I agree, one of the reasons I invested in this place too. Location is the best coupled with the price when I got it. Nung Feb 2005, which is one year after the official launch, I got my unit at 33,800/sqm pa lang. Digging at the site has just started then. The ones who got at the offiicial launch on Feb 2004 got theirs for around 28,000/sqm only!!! Now it is at around 52,000/sqm, with the 15.5% interest for deferred payment up to 4 years of the 65% of total contract price, 35% due on the 49th month.
Panalo pa rin because of the location. Ortigas Center is in the middle of all.
I'm 100% sure rentals here would not be scarce, pag aagawan pa nga sigurado. For those who are going to live in it, you are just a walk away from malls, schools, churches, any kind of transportation, and work! Ang ganda di ba?

Thanks! Yes, 34th floor. Nahuli na nga ako ng 1 year from launch, pero okey pa rin price-wise.
I heard they are turning the project over either December or 1st quarter next year. Lapit na!!:banana:

that's true, i recently purchased a unit here, 36th floor @54,000/sq.m ok lang coz the turnover is gonna be 1Q 2008 according to my agent. Ok na rin even if i bought it at a higher price coz i could rent it out a few months from now.

The pros living in an inner unit is the cool environment, you don't have to turn on your aircon, especially if you are on the mid-floors. A breezy fan is okey. The unit you mentioned also is very cheap that's why this type got sold out quickly. As with the elevators, the walls are thick enough and you won't feel the movement. You would just hear the "ting" sound when it gets to your floor, same as the unit right in front of the elevator.
The cons are of course no view, and you won't know if it is raining or not. Sometimes you'd think that it is still nightime and it's harder to wake up. But for call center agents, I think this is more than a pro than a con.
But of course if you have more bucks, don't get this unit, get an outer 1-br at least from this building and get the one with a good view and better, a balcony to boot!:)

That philcomcen fire last March was because of the works done on the tower above. Now, the tower is long gone. And this incident did not do any damage on the CER structure, the fire was contained immediately.
Anyway, anyone has updates on this project?? i see that they have painted a big portion of the exterior already.

Wow, ang ganda ng location! Corner lot! Even better because it is bordered by 3 streets - Ortigas Avenue, ADB Avenue and Sapphire Road.
Good also for CER, since their units will surely shoot up since Robinson's will surely develop a more upscale project, maybe similar to their Galleria Regency because of this prime location.
Hmm...another project to look out for.:banana:

quite distressing and frustrating to those who aligned themselves with 'bigger' and 'more prestigious' developments, who will have their delivery dates 6 months, if not years, later than what was declared initially.
btw, quite refreshing to see mature trees around that area, when i thought ortigas center(aside from san miguel complex) was just a concrete jungle:cheers:

for those nvestors in condo. unit, d date of completion/ turnover are very important,aba pag di na nadeliver at puro delayed di ka ba mag-iisip lalo na kung fully paid ka na..tulog ang pera mohh buti sna kung 1M lang puro above 2M na.. sa contract to sell lalo n kung IN house fianancing ka pa.. puro interest ang makikita mo pero but for the advantages of a buyer/ investor NO PENALTY for d developer kahit delayed & s CTS wala rin nakasulat ganon din....balewala lang.. saan ngayun ang LOGIC roon lalo n baba ng palitan ng $dollar tapos delayed pa ang project but I salute cityland project for early turnover of their projects to buyer/investor. khit na incomparable s ibang projects but wisely investment. thomasian July 11th, 2007, 10:12 AM I just did a mini walk today at Ortigas Center, took another update for St. Francis and Soho and Cityland, but from a different angle than that I posted.
Pagdating ko ng Gold's Galleria, warm-up ko na yung lakad from Julia Vargas-EDSA to Galle kaya 4 minute threadmill na lang instead of ten, kasi naglakad na naman ako eh, pwede na yun, di pa ako nakakarating sa gym basa na ako ng pawis, kamusta naman yun. Pero natuyo naman ako sa aircon.
P.S. Pasensya na at di malinaw, pahamak kasi yung mga power lines eh, instead of the autofocus locking-in on CCER, it locked focus on the wires.

Investors, congrats! The price of the units appreciated AGAIN and this is also a sign that the turnover is just around the corner. Mukhang more than 6 months ito ahead of schedule ah! Wow!:banana:

boolateh September 27th, 2007, 09:32 AM Soooo super excited, I had to go to the open house this morning. I was directed to park at the 2nd floor from the Sapphire Road parking entrance. The incline was kinda steep but there are ridges placed to avert the cars from skidding back...kidding!

There are still units available, and that's the great news for those who would like to see first before availing. You can see all 28 units on the 37th floor as sample for you to decide on the unit/s to choose.
The finish is quite impressive compared to other previous Cityland projects. The improvement is quite good. The cabinet finish and the front door is now a dark wenge color consistent with more modern interiors. Very classy. the floor tiles are bright and upscale. I have some qualms though on the choice of accent tiles for the kitchen and bathroom, I do not like the aqua or the orange accents personally. But the tiles chosen are of high quality and look very nice. Look, the bathroom is even spacious!

The ceiling height is comfortably high, and that's great especially if you have a small unit. Here's a sample of a 17.18sqm inner unit, very bright and airy, pleasant and surprisingly spacious:

The bathroom is hidden at the back of the open front door. Actual pic of the bathroom above.
Overall, I rate this project a 10 because it was more than I expected. You should hear the oohs and ahs of the unit owners who came this morning. I liked what I saw so much I stayed looking at all the units for 2 hours.
And the commercial area is well planned. Unfortunately, all sold out. Maybe, rentals in the future.
If you need assistance, I can come with anyone interested to see the units during the open house. Open house is today till the weekend. The discounts are still great! At present, some units still go as low as Php 47,000/sqm, wow!!!

I gathered also from the engineers there last Sunday that there will be a laundromat room operated by the administration at the 40th floor for those who want to do their own laundry. I do not know if this will be coin operated or will there be a person assigned there to take the payment. The door was closed so no pictures yet of this room.

Hi Jellybean, there is a common gym and function hall (pls refer to the photos posted by boolateh) but, I was told that the gym facilities like the treadmill, etc. will be put together by the association and not by the developer. There's also a kids playground on the roof deck but, not sure if the slides, seesaw, etc. will be provided by the developer or maybe, it will be expensed by the assoc again . .

Many investors who got units in the pre-selling got another unit when they saw the finished product. And great views indeed!
You still have a chance to get your unit, jellybean, emailed you a new set of availabilities before they go on price increase in a couple of days.

I recently bought one studio unit in this building. Just a Studio. Really small but can't complain with the price. Affordable even if I am years late from purchasing.
I was made to believe by my agent that the adjacent lot has not been bought yet (Philcomcen) but I read in a different thread here that it has already been bought and there are plans already. If the agent intentionally hid this from me, I would be greaty disappointed. It's safe to say though that I'll never buy from my agent agent again for if the agent indeed wasn't aware that the lot has been bought, then it simply means that the agent wasn't doing the job right.
Can anyone please post the floor plan of the pool so I can have an idea. Thanks.

So your proceeds will depend on when you purchased your unit less selling costs. Am sure you can arrange a sale despite your ongoing financing. Just not definite if you need it turned over first. yeah, right! :booze: as far as i learned.. Cityland always make the turnovers at least 6 months before the expected date of delivery (as what shown/advertized) or sometimes i think its 1 yr before the exact date or at least 9 months.. :booze:

Buti pa ang CER, very modern ang finishes. Ceramic tile floorings and dark wenge wood finishes. An ganda!
To top it all, CER has 3 elevators. Others have only 2 (wawa!).

Hello Oddvertising. I am currently based abroad and i'm thinking of renting it out. Is it advisable to rent it furnished or unfurnished?
Oddvertising March 1st, 2008, 10:55 PM My aunt was informed by Cityland that my 3 bedroom unit will be in the range of P30,000 or higher unfurnished.
She also spoke with the agent who got us a tenant for my unit in Megaplaza and she said that my unit at CER can be rented out in the range of P45,000 to 50,000 furnished but she'll try to get me a better price.
By the way, I am renting out my very small 52 sgm inner unit (furnished) for P18,000 a month. My agent got me 1 year contract with the tenant. 1 month's rent go to the agent.
The tenant pays 2 months advance as a deposit if any of the furnitures gets broken. They also have to pay for the monthly association fee and they send me a cheque monthly as rent.
For my CER unit I am planning to buy some reasonably priced air-con, sofa set, small TV, a small ref and 3 beds from SM Megamall. After some research, I figure I will be spending about P90,000.
My family is planning to stay for about a month in manila this June and instead of spending money on hotels we'll furnish the CER unit and live there.
I think, if you are planning to rent out your unit for a long period of time it's more practical to rent it out furnished. But if you are only planning to rent it out in the short term and you are actually planning to live in your unit in the near future you should rent it out unfurnished.
As for me I look at my unit as an investment and I am planning to buy another condo unit while my CER unit pays for itself from the rent it generates.
Furnish or unfurnish, you should rent out your unit if you are not going to use it yet for yourself.
Remember, it's not an asset if it doesn't put money in your pocket.

some developers turn the units over even if they're still doing some work on the building, but mostly finishing touches only. I know cityland turnover the units early but they still do some work even after 6 months, but it's not disruptive to residents though.

In almost all cases, the condominium association gets a common building insurance (fire/earthquake/other perils), which the members share prorata on the premium, depending on the fractional share of your unit area against the total building or titled area. As a unit owner, you also have the option to insure the contents of your unit, so that in case something happens that is isolated in nature, like fire within your unit, this insurance can readily answer to the damage it might bring to you.
For estimates, you may consult your friendly insurance agent :)

That's a good price already for a design-and-execution package. If you have time and patience, and you want to save some more, try buying the materials yourself. Involve yourself on the choice of materials to use. This can be arranged normally with any reasonable contractor you deal with.

Reasonable rental rate for your unit could be between 12K and 15K a month.

Yesterday, May 5, first day of turnover of units, and they started on the ground floor.
My agent also told me that complete turnover of all floors will be until May 15. That means, everyone who received their units can transfer right away! (of course after payment of association dues, difference in space measurement, and meralco meter balance).

By May 15, all units will have been turned over already. Just bring your cheque directly to CER and meet your agent there. Inspect your unit and pay for the (1) space difference, if any, (2) association dues, (3) balance meralco meter payment.
And yes, I was told by my agent that if you accept your unit and paid for all the above, you will be issued a move-in permit already. You can already move in!

They should tell you if the space is smaller (and yes, reimburse you)...they wrote me a letter that my unit is 1.53 square meters bigger.
You can check, if you want, and measure your unit. And yes, the balcony is included in the size computation. Maybe you can ask the help of an engineer to measure your unit when it is your scheduled turnover.
I didn't want my unit bigger since I had to chunk out Php 45,000++ more for the additional space during the turnover, lest it earns interest. But what can I do, they measured the finished space. I just think it is absurd since they are demanding the payment right away.
I think I will measure my unit this Wednesday during the turnover. Just to be sure that I am being billed correctly.

Almost 50,000 din binayaran ko.Pag di mo binayaran w/ interest na..but no choice kundi bayaran sila & lalo na based abroad din ako nahihiya na rin ko s representative ko na makipag argument sa kanila(cityland). Pagkakamali ko lang di ako humingi ng measurement kung saan nag excess kung s T/B. LV,,or Balcony lalo n corner unit pa noon ang nakuha ko.w/ 2 balcony. Check niyo na lng kung yun lower unit owner niyo ay nagbago rin for comparison…Do you THINK if less space difference, THEY reimburse us the money ??? Palagay ko HINDI na.. sasabihin pa ba nila???.. maliban lang kung susundin nila yun signage na IN GOD WE TRUST ..kung may takot sila sa DIYOS na huwag manloko sa kapwa…DI BA //. MANILA, Philippines—The contract says you bought a 24-square-meter condominium unit. But when you receive the title, it says there you only got 23 sq m. What do you do then?
The Housing and Land Use Regulatory Board advises specific recourses for “shortchanged” buyers.
HLURB had earlier confirmed to Inquirer Property that there have been “many similar complaints” from condo unit owners, although the board did not indicate the actual number.
Mike Denava, legal officer of the HLURB, said discrepancies cannot be avoided, and if condo buyers encounter this problem, he or she should consider the following steps:
1 The unit owner may choose a refund of the excess payment or demand the developer to correct the size of the unit. If there’s no possibility to adjust the unit physically, then ask for the refund.
2 The owner should also review the master deed of restrictions. This deed stipulated the rights and obligations of both parties—developer and buyer—such as what belongs to the common area or up to what point belongs to the unit owner.
3 If it turns out that the measurement is short, follow suggestion No. 1. Denava explained that should a conflict arise between a developer choosing to refund the excess payment and a buyer demanding the unit be readjusted physically, the settlement of the case would take longer. “The HLURB, being the quasi-judicial agency, would have to decide on the issue,” he said.
4 The unit owner can file a complaint with the HLURB and the agency can conduct an ocular inspection upon the unit owner’s request. The HLURB’s authorized engineers (technical services unit) can then conduct actual measurements of the unit. Afterward, what is indicated in the title would be followed.
5 The standard way of measuring the unit is to measure from one face of the wall up to the other face of the wall, according to Section 6 of the Condominium Act or Republic Act 4726. This is unless otherwise expressly declared on the master deed of restrictions, said engineer Octavio Canta, head of HLURB technical services.
6 Can unit owners have an independent technical body measure the unit? Denava said the HLURB cannot assure owners that the findings of an independent body would be acceptable or conclusive for HLURB.

i'm confused with the rules and regulations. was reading it and there's room for confusion and/or clarification.

To my knowledge, there is no such city govt ruling. My assumption is that the units' electrical load design did not consider provisions for split type aircons. That's why you are limited to installing window type only.

shazzam, provisions for split type can be made by the individual owners and electrical load is not much of a concern as long as the electrical load is within the limit allocated per unit. i believe 1 HP split and 1 HP window utilize about the same load.
i guess it's more of the want of the cityland to keep a uniform look from the outside rather than the electrical load design.
sayang. was hoping to install a split. although a bit more expensive than it's window type counterpart, it's much more quiet and i personally like the cold it gives. just a personal opinion.
btw guys- dont go for 1 HP compact. your compressor will have a hard time cooling a 26-30 sqm unit as its built for 16-19 sqm (?) masisisra lang agad aircon niyo. (experts feel free to give your input).

kalbo96 July 30th, 2008, 11:55 PM crossroads, kahit mag rally pa tayo dyan if 1 HP lang ang kaya ng electrical set up, i think it's best that we follow it. remember we bought a low cost condo unit. isipin mo na lang how come they got to sell it at that price. of course they cut some corners and isa na dun ang wiring ng units natin. it doesnt mean na illegal yun as they have been in business for so long and they know how to go around the law without actually breaking it.

re-modification from close to open upper partition.... this was modified kasi sa mga previous project na enclosed pa ang rooms madami nag-request to open it.... as in the case of mega plaza i guess...
isn't it funny? baka nalilito na si Cityland :),
pero pwede naman ipa-modify yung units base on its owner preference, basta may approval from cityland.
