Coffman Engineers are the structural engineers of this project. Info on their website:
Mumbai Residential High-Rise Tower (http://www.coffman.com/projects/project_details.asp?id=80)
Upscale residential super high-rise tower (80+ stories tall) in Mumbai (Bombay) India, a city where real estate prices are among the highest in the world. The building, which will offer super luxury apartments with all amenities for residents, is claimed by some to become the tallest building in India when the structure is completed in late 2009. The structural system consists of high strength concrete shear walls, columns, beams and slabs supported by a mat foundation pinned by rock anchors. There will be four to five basement levels, used mostly for parking. Coffman Engineers has been selected by the owners to evaluate and optimize the lateral force resisting system, including the introduction of damping devices, to enhance the performance of the building in earthquakes and in response to wind loading.

The_Bazz_92 October 12th, 2009, 01:55 PM In the renderings it doesn't look that high
dajumper October 12th, 2009, 05:18 PM Agreed. and it's ugly as well.
BarbaricManchurian October 12th, 2009, 05:37 PM Looks to be ~150m.
ZZ-II October 12th, 2009, 07:25 PM doesn't look like 300m+, more like 220m
arturro666 October 12th, 2009, 07:56 PM Ugly yyyyyyyyyyyyyy

Dimethyltryptamine October 12th, 2009, 11:25 PM Buildings like this were being build 20 or more years ago. Ugly indeed.
LASTKA October 13th, 2009, 12:45 AM i donīt like this design. is older
India101 October 13th, 2009, 01:04 AM Yes we all know its hideous :( so we don't need a 100 comments saying the same thing.
About the height, the builder said it would be 320.
itom 987 October 13th, 2009, 06:17 AM I think the design looks great! It's definitely not your typical high-rise design.

no need to get so defensive-but please explain why such gaudy buildings are being approved in India
ReiAyanami October 13th, 2009, 11:21 AM no need to get so defensive-but please explain why such gaudy buildings are being approved in India
What you want him to explain to you? Is he a minister or a contractor and you the one that pays for it? FFS....
India101 October 13th, 2009, 01:47 PM I think the design looks great! It's definitely not your typical high-rise design.
Wow, you really like it.
no need to get so defensive-but please explain why such gaudy buildings are being approved in India
I dunno. Mumbai has several other supertall projects and all have much, much better designs. btw, I wasn't being defensive, I also don't like it.
steppenwolf October 13th, 2009, 02:49 PM I particularly hate how its just sat in a big blank space - probably a car park. What a horrible development to have to live near or walk by - contributes nothing to the streets around it - just a flow of cars in and out. Depressing

WiGgLz01 October 14th, 2009, 11:44 PM Ugh this building looks like they cut the 23 marina in half aand made it look dumb
Robert Quigley October 14th, 2009, 11:58 PM Looks like a child put this together with the slums in full view. I'm not sure how reliable the height is as it looks much shorter.
Blue Flame November 2nd, 2009, 01:01 AM disgusting.

dk_masi November 2nd, 2009, 10:36 PM it looks more like 170m rather than 320m...
scorpiogenius November 13th, 2009, 10:04 PM ^^ looks can be deceiving ;)
Ervin2 November 13th, 2009, 10:37 PM Looks like a soviet apartment block.
dark_shadow1 November 13th, 2009, 10:51 PM Looks like a soviet apartment block.
On steroids.
Ramses November 14th, 2009, 10:34 AM It is certainly not the best design, but i've seen much worse.
Ni3lS November 14th, 2009, 08:10 PM Hm.. The tower looks small, but if you compare it to the other towers in the rendering it seems to be a supertall. Although I think this tower is way out of proportions. It's way too huge (fat) to look like a real supertall. I agree with the others about the cladding. The architect could've done something more creative with this.
clee02 November 15th, 2009, 09:50 AM Mumbai has a long way to go if compared to Shanghai but it's gotta start somewhere...keep it up!
Chad November 15th, 2009, 04:53 PM It's ugly. And it doesnt look 320 meters.
S.T.Y AP November 15th, 2009, 09:56 PM Terrible!
Marathaman November 16th, 2009, 07:04 PM This is one of the most beautiful supertalls ever designed. It will go down in history as the pioneer of a whole new movement in architecture.
Ervin2 November 16th, 2009, 11:14 PM This is one of the most beautiful supertalls ever designed. It will go down in history as the pioneer of a whole new movement in architecture.
This is a joke right?
Marathaman November 16th, 2009, 11:22 PM This is a joke right?
Not at all. Its a pioneer, so it will take time to gain acceptance. Its simply ahead of its time.
Hed_Kandi November 16th, 2009, 11:32 PM Not at all. Its a pioneer, so it will take time to gain acceptance. Its simply ahead of its time.
Nationalism in its finest hour.
Marathaman November 16th, 2009, 11:36 PM Alright, alright, I'm just being sarcastic. Its hideous.
Ervin2 November 17th, 2009, 02:11 AM I guessed so much lol.
SOLOMON November 17th, 2009, 04:22 AM ...horrible design.
Viperfreak2 November 17th, 2009, 02:20 PM Maybe we should all make a customer service call and complain about the design. I am sure 'Steve from Texasland' will be able to help!
Marathaman November 17th, 2009, 02:22 PM It's ugly. And it doesnt look 320 meters.
That's because its fat. Its like a giant walled castle. Meant to keep out the riff-raff and provide a cocoon for its inhabitants.
desertpunk November 17th, 2009, 02:31 PM I think the rendering was poor. The tower does have a heavy footprint but it will look so much better than that awful rendering.
hotice November 18th, 2009, 10:38 AM I only count 44 floors; it have 2 options:
1)It looks smalew because IT is small; 44x3,5 = 154 or 170m
2)Some of the holes are duplex or double floor windows
About the design, I donīt think is bad. Probably will be better finished than the renders
antovador December 16th, 2009, 09:01 PM I think the design could be improve, hope India build more supertalls like China. I'm laughing criticizes specially from a country with only one supertall, if I am not wrong, a famous com tower who lost recently his world tallest title.
roro987 December 16th, 2009, 10:04 PM I think the rendering was poor. The tower does have a heavy footprint but it will look so much better than that awful rendering.
:weird:
scater December 17th, 2009, 07:10 PM It aint that ugly
Dubai Skyscraper December 17th, 2009, 07:16 PM "Mr. Gorbachev, tear down this building!" :soon:
Viperfreak2 December 17th, 2009, 08:25 PM Any new pictures? The original page said this should be completed in "late 2009".
mr impossible December 19th, 2009, 02:13 AM Well we all know this IS getting built..... But why this design, with this kind of height they could of built a real beauty!:bash::bash::bash::bash:
Oh well.... At least its tall.

VRS February 22nd, 2010, 06:47 AM great up date...its this will be the tallest tower at Mumbai..??
bains1971 February 22nd, 2010, 12:26 PM The design is not that great, they are spending the money.
_BPS_ February 22nd, 2010, 12:41 PM Abraham Lincoln called, he wants his skyscraper back.
Wait till its completed - it might look better than the renderings.
LAYZIEDOGG February 22nd, 2010, 06:24 PM ugly, ugly, ugly!!! :mad2:
You're right it could easily fit in Dubai's skyline, no one would notice.;)
I think it's just a bad render and ugly is a big word, I would'nt call this design ugly but just simple.
dajumper February 22nd, 2010, 06:32 PM Waste of money.... tragic!
Effer February 22nd, 2010, 07:19 PM great up date...its this will be the tallest tower at Mumbai..??
Yep, upon completion it'll be the tallest building in Mumbai.
Wait till its completed - it might look better than the renderings.
I too am keeping my fingers crossed.
Blue Flame February 22nd, 2010, 09:52 PM This would actually be pretty good if it had nice blue or silver cladding.
India101 February 25th, 2010, 10:23 AM People we already no this one hell of an ugly ass building. I pray to God, Allah, Buddha and every other everything else that this does not look like the render.
great up date...its this will be the tallest tower at Mumbai..??
This much more appealing one will soon come out of it's hole.
http://img407.imageshack.us/img407/5056/01az6.jpg
(btw, Please let this thread die)
JamesKRoberts February 25th, 2010, 12:48 PM It's not THAT ugly, I agree it's not the most appealing building, but it is afterall a residential building. When you have to accommodate for balconies it's harder to have that "sleek" design.
Jim856796 February 26th, 2010, 05:37 AM A 66-storey residential tower should not even measure 320 feet high. I think it should be the same height as the Imperial Towers.
snapdragon February 26th, 2010, 05:41 AM great up date...its this will be the tallest tower at Mumbai..??
Hmm If build upto the current projected .it will be 30% taller than the current
tallest building in Mumbai.
I know all of you hate this building ,but I personally love it and I think is a good start for India.
India101 February 26th, 2010, 06:19 AM Jim, the building has raised floor heights. Notice how large the windows are. Thats another reason it looks short in the renders and one other this building is 100m wide.
Hindustani February 28th, 2010, 01:13 AM this one is strictly okay.
desertpunk February 28th, 2010, 07:28 AM I really think this one's going to look a lot better than that hamhanded rendering. it's overscaled somewhat and the design is uninspired but as Mumbai rises around it, it should find its place in the skyline. I don't like everything being put up in Dubai but the overall effect is just spectacular. I'm hoping for the same here.
kingsc February 28th, 2010, 07:37 AM Oh construction pics made me a little sad lol. The design looks cheap and outdated. I have to agree it doesn't look that tall, compared to the other buildings surrounding it.
elcid1911 March 2nd, 2010, 12:26 AM This is Mumbai's fast growth..they want to build so many buildings that they forget to make proper designs for them. Don't like this building at all and it doesn't look 320m..

Check this one out:

AND you can only see 1/2 in these photos
Currently, the Luxor hotel in Las Vegas is listed as having the largest atrium at 29 million cubic feet (820,000 mģ). I have been to both the Atlanta Marriott and the Luxor and the Marriott feels WORLDS bigger.
Pendle July 20th, 2010, 12:17 PM Mumbaikars, I implore you to ignore those who think this design is ugly. The fact is, it is a more traditional modernist tower with a retro Indian twist of white concrete. In ten/twenty years, when Indian cities are full of glass and steel, like their Chinese counterparts, it's the Palais Royales and Imperial Towers which will maintain the flavour (if they're not hidden amongst a thicket of 700m superscrapers...)
droneriot July 21st, 2010, 02:55 PM Looking down the 200 meter tall atrium in the heart of the top 2/3rd of the tower,
I don't get it. How can they look down the atrium in the top 2/3rd of the tower if they aren't even done constructing the bottom 1/3rd yet?
IchimaruGin1 July 21st, 2010, 03:03 PM Mumbaikars, I implore you to ignore those who think this design is ugly. its ugly dude. Most Mumbaikars will tell you that. Atleast i feel that way.
At night with the lights etc hmm might even look stunning who knows.

Bhargav the biggest worry i have with this type of supertall is the maintainace 10 years down the line.Even some of the concrete buildings in the poshest parts of the city look horrible cause they have not been painted for years.Hope these guys will atleast shell out money to paint it every 2-3 years.
Mumbai has very corrosive weather. you need to spend a lot of money to keep the appearances up.
bhargavsura July 21st, 2010, 03:26 PM Is that why the buildings look dirty in a few years of applying fresh coat of paint?
IchimaruGin1 July 21st, 2010, 03:44 PM Is that why the buildings look dirty in a few years of applying fresh coat of paint?
yes.
the mumbai weather is horrible for the upkeep of the type of skyscrapers like this. I read that its a mixture of the rain humidity and proximity to the sea.
even our building which is concrete and 10 floors faded away and has to be repainted every 2-3 years. Within 2 years time things start to fade quit rapidly. It cost something like Rs20,000 per family with about 40 families living in the building.
Now i know that 100 flats in a project like this with swimming pool etc mean you must be rich. Infact i am guessing a net worth of atleast $6-$7 million at a minimum.
But so many times you would think that posh areas would always paint their buildings every year. They however in my experience dont do so. Also keep in mind that this paint is going to be white. Which fades even more.
Bombay Boy July 21st, 2010, 07:44 PM this building is not painted. its corian cladded
India101 July 22nd, 2010, 07:42 AM Corian clad doesn't get dirty easily.
Marathaman July 22nd, 2010, 07:46 AM Corian clad is God's gift to humanity.
IchimaruGin1 July 22nd, 2010, 08:52 AM hmm I still have my doubts
Dont few of the buildings in Nariman point have the same and still faded away?
India101 July 22nd, 2010, 09:09 AM Corian Clad at Nariman Point? I think not.
Effer July 22nd, 2010, 09:25 AM They should clad the building black so they don't have to worry about maintaining the exterior in the short-term. Something like:

OldKool January 5th, 2011, 10:31 AM the final product will have corian cladding which look eally awesome and futuristic!!!its soft and swank white in appearance!!it looks better than steel and glass and is way more environment friendly and sustainable as it keeps the structure cool and and has almost zero maintenance issues!!

b3ta January 5th, 2011, 05:35 PM is it really 320m? because that would make very high floors for a resi-tower.. about 4.5m
I kinda wish it was less than 320 meters (less blight on the Mumbai skyline).
The number of floors and the render on the front page are incorrect / outdated.
The atrium alone is 200 meters, the height is over 300 meters according to various sources.
Here is the updated render...

Mere dost ( my friend in hindi ) , how many times has it been said on this forum that it is only 66 floors and no more. It is an ultra luxury apartment tower with very few apartments per floor and each floor being around 4.5 meters. Now if you don't want to believe then you can check the construction pics and see that the floor height is indeed huge .. If you still don't want to believe then we can just forget about it

yes it does offend .. you can say this building is ugly but what is the statement with "all" Indian buildings.
You do forget that the world's most beautiful building "Taj Mahal" is in India....
and we are now building India tower and Namaste tower .. why you need to generalize things !!
If you say this building is Ugly you will get lots of supporters here but don't generalize India , India is more diverse than you can Imagine !!

chuck_nbc April 23rd, 2011, 12:17 AM In India, is there any concept of urban planning? Removing poor buildings is not enough. Can current infrastructure support super talls? You cannot build these buildings and then build infrastructure around them.
b3ta April 23rd, 2011, 12:48 AM Mumbai is an urban planning nightmare. Its like the perfect storm of everything that could go wrong.
-The infrastructure is horrible so the government restricts skyscraper height
- But infrastructure is so horrible that people can't reasonably commute to economic opportunities within the city from afar
- Poor people can't afford to legally live in the city but need to take advantage of economic opportunities in Mumbai to put food on the table. (bam: slums everywhere).
- Add on top of all this the fact that it is one the densest cities in the world.
- Also the whole city is an island. Actually 7 islands artificially joined together using land reclaimed from the ocean. With a several of old villages incorporated within city limits.
But it also makes it an amazingly unique city.
Compare the rather extreme difference in the quality of surroundings in these two photos of this building.

jaadu April 27th, 2011, 02:02 AM a little old article ( Feb 2011) but very informative ... excuse me if it is a repeat post :
Article Link (http://www.constructionupdate.com/News.aspx?nId=yMkgYFkYTYM80YW1ovNiqQ==)
Few main points :
1. At 215 m high and 30 m in diameter, Palais Royale will have the world's tallest atrium in a building. The building has a very good aspect ratio (of 1:3); it has a base of 100 m and height of 300 m, contributing to well-balanced and proportionate looks and, more important, much-needed stability in case of wind and earthquakes.
2. Palais Royale will have the world&'s deepest girders, 9 m deep compared to the second deepest in the world at Trump Towers, Chicago, that stand at 8.5 m. Palais Royale's transfer girders are located at a level between 70 m and 80 m from ground level. The lower columns are spaced more sparsely than the columns above the girders as the lower floors are used as car parking and amenity spaces whereas the floors above are designed as residential spaces. The transfer girders will carry the load accumulated by the upper columns of the remaining 220-m-high building. To withstand the combined effect of the residential floors, the transfer girders have been designed with the width as large as 1.5 m and the depth of 9 m, making them truly one of a kind. Palais Royale has set records for the following:
• The deepest reinforced transfer girders in the world at 9 m;
• The longest reinforced transfer girders in the world carrying a load of 55 slabs – 22 m
• The first transfer girder system in the world using M-60 self compacting concrete supporting floating columns carrying 55 slabs.
3. The building is earthquake-resistant and designed for Grade 2 (Seismic Zone 4) for immediate occupation. This implies that work in the building can be immediately resumed after an earthquake.
4. Palace Royale is India's first LEED platinum rated green residential building.
Please see the link for extensive information !!
Ajaypp April 27th, 2011, 07:41 AM ^^ - Interesting enough, especially that humungous transfer beam. I have seen a fair number of these used in vertical mixed-use scenarios to transition from one column grid to another but looks like this one is record holder!
Anyways, do we have details on who's the lead architect and the contractor? Apologies in advance if I missed the info somewhere on this thread.

bhargavsura July 20th, 2011, 02:40 AM Beautiful picture man. The flyover in the picture: does it serve as a one-way route at one time of the day or something or is it always one-way?

That looks two-way to me.
Awesome shot, btw, shows how much of a "skyscraper city" Mumbai is becoming. :)

illusions77 September 6th, 2011, 04:58 PM it always good to see a new high rise, esp in South Asia. Wish the design would have been more modern. Are those balconies high up there? If it was that would be awfully dangerous at those heights....

End product will be better than the render :)

If only this building would have had glass cladding, it would have been more "royale".
Blue Flame September 6th, 2011, 09:11 PM ^^ As long as it is a supertall, I don't really care what the cladding will look like, as it will provide good height for Mumbai.
Ni3lS September 8th, 2011, 11:19 PM So height is more important to you than design? :weirdo:
dunefreezer September 8th, 2011, 11:54 PM ^^To me, Design is more important than height...I am a design freak....I love India Tower mainly because of its design and height is second.
