An artist's conception of the AIG Tower shows the
unique junk sail design by architects Skidmore, Owings and Merrill.
The 39-storey structure, on the site of the old Furama Hotel, is slated for completion in 2005

Skyscrapercitizen April 3rd, 2004, 11:50 PM This one Looks like the Coolsingeltower in Rotterdam and is also almost the same height. That one will be Rotterdam's tallest, will be a nice impression of how our tallest will look in the Hong Kong Skyline.

Patrick Highrise April 6th, 2004, 12:29 AM I like this tower, its core is going up pretty fast! So it blocks a bit of the view of BoC. In a city like HKthere is alwyas activity and planning an building so no garantee on nice views! That the life of a skyscraper capital I think!

FM 2258 April 30th, 2004, 09:27 PM It's a short building but it makes a beautiful addition to Hong Kong. Hell anything that's fairly tall makes Hong Kong or any other big city better. I like the unique-boxiness of this design.

I haven't seen these before. Good Lord that's beautiful.
I know this thread is about the AIG tower but the Bank of China stands out great at night, and the AIG Tower shimmers beautifully in the day. I love it and can't wait to see more pics, upclose pictures would be nice.

I think there was an exhibition at the 71st floor during the Chinese new year, so the 71st floor was exclusively open to public only for the exhibition.

I thought it would be cool if they just built a big ass stadium there, kinda like the Reliant Stadium in Houston but it's too bad the rest of the world doesn't watch Football. Then again they could build a very nice soccer stadium or some huge convention center.
I would just love to see a big building occupy that space that doesn't interfere with the upper levels of the skyline. :)

Lai Sun Development, which completed a massive debt restructuring in December last year, hopes to build a $600 million war chest from property sales this year to fund land acquisitions, the company says.
Director Julius Lau Shu-yan expects that its 50 per cent-owned luxury residential project, Rolling Hills Phase Two in Yuen Long, will generate $600 million in revenue when all 54 houses are sold.
Director Keith Wu Shiu-kee yesterday said sale proceeds would be used for land replenishment.
"It's time for us to think of building up our land bank as we have not been active in land acquisitions for quite some time," he said after a tree-planting ceremony at Rolling Hills.
Lai Sun is also considering arranging the tender sale of 35,000 square feet of commercial premises at its 50 per cent-held Kimberley 26 development in Tsim Sha Tsui.
The firm will have no new development projects after the sale of Rolling Hills Phase Two, which has just come on to the market. For seven years, Lai Sun was mired in a debt-reduction exercise, selling off core assets including a key stake in the Hotel Furama redevelopment and Causeway Bay Plaza One.
At the peak of its credit crisis in 2002, Lai Sun reported debt of $8.19 billion.
Besides the Kimberley development, Mr Wu said Lai Sun had no further plans to dispose of investment properties.
The Kimberley premises, in which 80 per cent of space has been leased, generate rental income of $24 million a year.
Mr Wu said monthly rentals at Lai Sun's 10 per cent-owned AIG Tower in Central - the Furama Hotel redevelopment - average $60 per square foot and tenants have signed up for most of the space.
Mr Lau said five houses at Rolling Hills had been sold at an average of $5,000 per square foot.
On Friday, shares in Lai Sun Garment (International), a sister company, were suspended from trading pending an announcement on a proposed rights issue.

政府已陸續把上環巴士總站、中環國金2期對開的港外線碼頭巴士總站改劃為商業用途,並認為郵政總局及政府總部具潛力轉作商業發展,但除兩幅巴士站地皮可即時推出發展,其餘兩幅地皮均受制於現時的規劃及中環填海計劃。一名資深地產界人士指出,在保護維港的前提下,未來中環及灣仔已再難透過填海得到土地,「大家只看到不填海的好處,但不填海的問題卻較少人留意到」。
其實不填海,是否可從山上取得土地﹖他說,目前大型機構使用的寫字樓,講究每層面積要夠大,若在山上平整一個大面積地盤,需要削走大部分山坡,實際上不太可行,所以現時在威靈頓街等位處山坡的商廈,地盤面積普遍只得數千方呎。
「在向山拿不到,向海又拿不到土地的情下,未來中區商廈供應將會出現不足」。他透露,即使是政府,亦未意識到這個問題,除已計劃推出的中環街市等少數地皮外,假設由現在開始研究、規劃、推出地皮至到落成,未來5年中區商廈的供應將會相當短缺。他認為,政府需考慮在中區以外,建立另一個商業區,其中觀塘區近年已逐步由工業區轉變為商業區,不少業主已將工廈改作寫字樓用途,若政府加強配套設施,觀塘區有條件成為一個商業區。

This is one of the few towers I would say that the current height is perfect. It's a beautiful skyscraper that's tall but still doesn't block the rest of the skyline. I love this building.

Skybean September 10th, 2005, 07:50 AM Haha.. that's pretty crazy. I agree with those who say a fixed sign may have been better (at least with my current perspective). But this will surely add another dimension to the HK skyline. HK is insane! I want to steal some buildings to Toronto.

vincent September 24th, 2005, 12:07 PM you can see the twisted skybridge at the very bottom of the pic. This alone is a masterpiece from a structural engineering standpoint. Specifically contracted out to Lesile Robertson to do the structural design. He is the structural engineer for BoC, SWFC, destroyed WTC...........

vincent September 24th, 2005, 12:09 PM i remember another skybridge was actually planned to connect AIG with Hutchinson house. (at least in the rendering). But i guess it is cancelled.

今年及未來2年中區唯一主要商廈新供應──AIG Tower,業主方面表示,全幢44.1萬方呎樓面已全部租出。該廈主要租戶包括東京三菱銀行租用10.5萬方呎(5至11樓)、另蘇格蘭皇家銀行亦租用4層樓面。
美國國際集團(AIG)環球地產董事總經理高凱榮回覆本報查詢時表示,AIG Tower已100%租出,其中99%樓面已簽了租約,而其餘1%的「細位」,短期內亦會正式簽約。位於干諾道中1號的AIG Tower,樓面共44.1萬方呎,由於是今明兩年中區唯一新甲級商廈供應,加上AIG自用9.5萬方呎作地區總部減少可出租樓面,令該廈樓面相當「搶手」。
AIG Tower去年底開始預租,扣除免租期後可出租樓面呎租由40多元,逐步升至6月的63元,升幅近50%,近期更租出25樓全層予一家美國金融機構,每平方呎「面租」約80元,扣除免租期等優惠後,每方呎實質租金仍高達71元,創下中環2000年科網股爆破後的新高呎租。
摩通每呎55元續租遮打大廈
國際物業顧問機構世邦魏理仕指出,05年第二季單季,中區甲級商廈租金已上升14.9%,估計仍飆升的租金,會迫使部分公司會轉租非核心甲級商業區。
世邦魏理仕的研究報告指出,AIG Tower的落成,令整體甲級商廈由首季空置率約5.6%,上升至6.2%,但租金持續上升,會開始迫使受惠於SARS期低租金的部分行業,遷出中區。
另消息人士透露,在2001年美國「九一一」事件前,承租中環遮打大廈共11層樓面的摩根大通,近期已完成租金檢討,以每方呎實質租金55元續租,較舊租約呎租60元略為下調。由於摩根大通為該廈最大租戶,並租用置地旗下寫字樓多年,續租的租金水平可獲優惠。
摩根大通原租用置地旗下怡和大廈及交易廣場,在2001年轉租遮打大廈,因舊有租約未屆滿,呎租達60元,較市價高。
