I agree. So before signing a document make sure you visit the model unit and ask the technical people about specifications. If the brochure said that its narra parquet, they should deliver as is. Meron naman sa likod ng brochure a list of all the specifications included. Ask mo lang kung ano yung improvements and ano yung included sa unit mo when you visit the model unit.

Don't worry. Sila maghahabol sa iyo and make sure that everything is turned over the way it is supposed to be in their brochures.

You can tell about the height of the ceiling by just looking at it relative to the doors...The doors are almost always standard height. The fact the the ceiling is almost level to the top of the door indicates that it is really really low. This is the first time I have seen the inside of FWH...my dad was commenting on how low the ceilings seemed from the outside of the construciton...him being an architects, has an eye for these details...but for myself, I only really noticed how low the ceilings are from these pictures...

Maybe people who have bought units there could petition as a group and ask that Megaworld deliver as they had promised. Or was there a fine print somewhere that says they can change (some of) the specs as they please without consultation with buyers?

yeah, brochures and model units aren't really "accurate". i had to make "kulet" my property specialist to point out which features are "default"/ standard which i can expect to get upon turnover. imo it is really important to deal with a realtor (such as yourself nax! ;)) who is quite straight-forward about such things.

In general, these are my comments:

Common areas:
a) Low floor to ceiling height at the common hallways
b) Lobby can be further improved in terms of furnishings. At the moment, I did not see any reception area/reception desk at the ground floor. (I don't know if they will place one.)

I believe condos should have one --for security reasons.

c) At the common hallways, I did not see see provisions for natural ventilation. (So that it will not be hot at the common hallway especially near the elevator.) --- I will double check this.

d) Common hallways can be further improved - At that price, they only provided painted cement hallways.

Unit finishes:

a) Toilet and bath area --- As per their brochure, there will be no shower glass enclosures for the T&B area. However, I just realized that there is no shower rod installed at the T&B.

b) Another discovery - there is a hole dedicated for the aircon unit , but there is no provision for this thing (I think the hose? ) ---Sorry, I don't have the exact term.

(Note: This comment came from the person who will installl the aircon unit.)

c) The grade/quality of toilet bowl placed in the unit can be further improved.

d) Kitchen countertop is made of laminate. Honestly, I can accept the laminate for the kitchen countertop if it is an Empire East development but NOT a Megaworld development. (Supposed to be, Empire East has a different target market vis-a-vis a Megaworld development).

Quality finishes are really important ---- in the vernacular, "pulido". It makes a lot of difference.

Some tips:

1) For existing unit owners - Get a technical person during your "walk-through" or "punch listing" . This is very important.

As a unit owner, you're too excited seeing your unit that you don't see the imperfections in your unit! You have to get someone who is not "emotionally involved" ! :)

2) For would-be buyers/investors - Insist on getting the material specifications for your unit. Ideally, it should be part of your contract (can be an attachment or a side-letter). This will be your basis when your unit will be turned over to you.

The developer can easily downgrade the quality of the finish of your unit and if this is not properly documented, you'll be on the losing side.

This is the natural ventilation that I'm talking about. I will double check Forbeswood Heights common hallways again.

For Forbeswood Heights, there is a portion of the parking area at the basement wherein the vertical clearance is 1.85 meters (6.07 feet). Honestly, that vertical clearance is very low - a van can not park at that area. (I know because we have to look for an area wherein the roof of the van will not touch the ceiling!)

This was the biggest surprise that I saw in this building - one portion of the basement parking has a height of 2.2 meters and another portion has a height of 1.85 meters.

For the engineers and architects in this forum, what is the standard vertical clearance for basement parking levels?

In general, these are the colors used (ie, neutral colors like white, beige, cream) for condo units. Then it is up to the buyer to do the changes in the color, do improvements, etc.

Last week of Feb when we accepted the unit. The sliding door was replaced as well as the not aligned kitchen door was replaced. There are repairs to be done before you can finally live in this condo.

Last week my wife brought an architect who inspected the remaining works to be done so he can prepare the plan and spec.
1. Ceiling in the laundry area.
2. Floor and wall tiles in the laundry area.
3. Wall tiles in the kitchen area.
4. Additional layer of tiles in the bathroom area.

The architect has the following comments:
1. The wall separating the laundry area and kitchen is not concrete wall but double wall. Imagine one portion of your laundry area has double wall not concrete wall.
2. The wall tiles in the shower room is too low. He suggested that it is better to add more tiles.
3. Replace the ugly kitchen laminate countertop with a granite counter top before installing the wall tiles.

The construction bond is P30,000 for minor and major repair and you have to pay P1,000 for housekeeping and security if the work you will do is 10 days or less.

Only after you accepted the unit you will be allowed to select the parking slot (if you bought). Which means the longer you delay the acceptance of the unit the less parking slots will be available for you for selection.

Also in our case we paid the balance in full and the check got cleared already
but still we have to wait another week to get the keys. This week they promised to give us the keys. In the meantime we cannot bring anything inside our unit because it might be stolen.

I hope that this information will be of great help to future FWH unit owners.

I believe there is not a particular minimum height set as architectural standard. However, in our experience, 2.2 meters should be the minimum. A Starex with a roof rack can get through 2.1m, and in most SM Mall parking, this is the minimum set height.

noticed today that they have tore down the fence for the road connecting to Rizal Drive.. so I guess the Forbestown road will open soon...

i'm wondering.. anybody knows what kind of shops can open up at the ground floor of Forbeswood? specially those fronting Rizal Drive?.... Also, how much would a unit cost?.. would they be for rent or for lease?

We will be inspecting our first unit this coming friday...any tips on what we should pay attention to?

Just to inform you that if you have a corner unit (48 sq.m.) please save an additional P155T for transfer of title expenses It will take at least 2 months to process the transfer of title. I did not make any additional cash outlay for VAT because it was already included in my contract to sell. The contract amount in the deed of sell that I signed was lower than the contract amount in the contract to sell. The difference was VAT. I bought my unit in year 2002.

FINALLY after I did some minor repairs and bought furnitures and appliances, I can say that FORBESWOOD HEIGHTS is not bad at all. Discarte lang yan and try to appreciate WHAT I HAVE.

I also informed Alvin ( property mngmt in charge) to consider changing the color of the tennis court. Kasi baliktad ang kulay nito. Tennis court is still not operational as of this date although you can already use the swimming pool.

My unit in FWH is ready for occupancy already. I plan to have it rented out. I am thinking of either a yearly lease as a bare unit or even as short as a week (ala-condotel style) for a furnished unit.

I can only second what JLemmor said, Realtor Manila is the expert in these things, especially in BGC. She is also my property manager at FHW. She's not only professional, she's also a fun person to be with.

STI to put up 8-story academic center

Information technology school STI is putting up an eight-storey modern Academic Center in the growing Bonifacio Global City in Taguig as part of its P1.5 billion expansion program.

STI was awarded a lease contract by the Bases Conversion Development Authority over a 2,632 square meter lot in Bonifacio Global City after edging out the other bidder Britesparks International School.

The Academic Center will house a modern school offering technical/vocational baccalaureate and post-graduate programs, a research center and development center and state-of-the-art gymnasium.

STI president and chief executive officer Monico Jacob said the building is slated for completion next year.

“The completion of the STI Academic Center in Bonifacio Global City is the best way for the whole STI community to celebrate its silver anniversary in 2008. It marks another milestone for STI as it continues to be a leading institution in human resource development in the country,” Jacob said.

The Academic Center lot is located at the entrance of the University Park/Institutional Area along 32nd Avenue, one of the main thoroughfares in Global City, and directly across the retail hubs of Market!Market!, Serendra and Bonifacio High Street.

The bidding, however, is subject of a Congressional inquiry.

Britesparks was declared “non-compliant” for failure to comply with some provisions of the Terms of Reference (TOR) for the bidding, especially on the minimum upfront cash requirement. For one, Britesparks’ proposal showed an upfront cash of only P3 million, short of P553,200 to meet the minimum requirement of P3,553,200.

On the other hand, STI proposed an upfront cash of P6.04 million, the BCDA said.

STI recently put up the DLS-STI Megaclinic in Megamall, invested in Delos Santos-STI Medical center and acquired properties in various areas nationwide for future expansion.

I just checked out my condo unit in Forbeswood for inspection before turnover.

Here are some things I noticed which need to be fixed. Maybe it can help you when you go and check out your own condo units. I am a builder/contractor so I kinda notice the small details.

1) There was no silicone sealant around the kitchen sink.
2) There was paint splattered in the door knobs, door hinges, faucets, and shower mixer.
3) Stainless floor drain in bathroom should be cleaned and be shiny.
4) Some areas of bathroom tiles need to be re-grouted.
5) There is a crack in the wooden bathroom door.
6) There is a crack in the aluminum baseboard along the kitchen sink
7) One of the windows does not open smoothly
8) Extra wall tiles is needed in the shower area
9) Extra wall tiles is needed in the splashboard of the kitchen area

Hope this helps and maybe you can include it also in your checklist.

Are those cement blocks on the left side of the Helipad ?? What's going on at Crescent Park West ??

^^ Not sure what those blocks (in the pic below) are for. From what I heard the end-tip portion of Crescent Park will be turned into parking while the middle part will be where the future BGC science museum will be built. Not sure what they plan for the rest but I do hope they'll leave some of it as a park.

i consider unit owners very fortunate because forbeswood heights is situated in one of the best and ideal locations in bgc. they enjoy a lot of air and morning sunshine, a wide and green park is just across, and...a science museum will be a short walk.

My broker told me that parking slots for rent shouldn't be a problem because there's shared basement parking among all forbeswood buildings. I hope it's true! Kumusta turnover?

Last week of Feb when we accepted the unit. The sliding door was replaced as well as the not aligned kitchen door was replaced. There are repairs to be done before you can finally live in this condo.

Last week my wife brought an architect who inspected the remaining works to be done so he can prepare the plan and spec.
1. Ceiling in the laundry area.
2. Floor and wall tiles in the laundry area.
3. Wall tiles in the kitchen area.
4. Additional layer of tiles in the bathroom area.

The architect has the following comments:
1. The wall separating the laundry area and kitchen is not concrete wall but double wall. Imagine one portion of your laundry area has double wall not concrete wall.
2. The wall tiles in the shower room is too low. He suggested that it is better to add more tiles.
3. Replace the ugly kitchen laminate countertop with a granite counter top before installing the wall tiles.

The construction bond is P30,000 for minor and major repair and you have to pay P1,000 for housekeeping and security if the work you will do is 10 days or less.

Only after you accepted the unit you will be allowed to select the parking slot (if you bought). Which means the longer you delay the acceptance of the unit the less parking slots will be available for you for selection.

Also in our case we paid the balance in full and the check got cleared already
but still we have to wait another week to get the keys. This week they promised to give us the keys. In the meantime we cannot bring anything inside our unit because it might be stolen.

I hope that this information will be of great help to future FWH unit owners.

- Floor installation was shabby. The joints were buckled up and not flat.
- They must have used different contractors for the units. The bathroom floor tiles, sink and commode are brownish orange but the wall tiles are greyhish white. A faucet/shower combo was installed in the shower:gaah:
- The swimming pool looks great from afar - but there are already several patches of missing tiles and algae stains

- Overall, we expected high standards from a Megaworld (world-class??)project; it fell well below our expectations.:ohno:

Since we were thinking about renovating the place and did not have enough time in the country, we ended up accepting the unit so we can start work immediately.

They also started charging us association fees as soon as we accepted the unit. Quite odd - since we did not get the key to the unit until a week later (it takes a while to get the paperwork done between the Admin Office and Megaworld Office in Makati).

I heard a lot of unit owners are from other countries and could probably use a lot of assistance when they are ready to take ownership of their units. I was expecting a checklist from Megaworld detailing the steps to take in the acceptance of the unit (ie. pay balance, turn over of keys; turn on electricity and water; cable, phone,internet provisions; title transfer (fee); etc) - but did not get any. We found out info piece meal (the hard way).

Megaworld could uplift their image by moving their Admin office to the Tower 1 Lobby instead of the cramped closet that they currently occupy. :grouphug:
There was also a pronounced garbage stench throughout the building. :puke:
The toilets on the ground floor used by employees (workers?), and NEW OWNERS are messy. Did they expect their guests to use the pail and water to wash themselves??? :ohno: :omg:

If I ever decide to invest in another condo unit, I will certainly not go with Megaworld. I have so many complaints about their sales and account management practices, I just don't have the time to list them all down here. But here are the biggest ones:

My mom bought a unit at The Columns, and the way Ayala does business is light years away from Megaworld's style. My mom used to get regular publications from Ayala Land, updates, etc. Whereas in my case, not a single thing. I was even worried that I wasn't in their database, so I called and explained my case to the sales director's secretary. Even she was surprised and she said, "kahit birthday card wala?"

When I asked for an update, I got a call from the finance department. According to the guy who called, finance acts like their account management group since they're the ones chasing up the payments. And he couldn't say anything about how turnover was coming along. He then said something like, if you want, I can do you the extra favor of letting you know when your building (Florida) begins turnover.

Napikon ako doon! I mean, wow, extra favor after I plunked down several millions to buy a unit that they couldn't tell when was getting turned over. I sarcastically replied, "so favor talaga yon? It's something extra that you normally wouldn't do for clients?"

His reply? Yes.

Aggghhhhhhhh!

Well, whatever happened to the ISO 9000 standards that one of the reps. had told me in the past the co. implements? Here are the results 'coz those stds. have been superseded. Hope things turn well for you folks. Regards!

I guess in terms of building they are ISO compliant, but they sure don't treat their buyers well. I guess their property management also needs improvement and hasn't been ISO certified?

Anyway, I'm glad this forum exists, it's the only place where I can vent my anger against Megaworld and hope that it has an effect in warning future buyers, since there doesn't seem to be any constructive way to deal with my problems!

i went through one of the forbeswood towers last sunday and i must say that the cement plastering of practically every wall of the building was done so poorly, surfaces are kinda wavy that made me surmise i was walking on the corridors of the Fort Wave. :lol: joke!

i liked the large pool and tennis court very much. :)

A few months prior, I tried contacting Megaworld and asked for updates on the project and specific questions about our unit. I used email addresses of my sales rep as well as the "Contact Us" link on the Megaworld webpage http://www.megaworldinternational.com/contact/index.cfm). I received no response at all. I told the Megaworld staff about the inquiries and asked if they know who is responsible for the webpage and responding to the customers online - obviously nobody was.

I also gave them the link to this forum and advised them that they may want to pay more attention to the customer's concerns.

Megaworld's webpage boasts: "Megaworld aims to ensure your utmost satisfaction through high quality products conceived in the spirit of innovation and born out of continuous research and development. It gives priority to the continuous upgrading of the skills and expertise of its key people so that they can provide you with service of the highest quality."

Anybody know Mr. Andrew Tan's email address??

@mangmundo, I agree..the after sales conduct of Megaworld leaves much for improvement. I experienced the same thing at the beginning...frustration. But after the "walk through" and repairs were done to my unit, I have to be fair by saying that Megaworld did their job the best they could. I'm quite content with the outcome.

If I had higher expectations, then I should have bought at Serendra. With ALI, one has naturally higher expectations. But as someone said, Megaworld and ALI are light years apart. We have to measure the outcome against the reputation of the developer.

BTW, even if I had the cash, I wouldn't have bought at Serendra anyway. I would have considered purchasing a "BTO" from G&W Architects. Value for money, as Cynch would say. Plus, I prefer the Crescent Park West location for a condo.

According to the floor plan, 12 units per floor. For the taller buildings, sana hindi magkaroon ng traffic.

Forbeswood heights looks okay naman from the flicker site. Spacious yung hallway and the finish seems good judging from the pictures. Floors and tiles looks clean in the hallway and the unit flooring looks well made.

Oo nga eh. I was so relieved to see the photos, after all that I've heard and read. Now, if only they could turn over by December...

fwh those who have problem units complain and are usually the ones we hear as they vent their frustrations. the guy who posted his unit at flickr.com seemed happy with his and rightly so . we will never know about it had you not come across it not here but on another website.

The pictures are a revelation because i expected less basing it from other unsatisfied forumers who bought in forbeswood heights. My brother who bought in Eastwood was also satisfied with his unit's turnover quality. He just pointed out some very mionor details that he wants done a certain way. Now he's furnished the unit and earning rental income for two years already.

I got to talk to someone with a Tower 5 studio unit who got her turnover letter last July pa! Satisfied naman siya for what she paid.

Her tips:
1. They'll charge you association dues immediately after you sign the acceptance letter (I think someone already mentioned it here), kahit na hindi pa ready yung unit, so be careful

2. Be wary of the tax that the city of Taguig will charge--their assessment is something over P100,000 per square meter compared to the lower per-sqm rate that we paid (however, Megaworld is trying to negotiate this with the local government)

oo, maganda talaga ang FORBES TOWN CENTER. by 2008 the retail areas in FWH will be operational. i just do hope stores in forbes town center will be different from that in bonifacio high street, kc they may not be able to rival those in high-street. at Marami lang talaga ang nagrereklamo ng megaworld projects, but i have known people who were very satisfied sa nakuha nilang unit. but now i believe, since megaworld already has a mega-budget from their eastwood project earnings, their subsequent projects may rival those of CII.

There's a deli now open in the Forbestown retail strip -- it serves eat-all-you-can breakfast from Monday to Saturday for P170 :-)

The name of the resto is Paul Calvin's Deli. You can buy cheese, sausage, pastries, and other deli things, but you can also order pasta and sandwiches yata. Yung breakfast, which I haven't tried yet, seems to be Filipino breakfast.

Unfortunately, hindi gaanong masarap yung coffee.

Yup, ground floor of FWH facing the parking lot. By the way, according to the tarps covering the retail areas (that are now actively being renovated), the following will open:

2. Tinette and Co (salon)
3. Philosophy (salon and spa)
4. Big Apple Day Spa

Marami pang iba, I just forgot to take note of them. I also noticed a space with signage saying "Basilio's," which I think will be a resto.

At least they're all different from High Street! And surprisingly, no Starbucks or other coffee chain.

no other coffee shops as of the moment since ucc cafe is below the forbes town center showroom.. hehe... the FWH strip retail area will boom since the block across it will employ hundreds of people.. so invest ka na rin sa retail space. i think what's good is laundry service and murang food to go for the matipid peeps in BGC like me.. hehe..

there's a laundry service sa may boni ridge.. pero they don't do the laundry there.. ang pinaka rush service nila eh 2 days yata.. at ang mahal nang singil.. mas mura pang dalhin na lang sa makati at don mag pa laundry..

as of now, i can see two salons, one resto, a day care ctr. i think there would be another starbucks, pero sana wag na kc magiging apat na ang starbuko sa BGC.. sa mckinley hill meron din.. uber starbuko na... sana may mga specialty stores para pumantay naman sa level ng high-street..

mahal talaga ang services sa BGC, susme ang mahal ng renta nila e.. ung gatorade nga lang sa fud2go sa net one 45 ata or 40.. sobrang mahal! sana may pares! hehe... cross-fingers!

Pag dumami na retail sa BGC, I hope mas bumaba ang presyo ng mga tinda dyan.

to get units in forbeswood heights, you would have to wait in queue upon paying the reservation, this is dependent if a unit reopens (sometimes the cause of reopening is delinquency) or you can transact directly with the unit owners and their brokers.

I saw my unit sa pic mo! It is on the bldg at the right (Dorchester tower) at the GROUND floor (prime area!) , near the canopy entrance. It has easy access to the retail strip, no elevator waiting time, pwedeng gawing residential home-office.

By the way, it is for sale. PM me na lang for those who are interested.

I would look at Fairways (Philtown) and 5th Ave (Robinsons) over Forbeswood Heights. Fairways is RFO within the next few months, 5th Ave before end of year. I am just not too keen on the looks of the FWH project. I have also heard the property management of Megaworld is not that great. I have no first hand experience on this but have just heard. If anyone can comment (unit owners of Mega projects) please do. Any other projects I think you would be looking at built units for resale versus buying inventory from developer. Good luck let us know what you decide!

I definitely will, although I haven't scheduled the inspection yet. Still looking for a good contractor who can accompany us.

Done with first inspection, though will return with an interior designer for actual punchlist. Nakipag-usap lang ako sa Megaworld to let me just take a look at the unit for peace of mind. Overall, we were quite pleased with how it turned out, nothing major to fix--even the wood laminate floor was well done. Since wala pang water or electricity, we couldn't test these. But I requested that for the actual inspection next week with interior designer, that they pour water onto the bathroom floor to see if there's any flooding.

Medyo baduy lang ang main door handle at hindi puwedeng palitan kasi nga dapat uniform ang lahat ng units, but oh well. The whole area also seems very dusty because of the Bellagio and Parkland developments. I guess this will be the case for a few more years yet. Still have golf course view for now, but when Bel3 is up, wala na to.

I found out that there's also a teeny gym in the ground floor of Bldg 5, and even a prayer room ( Ecumenical kaya? :-)) in Bldg 6, aside from the tennis court, swimming pool, and soon to be built playground. Basically, these are the only amenities of the entire FWH.

Yup, walls between units are concrete and between rooms within the unit are gypsum.

@reittrader, sad to say, I don't think Megaworld is in the same calibre as Ayala or G&W in terms of quality and customer care. (Although I have been lurking in the Serendra thread, and it seems that there are also a lot of complaints about the quality of Two Serendra).

My experience with Megaworld:

1. I paid cash and got a 15% discount (which, actually, was a really good deal). After this, parang kinalimutan nalang ako. No updates or anything. I even found out that my agent had already left Megaworld when I called to follow up. The secretary of the sales director then asked, "ma'am kahit birthday card wala man lang?" after I reported to her that I had no idea what was going on.

2. I actually bought a unit that had opened up in 2006 (in other words, not too much waiting). I was told that turnover would be between June to December 2007. I got my turnover letter in late January 2008. It's not THAT bad, but they actually made me expect the turnover around August or September.

3. When I called to follow up around September, I was given the runaround and eventually ended up talking to someone in finance! When I asked why siya yung kaharap ko, he said that finance takes on the role of customer care because they're the ones who follow up payment. Labo no? But when I asked what the status was, he said he couldn't answer that question. Apparently, no one who was authorized to talk to unit owners could answer the question.

4. With regards to the development and the unit itself, here are my observations (good and bad):

-The pool looks fabulous, although the surrounding area is quite dusty. I can't blame them, though, since there are so many constructions around and the Fort is understandably a work in progress

-The changing area beside the pool already looks old and doesn't seem to be well-maintained. There was a leaking faucet (major leak) and the benches looked scruffy

-The hallways are still being fixed and there are still areas that the inspection engineer said would be fixed

-We brought an interior designer with us during the inspection, and her overall assessment is that everything is in place naman (e.g. fire sprinklers, cable and phone line connections, provision for 2-point water heater, stove hood, washer and dryer, etc), but the finishing was definitely rushed and not done well. Some examples are: they used a roller brush instead of spray painting the doors and door jambs (needed to be resanded); door hinges were already rusty; windows are not well sound-proofed (eh ang dami pa namang construction); modular cabinets creaked when opening or closing; the base of one fire sprinkler was missing; paint left on light switch plates and door handles, etc. Little things like that na madaling kaligtaan kung hindi ka maasikaso or professional, but make a difference

-Surprisingly, although this wasn't in the brochure, there is a gym in Tower 5. I think a more accurate term would be a gymlet since it's so, so, so tiny! Just one treadmill, a couple of bikes, and freestanding weights. But hey, at least meron. At saka naglagay din sila ng prayer room, although it was locked during inspection. Ecumenical kaya ito? ;-)

Overall, I would say that I still made a good investment (especially considering the 15% discount and having to wait only one year), but dealing with Megaworld was definitely not a walk in the park, and while the unit is liveable and presentable, it would require a substantial sum to make it look as classy as their model units.

Thanks for the heads up. I did buy a Megaworld property in Greenbelt so I'll just lower my expectations regarding quality and turnover, though I would complain and give them hell until I get what I paid for.

The concrete partition is important since that's something that can't be changed once the structure is up.

I heard that Megaworld is starting to sell heavily to the Koreans (not OFW's), for the properties in Greenbelt and Mckinley Hill. I hope selling heavily to foreigners would somehow up their notion of what 'quality' is.

@hnojmd--since I came late into this development, I was informed that the floors would be wood laminate, as shown in the Bellagio model units (they had already taken down the FWH model units by this time).

Actually flooring was already discussed earlier...I think that wood laminate is either just the same price as tiles or even a bit more expensive (?)

My own opinion is that wood laminate is better than tiles since it's not cold to the touch (esp if you sit on the floor), although the engineer warned us during inspection not to let water collect on the floor, otherwise the wood laminate will buckle. But if parquet in the bedroom was promised to you, maybe you can bring a brochure where it states this, and then demand that they pay you back the amount representing the savings made by using wood laminate? I doubt they'll be willing to change to parquet, but I guess you can make a case. Good luck!

ps. In fairness, the wood laminate looked okay naman, not cheap.

You're better off with wood laminate. Wood parquet flooring tend to lose some of their tiles over time. Another thing, wood parquet is rather dated.

Actually, they turn over before you pay in full. Yes, you need to wait for the turnover letter--otherwise the guards won't let you in. You should follow up with your broker!

What floor are you on? My 11th floor unit was turned over a couple of weeks ago.

We are on the 9th floor. Actually, palpak ang broker namin coz she never gave us any updates. That is really our problem coz we don`t know who to contact in April. We heard that we should talk to the Finance Personnel instead.

Nice shot! Mukha talagang kawawa ang Forbeswood Heights compared to its more elegantly designed neighbors, but oh well! Happy na ako sa location.

Here's a sampling of the less than high-quality finish at Forbeswood Heights. It took 3 inspections before I got the finish I was expecting, but at least they did everything to my specifications. For example, they changed all the hinges because as you can see from the pic, the originals were rusty. They also resanded the doors (not spray painted, by the way! They only used a roller brush. Eeek)

During my 3rd inspection, the engineer and I agreed that we would call in workers right then and there and have them work on the small details that were left, such adjusting the window that kept sticking when it was being opened or closed and fixing the cabinet door that wasn't closing properly.

I think it really helped that I was there. The engineer was super maasikaso (siyempre 3rd inspection na to) and made sure the workers weren't sloppy. They even completely changed the window handles after I pointed out that the originals were loose.

Point is, I learned that it's better to take on a cooperative/negotiating stance when punchlisting rather than feeling so disappointed (although this can be the initial reaction talaga) that you stop working towards a win-win situation.

I think FWH has a distinct look.
Having the dark blue roof makes noticable even from afar.
But I would prefer if thay had painted it dark brown.

overall gusto ko pa ring tumira diyan pag ako may unit. (wishful thinking) especially pag natapos na ang mga retail shops. now i am thinking, mas madali ang return of investment dito kasi mas madaling ipa rent out.

I don't know why you would say that Forbeswood Heights is "mukhang kawawa" compared to the the other buildings. I think it looks different in it's own way compared to the others which to me looks all the same. You should feel good about your unit considering it's prime location, and the price is lower compared to the others in this area. The building is just fine with me, not bad at all.

^^ agree. in my opinion, it looks a lot better in flesh than in photos. it looks very solid and the height is just fine, not too tall, but not too short. and shops will be opened at the ground floor. the ones facing Rizal Drive will have their doors open up to that side, so anyone within the Fort can have access to these retail shops.

Yes. I agree. They will be right in front of the landmark Mind Museum. Im sure mag aappreciate yung mga units diyan because of this museum.

Oh, Forbestown commercial construction is in full swing. Burgos Circle and Forbestown Drive Commercial have now been fenced. I talked to the guard and they have confirmed this. Good that the gimmick place for Crescent West is being constructed already. Im speculating that this will be completed by December 2008. I hope they construct a beautiful complement to High Street and Shops at Serendra.
