Wow, never realized that the abandoned apartment tower is that tall... I thought that the building was already topped-up before being halted...
KL will finally get its own cluster of twin buildings again, after the PTT! Btw, any1 knows when CapSquare's two other towers and the Mall are going to be completed?

The construction for the apartment already begun couple of weeks back. The rest of the complex the moment is still like that. Think it will kick up pretty soon ;)

Glenj : which 2 tower are ur referring to? Is it the main tower. Actually one of the tower already completed back in the 90's. Now now as Multi Purpose Tower, where Alliance Bank make the tower as their heaquarter. The other tower is just next to the current one. Completed 1/4 of it then left abandoned.
2. Yup ur are right. The project was left abandoned during the 97 crisis. Out of all the development for that area, only the Multi Purpose building managed to be completed. The second tower was left 1/4 of its construction. On the other corner of the area is the residential building where you can see the picture above..the rest are either halfway thru the construction or haven't started yet ;)
3. That one I don't know. Honestly.

The view of the whole Capital Square. There some news about the project in the local paper 3 days ago. Apparently the whole project will only be resume back April next year...not sure why :?

Hmmm...I donno. That side alone got 2 shopping complex already. Probably they have to come out with something different to attract customer. Nowadays Malaysian consumer are very demanding and one something else that cannot be offer at other places. In terms of accessibility I dont see any issue on that.
Just need the pull factor. :D

well.....I think Wilayah Complex, Semua House, Pertama Complex, Sogo and City One are no match for a new mall as envisioned lah. Those complexes mentioned are for a different market target compared with today's newer malls which obviously aren't going for that market segment ;)

KUALA LUMPUR (Dow Jones)--Bandar Raya Developments Bhd. (1473.KU) Wednesday said its new CapSquare housing and office property project is expected to generate 1.2 billion ringgit ($1=MYR3.80) in sales.
The project, totaling 3.8 million square feet, includes eight office blocks, two apartment blocks and a shopping mall in central Kuala Lumpur, property developer Bandar Raya said in a statement.
The first phase of the project will be completed by mid-2006 and includes one apartment block, four office blocks and a retail center, Bandar Raya Chief Executive Jagan Sabapathy said.
"Apart from the CapSquare project, BRDB (Bandar Raya) will also roll out a number of significant projects in the Klang Valley (around Kuala Lumpur) over the course of the next two years," he added.
In the past the company has developed residential areas in Bangsar, a suburb of Kuala Lumpur, and other areas.

Bandar Raya plans RM1.5b projects in Klang Valley

BANDAR Raya Development Bhd plans to launch RM1.5bil worth of property projects in the Klang Valley over the next two years, including the first phase of Capital Square valued at RM400mil.
Chief executive officer Datuk Jagan Sabapathy said the company expected profits from these projects, except for Capital Square, to be about 30% of their gross development value.
The projects include condominiums in Jalan Binjai, Bukit Kiara and Taman Duta. These are in addition to the mixed residential, golf course and hotel projects the company is developing in joint venture with the Defence Housing Authority of Lahore in that Pakistani city.
The group expected 15% profit from the revived RM1.2bil Capital Square project, located at the junction of Jalan Munshi Abdullah and Jalan Ampang, Jagan told reporters after unveiling the Capital Square development master plan in Kuala Lumpur yesterday.

In addition to the RM180mil profit expected from the sales of properties in Capital Square, Bandar Raya would receive RM15mil recurrent rental income annually from the retail mall there, he said.
Jagan said the project would be developed over five years. The first phase, which would include a condominium block, four ?signature? office buildings and a retail mall, would be launched in August. wah!!! 4!
The second phase would consist of another high-end condominium block, three office towers and two signature office buildings.
Jagan said a luxury five-start hotel could also be part of the development on the 15.2 acres of prime freehold land. ?However, nothing is definite yet. We will monitor the market conditions and then decide,? he said. speechless! what a big development
He said the revival of Capital Square would enable Bandar Raya to unlock the earlier investment that had been made. The project would have shorter delivery time of 18 to 24 months because certain construction work had already been completed, he added.
Jagan said given its clean balance sheet, the group could raise borrowings to finance its projects.
Chairman Datuk Mohamed Moiz said it was the right time to revive the project because demand for office space had shown nascent signs of growing. ?There is demand for quality residential properties in the city centre,'' he said.
Moiz added that Bandar Raya's 40-year track record in property development would be a good selling point for its projects.

City convenience at CapSquare

AS she sips coffee in her RM10mil bungalow near the city, Ginny mulls over moving to the city centre. ?Near KLCC,? she emphasised. ?I want a place where everything is close by, if not walking distance, then a short drive away. I want the convenience.?
She has made a pile and would like to retire in a place where she can live, play and work. She could go on working but what she wants is flexi-hours. Her children are abroad most of the year. Although her husband likes the house they are currently living in, she prefers something ?more manageable?.
Ginny belongs to a segment of high net worth individuals who aspire to have a city condominium as they grow older. They want the shopping, the gym, the fancy restaurants and accessibility all in one spot.
Such premium on city-centre living has resulted in a number of high-rise and high-end developments in Kuala Lumpur.
Dua Residency (by E & O Property Development Bhd) along Jalan Tun Abdul Razak, The Marc in Jalan Pinang (CapitaLand of Singapore), The Binjai (KLCC Holdings Bhd) and Stonor Park are some of them.
Soon to join this list is CapSquare by Bandar Raya Developments Bhd. It is not as high-end as KLCC?s Binjai, but it certainly comes under the city living league.
CapSquare is an integrated development project that covers 15.2 acres of prime freehold land. Jalan Munshi Abdullah, Klang River and Jalan Dang Wangi form the borders of the development.
It comprises two high-rise condominium blocks, two 40-storey tower blocks (one of them is the existing Menara Multi-Purpose), four low-rise office blocks and two medium-high ones of about 8 storeys, and a mall.
A 300-metre street boulevard cuts through it. It is an extension of Jalan Raja Abdullah, and will be the life and soul of the development.
CapSquare was put on hold soon after the Asian financial crisis. Says international retail design consultant Sudhakar T. Desai, who is involved in the project, ?Unlike KLCC which is organised around a big park, CapSquare is part of an existing urban fabric.?
Desai says the different components of the development allow one to work, play and live in that triangle.
In terms of retail space, the 160,000 sq ft will be divided between a street retail space of about 50,000 sq ft and the remainder will be in a mall.
In comparison, Bangsar Shopping Centre (BSC) has a net lettable space of about 260,000sq ft.
?This is a service retail centre, so there is no need for a big anchor. Instead there will be six mini anchor tenants, maybe a supermarket, a book and record store, and an apparel and garment outfit. The mini-anchors will occupy space of between 4,000 sq ft and 10,000 sq ft. The story of CapSquare is convenience,? Desai explains.
Capital Square Sdn Bhd executive director John Lau says CapSquare is currently seeking tenants. It will be signing up tenants in the fourth quarter of the year.
Retailers will be chosen carefully to cater to a metropolitan community of varying ages and race. ?Some Bangsar Shopping Centre tenants have expressed their interest to expand to CapSquare. The retail space will not be for sale,? Lau says. ?The tenant mix and location of certain shops will be selected carefully.?
The other component of this bustling development is the living space. This will be in the form of condominiums, with varying built-up of 1,100 sq ft to 2,700 sq ft.
There will be two condominium blocks. The first will have 180 units. It is already 60% complete and will be launched in September at an average of RM450 per sq ft. This compares with The Binjai's rate of about RM1,000 psf, The Marc?s RM750 psf and Dua Residency's rate of about RM500 to RM550 psf.
Says Lau, who has been living in a condominium the last 20 years, ?There are many well-to-do locals who want the convenience of city living. They look forward to having some time to themselves now that their children have grown up. They want to sell their bungalows and live in the city.
?They want the convenience of the city and this is a natural progression as a city grows and evolves. We see this happening in large cities in developed countries.?
CapSquare is modelled after Manhattan, says Lau, although it may not have everything Manhattan offers.
The difference between CapSquare, and Dua Residency and The Marc, is that the latter two are standalone developments.
?The success factor of CapSquare is its diversity of use ? there are offices, retail outlets and eateries all concentrated in one place. When completed, it will be a 24x7 community with a critical mass of about 20,000,? says Desai.
Comprising the mall, signature offices, the street boulevard and the first condominium block. Phase one will be completed by the first quarter of 2006.

"THE TOWER".
Though I have to say that the construction for that building is rather slow lately. Wonder why :?

Yes...finally managed to have a glimpse at this 3d model this morning. Yeah...but the model didn't show any rendering for that particular hotel at the time being.
Maybe they didn't sure about it yet ;)

One of my principal insurers is located at Multi-Purpose Tower (the ins. company is of the same name) and everytime i am there, i noticed that there is lots of construction going on at the huge podium block site... Scaffolding has come up at the previously abandoned place and some parts have also been demolished... Looks like there will be a whole new designed-building on the site...
Not too sure about the second tower though... But as for the CapSquare Residences, they are surely going to resume work on this one... The upper-level support beams for the scaffolding has been placed... Soon, the scaffolding will climb higher until the entire building is covered... Now only waiting for the crane to go up...

CITY living is becoming trendy again, going by the number of new residential launches underway and planned within the Kuala Lumpur city centre and its peripherals.
A bustling city life will be a boon for the real estate market as more residences and related infrastructures needed to be built to accommodate the growing demand, especially from the young professionals who want to be among the chic city dwellers.
Most of the growing city populace are keen to take advantage of the conveniences available to them, including the improving infrastructure network and the proximity to their workplace.
Quite a number of high-end residential developments, especially luxurious condominiums, are underway and they have reportedly turned in pretty good sales.
The strong take-up of these residences is a sign of the people’s changing lifestyle and higher affluence. These condominiums do not come cheap but have prices from RM500 to more than RM1,000 per sq ft (psf).
If the pricing of the residential component of the Kuala Lumpur City Centre (KLCC) project, The Binjai, is an indication of present times, the asking prices of RM1,200 to RM1,300 psf have definitely set the benchmark for luxurious city living right in the heart of Kuala Lumpur. With the smallest unit starting from 2,300 sq ft and the biggest being 7,000 sq ft, the condominiums will be priced from a whopping RM2.8mil.
Most of the ongoing developments in Kuala Lumpur, especially around the KLCC precincts, are residential projects as developers are still cautious of moving into the office sector due to an overhang in office space.
However, there are signs that demand for grade A office space is showing a comeback and this will get office projects moving again.
The developer of CapSquare, Capital Square Sdn Bhd, sees it is timely to get its project going again after putting it on hold for the last five years. Capital Square is a subsidiary of Bandar Raya Developments Bhd.
The integrated mixed-use development kicked off in the early 1990s and the first office tower, Menara Multi-Purpose, was completed in 1994. The residential component was supposed to be launched in 1999 but the plan was deferred when the regional financial crisis hit the country then.
Bandar Raya group general manager for marketing and sales Rohan Cavaliero said the plans were sent back to the drawing board for redesigning and the result was the market-driven products that would better meet the needs of the more discerning and sophisticated buyers of today.
Based on the response for the first block of CapSquare Residences at its recent launch, where sales topped more than RM100mil, the project has attracted quite a good following.
''Quite a number of corporate buyers have also shown interest in the four signature office buildings in CapSquare. Construction of the project is expected to kick off in the first quarter next year for completion in two years''
Expressing confidence for both the residential and office components, he said: ''Besides being a premier business and residential address, CapSquare will also be the happening hub offering an array of new lifestyle excitements for the business community and residents here.''

Designed as the only fully residential component within the 15.2-acre CapSquare integrated development - situated as an island bounded by Jalan Dang Wangi, Jalan Ampang and Jalan Munshi Abdullah - the 36-storey project will be at the heart of a development that includes a 300m Parisian-styled boulevard, a retail mall, and office blocks.
“The CapSquare Residences aims to provide occupants with a buzzing and thriving community outside the sanctuary of their homes; one that will incorporate all the important aspects of urban living,” said Rohan Cavaliero, BRDB’s group general manager.
“It is a place for those whose lifestyles revolve around the city.”
Inspired by the concept of New York City’s Manhattan lifestyle, CapSquare Residences will provide spectacular views of the KL skyline to the northeast and lush greenery of the Bukit Nanas forest reserve to the east.
Coming in built-up sizes ranging from 1,072sq ft to 6,756sq ft, the 180 units in the block are officially tagged at RM450psf.
However, during the project’s soft launch last weekend, discounts were offered to early buyers that brought down the average value to RM400psf. The result of the strategy, together with the availability of two show apartments, managed to secure for BRDB some RM102 million from the sale of 60 per cent of the units.
“We were very surprised with the response ... it surpassed our target. It is encouraging to see that the idea of CapSquare appeals to the people,” Cavaliero said.
The two- to four-bedroom standard condos and penthouses in CapSquare Residences will come in a staggering 30 different layouts, each featuring a maid’s room, powder room, wet and dry kitchens, utility area and a yard.
They will be equipped with marble and timber strip flooring, air-conditioning throughout the unit (except the maid’s room, kitchen and yard) and hot water system.
In terms of security, there will be a card access system, intercom and basic smart home system in all units.
Residents will also be able to enjoy amenities such as a designer swimming pool with a BBQ area, two heated outdoor jacuzzis, gym, aerobics room, sauna, squash courts and children’s indoor and outdoor play areas. To maintain the facilities, BRDB will levy owners a monthly service charge of RM0.25psf.
“Being the first offering in the CapSquare masterplan, this block of condos is very important to us as it will set the standard for the rest of the development,” Cavaliero said.
Next year, he said a second tower of 27 storeys accommodating serviced residences will be launched, offering smaller units and “different market positioning”.
Also slated to be offered will be CapSquare’s signature office space located in four blocks. Prices for this component have yet to be finalised.
The most compelling feature of CapSquare, Cavaliero said, will be the 300m boulevard running the stretch of the development.
Described as the “soul” of the area, it will host roadside retailers, al fresco cafes and restaurants that will attract patrons from all over the city.
“It will be what we call ‘organised chaos’. This truly will become a place to work, live, play and shop, and I think the idea will appeal to many urbanites,” said Cavaliero.
In its entirety, CapSquare will accommodate 3.8 million square feet of built-up space. To be completed within the next two years, its gross development value is estimated at RM1.2 billion.

No one can accuse Bandar Raya Developments Bhd (BRDB) of not putting on its thinking cap when piecing together the design elements for CapSquare - its inner-city residential and commercial venture in Kuala Lumpur.
With special emphasis on streetscape features, its intention was to make the 15-acre project a “fully integrated and functional urban village”, said BRDB group general manager of sales and marketing, Rohan Cavaliero.

Don't know who merged with what, since it was the result of the government forced mergers with "anchor banks". But from Nazreys photo of the tower, post number #141. The logo on top of the tower is not an Alliance bank logo which is a stylized "A", it looks like the Multipurpose logo.
Can someone correct this, provide further information?

Btw, construction progress on the CapSquare podium is really fast! Seems like the building has gone up several floors since my last visit (several months back)... And the Residences is close to top-up...

It will be completed, no doubt...but since its by Mayland..it will take the same time they needed to actually finish ParkView...which is until today still unfinish yet :D

KUALA LUMPUR: Bandar Raya Developments Bhd (BRDB) has withdrawn its proposal to distribute subsidiary Mieco Chipboard Bhd's shares as capital repayment to shareholders, after more than 25% of its shareholders voted in proxy against the proposal.
BRDB had called for an EGM yesterday on the matter, but with the needed 75% vote no longer achievable, the board decided to use the meeting to obtain shareholders' approval to call it off instead.
Chief executive officer Datuk Jagan Sabapathy told reporters that calling off the proposal was in line with the company's policy to respect minority interests, with some shareholders feeling the timing of the move was not appropriate, especially with share prices not performing well.
Others went against the deal possibly due to “sentimental reasons given the historical ties between the two companies” as Mieco had been a subsidiary of BRDB for more than 15 years, he added.
BRDB had proposed a capital repayment of 25 sen for every RM1 share held in the company, to be satisfied by the distribution of up to 119.1 million shares in Mieco on the basis of one Mieco share for every four BRDB share.
Upon completion of this proposal, Mieco would have ceased to be a BRDB subsidiary.
Explaining the rationale for the proposal, BRDB had in a circular said the move was to enable the company to streamline and “focus on its core business of property development and property investment”, believing this would be beneficial in the long-term.
BRDB is bullish on its property projects this year, particularly its recently launched Troika project which has seen a 50% uptake since October.
Chairman Datuk Mohamed Moiz J M Ali Moiz said at an average price of RM1,000 per sq ft, Troika would put Kuala Lumpur into the “international condominium scene”.
Mohamed Moiz also expects Capital Square, a mixed development project in Kuala Lumpur that has an 80% uptake to-date, to be completed by end-2006. “We would also be launching a 220-unit condominium project in Bangsar in April but have not decided on a name,” he said.
Construction on the RM600mil gross development value project was due to begin in April or May to be completed within three years, he said. It is to be sold at RM650 and above per sq ft. BRDB would also be budgeting about RM150mil to double the size of the Bangsar Shopping Centre from its current size of 260,000 sq ft. The company has a total undeveloped land bank of over 750 acres in places including Kuala Lumpur, Rawang and Johor Baru.
Mohamed Moiz expects development in these places would keep the company busy over the next decade.
