugs me when she said that the finishes will be acceptable quality and the lobby area will be somewhat like SOMA...I'm somehow dubious about that. Oh well what else can we do but wait.

Thanks 3cr for the SOMA photos you have facilitated to provide.
Though a bit lacking in "WOW" factor, in due fairness, these are indeed great SOMA lobby photos. SOMA reflects a modern contemporary design: bright, clean lines, less clutter and cost-effective development!
I do hope, however, that this will not be generic for all Century Properties development that "when you have seen one, you have seen them all".
Apart from its prime location, its pioneering Transport-Oriented Development (TOD) concept, SOHO Central should have the "WOW" factor that we have been looking for in a great development.
The SOHO Central lobby should not only be our gauge but our "fully-fitted and fully-furnished" units as well. PLUS the long-term quality service that CPMI will provide.
I wouldn't mind to see a large photo of the Antonio family hanging on the lobby (as a quality hallmark) if SOHO Central reaches its potential as an envy of OTHER high-rise developments in Metro Manila. Otherwise, that photo will be my prime dart board target everytime I set foot in the lobby.
Not until we get our money's worth for a quality SOHO Central development, our vigilance and advocacy in this forum and elsewhere continue.

I hope my family and I will be able to avail of these. I replied ASAP when my blackberry accepted the email. I replied asap so I would think that we will be among the first 250.
Did anybody get a good reply? I hope these are true. I hope to visit Soho Central for the first time and try to post pictures when we return.

diphen39 December 13th, 2008, 07:59 PM i'm a newbie here but i've been reading and following this thread since i bought my soho corner 2bdrm mayflower unit about 3.5 yrs ago.
i still remain positive and hoping for the best that the whole project will turn out to be the way i envisioned it to be. i have been reading quietly all the posts and the discussions in this group for years and im thankful for this site for giving me all the updates that i need. my friend and my cousin also got a unit in this project and i was the one who convinced them to buy with all the good initial promotions and marketing. They both got the same 2 bedroom units at same tower. So really am hoping that everything will turn out just great in the end.
i also received the same email as to the free transportation for the first 250 buyers.
i live overseas. how does the turnover works? are notices given way ahead of time? would that be the final color coat of the building? it doesn't look appealing to me just my opinion.

bustero December 15th, 2008, 04:06 AM Unfortunately I think there are a number of trolls here in this thread whose sole purpose is to destroy century and it's project. It's one thing to discuss a projects shortcomings it's another thing to just inject bad news out of context of the direct discussion. While reputation is indeed a key ingredient in any decision to be made, the reality is that almost all the forumers here have already bought. Any discussion hence should be on the basis of addressing factual and actual particular problems rather than name calling to create an atmosphere of generalized fear and contempt for the developer and project. This is not helpful and is trolling behavior.

Isn't this suppose to be the railing design? It seems the one they choose are the cheesy one and probably cheap too. I hope there is a close up view of the railings so we can tell that those vertical rails are really vertical not cheesy looking.

As a fellow overseas-based investor, Anone, your personal visit/inspection to SOHO Central is greatly appreciated. Whatever your experience and comments will be, they will be appropriately noted.
As seen on the photos and as originally designed, many units have narrow balcony/terrace. My own corner unit at the Mayflower tower have narrow balconies too but I don't really mind because of safety concerns. The highly-sought after and priceless view of the Antipolo sunrise, the EDSA/Pasig river lifescapes and the skyline of Makati and Bonifacio Global City are far more important to me and my wife.
Further, the photos clearly show that ALL SOHO Central units have a balcony/terrace with floor-to-ceiling door/windows. A luxury available to ALL! Unlike many other condo developments in the Philippines, having this feature is indeed a luxury that large-cut units only do have. Having a personal balcony/terrace, every unit owner will have an equal chance to take a peep of their outside world and breathe some more of that potent Manila air.

One of the most-anticipated developments in the Greenfield District of Mandaluyong, Soho Central, approaches its final stages of completion as construction work reaches 80 percent at the beginning of January 2009.
Residential units at Soho Central are currently being installed with aluminum railing for the balconies, kitchen cabinets and toilet fixtures. Ceilings have been painted all the way up to the 40th floor, while the installation of sprinklers and lighting provisions are complete.
Walls are currently getting a fresh coat of paint and tiling is being conducted in the hallway floors. The installation of doors and windows is scheduled for completion at the end of the month.
Ongoing until February to March 2009 are the completion of electrical and auxiliary works, plumbing and sanitary work, fire protection facilities, and tile and stone works. I wish they will put some kind of landscaping and lighting to make the area alive at night. It would be nice also to see a parisian style outdoor dining along the outside edge of the open space, that will make an ideal place for people to eat and chat while enjoying the view of the landscape open space.

I believe the reason why St. Francis can easily have their bridge connection to MRT was due to the interlocking ownership of the 2 groups. Anglo Phil. Holdings is one of the major shareholder of MRT Consortium while it also owns +8% of Shang Properties. This is not to say that the Antonios can't pull some strings to make their bridge connections a reality. - just that it's not gonna be as easy for them compared to Shang. There's also the question of whether Shang (as competitor) will allow SOHO such connection.

It would be better if there are palm trees (or any other trees) and a water feature plus park benches. Much better if Greenfield would lease-out spaces for coffee shops and al fresco dining establishments. Not only would they add prestige to the park, but the revenues they'd get from leasing space to those tenants would assure not only the maintenance of the park, keeping it as green and as lush as possible, but would also fund possible future improvements to it.
Edit: Cool!!! I just realized that the EDSA Central palengke is one of the few, if not the only one, of its kind being located right beside a park. :D
marv January 26th, 2009, 07:49 PM Tama ka dyan Thomasian, I hope Greenfield will improve that area as part of their master plan development. How's the water supply in that area why is there an elevated water tank? It could be an architectural feature but I think it's not appropriate, a modern sculpture that serve also as play area would be nice.

I finally got my contract to Sell and since I bought the condo after I arrived in the states and of course my pasport shows this now they want me to take my contract to sell to a philippine consular to authenticate but before I can even do that I need to get the document notarized because there isn't a consular office nearby so I have to send the contract to sell to the consular office.
Issue is my contract to sell still has my old last name. I just got married recently. Can I still get it notarized even though the last name is diferrent from my current ID? My passport still has my old last name.
Also now that I need to get i notarized do I need to tell uncle sam about me buying a condo in the philippines?

missionary February 1st, 2009, 05:24 AM ph man mukhang mdf (ikea type furnitures) iyong nasa picture tulad sa amin sa soma. buti pa nga ang bathroom niyo puro tiles... an improvement over soma. sana less headache ngayon ang turnover although very approacheable ang mga personnels nila kung sakaling may problema. sana mura din ang assoc dues ninyo tulad ng soma at siempre mas mura ang property tax diyan sa mandaluyong. kung ang homeowner's dues ng soma ay kalahati ng serendra, siguro diyan naman ay kalahati ng st francis.

The proximity to Shangri-La Mall (along with the TOD concept) was one of the reasons I bought into this 'coz I got fond memories of hanging out there -- watching Trumpets productions, movies, eating out, going to charming shops, art galleries, etc. etc. I'm glad that mall has remained upscale.
I just discovered that Shangri-La Mall even has Arce Ice Cream -- which was previously Selecta. My mom would so love this! Plus, beside that is SM Megamall, Galleria, Podium, etc.
I wonder what will be the shops on the first two (or three?) floors of Soho Central.

may pagkacomedy ka ha... it's really a good investment, since strategically speaking what your seeking of a good ROI shouldn't be a problem since you're in a cbd. There will always someone whose looking for a unit like yours (location wise).
btw, standard fitting na ba ung nasa unit? ang galeng naman, ready to move in na talaga. unlike some, you only get an a/c but you have to haggle a little more and that they will just add a little to your TCP.

I also ask her about the Laundry facility if it's self service or drop off but haven't replied yet. If it's drop off I want to have my own ventless washer/dryer combo inside the closet at the entry door. That way I don't have to go down and considering the number of tenants (850+) that will be using that facility it would be a hassle to wait. Of course I will buy my own W/D and renovate the entry floor to be tiles for water issue.
There are some more issues that I want to mention here but I would rather direct all of it to her.

best bet, that would be the actual unit. (your lucky its almost furnished) i believe they have given you the specifications of the unit. most often, it's followed to the letter or some even exceeded what is written in the specs.
with the laundry, upon turnover you can secure a permit (if labor work is needed, read:paving of tubes straight to drain and the like). dunno about the turnaround for ventless though. Like in manansala, one unit there has this set-up, washer drains to drainer (had it contracted), dryer's vent is straight to a canister where lint is deposited (for easy disposal).

Anyway, I'm not sure if the w/d will fit in on that side of door and it seems it will be a major work to install drain so I'm not 100% sure if I want to do it with this kind of economy my fund is low.

sandina1 February 6th, 2009, 07:13 AM the last time i heard from this corporation was when they wanted my deposit and signature. other than that, have not heard a word from anybody regarding turn over or whatsoever for that matter. if not from this blog, i would not have known about the early turnover. nothing has been said either regarding financing issues before turnover. what if one does not have a liquid asset for the remaining balance? they should at least alarm investors on how the system works on the financial side in the philippines. at one point there was an in-house financing. whatever happened to that? wouldn't they at least refer us to a reputable bank for loans? or do they just think that everybody can afford on a CASH BASIS payment.
it is very disappointing how real estate works in the philippines. i myself is a realtor here abroad, but a totally different system. all is fair and no surprises. what can i say, kung ano na lang ang sasabihin nila yun ang masusunod. bottom line is, we did not get screwed at the end. dinig ko kasi dami nangdedenggoy na di naman natatapos ang project. can't complain i guess....

I just wish we can negotiate from Century/Meredien another 2 more years of 0% financing if you are in a difficult situation. The reality is many investors are now affected by the bad global economy and if they (developer) don't give some incentive they will see a lot of them that can't continue to pay their dues. We are lucky the building is in the finishing stage, some investors will not see that happen from their developer.

missionary February 7th, 2009, 08:05 AM century was very adamant that we came up with the complete payment upon our unit's turnover at soma. the contract stated so. i recall having read in soma thread about one investor who was desperately trying to sell his unit( finished 1 yr ahead of schedule) because he could not yet find a bank willing to lend him the money he still owed century.
but the situation is different now and probably similar to what transpired during essensa's turnover. i read in an article that amb antonio was very tolerant then allowing prospective owners generous grace periods as he also asked for understanding from his lenders.
i doubt if you'll get 0 % because the unit is about to be awarded to you. but then again who knows?

... an extension for 2 years with 0% financing, I dont think that's gonna happen ... that's like asking for snowless winter here in illinois ... but making some arrangement with bank financing for the unit owners would definitely be helpful.

This is not yet the official Turnover Notice which will follow in a few months time, but they promise more updates to owners in the following months until turnover. PS Bank is indeed their partner bank for those who are interested to take a loan to cover their balance. I already have a banking relationship with PS Bank so I just coursed my loan application and requirements thru my contact last Tuesday. I will post more of the details contained in the letter once I have time.

mayroon pang lawyer's fee na kailangang bayaran. masmahal ang estimated assoc dues ninyo na P80/sm kaysa soma tho reasonable pa rin. siguro mas maraming amenities tulad ng gagawing walkwy to mrt at floor areas to cover.
mula ngayon meredien na ang kausap ninyo hanggang matapos ang turnover ng mga units tapos hahawakan na kayo ng century properties for 3 yrs.

They know we're gonna complain on the cheap stuffs they put together inside our unit so they decided to make us pay first before we complain. This developer will fail miserably in terms of customer satisfaction if they did not address our concerns. There are issues as to the quality of workmanship before moving in. One questions I want to ask is, are they putting grout sealer on those bathroom tiles since I already saw some sort of staining on one of the posted picture. There's a lot of questions to ask during a walk through of the unit and they need to fix any problem before paying-off the balance. They need to satisfy the customer first not the other way around.
I will definitely ask them about those dues and fees, something is fishy.

lahat ng condo sa pi;ipinas may ganyang processing fee na hindi kaagad sinasabi sa mga buyers. iyong iba may 12% vat pang added sa halaga ng pagkabili mo ng condo tapos may transfer of title tax pa (hindi ko alam ang exact term dito) na iba pa yata sa transfer tax. may lawyer's fee pa kayong babayaran na halagang P10,000-P15000. may common area property tax pa (around P18.75/sm/year for advance payment sa soma na mura compared to others) at siyempre property tax ng unit mo na pagkaalam ko mas mura diyan sa mandaluyong. tungkol sa property tax may 15 to 20% discount sa mga 1 yr advance payments.
hindi ko alam kung payag silang kami na lang amng mag process ng paperworks pero iyong laywer's fee na P15000 ay naibaba ng marami sa amin sa P10,000. sa labas daw ay P6000.00 lang ito kung taga-riyan ka.

Actually, what happened was their billing dept. actually charged me two balloon payments in a row from my autodebit account, so this prompted a phone call from them to inform me.

Thanks M.Kartero, I'm surprise that the association due is much higher in Soho since it has more units per floor compare to SOMA. You are probably right that the access bridge will be included in the computation and that's expensive to maintain. The bridge linking to Shang doesn't have to be private and can be access from the street level just like an overpass. I imagine for security there will be access card reader in and out the bridge if it's going to be private.
Is there a liquid type grout sealant in the Philippines? What did you apply on yours? Regrouting seems more work.

may cabinet ako sa isang common bathroom na very plain looking ikea style at P5000 ang singil (upgrade daw). iyong isang bathroom ko ay wala pang cabinet pero bumili na ako rito at na i-ship ko na last month.
re assoc dues, magreklamo kayong lahat para babaan pa nila.
pati lawyers fee tawaran ninyo tulad ng ginawa namin sa soma.

If everyone will contact the Meridien Office via phone call, e-mail or thru personal visit and will complain to them these higher fees being planned to impose to all Soho Central Condo Owners, what we can tell them is - "THIS IS TOO MUCH!" In my opinion, Meridien is testing us if we're going to bite these high fees or not. What do you think?
So, guys, let's tell them to lower their fees! There's a global economic crisis going on at present and raising up these fees will add more load of burden for us to bear. Can you?

Di ba natin pwedeng gawing reason yun not to pay (yet) the other fees and dues they're asking from us? Para naman kasing unfair na bayad tayo ng bayad tapos they are not fulfilling their promise. Maliwanag na nakasulat sa ads nila ang pagiging TOD ng Soho Central and yet they could not assure us that they are going to definitely build it.
Also bakit ang condition nila prior to seeing the unit eh kailangan fully paid ka na. Paano kung pag nakita mo na yung unit eh di ka satisfied at meron kang complaints, may habol pa ba tayo eh nasa kanila na yung bayad? Dapat ang condition eh upon satisfactory viewing of the unit the buyer shall settle all remaining balance for the turnover. Actually may balak akong umuwi ng April para makipagkita sa Meridien/Century people. With the global financial crisis going on, I dont want to hand over to them our hard earned cash just like that. Baka may uuwi rin sa inyo ng April, baka pwede tayong mag-meet at sabay sumugod sa office nila?
Last December umuwi kami and we hoped to see our unit but when I called up Camille sabi niya stopped na raw ang viewing kasi nga hinahabol ang early turnover deadline. Imagine wala man lang abiso from them na tapos na pala ang viewing. In fairness to her sinabi niya na kausapin ko raw si Miss Becky baka raw pumayag pero after several unanswered phone calls and e-mails nag give up na lang ako. Seems a bit suspicious na stopped na ang viewing ng units after Nov. 30. Is it because they know that a lot of investors might go home for Christmas and plan to visit the site? By the way has anybody seen any unit above the 5th floor?
One more thing that really upsets me is that they didn't give enough notice for the early turnover. Baka akala ng taga Meridien/Century eh lahat ng investors eh may balon ng pera na at a moment's notice ay makakapag produce tayo ng milyones.
Somebody also mentioned a lawyer's fee. Para saan yon? Di ba pwedeng tayo na lang ang kumuha ng ating lawyer para mas mababa ang fee?

When those have been repaired or replaced to your delight, then you sign the Final Acceptance form where you are still given 6 months to report anything that you missed earlier such as deep scratches on the floor cracked window glass, hard to open doors or faucets, light switches, knobs etc., that where functioning flawlessly before but have know been acting funny. try to include in your conditonal acceptance the much advertised and still to be constructed bridge to mrt.

Pinoy_OFW February 15th, 2009, 03:54 AM In my opinion, the reason why Meridien is demanding us to fully pay first the balance and the fees before seeing the unit is probably because of, once you see your unit and not satisfied with it, "wala na tayong habol dahil nabayaran na sila". Segurista(?) rin ang Meridien kung pera ang pag uusapan. Kung ipapakita sa mga condo owners ang mga units na hindi pa sila bayad "in full" at marami silang nakitang kapalpakan or kulang sa loob ng unit, tiyak na uulanin ng reklamo ang Meridien office at iho-hold ng mga owners ang kanilang pera para bayaran sila, ito ang ayaw mangyari ng Meridien/Century. Do you agree with these guys?
Making a "petition letter" to lower the fees, allowing the unit owners to see the condo unit even before this will be paid in full, is one excellent idea! And also, the unit owners should be given the prerogative when s/he likes his/her unit to be turned-over to him/her. In my case, hindi ako nag aapura na i-turn over sa akin ang unit ko, I can wait even until 2010 or 2011. To be honest, i'm not in a hurry to dwell in my unit because i'm still working and saving money for my remaining balance. I prefer not to apply for a bank loan just to pay my remaining balance. Is it mandatory for all the condo owners to pay his/her remaining balance once the turn over date has been set? Don't we have any choice to delay or make it early the turn over of our own unit?
Can anyone here on this forum give me your answers or comments? Thanks!

4. I want my money back. Why? dahil hindi ko makita yung pangako nilang luxury, quality at walkway. sa totoo lang sa ngayon ini isip ko na lang ang ganda ng location nito.
missionary February 15th, 2009, 07:35 AM i don't think so pinoy ofw, if you read your contract carefully. everything is tilted in the developer's favor. we do not have an escrow company in the philippines that will make sure that contracting parties treat each other fairly. they, the builders of your dream condo can be delayed in handing you your unit and not be penalized but you cannot be delayed in your payment at all specially when they say that your unit is "ready". you signed the dotted line. palpak ang gawa? that is what the 6 months warranty is for they will tell you. i read somewhere in another thread that there is an housing agency in the philippines that addresses buyer's complaints against their builders and sellers. i'll post it as soon as i get the name ot this agency. still, this is a very tideous process. in effect you sadly will have to pay first, then complain later. however they do listen to and address many of your legitimate concerns. as a group i think you can force them to lower your dues, lawyer's fees and eventually build that bridge. having said these, go visit your unit first before you conclude that you have gotten a rotten deal. you have a nice location to begin with. you might even like soho despite the various issues raised.
baby pom, meredien has a prepared conditional acceptance form. someone will accompany when you do your punch listing or walk-through and will write down the things that you want repaired or replaced. you then sign it, get one copy while she keeps the other. depending on your rapport with them, you can visit your unit unaccompanied many times over. but you can not put any of your stuffs in there, nor paint the walls (some people got away with it though), nor redo the tiles unless you sign that form. besides you still do not have your keys so you go to their office and ask someone to unlock your door. most of them are very nice indeed.

Have you filled up this form kasi I want to know whether the contents of the form just refer wholly to the unit itself. How about the issue of the bridge kasi I don't see it happening before the June turnover?
Granting that if I do sign the Conditional Acceptance with my list of complaints, how soon will they act on my complaints? As I see it, we investors are in a no win situation. They've already got our money, what will give them the incentive to act on our complaints ASAP? And without the Final Acceptance, we don't get our keys. We are really on the losing end.
So please can somebody start drafting that petition letter so that the earlier we act the sooner we can get favourable results?
missionary February 15th, 2009, 04:32 PM except for the bridge, they will act on your complaints asap because the craftmen involved in this project are still in the bldg. you go to the office downstairs, tell them about your complaints and a lot ot times, someone will be working on them specially the minor ones' a few hours later. it takes a little bit longer when parts needed are still to be ordered, that is when you ask them for an estimated date of completion in writing.
acceptance of the entire bldg will be done by your management company which unfortunately for the first 3 yrs is century properties management, a division of century properties group, the one that sold you the direct access to shang and mrt. each one of you can tell cpmi in writing the things you find wrong in or with the bldg including the still unconstructed walkway to mrt.you may even bring this to the attention of the antonios and the cuevas who i am confident will be visiting your bldg from time to time. you may fire cpmi after the 3rd yr if dou do not like the service it rendered or if you assoc gets a better deal (same or better service for lower dues)from a rival management company. meantime century properties, meredien, and greenfield still own most if not all of the cct as none has been transferred to you yet.

so the elevators are silver in color when the pink films are peeled off.
the room shown is bright. that is probably the case with other units too.
the bldg looks massive and imposing naman and unlike soma it is similar to the rendering.
the modular "ikea" furnitures are like soma's. though not fancy mas bagay naman sa smaller unit kaysa overstuff and oversized american sofas or highly ornate louis iv tables and cabinets. go scandinavian na.

- Kitchen cabinets are minimal. We expect to see equal to what was shown in the showroom or brochures.
- Do they expect as to put the microwave in between sink and burner or above the refrigerator? Tsk..tsk...Where are we going to put the dishes now? They should at least provide shelving for the microwave in one of the cabinets.
- Bed frame looks really cheap, what happen to the Ikea style that was shown on the brochure? At least provide similar quality.
- Sofa looks like it's made of 'sako ng bigas'. Did anybody get to feel the texture of it? It's very similar to what I've seen selling along the road when I was there.
- Is that a toolbox under the sink? No I think its the garbage disposer. :ohno: What in the ... how do you turn that on? Looks like we need to carry it to the bathroom when its full and flush it in the toilet.
- Poor choice of bathroom tiles, looks dark inside, looks messy with the textured finish.
These are the reason why you should think that you didn't get what you paid for. For a studio unit price you can get a loft unit in other developer but you may not get the location you wanted. SOHO's location is ideal so as other condominium project but they provide the quality you would expect.

marv February 17th, 2009, 06:34 AM Nagreklamo ang sister ko about the turnover payment. Ang sabi nong nakausap (Rubie) puede raw i-inspect muna bago magbayad ng full. Hanggat hindi ka bayad ng full hindi ka puedeng mag-move in kaya balak ko September. Yong tungkol sa P35,000 processing fee ay kung sila ang magpa-process pero puede rin yong unit owner ang magprocess kaya baka makamura pa tayo.

Base on 900 units that's an easy 31.5 million profit. On SOMA they lower the attorney's fees because people complain and what else we don't know that they can lower or eliminate. They paid so much money on the media to lure buyers and promote their company but they don't pay attention to the buyers needs and satisfaction. They are like politicians full of promises but once we elected them they screwed us for the money they spent during campaign. I hate to admit but I made a wrong choice of politician (=developer).

It would be interesting to see side by side pictures of the model unit and the actual unit.
Hirap na situation yan one hand you want people to see what century city condos are all about... But on the other paano naman youn mga unit owners that are trying to sell their units. Ma turnoff youn mga possible buyers once they see the other website.

Soho is on its 3rd year of construction if I'm not mistaken. During those time, do they mean that 3 years have passed they have not received the approval from MMDA on the walkway to Shang? That's just ridiculous, only in the Philippines you hear this kind of excuses and lies. They advertise the walkway to Shang and my sales agent told me about it, so they better build it. I don't care if it's direct access or overpass.
How about the walkway to MRT, first they said November then January and now March 2009! This is an old trick to calm down investor like us who scrutinize them.
On top of that we are still waiting to hear about the cheap finishes, furnitures and wether the type of wall construction between units will transmit noise. Again, they promised they will address it last January.

- turn over december 08. ang nakalagay talaga sa agreement to lease is december 09. Ang sabi ng agent, mabilis daw ang progress... kaya mabilis ang turn over. december 08 TO na daw... at ilang beses nya yun sinabi sa akin. Kahit gaano pa kabilis ang progress nila ngayon, having a turnover on June 09, mali pa din yung information na binigay sa akin.
- sabi nila wala akong poproblemahin sa bank... ngayon ang laki ng problema ko dahil hindi na approve ang loan. why? BECAUSE they gave the bank false documents para lang ma close ang deal.
Second, hindi ko natanggap ang aking CTS. apparently hindi pinasa ng agent at hindi na receive ng meridien. all these time ang nasa isip ko under signature na yun at ipapadala na sa akin anytime. Yun pala wala. So I decided to back out.
eto, puro negotiations pa din. pinagbabayad daw ako ng malaking penalty according to my cousin.
nakakainis tong ganito. krisis na nga, iisahan ka pa.

I'm tired of waiting for answers from my e-mails, she will not like me this time. I'm imagining seeing billboards of the Antonios all over Metro Manila with the lettering Greedy and Liars.
I don't think they're gonna change the quality of the finishing of the lobbies and the units. The furnishings will take months to manufacture so I think what they are showing right now are what we are getting. I think we paid too much for the crappy stuff they put in this project.

I didn't take advantage of this option as I would deprive myself of the fun that one gets from furnishing one's unit, to name a couple; shopping (who doesn't like shopping), and I guess, self-fulfillment as one can try to make the unit his own by following one's taste or preference.
... Anyhow, there's a fine print witten below on every page of the said material, and here's what it says :
"In its continuing desire to improve the unit, the Developer reserves the right to make changes on any of the above features without prior notice of approval."
... Not that I'm trying to defend them (Century), but as much as we wanted to get what they put together in that "completely furnished option" booklet, they are protected by the "subject to change" notation.

Let's do the math if a fully fitted/furnished studio unit cost 2.5mil at 30 sqm the base price of the unit will be (2,500,000 - (30 x 7,000)) = 2.29 mil. Which will bring the cost of the base unit 76,000 pesos per sqm. Well my friend that's the cost per sqm. of SOMA which is already fully fitted and furnished. Think about it? Are we paying too much?
