Anyway, sms urges to 'grab it' before actual launch as price will definitely go up.

Low at $1,445psf? Was it achieved at this recent 'launch' or last year's 'launch'? Was there any info on the dates the prices were achieved, Precision?

All these prices were done by the 28 units in the month of October 2009. The figures were taken from URA website.

^^ 28 units sold in a month and without having a proper launch, can it be considered good? Maybe developer is holding out for higher prices?

^^ I believe it was 'soft' launched as per previous posts but I don't think there's been an official launch. I'm not even sure if there is a showflat.

^^ you mean it's cheaper than Robertson Edge? If so, than that is fantastic. :banana: Usually developers selling a new project would price it higher than surrounding projects. If Vivace is priced lower than Robertson Edge, then I'm sure it will be a sold out project.

If u take a look at it. the back unit faces the temple directly. so have to watch out for that. and the side units look at the old building with radio antenna facing it. and the other side have roberston edge very close to it. so only the entrance units are ok... i guess

Opps, what i meant was comparing with Robertson Edge. In 2007 was marketed at an avg of 1050psf or $4xxk for a 430sqft unit. Rents now is about $3k avg which gives massive yield returns now. Resale prices up about 350psf +/-
Vivace sizes are almost similar, both are near fantastic amenties. Asking there now is about $1750psf +/-. Which is about $750k +/- for a 500sft unit there. New projects naturally have the lead in prices.
Another project coming up in about 2 weeks time at River Valley Close just around the corner. Comparing only the 1 bedroom. Lifestyle development with good faclities. Quiet location but away from amenties near to Kiliney rd. A 1+1rm with pte lift at 850sqft going at indicative $2000psf... Its about 1.7m for a 1 bedder. I would strongly recommend the 2 beds and above for this.
So Vivace does have its appreciation for its 1bed. Buyers are starting to see the trend. Last week sold 3 units. Slowly but steady.
