Upscale residential super high-rise tower (80+ stories tall) in Mumbai (Bombay) India, a city where real estate prices are among the highest in the world. The building, which will offer super luxury apartments with all amenities for residents, is claimed by some to become the tallest building in India when the structure is completed in late 2009. The structural system consists of high strength concrete shear walls, columns, beams and slabs supported by a mat foundation pinned by rock anchors. There will be four to five basement levels, used mostly for parking. Coffman Engineers has been selected by the owners to evaluate and optimize the lateral force resisting system, including the introduction of damping devices, to enhance the performance of the building in earthquakes and in response to wind loading.

I dunno. Mumbai has several other supertall projects and all have much, much better designs. btw, I wasn't being defensive, I also don't like it.

I particularly hate how its just sat in a big blank space - probably a car park. What a horrible development to have to live near or walk by - contributes nothing to the streets around it - just a flow of cars in and out. Depressing

It is certainly not the best design, but i've seen much worse.

Hm.. The tower looks small, but if you compare it to the other towers in the rendering it seems to be a supertall. Although I think this tower is way out of proportions. It's way too huge (fat) to look like a real supertall. I agree with the others about the cladding. The architect could've done something more creative with this.

Mumbai has a long way to go if compared to Shanghai but it's gotta start somewhere...keep it up!

It's ugly. And it doesnt look 320 meters.

That's because its fat. Its like a giant walled castle. Meant to keep out the riff-raff and provide a cocoon for its inhabitants.

I think the rendering was poor. The tower does have a heavy footprint but it will look so much better than that awful rendering.

I only count 44 floors; it have 2 options:
1)It looks smalew because IT is small; 44x3,5 = 154 or 170m
2)Some of the holes are duplex or double floor windows

About the design, I don´t think is bad. Probably will be better finished than the renders

I think the design could be improve, hope India build more supertalls like China. I'm laughing criticizes specially from a country with only one supertall, if I am not wrong, a famous com tower who lost recently his world tallest title.

It's not THAT ugly, I agree it's not the most appealing building, but it is afterall a residential building. When you have to accommodate for balconies it's harder to have that "sleek" design.

A 66-storey residential tower should not even measure 320 feet high. I think it should be the same height as the Imperial Towers.

I know all of you hate this building ,but I personally love it and I think is a good start for India.

Jim, the building has raised floor heights. Notice how large the windows are. Thats another reason it looks short in the renders and one other this building is 100m wide.

this one is strictly okay.

I really think this one's going to look a lot better than that hamhanded rendering. it's overscaled somewhat and the design is uninspired but as Mumbai rises around it, it should find its place in the skyline. I don't like everything being put up in Dubai but the overall effect is just spectacular. I'm hoping for the same here.

Oh construction pics made me a little sad lol. The design looks cheap and outdated. I have to agree it doesn't look that tall, compared to the other buildings surrounding it.

This is Mumbai's fast growth..they want to build so many buildings that they forget to make proper designs for them. Don't like this building at all and it doesn't look 320m..

Currently, the Luxor hotel in Las Vegas is listed as having the largest atrium at 29 million cubic feet (820,000 m³). I have been to both the Atlanta Marriott and the Luxor and the Marriott feels WORLDS bigger.

Bhargav the biggest worry i have with this type of supertall is the maintainace 10 years down the line.Even some of the concrete buildings in the poshest parts of the city look horrible cause they have not been painted for years.Hope these guys will atleast shell out money to paint it every 2-3 years.

Mumbai has very corrosive weather. you need to spend a lot of money to keep the appearances up.

the mumbai weather is horrible for the upkeep of the type of skyscrapers like this. I read that its a mixture of the rain humidity and proximity to the sea.

even our building which is concrete and 10 floors faded away and has to be repainted every 2-3 years. Within 2 years time things start to fade quit rapidly. It cost something like Rs20,000 per family with about 40 families living in the building.

Now i know that 100 flats in a project like this with swimming pool etc mean you must be rich. Infact i am guessing a net worth of atleast $6-$7 million at a minimum.

But so many times you would think that posh areas would always paint their buildings every year. They however in my experience dont do so. Also keep in mind that this paint is going to be white. Which fades even more.

The number of floors and the render on the front page are incorrect / outdated.
The atrium alone is 200 meters, the height is over 300 meters according to various sources.

Mere dost ( my friend in hindi ) , how many times has it been said on this forum that it is only 66 floors and no more. It is an ultra luxury apartment tower with very few apartments per floor and each floor being around 4.5 meters. Now if you don't want to believe then you can check the construction pics and see that the floor height is indeed huge .. If you still don't want to believe then we can just forget about it :nuts:

there is nothing wrong in it buddy..thats how things happen in developing nations..no country develops overnight..things have to co exist.

I think that the surrounding neighborhood would actually look pretty nice with a lick of paint.

In India, is there any concept of urban planning? Removing poor buildings is not enough. Can current infrastructure support super talls? You cannot build these buildings and then build infrastructure around them.

Mumbai is an urban planning nightmare. Its like the perfect storm of everything that could go wrong.

- Poor people can't afford to legally live in the city but need to take advantage of economic opportunities in Mumbai to put food on the table. (bam: slums everywhere).
- Add on top of all this the fact that it is one the densest cities in the world.
- Also the whole city is an island. Actually 7 islands artificially joined together using land reclaimed from the ocean. With a several of old villages incorporated within city limits.

But it also makes it an amazingly unique city.

Compare the rather extreme difference in the quality of surroundings in these two photos of this building.

Few main points :

1. At 215 m high and 30 m in diameter, Palais Royale will have the world's tallest atrium in a building. The building has a very good aspect ratio (of 1:3); it has a base of 100 m and height of 300 m, contributing to well-balanced and proportionate looks and, more important, much-needed stability in case of wind and earthquakes.

2. Palais Royale will have the world&'s deepest girders, 9 m deep compared to the second deepest in the world at Trump Towers, Chicago, that stand at 8.5 m. Palais Royale's transfer girders are located at a level between 70 m and 80 m from ground level. The lower columns are spaced more sparsely than the columns above the girders as the lower floors are used as car parking and amenity spaces whereas the floors above are designed as residential spaces. The transfer girders will carry the load accumulated by the upper columns of the remaining 220-m-high building. To withstand the combined effect of the residential floors, the transfer girders have been designed with the width as large as 1.5 m and the depth of 9 m, making them truly one of a kind. Palais Royale has set records for the following:

• The deepest reinforced transfer girders in the world at 9 m;
• The longest reinforced transfer girders in the world carrying a load of 55 slabs – 22 m
• The first transfer girder system in the world using M-60 self compacting concrete supporting floating columns carrying 55 slabs.

3. The building is earthquake-resistant and designed for Grade 2 (Seismic Zone 4) for immediate occupation. This implies that work in the building can be immediately resumed after an earthquake.

4. Palace Royale is India's first LEED platinum rated green residential building.

In India thats not the case..Rich people are rich because poor have become rich as well and rest are in the process to be so.

This should be the most technologically advanced building this part of the world. Obviously people do not know what is going to be the final product. The world would have to wait to see this building as the new Icon of luxury, Health & sustainability and greenest building.

If only this building would have had glass cladding, it would have been more "royale".
