Dear Everyone,
On November 30, Century Properties is expected to formally launch its newest landmark project.
The project is names "Azure Urban Resort Residences" and will feature several mid-rise towers in sprawling 6 hectare lot. Approximately eighty (80%) of the lot area will be devoted to open space (water, greenery, roads and amenities).
In keeping with Century's track record of providing never-before-seen amenities. The Azure Residences will feature the first-ever large-scale man-made BEACH inside a private gated residential community. Other features include fun-filled water slides for children, and white Boracay-like sand where residents can engage in activities like beach volleyball and sand-castle building. The Azure Residences will also include children's play areas, outdoor areas for BBQ and private parties and basketball court.
The development will also feature a modern clubhouse complete with restaurants, game rooms, gym, spa & massage areas, a children's play area and day care center and function rooms, among others.
The property is located next to SM Bicutan, just 8 minutes via skyway from Makati, and 8 minutes to the NAIA Terminal 3.
The typical unit size is 25 sqm for a 1-BR unit with partition, at an opening price of approximately P1,950,000 per unit. The tentative payment terms are:
* 35% payable in 3 years, or approx P18,950 per month investment
* 65% upon turn-over, via: Cash, Bank financing, Pag-Ibig Loan (3-20 years)
In keeping with another Century tradition, the basic 1-BR unit above can be combined to from 2-BR, or 3-BR units. The 2-BR unit will be approx 50 sqm. and 3-BR will be approx 75 sqm.
Clients can also opt for their units to be fully-fitted, at an extra cost of approx P175,000 making a total contract price for a fully-fitted, fully-furnished 1-BR unit equal to P2,125,000. The monthly amortization (for the 1st 35%) for a fully furnished unit will be P20,700/per month, as opposed to P18,950 per month for a partially furnished unit.

AFTER venturing into the high-end market, Century Properties is playing catch-up in the affordable segment with a plan to develop nine residential projects in Parañaque City.
In a statement, John Victor Antonio, Century Properties chief operating officer, said the company will invest P6 billion in Azure Urban Resort Residences, its first project outside of central business districts in many years.
Century Properties’ plan comes on the heels of a shift to the affordable segment announced as early as last year by bigger real estate players like Ayala Land, the SM group, Robinsons Land, the Filinvest group, Megaworld, Federaland, Vista Land and Lifescapes and Eton Properties Philippines.
Antonio said the project is a joint venture between Century Properties and the Columbian Motors Group of Companies.
“We are launching the Azure under Century Limitless, a new brand category of Century Properties that will develop affordable yet high-value residential projects. This project marks our entry into the local middle-income market,” he said.
Azure will be located in the South Luzon Expressway corridor, rising on a 6-hectare property in Marcelo Green, Parañaque, or right beside the SM Bicutan.
The project will cater to businessmen, employees and families whose activities are based in Makati and Alabang, as well as overseas Filipino workers looking to invest back home.
The first building, Rio, offers one- to three-bedroom units in bare or fully-fitted options at an average price of P1.9 million for a 26-square-meter unit with a balcony area, or for P17,000 a month.
Antonio had said that Century Properties’ venture into the mid-income segment falls under the company’s vision of widening its business portfolio on the back of growing demand for affordable housing.
He also said the company’s affordable project will not be located in “a prime area.”
“It will be in our exiting land bank, which is quite substantial actually,” he said, but declined to give details about the new venture.
The company is applying for a Pag-IBIG Fund accreditation to service the affordable housing market, he said.
“We have had much success in the high-income segment. We are going into this mid-income segment because of diversification strategy,” he told The Manila Times in a text message.
The company had exceeded its sales target for the year by approximately 20 percent, he added.
Century Properties started as a developer of high-end residential projects.
Among its projects are the Essensa East Forbes and South of Market in Fort Bonifacio, Grand Soho Makati, Canyon Ranch, The Casitas and The Moderno in San Lazaro Leisure Park, Carmona.
The latest high-end project was the SOHO Central in the Greenfield District of Mandaluyong.

REAL ESTATE DEVELOPER Century Properties has embarked on a joint venture with the Columbian Motors Group of Companies to transform the latter’s property in Parañaque City into a residential complex.
In a statement, Century Properties said it would invest up to P6 billion to develop the property into a nine-building compound aimed at businessmen, employees and families whose activities are based in Makati or Alabang, as well as overseas Filipinos looking to invest in the Philippines.
“We are launching Azure Urban Resort Residences under Century Limitless, a new brand category of Century Properties, that will develop affordable yet high-value residential projects,” company COO John Victor Antonio said in a statement.
The project will be Century Properties’ first development outside the central business district areas in many years.
Azure will be the nearest new project located along the South Luzon Expressway corridor, rising on a six-hectare property in Barangay Marcelo Green, Parañaque City, right beside SM Bicutan and accessible via the Bicutan exit.
The first phase of the development, dubbed Rio, will have 756 units.
It will have one-, two- and three-bedroom units in bare or fully fitted options at an average price of P1.9 million for a 26-square-meter unit with a balcony area, or for as low as P17,000 a month.
Century Properties is currently applying for a Pag-IBIG Fund accreditation in order to service the affordable housing market.
The project will be officially launched in January 2010 and full development of the site will be completed in five years, the company said.
Designed by Broadway Malyan, Azure will feature resort-style amenities, including a large, man-made beach cove complete with white sand and water slides.
“Azure will be built only on 20 percent of the six-hectare land,” Antonio said. “The rest will be devoted to open space, amenities, landscape, and a circumferential road around the property.”
Other planned amenities include an open park, Zen garden, multiple playgrounds, an interactive water play area, lap pool, kiddie pool, outdoor picnic grove, a central bar and a basketball court.
“All the amenities have been incorporated into the master plan to promote recreation, health and wellness,” Antonio said.
Azure is Century Properties’ latest vertical residential project. Its recent projects include the Gramercy Residences and Knightsbridge Residences, both located at Century City, Kalayaan Avenue in Makati.
“This project marks our entry into the local middle-income market that has come to appreciate real estate as a good asset to have,” Antonio added.

MANILA, Philippines - An iconic, first-of-its-kind man-made beach cove, complete with pristine white sand, and multiple water slides will be the main attraction of the new resort-style condominium development
that Century Properties is set to build in Parañaque City.
Dubbed the Azure Urban Resort
Residences, the project is a beach-inspired vertical village of approximately nine residential buildings.
“We are introducing the Azure under Century Limitless, a new brand category of Century Properties Group that will develop and make available affordable yet high-value residential projects,” said Century chief operating officer John Victor R. Antonio.
Azure, a joint-venture between Century Properties of Ambassador Jose E.B. Antonio and the Columbian Group of Companies headed by Jose C.H. Alvarez, will be the nearest new project located in the booming South Luzon Expressway corridor, rising in a six-hectare property in Brgy. Marcelo Green, Parañaque, right beside SM Bicutan and accessible via the Bicutan exit.
Always pushing the envelope in high-rise living, Century’s design and development team, including the award-winning masterplanning firm Broadway Malyan, endeavored to bring the vacation experience to Azure. “We wanted to bring the beach closer to the city, and right outside every homeowner’s balconies, so that every day feels like you’re on vacation,” Antonio said.

ito yung malaking fenced property right after bicutan exit. 3 months ako labas pasok sa office yun datil mukha syang isang malaking warehouse kc lumang luma na pero offices yun ng Columbia Motors. may assembly plant din sila sa loob ng compound, nag aassemble sila dati ng nung maliliit na Kia at kung ano anong mga local AUVs, mobile clinics etc....
Finally nadevelop na nila yung lugar na yun kc malaking space yun at wala nang pera ang Columbia Motors kaya siguro ito na lang ginawa nila. I assume lupa lang contri nila dyan at CPI na lahat ng kaperahan.
Honestly I am not sure about this combination, Columbia Motors and CPI (with its records)? Sorry.

Interesting project. If Century can pull this off as good as it looks on the site, this is going to change the Bicutan landscape. Nice sight to behold too when you're driving by Skyway headed South.

For Columbia Motors which is headed by Mr. Alvarez, from what I've heard, they have properties in Puerto Princesa and other parts of Palawan. They are currently building (according to tourist guides in Palawan) a resort in San Vicente, Palawan which is dubbed as the next Boracay. An airport is being constructed there which will be an international one. Seems like they have switched into resort business.

i agree. considering this will be located sa sobrang busy na highway, junction, I wonder kung pano nila mapoprotektahan yung white sand sa maitim na alikabok ng metro. maybe nice for the first few months or couple of years. Manila is only a few hours away from nice real beaches in Batangas, Subic etc. kaya para sakin hindi selling point tong man made beach. ok pa sana kung pool na lang.

Manila is only a few hours away from nice real beaches in Batangas, Subic etc. kaya para sakin hindi selling point tong man made beach. ok pa sana kung pool na lang.

tama it will be costly sa maintenance pero convenient on the part of resident kasi hindi na sya outside manila. Ano ba yung dating Resort sa may Sucat na nagsara na halos hindi na namaintain sobrang dikit kasi sa south expressway. Water Fun ba?

I belong to a large company who also has lots of negative feedbacks in forums and blogs, but the annual revenue keeps rising and is in the billions of dollars...so there is quite a disconnect. And parang ganito rin dito, biggest private real-estate in RP, CEO being featured in Bloomber, CNBC, etc., bad press with forum people. So, I usually take opinions, both positive and negative, with a grain of salt.
I'd like to know, from the negative feedbackers, what is the specific project, unit-type, area, and whether you chose standard, fully-fitted, or model-room quality, of which you have personal experience and what are the specifics of the design discrepancies you mentioned? Could you provide links to pictures?
To those who have positive experiences, please also share stories on how it met your expectation.
I read the Soho Central thread as some mentioned. And unexpectedly, I encountered happy people.
PS. On my side, I'm planning on the 2BR Corner Suite, 64sq.m. and I intend to decorate myself, so I got the standard.

Not very familar how many floors are considered high-rise, but the Azure towers are below 20 floors.
Also, if you take a look at the top view plan, the beach is already some distance from the highway itself. It's closer to the back. It's good for those who got units in the first two towers, because they are the ones farther from the highway. The ones who might get the future towers will be nearer, so malas nalang.

Pero the price seems to be within 80k per sq. meter. One of my colleagues purchased a corner bedroom at 2.8M for 35 sq meters, medyo maliit for a 2 bedroom unit.

cpi maintains a lot of properties including some owned by ayala. i think it was into bldg maintenance first before branching into high rise development. chances are cpi will lock azure buyers to a 5 yr contract so that unit owners will have to wait til the 6th yr to opt out if they do not like the cost and or quality of service rendered. this is a common practice among developers in the philippines.

I think Ayala has it's own property management, the Ayala Property Management Corporation (APMC), so I don't think meron silang pinamemaintain na property sa iba, not that I know of. But regarding dun sa assoc dues, I really think it will be more costly to maintain a man-made beach condominimum complex than any other condo amenities in the country, not unless hindi masyadong maganda pagkamaintain.

i am aware that ayala has it's own but at some pt in time cpi handled at least one of ayala's office bldgs even for a few yrs only. sm on the other hand is pretty much a newbee in the condo bldg arena to be be able to have it's own but i will not be surprised if it is not somewhow affiliated with cbre.

Azure will be managed by Century Properties Management Inc (CPMI). Aside from the past projects of Century, buildings such as the BPI Buendia Center, Asian Development Bank, The Pacific Star Building to name a few are currently being handled/ property managed by CPMI.
This ensures residents of Azure that the value of their investments would only increase and be well maintained for many years.

That's inaccurate. I was inquiring to buy a unit and they told me P150 per square meter.
P80 simply isn't believable with all that water to be cleaned and pumped.
Unless they only get to use the pool on weekends. And, even that is doubtful since they need to clean and pump the water everyday for it to stay mosquito free.

If you think about it the beach would have to be the last thing they built. If they make it after the 1st tower turns over then what about the construction dirt from the next 9 towers. How can you have a relaxing beach experience if all these towers are rising. If they wait for the last tower to be built then you might be looking atleast 5-7 more years.

MANILA, Philippines — Century Properties has always been known to take on the dynamic approach when it comes to product branding. Never settling for anything less than spectacular, the company has launched a series of projects that stand out among other real estate developments.
One example is Gramercy Residences, set to be the tallest building in Metro Manila. Another is Milano Residences, a high-rise project branded by one of the world’s most exclusive luxury names – Versace Homes. Azure Urban Resort Residences in Paranaque, on the other hand, features the metro’s first man-made beach as amenity.
Recently, Century Properties took on another extraordinary step to further promote Azure – by signing on celebrity socialite Paris Hilton, as Beach Club designer and endorser.
News of the collaboration understandably raised a lot of questions – and eyebrows! What motivated one of the country’s top real estate groups to entrust a prized development to one of Hollywood’s most controversial personalities?
This was a riddle many real estate and lifestyle reporters were willing to wait two hours for, during an exclusive media presentation held recently at The Peninsula Manila in Makati.
The tie-up apparently made a lot of sense. The Hiltons are known to be the US’ most successful hotel magnates, with Paris herself tagged as the heiress of the family’s multi-million dollar chain. Aside from hotels, the celebrity’s grandfather, Barron Hilton, is known also to invest heavily in real estate.
“Real estate runs in my blood. My grandfather has influenced me so much in that aspect as a business in, the pop personality was reported to have lugged in at least 50 design books to help her conceptualize the project’s leisure amenity.
When asked what inputs she’ll be sharing to the Beach Club, she said, “more than putting in my favorites from every beach destination I’ve been to, the Azure Beach Club will also be showcasing my personality. It’s going to be sexy, fun, exciting, and beautiful.”
Azure is Century Properties’ six-hectare residential development in the southern part of Manila that features a resort-inspired theme complete with a man-made beach.
The project was launched in 2010 and has since sold out four out of a total of nine proposed residential buildings. Designed by the award-winning person,” said Paris.
Her contribution to Azure however, leans more on design collaboration. She flew in last Aug. 14 to meet with the project’s creative and design group to come-up with a sophisticated, global feel to Azure’s exclusive beach club.
“How cool is it to be in the middle of the city and enjoy your very own beach? I love the beach lifestyle, so I was so honored when Century Properties asked me to be part of this unique project. I’m very inspired to share my ideas. I’m going to try and bring everything I like about being a beach person and put it here. It’s going to be the best beach club ever.”
Part of Paris’ inspiration comes from her constant travels to other beach destinations. When she flew in, the pop personality was reported to have lugged in at least 50 design books to help her conceptualize the project’s leisure amenity.

Designed by the award-winning masterplan and architectural firm Broadway Malyan, each tower is set in a tropical modern aesthetic and named after the world’s most famous beach destinations: Rio, Santorini, St. Tropez, and Positano, among others.
Aside from the man-made beach, the Beach Club also offers top-rate facilities such as a movie/THX room, a restaurant, a high-end gym, and massage and spa provisions.
Other amenities include an open park, Zen garden, multiple playgrounds, lap pool with cascading waterfalls, kiddie water slide, poolside bar, beach volleyball area, and a basketball court. These were placed to highlight the development’s support of recreational and healthy activities.
“Her unparalleled style that made her a successful businesswoman and a style icon, as well as her zest for living the good life, are the qualities that we would like to incorporate into our vacation-inspired residential property,” said Century Properties Chief Operating Officer, John Victor Antonio, who is also the Project Head of Azure.
“She’s very learned when it comes to the beach lifestyle, and we’re more than confident that she’ll be able to execute this kind of atmosphere to Azure.”
Robbie Antonio, managing director of Century Properties, shared, “we chose Paris Hilton because of her exposure to travel and her predisposition to many aspects of design – from fashion, beauty, lifestyle to world-class service. Deciding to work with her was the logical choice as we found no other personality more suited to embody the upscale fashionable beachgoer.”
Azure Urban Resort Residences is Paris’ first foray in real estate. And if the designer is any indication of things to come, then this Century Properties project could also be something exciting to watch out for.

If she did, I didn't see it on the video. Looks like she saw the scaled project model, but that's about it. Anyway, the only good thing going for this project is its excellent location. It is a stone throw away from SM Bicutan, lots of public transportation nearby, and if you are working at Makati CBD, it's only a bus or fx ride away.
I thought about getting a unit there, but the anticipated high cost of maintaining those "man-made beach" is enough to discourage me. Imo, the long term high cost of maintaining a unit here is not worth its value.

I agree with you.
I'm just thinking with the pollution in the metro. Rains allot for 4 or 5 months out of the year. It might be hard to maintain the man made beach. When will you be able to enjoy this. It seems like maybe 10 towers will be built. Is the beach going to be ready after the 1st tower get built? If it is that is going to be a maintenance nightmare from all the dirt the other construction will make. Then you add the noise of the traffic and construction. It will be awhile before someone really gets to enjoy the man made beach.
But I have to give it up for Century City. They really have stepped up their marketing with Milano and Azure. Bigtime names, great website, fantastic renderings of the model units and getting the press to write up good things about them.

I don't think so. Otherwise, we'd see pics on the front pages of newspapers here (CPI will see to that.) Well, I have nothing against Paris endorsing this project. She's an astute (and pretty) businesswoman. Pupunta na rin lang sya sa PI to promote her new store, might as well hit another bird or two. But what irritates me is the gall of CPI honchos to announce that Paris is designing this man-made beach. It's a big insult to the architects/firm (and to our intelligence) that actually designed this project. Designing (pencil pushing) and endorsing (photo shoots) are two different fields.

As i've been wanting to move out yet still be near my family this is the best location for me...chateau elysee from smdc is actually walking distance.. which is better.. but i was sold on the concept.
I purchased a unit from azure and i'm paying off their downpayment until the turnover.
i have had several bad experience with century properties bravo team though. they are the sales leg of century. initially they were very helpful. until they got my reservation fee and my PDCs. then all my questions were directed to their collections team (which proved to be really accomodating)... but my experience with the sales team is so terrible I would list them all now.
1) misrepresentation - I was told and promised several things that came as a surprise to me that i'm not eligible for it
a) rebate - i was told i would get a rebate upon completion of the documentary requirements within 30 days. upon submitting the requirements, i immediately asked for the rebate (it would help for the first MA) and found out i have to pay off 5% of the total contract price... that's the first misrepresentation
b) now i have paid off more than 5% of the contract price and i once again requested for the rebate.. only to find out i only get half now and the other half upon 10% of the TCP... another thing they failed to inform me.
2) miscommunication/lack of communication - my buyers info was filled out by my broker/agent. and i was only asked to sign ( my own stupidity, but i'll blame it on me being a first time buyer). I found out that all communications from the collections group were being forwarded to the bravo team's director JF Gonzalvo. Mr. Gonzalvo being inefficient failed to forward them to me and it was stuck in his inbox for several months.
3) CTS - they sent me my CTS and i signed it and immediately submitted it within days from receiving it. It took them two months to give me my copy and i wouldn't receive it if i hadn't raised hell. they apparently 'forgot' it. it was supposed to be sent to me but then the messenger was not able to pick it up the first time and they 'forgot' to resend it.
4) referrals - my referrals have all backed out. their RF not refunded because of misrepresentation. one of my referrals is an OFW based in singapore. when my friend asked for the requirements, she specifically asked if her PDCs will be accepted if it's a bank based in singapore. Mr. Gonzalvo advised her that yes, it will be accepted. after paying the RF, Mr. Gonzalvo advised my friend that they can only accept PDCs from locally based banks.
5) account being closed - my referral has requested to have her first MA moved even with corresponding penalties. Reason being is that she just had an operation. this request was made a few days after the RF was paid, and it was given to Mr. Gonzalvo. Mr. Gonzalvo had failed to give this request to their DCG in time. which then resulted to my friend's account being forfeited together with her RF.
6) unlawful termination - my friend (who is also my broker) together with his teammates were unlawfully terminated for refusing to sign a memo that would be in conflict with the previous contract they signed. this memo was not cascaded in time, Mr. Gonzalvo together with his VP Peter O. Data wanted their agents to sign the memo and backdate it. upon refusal, they were terminated without citing any reasons for termination and without even being given their termination letters.
7) withholding of commissions - for terminated employees, their salaries and commissions were placed on hold. it has been months and they have not received the commissions they were due.
8) hidden charges - the sales team have failed to inform of of the 'move-in fee'... which i now find out is tentatively around 5%-8% of the contract price... which they said should cover utility fees (electric meter, water, etc). as far as i know, these utilities will not cost me almost 200k if i have it set up independently.
9) monthly dues - i was also informed that the monthly dues would be around 25-50 pesos per sqm (by the bravo team again), now the collections team is telling me it would be around 100-150 pesos per sqm. which if you compute it, would be around 3k/month for me.. on top of what i'll be paying pag-ibig.
had i known all these information from the start, then i would have thought twice before committing myself to it. truly, customer service wise.. they are the worst. and their sales team .. i'm beyond words. all i could hope for is that the top honchos of their sales team be fired.

missionary September 14th, 2011, 08:35 PM re association dues P100/sm is mahal na parang serendra na sa taquig e although maganda di naman high end condo ang azure. malamang nasa P75/sm na yan maximum dahil marami namang bldgs (therefore units) ang mag-share sa amenities. eto pa, mayroon pang property tax na babayaran na may kamahalan din at pati garage (kung mayroon ka) ay kasama din sa computation. tapos may common area tax at insurance pa rin kayong babayaran. hindi lang sa century ganyan kundi sa lahat ng condo developer sa pinas.
San-Mat September 14th, 2011, 11:14 PM I think P100/sqm and higher would not surprise me. Maintaining the man-made beach (along with other amenities) would be very expensive.
It might be more expensive to maintain than the Serendra gardens.

Construction reaches roof deck level for Rio; Santorinirises to the 4thfloor
Century Properties announced that construction works for the Azure’s first building called Rio have reached the roof deck level in the first week of August.
The second building, Santorini, broke ground early this year and excavation works have been completed. Construction is currently at the fourth floor.
Works have begun for the construction of the grand water fountain at the six-hectare development’s arrival area. The guard house and fence at the main entrance are also now undergoing finishing touches.

opening the so called beach to public is just an assumption... we really don't know what cpi has in mind so try not to redicule the company for something it has not done yet. if you must criticize, then criticize it for the other horrible things it did in it's previous projects.

Azure compromise in the works
Not a few Filipinos’ attention was caught by a paid notice published in this paper some weeks ago by the heirs of a certain Jose G. Victoria, notifying the public that cases have been filed against Columbia Motors Corp. and a subsidiary of Century Properties Inc. involving the Azure project in Parañaque City.
The cases filed with the HLURB, Ombudsman and regular courts basically accused Columbia and Century of falsification of documents used to acquire a permit to develop and sell the multibillion-peso Azure project, which was endorsed by international celebrity Paris Hilton.
The heirs of Victoria have also filed a civil case seeking the segregation of a one-hectare portion of the property, damages amounting to P35.3 million plus legal interest of 6 percent a year.
Biz Buzz sources said, however, that the parties—mainly Columbia Motors as landowner and the Victoria heirs—are in the process of forging an amicable settlement that should be executed soon so that the cloud over Azure can finally be lifted.
