As i said i think they have only got till May next year to make a start otherwise their 3yr planning permission will run out .
I still cannot believe that its coming up nearly to three years after all the fanfare and pubilcity and still nothing has happened.
I wonder if the people who have reserved apartments in the block have lost interest yet after all this time waiting

Ah yes, forgot to tell you, if you look on Mboro Council planning app. website, another application was submitted sometime this year to extend the time allowed, so its safe at the moment for these 2 cubes. Still no reply on when they plan to start though. :( I think it could be within the new year.

CONSTRUCTION IS DUE TO START IN MARCH!!!!!!!!

Expected to take 15 months with residents moving in summer 2011.

Should have CIAC, Temeons, Dunning Road, Manhattan Gate and possibly the student accom. on Linthorpe Road? to post about in Middlesbrough a lone, then hopefully things will qucik off in the other 4 boroughs. Seems promising.

I drove past the student site on Linthorpe Road today and nothings happening yet even though Campus Lifestyles website says its due to open this year.
Its looking good for this year so far with CIAC,Dunning Road,Temenos starting soon and others underway such as Boho 2,and the Church Housing development.

Over in Stockton the Globe and the North Shore should get the go ahead

Ah ok, hopefully Student accom. will start soon! We've also got, in Middlesbrough the Manhattan Gate development, hopefully the 3rd,4th and 5th will be built too! Theres some good designs in those other buildings from what i can tell. Middlehaven might start to get built up soon, especially around the Riverside Stadium. We've also got Gateway Middlehaven, which according to Terrace Hill's website is meant to start Sept. 09! But can't see any construction.

Has there been some news on North Shore like? Has it all been given the go ahead!?!? Can't wait for the Globe, it better get planning consent!!!

Work to start on £200m RiversideOne project

WORK is getting under way on new homes in the £200m RiversideOne development at Middlehaven.

The aim of the project is to provide Middlesbrough with new homes on the waterside, a place for public events, leisure facilities and new commercial property.

When complete RiversideOne will be the UK’s largest zero carbon development.

Called CIAC - Community in a Cube - the first of the new buildings to be erected will have 80 apartments - the first of 750 new homes to be built on the site.

CIAC will be built by GB Building Solutions of Newcastle.

Pete Halsall, managing director of developers BioRegional Quintain’s, said: “We are now in a position to make our vision of RiversideOne a reality.

“We can begin to create a new district that will ultimately provide the people of Middlesbrough with outstanding homes in a waterside location, a public events space, innovative leisure facilities and new commercial property.”

RiversideOne has been delayed because of the economic slowdown but it will now go ahead due to improved financial conditions and support from the Homes and Communities Agency (HCA) and Tees Valley Regeneration (TVR).

The first residents could move into CIAC next summer.

The eight-storey building includes studio, one and two-bedroom apartments.

There are 12 apartment types priced from £79,995 to £175,000 which are each named after modern artists such as Rodin, Hepworth and Popova.

CIAC will also have a local pub overlooking the dock basin.

A refreshed marketing suite at RiversideOne is re-opening on June 5. It has a show apartment and large scale model of CIAC.

Richard Buckley, TVR’s director of development, said: “The residential development will complement Middlesbrough College, Terrace Hill’s Manhattan Gate project and Temenos, all of which are helping put the site, the town and the wider Tees Valley on the national and international map.”

Sir Bob Kerslake, chief executive of the HCA, said: “Our investment in reclaiming and preparing the site has made it possible to bring jobs and learning to Middlehaven. Bringing the first new homes to the site is another big step forward.”

Middlesbrough mayor, Ray Mallon, said: “It is ambitious regeneration projects like this which will ensure our town is more than capable of competing with towns and cities both at home and abroad.”

David Cramond, director of capital development at One North East, said: “Industry in the Tees Valley is already making the shift into the low carbon economy and it is pleasing to see the same commitment from the region’s residential sector.”

THE MIDDLEHAVEN dream is starting to become a reality. Work is under way on the site around Middlesbrough dock to build the first residential block as part of the £200m RiversideOne development.

And at the launch of the project to build CIAC - Community in a Cube - Peter Halsall, managing director of developers BioRegional Quintain, told the Gazette: “Having corralled the partners together we can now start delivering this fantastic project.

“All we said in 2006 still applies. This place will transform Middlehaven. It is also about providing somewhere that will be a great place to live.

“We are confident the start of the project will catalyse more development both in the RiversideOne scheme and in the wider Middlehaven context.”

He said interest remained in the hotel that was planned as part of the project and designs had been prepared for the second residential block. “We are building at the right time. We are building into a recovery in the economy.

“We have a huge number of people who have shown an interest in the development and we will be contacting them again, said Mr Halsall.

CIAC will have 80 apartments costing from £79,995 to £175,000. A pub will be included as part of the development. A refreshed RiversideOne marketing suite will be reopening on June 5.

Overall the scheme could see 750 new homes built at Middlehaven along with a hotel, leisure facilities, commercial opportunities, and public events space.

David Crump, Quintain’s construction director, said: “We are delighted to be helping to change peoples’ perceptions of Middlesbrough’s docklands into an area of immense opportunity.

“This building will be world class, characterful and inspirational - symbolic of the transformation that is taking place.”

Middlesbrough mayor Ray Mallon said: “Middlehaven has been on the agenda for more than 20 years and I am extremely pleased to see development taking place.

“We have the Riverside Stadium, Middlesbrough College, and the Manhattan Gate office development and now modern residential units are being built which will add to the mix and result in Middlehaven taking off.

“It is people that make communities and if people are residing in Middlehaven, a community spirit can develop.”

Mr Mallon said the development was carbon neutral which made it a first in the UK and put Middlehaven and Middlesbrough on the map where the environment was concerned.

Sir Bob Kerslake, chief executive of the Homes and Communities Agency, said: “The agency has been able to bring some funding to this project. It shows you can still do some exciting things despite the economic downturn.

“The development provides housing but it is also about creating a different place for Middlesbrough and helps reshape the town. It is contributing towards a stronger and more vibrant Middlesbrough.”

With a quick glimpse from the A66 today, the site is still deserted. A pile of earth remains from ground works. Unsure as to what the hold up is and hopefully it'll be nothing too serious...

Still no sign of anything, looks like it has been for the past 2 years!!!

Although, there is scaffolding around the Marketing suite, so its been given the promised revamp, at least something is moving on!

There are small yellow markers in the ground which could be something but apart from that its just a big mud patch.

I have noticed a few old stone buildings behind the college are being demolished which i suppose is progress in a way

Thats good news Northern J, any pics? I know theresa lot of pockets of land around there that have obviously been bought by the development and have the Middlehaven boards around them, i guess there just waiting to get everyone out so they can bulldoze that whole area!

I don't have any pics sorry.

I think they are being demolished, I was off work over easter and when I went back on the train looking at the buildings they seemed different...unless its just my memory being rubbish but im sure they are in the process of being pulled down.

They are large buildings aswell that take up alot of space.

Travelling by this morning I can confirm the buildings are being demolished as more work was done over night.

The buildings are the large brick warehouse type to the left of the Transporter bridge in this pic:

They are large so it will be a big area that is eventually cleared. Seeing these old buildings pulled down is a good sign that further developments are getting closer.

The buildings under demolition are owned by Able UK and the site is called Odebrecht SLP, Middlesbrough. The large brick building in your photograph was the main fabrication shed for production of sections for oil platforms. Good to see this one finally go, and it's an unexpected demolition with no warning or press. It'll certainly open up the area.

Fair bit of activity on site when going past this morning, alot of ground has been cleared and more heavy plant has arrived.

Lots of post markings in the ground.

It's good to see quite a bit of development happening at once at Middlehaven, its much better than 1 building at a time

TownPlanningNE- Yep, CIAC is to be finished by summer next year, as for the whole of Riverside One each building gets built as funding comes in, so i think we'd be lucky to ever see the finished masterplan as the renders show.

Boho 2 (i think?) is getting finish off, the final stages of Temenos, Demolition of the buildings i mentioned a few posts up and the end of Terrace Hill second building (which could lead to funding for the next building shortly hopefully).

Its probably the most activity the Middlehaven site has seen since the college opened.

Groundworks are progressing well, can see quite a difference each passing day.

Good to see they are getting on with it now.

I've only passed this site on the A66 lately, but it provides quite a good aerial view of the site.

Looking at the ground works, they're clearing more land than is required for just CIAC alone. They're going beyond CIAC toward Manhattan Gate. Which, I can only presume, will clear the way for KRUSTY (http://www.skyscrapercity.com/showthread.php?t=982328).

Sounds promising then with this. If they are clearing all the way up to the terrace hill development then that would make prep for all 9 cubes! It wasn't like this when i went over last week, so if anyone has any photos of this progression then please post.

Providing you copy the full 'link' from your imageshak upload account, and then paste it into the "insert image" box on here (4th from right at the top of the 'reply' or 'edit' page) then it should work!

The images I copy over do not have 'dashes' with the word [IMG] either.

The site is cleared and the hoardings are nearly complete. I'm in Middlesbrough today, so I'll get some photographs perhaps :)

Works on the Marketing Suite are now complete. It looks exactly the same!

Good. I went down there last night to get some photos of Temenos, it looks quite impressive close up. The outline of the building is layed out for CIAC, first time i had walked on the RiversideOne site, massive potential!

The marketing suite has changed; its now a lime green colour rather than red!!!

Agreed. Temenos really does look impressive close up. I had my reservations about it, but it's beginning to grow on me the more it reaches completion. I still hope they landscape the space directly underneath and add a lighting sceme.

Yeah, i have a photo of it.I would think the landscaping would be pretty good around Temenos, it will be either paved over or grass will be laid, i hope it'll be grass. I would also hope that there will be a good lighting scheme, i couldn't imagine that there wouldn't be. If there is, it'll look fantastic at night.

I get phone calls from them asking if i'm interestsed in an apartment, i would love to live on the Riverside One site.

I'd reply to that person but i think i'd be banned from the gazette website! Its amazing how people can put negativity into something that is ONLY positive for the area.

Thanks for that, 'lms'. Apartments starting at £80,000 is rather reasonably priced for the development residents will be buying into.

Hoardings are nearly complete around CIAC and its outdoor car park. They've certainly completed basic ground works for KRUSTY's arrival - that's when it gets the go-ahead, of course.

Good news, work is progressing rather well. I see they haven't constructed the hoardings and fled the scene like most other projects in the area.

Well, the marketing suite turned out to be closed today. It's open Thursday to Monday.

Whilst I was on my way to work this morning, I noticed a mobile crane on site. Most likely to assist in assembling the tower crane.

A MULTI-million-pound scheme to transform under-used land in Middlesbrough is being boosted by continued public and private sector investment.

Middlehaven is a mixed-use scheme which will see residential, business and leisure facilities created on land which has remained undeveloped for a number of years.

The site is already home to the £70m Middlesbrough College; Temenos, the first of five proposed Tees Valley Giants by Anish Kapoor and structural engineer Cecil Balmond; two office blocks, Hudson Quay 1 and 2, by Terrace Hill; and BoHo 1 and 2, the creative quarters of DigitalCity.

Now work is underway on sustainable community developer BioRegional Quintain’s Community in a Cube residential block, the first phase of its £200m Riverside One scheme; while the college is looking at expansion options.

Richard Buckley, director of delivery at Tees Valley Unlimited, said: “While many other regeneration schemes across the country have stalled as a result of the recession, Middlehaven has managed to maintain momentum.”

Yes, it's great to see work finally commence on Riverside One. With fairly recent positive news regarding KRUSTY, it'd be nice to see them both rise together. After all, they have cleared the site for KRUSTY next door.

I stopped by the marketing suite on Monday and it was once again closed. I'll try again at another point.

So I visited the marketing suite yesterday and they're very helpful answering questions regarding CIAC and the Middlehaven project as a whole.

Construction on CIAC is currently running one week early and is due for completion in September next year. After that, they'll start construction on Qube (formally Krusty). They'll be working on a once one building is complete, the next one starts basis.

Construction of CIAC's car park is due to commence soon and CIAC itself will rise to floor number six before Christmas. Two of the jetties will be constructed opposite CIAC. You can see said jetties on the masterplan (http://www.riverside-one.com/masterplan).

My thoughts exactly :) The cladding and colours will match that of the larger scale model with the blue higher levels. Yep, seeing all the 'cubes' in a line from the A66 will look great!

Yeah, it's a very detailed and well built model that I think works better than the CGI renderings in promoting the development.

The three clear towers by Temenos are there for future development once they've finished with the cubes... whenever that may be. In that corner of the site were a number of proposed wind turbines, but these recieved the usual objections and have not been given planning permission. Obviously people prefer nuclear power plants to renewable energy. One of the topics of objection included the potential noise created by the turbines :bash:

AH ok i see, i know thats the site where they first planned the Casino as far as i'm aware, an iconcic building would be much better there though imho.

Talking of the wind turbines, i wonder what happened to the proposed 125m turbine that was planned for behind the Riverside Stadium?

It would be fantastic to see the 3 taller towers go up infront of the College too, and hopefully these piers come off too.

Great info. there, brilliant! Where'd you get the contract programme from? Very useful. Great Photos there, guess were in the middle of this programme now then with the concrete frame. Hadn't noticed the RiversideOne logo on the crane, hopefully this crane will be on site for years to come, constructing the rest of the project....... :D

I love seeing the steel skeleton framework of a building going up during construction but in this case ,as its taken years to get to this stage Im happy to see concrete .:)

Yes, i'm happy just to see anything happening! It'll be interesting to see something being constructed on the water as well, with the first piers to begin soon.....

I'm guessing all the sugar cubes will have the same concrete cores rather than steel.

A further phase of construction work will soon begin at Middlesbrough’s £200m RiversideOne development site following the town council’s granting of planning permission for a £3m project that will enhance the scheme’s public spaces and improve transport links to the town and beyond.

Developer BioRegional Quintain’s approved plans for RiversideOne’s South Park and Southern Gateway provide pedestrian and vehicular access into the development off Windward Way and have been designed to deliver attractive and innovative public spaces and car parking.

Pete Halsall, BioRegional Quintain’s managing director, said: “We are very pleased to have received planning permission from the council for what is a key element of RiversideOne. Construction of CIAC (Community in a Cube) is now well underway and this allows us to proceed with creating further important infrastructure that will link RiversideOne with the town centre.

“We are currently in the process of negotiating with a preferred contractor to carry out the work on the basis that construction of the South Park and Southern Gateway will start later this year.”

In line with BioRegional Quintain’s thoughtful approach to the design of public spaces at RiversideOne, the pedestrian entrance to the gateway will lead to a landscaped area featuring trees, planting beds and lighting columns. Many of the trees will be encircled by art features whilst a walk to the edge of the dock will provide stunning views of the Temenos sculpture.

The designs will include some steel screens featuring sepia images of former Middlesbrough dock workers at work, emphasising and acknowledging their legacy but also the passage of time in a novel and imaginative way.

There will also a 667 space car park which will be surfaced in two shades of green – parking aisles in light green and parking bays in dark green. Pedestrian zones will be furbished in a buff colour whilst parking bays and aisles will be defined by planters and planting beds. The car park will also be well lit on evenings and utilise the latest CCTV technology to make it as safe as possible for users.

With bays for a car club and 264 cycle parking spaces, the car park will have four access points linking RiversideOne directly to Windward Way. Exiting West from the car park will enable easy vehicular access to Bridge Street East and Dock Street for the town centre, railway station and Middlesbrough College. Turning East onto Windward Way will mean only a short journey to connect with the A66. There will also be cycle parking to make it easy for residents and visitors alike to add to the green transport strategy of the development.

Pete concluded: “Our plans for the South Park and Southern Gateway demonstrate how we understand the value of public space and the importance it plays in creating a positive, safe, enjoyable environment. Each element of RiversideOne’s design has been considered in line with the vision of making this a vibrant new district of the town in which to live, work and relax and we are looking forward to work starting on this latest part of it.”

RiversideOne will transform the derelict Middlehaven Dock area between Middlesbrough Football Club’s Riverside Stadium and the Transporter Bridge into a sustainable community featuring state-of-the-art residential, leisure, education and commercial facilities. It is currently the largest planned zero carbon development in the UK and once complete it will comprise of 750 homes in 15 buildings.

Unsure as to when the trees were planted, but they do finish off the waterfront quite nicely. The closest thing you'll see to the stripey multi-couloured landscaping is a painted pipe running alongside the CIAC site on the opposite side of the road. It's been painted in the same design by the Middlehaven developers.

FIRST-TIME buyers have the chance to live in the new £200m RiversideOne development at Middlehaven - for £42 a week.

Developer BioRegional Quintain is introducing a special scheme under which 30 of the apartments in the new CIAC building will be available to first-time buyers.

The first 30 applicants must pre-register now to be qualified for sales in January 2011.

Peter Halsall, managing director of BioRegional Quintain, said the new building had generated “quite a following”.

“We have quite a lot of people showing a strong interest in living in the building. The scheme being introduced for first-time buyers is also a pretty strong offer,” he said.

Mr Halsall said that one potential buyer was a Teessider working abroad who wanted a home in Middlesbrough.

Paul Hogarth, BioRegional Quintain’s head of residential sales, said the scheme was called the First Time Buyer Initiative (FTBI). “It is Government-backed and has been created to help those people seeking to get on the property ladder who have found themselves priced out of the housing market,” he said.

Studio, one and two-bedroom apartments are available.

Based on a purchase price of £79,995 for a studio with a 5% deposit, a 30-year repayment mortgage over a two-year fixed rate and a 50% equity share, the monthly mortgage cost will be £187.92 - £41.29 a week.

A one-bed apartment purchased for £96,995 will cost £50.01 a week and a two-bed £121,995 apartment will be £62.85 a week.

RiversideOne will be the UK’s largest zero carbon development with 750 homes in 15 buildings.

It would make a massive impact on the area if just even Phase 1 of Middlehaven was completed, but its still a long way off at the moment to even consider, but, at least we are finally underway, and things on this development don't look lkike stopping any time soon.

Kirstie Handley – A female gaze on the world of construction

Kirstie Handley who is a creative and professional photographer from Middlesbrough has been selected to take a photographic record of the construction underway at Middlehaven. We first met Kirstie when she was employed to record the construction of Temenos, the giant art installation by Anish Kapoor, and spotted her talent quickly. We think she will go far. ‘CIAC’ or community in a cube, has real presence and we wanted to capture the construction of this wonderful new building, the people, the processes and the details, and who best to do it?

Kirstie, What’s it like to be a female photographer in a man’s world?

Well, when I’m working on site everyone is friendly and happy to talk to me. I think that this is partly to do with that fact that I have a camera and that they feel recognised for the job they are doing and partly because I am genuinely interested in what each person is doing and the enthusiasm I carry with me from a visual perspective. I am a different element to the every day, as it is unusual for a female photographer to be on a construction site but also to be on site on a regular basis. I appear, no one has had time to forget why I’m there, I don’t go unnoticed but I am also part of the furniture.

Because I am welcome and most people have knowledge of my purpose, I can dedicate time on site to capture particular images. The team are quite used to me popping up ladders or perching around corners, most are now oblivious when I stand alongside them, my camera inches from their face. This is very important as the construction process requires serious concentration. At all times they need to be fully aware of their surroundings, the activity of their co-workers, the movement of machinery and the knowledge of what is happening above and below, so to be unaware of me and my camera is something I am keen to ascertain as soon as possible. Whilst invading their space I can take close shots and it doesn’t bother them. I'm very fortunate that I am able to work alongside many of the people on site, I’m really grateful for their patience and I thoroughly enjoy being part of the team.

What’s your approach, your style?

For me it’s all about building relationships and communicating, so that I can be left to capture the moments naturally. I’m always trying to capture the essence of the atmosphere. The sense of teamwork. The concentration. The communication on site. I seek to create really strong visual imagery that tells the story, and at the same time faithfully documents progress. Because the on site team are comfortable with my presence, they concentrate on what they are doing and let me get on with my job – knowing that they are only thinking about themselves and the work they are involved with means that they are working safe and although conscious that I am there, it also means that I can move around with little disruption, taking charge of myself and timing my appearance at less active moments. I can tune in and capture the atmosphere.

I think a lot about colour and shape and the construction gives some great opportunities for this. I sometimes consider the colour spectrum looking out for colour contrasts and colours that compliment: Orange steel. Blue skies. Tall grey coloumns. Huge pale slabs. The looming tower crane and the team in their high visibility jackets sometimes dominated by the sheer scale of their surroundings. Really it’s about creating striking images which at the same time tell the story. I am so thrilled to be able to work on this project and to be a part of the team creating this really amazing new part of Middlesbrough.

Tell us more about yourself - what got you into photography and what makes you tick ?

It’s over 20 years since I was introduced to photography. At school I was offered a place to study BTEC National Diploma in Art and design with photography was one of the last modules in the second year. I was instantly excited by the idea of capturing 'the moment' and responded to every brief in a documentary way. I applied for work experience at a local press agency and at the end of the 6 weeks was offered a job - I trained and worked as a press photographer for 3 years and everything I learnt and experienced during that time is still the foundation from which I work. I work to record, I work surrounded by an event. The most rewarding aspect of being a photographer is having an assignment like 'CIAC' where the event itself is always moving, growing, changing. Where the event itself can be captured as a whole or in detail, close up with the team on site.

What makes me tick is and always has been 'capturing the moment'. For me photography is about being somewhere and telling everyone about it, but it is also about translating the feelings and emotions experienced into a visual representation - my aim is to offer the 'viewer' an image that allows them to know what that moment was like as if they were stood right there.

Tell us about a few of your current images from the construction of CIAC.

From the most recent shoot, this image is of the 2nd floor slab concrete pour. The white pipes are to grout in the steel cables that are tensioned to enable a thinner and stronger concrete slab – part of the sustainability ethos. In the background you can see the concrete pump that delivers the concrete mix from ground level. Once the pour is complete the pump is jacked up to the next level for the process to repeat. Within this image I am including fundamental aspects of the construction process but I am also creating an image that works creatively, and drawing the viewer into the image by placing the white pipes at eye level framing the background activity.

Here we see the structural foundations on the second floor prepared for the concrete pour. The steel cages have been fixed and twisted together by hand at ground level and then lifted into place by the crane. Here I am also working with colour to create an aesthetic image. The image is dominated by the orange steel which is complimented by the heavy dark cloud above. The eye is drawn along the white cables towards the landscape beyond and the inclusion of the workmen allows the viewer to understand the important element of the construction.

This image intends to demonstrate one element of the floor slab prepared ready for a concrete pour. The steel mesh being carried will be fixed into the slab to strengthen it. Visually I am working with diagonal and vertical lines. I am also introducing scale, where the workers dominate the foreground but are also framed by the grid. This bright sunny day also creates a harsh light that gives fantastic detail right down to the industrial landscape beyond.

Photographed at ground level, these steel cages are twisted into specific shapes for fixing into the foundations. Here I am concentrating visually on the fact that these cages are put together by hand. This shoot was taken early in the construction process and I was surprised by how much was done by hand, with the quality of even basic elements requiring considerable skill.

We were impressed to see Martin Peagam, Assistant Principal of Middlesbrough College, brave the wind swept ladders of the tower crane – erected as part of the construction of the first residential building, ‘CIAC’ or community in a cube - to get some great photos of the construction process. We’ve been working with Martin now almost 3 years to co-ordinate the activities of the college into the wider development as well as to make sure that our future residents – and indeed our current construction workers – can get access to the fantastic facilities of the college.

Q: I hear that you did a bit of climbing recently.

“I was very fortunate to be allowed to go up the Tower Crane at the CIAC site a few weeks ago as the foundations were being prepared. I got an early opportunity to see the view that the residents of CIAC will get from their apartments. I was naturally interested to see what the College looked like from up the Tower Crane. But it was also great to see familiar sights – The Cleveland Hills, the football stadium and the town centre – from a new perspective.”

Construction at RiversideOne caught on camera

PROGRESS on the £200m project to regenerate Middlesbrough Dock is being recorded in photographs.

The developer BioRegional Quintain has commissioned a professional photographer to document construction at RiversideOne.


Kirstie Handley, from Yarm, has been appointed to photograph the construction of the first apartment building and ongoing progress at RiversideOne.

Kirstie, who trained as a press photographer, has started documenting the construction of the first building which will be completed this summer and is called CIAC - Community in a Cube.

She estimates she will take about 2,000 photographs by the time the construction of CIAC is completed and some of her work is available to view on the RiversideOne blog at www.riverside-one.com/blog.

Looks like its up to 5/6 floors so I suppose its about half way.Its beginning to look impressive from the A66 as you drive past

Great photos,you beat me to it, I was going to get some pics of CAIC later this week.
I cant believe how quick its going up ,it looks very impressive from the A66,lets hope they make a start on the other cubes as soon as this one is completed.
The sunny weather also drew me out today with my camera to the top of the Eston Hills ,fantastic day!!The result is in the photography thread above

NEW perspectives of Middlesbrough’s skyline are afforded from the top of the first of the residential buildings being built at the town’s £200m RiversideOne development.

Striking images taken at sunset from the seventh floor of the building on the Middlehaven site show some of town’s iconic structures.

Yarm-based photographer Kirstie Handley, who has been commissioned to document the construction of Community in a Cube (CIAC) at the development, took the shots to show potential residents the superb views that will be available from apartments.

To the north west of CIAC, Kirstie has captured the £70m Middlesbrough College building and world famous Transporter Bridge, to the north east is Anish Kapoor’s Temenos sculpture and the Riverside Stadium and to the south is the town centre’s skyline.

Kirstie’s remarkable CIAC-based pictures are available to view on the RiversideOne blog - www.riverside-one.com/blog.

Pete Halsall, managing director of RiversideOne developer BioRegional Quintain, said: “These superb images don’t just show how great the views are from CIAC, they also show how Middlehaven is rapidly becoming a futuristic new district of the town. We always knew the views were going to be good, but we didn’t expect them to be as fantastic as this.

“Kirstie has expertly captured the proud icons of Middlesbrough’s heritage and its exciting future in her shots and we are absolutely thrilled she was able to do so from our building.”

Mr Halsall said that with construction of CIAC progressing rapidly, workers would soon be installing the duplex penthouses called Skyhomes on the eighth and ninth floors of the building which would provide further outstanding vistas.

When completed CIAC will be nine storeys high and comprise 80 studio, one and two-bedroom apartments and Skyhomes penthouses. The first residents are expected to be able to move in this autumn.

Kirstie said: “Middlehaven has a very special light, especially at sunset when I took the shots, and the various iconic structures visible from CIAC bask beautifully in it. CIAC has given me an entirely different perspective on Middlesbrough and the muscular beauty of its industrial landscape.”

When complete RiversideOne will include 750 homes, Grade A offices, prime retail units, a hotel and public events space.

Great photos - I think it's got another 3 or 4 stories to go yet. They're putting those 'houses' on top, but it's definately not the best of 10 cubes.

This one is called CIAC and the next is Qube. From what I know, Qube will start after this one is finished in September this year, but the other three won't start until 2015, 2016.

No-one knows why.

Where did you get that info. from?

Theres oy the houses left to go on top now, just 2 storeys, i wonbder when these will be added as this will hopefully make the building sand out as something very quirky on an international level.

Went passed on Friday. The two roofs of the buildings are already on top. Like they are preconstructed and are going to be lifted on. The front block wall is in front of the two 'houses' so no, it won't get much taller. Maybe a few inches. Should be soon, though.

When the council were banging on about the 10 cubes all those years ago, they promised the four main ones being built now would be all up by 2012. Since then, the recession has hit and the council’s budget has been radically reduced, meaning everything is being put back or scaled back.

On one of the many press releases from the council and Riverside One, the years '2014' for the two piers and '2016' for the other cubes were thrown around. They're probably wrong, but they're the last dates I have heard from this council. God knows what's going on, but it's all down to the economy. 'Boro is a very low priority and the council has to prioritize saving dosh above ambitions like CIAC and Qube. I think they're spreading out the projects just for money's sake, although the Lib Dem mayoral candidate (current favourite) has promised to push the development, so if he takes charge, it will be sooner.

Regarding Qube, it's a well known fact it's starting in September. There's a funny shaped building near CIAC, I think it's green. That's Riverside One's on-site offices open to the public. If you go in they are more than welcome to answer any questions you may have about the development. They've also got models in there. Of the buildings, of course.

I'll tell you one thing, though, isn't CIAC well-built? It looks very, very well built.

Everytime i go by the on the A66 i cant help but look across, just trying to imagine what itll look like complete. Although ist still under construction its starting to look like a proper building and is certainly striking to look at, just wish it could have been higher and made more of an impact on the skyline, although from certain angles on street level it does look quite tall.

I think the wood cladding that has been added next to the windows, has really made this development look high quality, amazing how such a suttle thing can make such a big difference.

I asked on the RiversideOne facebook page about the houses, and it said they were to be lifted into place this month.

Is it possible to post those pics directly onto here?

This is looking really good. Much higher quality construction than I'd been expecting. It's a building that wouldn't look out of place in Holland, which isn't a bad thing.

This is begining to look almost finished now .I must admit I am taken aback at the quality of the build on this project From the timber finish to the New England paint finish on the upper floors it looks quite impressive .I must get some photos this weekend

Wow that really is a remarkable building. Even in this unfinished state it looks great. Any ideas what's happening in the foreground? Looks like they're digging up the surface, possibly replacing it with the stripey Will Alsop landscaping.

An update since I get to see this every day from work. The cladding on the pub is close to been finished. Most the work is currently on the landscaping of the land around the building. Will hopefully be finished ready for the first tenants to move in December.
