So before signing a document make sure you visit the model unit and ask the technical people about specifications. If the brochure said that its narra parquet, they should deliver as is. Meron naman sa likod ng brochure a list of all the specifications included. Ask mo lang kung ano yung improvements and ano yung included sa unit mo when you visit the model unit. Don't worry. The fact the the ceiling is almost level to the top of the door indicates that it is really really low. This is the first time I have seen the inside of FWH...my dad was commenting on how low the ceilings seemed from the outside of the construciton...him being an architects, has an eye for these details...but for myself, I only really noticed how low the ceilings are from these pictures... In general, these are my comments: Common areas: a) Low floor to ceiling height at the common hallways b) Lobby can be further improved in terms of furnishings. At the moment, I did not see any reception area/reception desk at the ground floor. (I don't know if they will place one.) I believe condos should have one --for security reasons. c) At the common hallways, I did not see see provisions for natural ventilation. (So that it will not be hot at the common hallway especially near the elevator.) --- I will double check this. d) Common hallways can be further improved - At that price, they only provided painted cement hallways. Unit finishes: a) Toilet and bath area --- As per their brochure, there will be no shower glass enclosures for the T&B area. However, I just realized that there is no shower rod installed at the T&B. b) Another discovery - there is a hole dedicated for the aircon unit , but there is no provision for this thing (I think the hose? ) ---Sorry, I don't have the exact term. (Note: This comment came from the person who will installl the aircon unit.) c) The grade/quality of toilet bowl placed in the unit can be further improved. d) Kitchen countertop is made of laminate. Honestly, I can accept the laminate for the kitchen countertop if it is an Empire East development but NOT a Megaworld development. (Supposed to be, Empire East has a different target market vis-a-vis a Megaworld development). Quality finishes are really important ---- in the vernacular, "pulido". It makes a lot of difference. Some tips: 1) For existing unit owners - Get a technical person during your "walk-through" or "punch listing" . This is very important. As a unit owner, you're too excited seeing your unit that you don't see the imperfections in your unit! You have to get someone who is not "emotionally involved" ! :) 2) For would-be buyers/investors - Insist on getting the material specifications for your unit. Ideally, it should be part of your contract (can be an attachment or a side-letter). This will be your basis when your unit will be turned over to you. The developer can easily downgrade the quality of the finish of your unit and if this is not properly documented, you'll be on the losing side. realtor_manila March 9th, 2007, 06:33 PM This is the natural ventilation that I'm talking about. Insomia? almycha March 15th, 2007, 08:14 AM Last week of Feb when we accepted the unit. The sliding door was replaced as well as the not aligned kitchen door was replaced. There are repairs to be done before you can finally live in this condo. Last week my wife brought an architect who inspected the remaining works to be done so he can prepare the plan and spec. 1. Ceiling in the laundry area. 2. Floor and wall tiles in the laundry area. 3. Wall tiles in the kitchen area. 4. Additional layer of tiles in the bathroom area. The architect has the following comments: 1. The wall separating the laundry area and kitchen is not concrete wall but double wall. Imagine one portion of your laundry area has double wall not concrete wall. 2. The wall tiles in the shower room is too low. He suggested that it is better to add more tiles. 3. Replace the ugly kitchen laminate countertop with a granite counter top before installing the wall tiles. The construction bond is P30,000 for minor and major repair and you have to pay P1,000 for housekeeping and security if the work you will do is 10 days or less. Only after you accepted the unit you will be allowed to select the parking slot (if you bought). Which means the longer you delay the acceptance of the unit the less parking slots will be available for you for selection. Also in our case we paid the balance in full and the check got cleared already but still we have to wait another week to get the keys. This week they promised to give us the keys. In the meantime we cannot bring anything inside our unit because it might be stolen. However, in our experience, 2.2 meters should be the minimum. Maybe it can help you when you go and check out your own condo units. The sliding door was replaced as well as the not aligned kitchen door was replaced. There are repairs to be done before you can finally live in this condo. Last week my wife brought an architect who inspected the remaining works to be done so he can prepare the plan and spec. 1. Ceiling in the laundry area. 2. Floor and wall tiles in the laundry area. 3. Wall tiles in the kitchen area. 4. Additional layer of tiles in the bathroom area. The architect has the following comments: 1. The wall separating the laundry area and kitchen is not concrete wall but double wall. Imagine one portion of your laundry area has double wall not concrete wall. 2. The wall tiles in the shower room is too low. He suggested that it is better to add more tiles. 3. Replace the ugly kitchen laminate countertop with a granite counter top before installing the wall tiles. The construction bond is P30,000 for minor and major repair and you have to pay P1,000 for housekeeping and security if the work you will do is 10 days or less. Only after you accepted the unit you will be allowed to select the parking slot (if you bought). Which means the longer you delay the acceptance of the unit the less parking slots will be available for you for selection. Also in our case we paid the balance in full and the check got cleared already but still we have to wait another week to get the keys. This week they promised to give us the keys. In the meantime we cannot bring anything inside our unit because it might be stolen. I hope that this information will be of great help to future FWH unit owners. ^^ We just accepted our unit. All items on this posting were on target - plus some. - The wall/ceiling finish were rough. - Windows and sliding doors were misaligned and there were gaps when closed. - Floor installation was shabby. The joints were buckled up and not flat. - They must have used different contractors for the units. The bathroom floor tiles, sink and commode are brownish orange but the wall tiles are greyhish white. A faucet/shower combo was installed in the shower:gaah: - The swimming pool looks great from afar - but there are already several patches of missing tiles and algae stains - Overall, we expected high standards from a Megaworld (world-class??)project; it fell well below our expectations.:ohno: Since we were thinking about renovating the place and did not have enough time in the country, we ended up accepting the unit so we can start work immediately. They also started charging us association fees as soon as we accepted the unit. Quite odd - since we did not get the key to the unit until a week later (it takes a while to get the paperwork done between the Admin Office and Megaworld Office in Makati). I heard a lot of unit owners are from other countries and could probably use a lot of assistance when they are ready to take ownership of their units. I was expecting a checklist from Megaworld detailing the steps to take in the acceptance of the unit (ie. pay balance, turn over of keys; turn on electricity and water; cable, phone,internet provisions; title transfer (fee); etc) - but did not get any. We found out info piece meal (the hard way). Megaworld could uplift their image by moving their Admin office to the Tower 1 Lobby instead of the cramped closet that they currently occupy. :grouphug: There was also a pronounced garbage stench throughout the building. :puke: The toilets on the ground floor used by employees (workers?), and NEW OWNERS are messy. My mom used to get regular publications from Ayala Land, updates, etc. Whereas in my case, not a single thing. I was even worried that I wasn't in their database, so I called and explained my case to the sales director's secretary. Even she was surprised and she said, "kahit birthday card wala?" When I asked for an update, I got a call from the finance department. According to the guy who called, finance acts like their account management group since they're the ones chasing up the payments. And he couldn't say anything about how turnover was coming along. He then said something like, if you want, I can do you the extra favor of letting you know when your building (Florida) begins turnover. Napikon ako doon! I told the Megaworld staff about the inquiries and asked if they know who is responsible for the webpage and responding to the customers online - obviously nobody was. I also gave them the link to this forum and advised them that they may want to pay more attention to the customer's concerns. Megaworld's webpage boasts: "Megaworld aims to ensure your utmost satisfaction through high quality products conceived in the spirit of innovation and born out of continuous research and development. If I had higher expectations, then I should have bought at Serendra. With ALI, one has naturally higher expectations. But as someone said, Megaworld and ALI are light years apart. We have to measure the outcome against the reputation of the developer. BTW, even if I had the cash, I wouldn't have bought at Serendra anyway. I would have considered purchasing a "BTO" from G&W Architects. Value for money, as Cynch would say. Nakipag-usap lang ako sa Megaworld to let me just take a look at the unit for peace of mind. Overall, we were quite pleased with how it turned out, nothing major to fix--even the wood laminate floor was well done. Since wala pang water or electricity, we couldn't test these. But I requested that for the actual inspection next week with interior designer, that they pour water onto the bathroom floor to see if there's any flooding. Medyo baduy lang ang main door handle at hindi puwedeng palitan kasi nga dapat uniform ang lahat ng units, but oh well. The whole area also seems very dusty because of the Bellagio and Parkland developments. I guess this will be the case for a few more years yet. Still have golf course view for now, but when Bel3 is up, wala na to. I found out that there's also a teeny gym in the ground floor of Bldg 5, and even a prayer room ( Ecumenical kaya? :-)) in Bldg 6, aside from the tennis court, swimming pool, and soon to be built playground. (Although I have been lurking in the Serendra thread, and it seems that there are also a lot of complaints about the quality of Two Serendra). My experience with Megaworld: 1. I paid cash and got a 15% discount (which, actually, was a really good deal). After this, parang kinalimutan nalang ako. No updates or anything. I even found out that my agent had already left Megaworld when I called to follow up. The secretary of the sales director then asked, "ma'am kahit birthday card wala man lang?" after I reported to her that I had no idea what was going on. 2. I actually bought a unit that had opened up in 2006 (in other words, not too much waiting). I was told that turnover would be between June to December 2007. I got my turnover letter in late January 2008. It's not THAT bad, but they actually made me expect the turnover around August or September. 3. When I called to follow up around September, I was given the runaround and eventually ended up talking to someone in finance! When I asked why siya yung kaharap ko, he said that finance takes on the role of customer care because they're the ones who follow up payment. Labo no? But when I asked what the status was, he said he couldn't answer that question. Apparently, no one who was authorized to talk to unit owners could answer the question. 4. With regards to the development and the unit itself, here are my observations (good and bad): -The pool looks fabulous, although the surrounding area is quite dusty. I can't blame them, though, since there are so many constructions around and the Fort is understandably a work in progress -The changing area beside the pool already looks old and doesn't seem to be well-maintained. There was a leaking faucet (major leak) and the benches looked scruffy -The hallways are still being fixed and there are still areas that the inspection engineer said would be fixed -We brought an interior designer with us during the inspection, and her overall assessment is that everything is in place naman (e.g. fire sprinklers, cable and phone line connections, provision for 2-point water heater, stove hood, washer and dryer, etc), but the finishing was definitely rushed and not done well. Some examples are: they used a roller brush instead of spray painting the doors and door jambs (needed to be resanded); door hinges were already rusty; windows are not well sound-proofed (eh ang dami pa namang construction); modular cabinets creaked when opening or closing; the base of one fire sprinkler was missing; paint left on light switch plates and door handles, etc. Little things like that na madaling kaligtaan kung hindi ka maasikaso or professional, but make a difference -Surprisingly, although this wasn't in the brochure, there is a gym in Tower 5. I think a more accurate term would be a gymlet since it's so, so, so tiny! Just one treadmill, a couple of bikes, and freestanding weights. But hey, at least meron. At saka naglagay din sila ng prayer room, although it was locked during inspection. Ecumenical kaya ito? ;-) Overall, I would say that I still made a good investment (especially considering the 15% discount and having to wait only one year), but dealing with Megaworld was definitely not a walk in the park, and while the unit is liveable and presentable, it would require a substantial sum to make it look as classy as their model units. Yun lang! I did buy a Megaworld property in Greenbelt so I'll just lower my expectations regarding quality and turnover, though I would complain and give them hell until I get what I paid for. The concrete partition is important since that's something that can't be changed once the structure is up. I heard that Megaworld is starting to sell heavily to the Koreans (not OFW's), for the properties in Greenbelt and Mckinley Hill. Actually flooring was already discussed earlier...I think that wood laminate is either just the same price as tiles or even a bit more expensive (?) My own opinion is that wood laminate is better than tiles since it's not cold to the touch (esp if you sit on the floor), although the engineer warned us during inspection not to let water collect on the floor, otherwise the wood laminate will buckle. But if parquet in the bedroom was promised to you, maybe you can bring a brochure where it states this, and then demand that they pay you back the amount representing the savings made by using wood laminate? I doubt they'll be willing to change to parquet, but I guess you can make a case. Good luck! ps. In fairness, the wood laminate looked okay naman, not cheap. Wood parquet flooring tend to lose some of their tiles over time. It took 3 inspections before I got the finish I was expecting, but at least they did everything to my specifications. For example, they changed all the hinges because as you can see from the pic, the originals were rusty. They also resanded the doors (not spray painted, by the way! They only used a roller brush. Eeek) During my 3rd inspection, the engineer and I agreed that we would call in workers right then and there and have them work on the small details that were left, such adjusting the window that kept sticking when it was being opened or closed and fixing the cabinet door that wasn't closing properly. I think it really helped that I was there. The engineer was super maasikaso (siyempre 3rd inspection na to) and made sure the workers weren't sloppy. They even completely changed the window handles after I pointed out that the originals were loose. I don't know why you would say that Forbeswood Heights is "mukhang kawawa" compared to the the other buildings. I think it looks different in it's own way compared to the others which to me looks all the same. You should feel good about your unit considering it's prime location, and the price is lower compared to the others in this area. The building is just fine with me, not bad at all. Burgos Circle and Forbestown Drive Commercial have now been fenced. I talked to the guard and they have confirmed this. Good that the gimmick place for Crescent West is being constructed already. Im speculating that this will be completed by December 2008. I hope they construct a beautiful complement to High Street and Shops at Serendra.
