بدأت شركة الديار القطرية للاستثمار العقاري في الأعمال التحضيرية في مشروع مشيرب (الصفاف سابقاً) كأكبر مشروع عقاري ينفذ في السودان ويمتد على مساحة 230 ألف متر مربع تقريباً بتكلفة تتجاوز ال (500) مليون دولار بمحاذاة النيل ويقع على واجهة مائية رئيسية بالخرطوم .وينفذ المشروع بواسطة المقاول العالمى لشركة (سي سي سي) وتشير(الراية) إلى أن المشروع يتكون من مشاريع عقارية كبرى تضم أبراجاً سكنية ومنشآت فندقية ذات الخمس نجوم وترويجية وسياحية ويتألف من مناطق مختلفة تشمل منطقة الأعمال والمنطقة السكنية والتجارية ويطل على نقطة تقاطع النيلين ما يجعله واحداً من المواقع الرئيسية في الخرطوم ويقع بالقرب من الجسور التي تصله بمناطق أخرى في العاصمة وأكد الدكتور عبد الوهاب محمد عثمان وزير التخيطيط العمراني بولاية الخرطوم في تصريح ل(الراية الاقتصادية) أن المشروع إضافة حقيقية للتنمية الاقتصادية في السودان ويشكل دفعة في تعزيز مسيرة التعاون الاقتصادي والاستثماري المشترك بين البلدين وقال: إن مشروع مشريب يعد نموذجاً جيد للاستثمارات القطرية في السودان مؤكداً حرص الحكومة على تقديم كل التسهيلات والدعم لقيام المشروع والذي يعد من المعالم الرئيسية في الخرطوم .

وثمن سعادة الوزير العلاقات القطرية -السودانية ووصفها متميزة في كل المجالات خاصة المجال الاقتصادي مشيراً الى الاستثمارات القطرية في السودان تتمثل في العديد من المجالات العقارية والزراعية والحيوانية والصناعية .وأشار سعادة الوزير الى الاهتمام الذي يوليه حضرة صحاب السمو الشيخ حمد بن خليفة آل ثاني أمير البلاد المفدى وسعادة الرئيس السوداني عمر البشير للاستثمارات القطرية في السودان وحرصهما على دفع العلاقات والوصول بها الى آفاق أرحب.

ya its certainly not the biggest in sudan

I have already visited this project. But the main contractor is CCC company, whose headoffice is in Greece. Am I wrong?

Khartoum, Sudan: Qatari Diar Real Estate Investment Company, yesterday announced further progress for its landmark Mushaireb mixed-use community development located in downtown Khartoum.

The project updates were announced at a press conference yesterday, presided by Qatari Diar DCEO for Operations Dr Hassan Al Fadala and Sudanese state officials, headed by Dr Abdel Rahman Al Khader, the Governor (Wali) of Khartoum; Engineer Abdel Wahab Othman, Minister of Urban Planning and Development and Ambassador Ahmad Shawar, Secretary-General of the Supreme Council for Investment.

Qatari Diar emphasised its eagerness to provide a complete integration plan for its Mushaireb development (formerly known as Al Defaf) which will further serve to incorporate traditional Sudanese architecture with the highest standards of design to create an environment where African heritage meets modern luxury.

Dr Hassan Al Fadala, Qatari Diar’s DCEO for Operations said: “The investment in our development in Sudan is reflective of the strong growth potential we see in Sudan. At Qatari Diar, our vision for Mushaireb, as with all our developments, is to provide the best and safest environments for families who will be living in the development, boost the local living conditions while enhancing local traditions and cultures, and create long-term employment opportunities and sustainable business and tourism infrastructure in the countries where we operate. By attracting foreign commercial interests and tourism, many other aspects of Sudan’s economy and society stand to benefit.”

Clarifying the timing of the launch of the project Dr Al Fadala said: “We have commenced work on the site by appointing CCC (Consolidated Contractors Company LTD) as our contractor, and we have also appointed the most experienced international design firms to implement the design work particular to this project.”

Construction work on Phase-1 of Mushaireb is officially underway with excavation work having commenced earlier in 2009.

Piling for Phase-1 is complete with the superstructure expected to be visible shortly. Design and architecture works are ongoing for the remaining phases.

The development has already proven to be a desirable location for investors seeking prime real estate in the heart of Khartoum, as the first residential tower sold out shortly after being offered for sales.

Mushaireb will be one of Khartoum’s most distinguished real estate developments, offering a new distinct luxurious integrated facility that will elevate the level of future Khartoum real estate projects.

The 20.6 hectares mixed-use development is situated on a prime location in downtown Khartoum with views along the Nile, conveniently located just 20 minutes from Khartoum’s airport.

I was actually speaking to someone yesterday about this. He said work is definitely on, although it was halted for a period of 6 month due to some issues with whether the land sold is leasehold or freehold, in addition to compensations of those who owned the land. The engineers are called CCC, the project managers are QPM (Qatar Project Management) who are owned by Qatari Diar who are in turn the client - owners. The person who I spoke to is involved is involved in the electric and plumbing work for the residential phase. He is saying that there will be several towers built with one skyscraper going up to 30 floors. The architects are a Lebanese firm called Khatib & Alami. These however are not the architects for the main skyscraper which will be a 5 Star Hotel.

This is all I know about this project. Al-Noor City and Musharib are two projects that makes me look forward to visit Sudan! I can't wait to go and see what is going on!

This project is progressing very well. I just can't seem to find anyone who can actually sneak in and take some pictures. I know a couple of people who work on the site, I hear that CCC is doing a great job down there. I will be going in Early April to have a look at how things are progressing. What I know is that they have just the plans for some of the buildings, hence the renaming of the project from Al-Difaf to Mushaireb.

South of Bahri is certainly on the up, Burri and Soba as well!

Not yet, but what I know is that once one building starts to rise, then the rest of the buildings will follow extensively. I do know some of the people in CCC who are working on this - and I will be visiting the site in April if everything goes to plan. Some of the engineers who work on this are on my friend's list on facebook and they have been adding photos about the site from time to time, but these photos do not show any particular buildings rising up. Most of it is still to do with the earth works and surveying, as there will be some roads and gardens as part of the project. Moreover, the floods back in 2009 caused some serious delays to the project I think, but CCC is a big company that handled some big projects in the past. I am very confident that this project will progress very quickly, as at least the funding for it is pretty much secure. This project will turn Bahri south end to a breath-taking land of marvelous architecture. I can't wait to see how the areas around the three rivers in Khartoum will look like in 3 or 4 years down the line.

Part of the project I believe is a 5 star hotel which will be in the shape of a 30 storey glazed building. However, I'm not entirely sure if the work on this hotel has begun yet. I think those completed foundations are related to the presidential towers which range from 12 to 15 storey high rises. The Qataris have changed their initial plans for this project, so it is hard to know what they have changed and what they haven't. As I said, once I'm back home, I will be able to gather all the gossip concerning this! But as things stand now, work is definitely progressing on the residential buildings!

Acquires Additional 58,000 sqm of Land for Mushaireb Project
QATARI DIAR Real Estate Investment Company, an international leader in sustainable development, today announced that it is expanding the land size of its landmark Mushaireb mixed-use community development located in downtown Khartoum through the acquisition of an additional 58,000 sqm of land, resulting in a total 206,000 sqm for the project. وقد عقدت الديار القطرية مؤتمرا صحفيا بهذه المناسبة في برج الفاتح بالخرطوم، برئاسة الدكتور حسن الفضالة - نائب الرئيس التنفيذي للعمليات في شركة الديار القطرية - وبعض من رجال الدولة بالسودان على رأسهم الدكتور عبدالرحمن الخضر، والي ولاية الخرطوم والمهندس عبدالوهاب محمد عثمان، وزير التخطيط والتنمية العمرانية لولاية الخرطوم، والسفير أحمد شاور الأمين العام للمجلس الأعلى للاستثمار، اضافة الى السيد محمد خميس الكواري الوزير المفوض لسفارة دولة قطر بالخرطوم.

وكذلك على التصميم الحالي كي يلتقي فيه الطابع المعماري المحلي مع العمارة الحديثة وقد قمنا بتغيير اسم المشروع ليصبح "مشيرب" وهي منطقة بالدوحة فيمثل بذلك الاسم رمزا مشتركا بين البلدين، كما أن معنى كلمة "مشيرب" هو المكان الصغير للشرب فهو يناسب بذلك مكان المشروع الذي يقع مباشرة على ضفاف نهر النيل.

هذا وقد بدأت رسمياً أعمال البناء في المرحلة الأولى من مشروع مشيرب وفي وقت سابق من العام الحالي قمنا بأعمال الحفر والبنية التحتية اللازمة والتي سوف تتبع بأعمال البناء والتشييد الرأسي فور اكتمالها.

ويجري حالياً وضع التصميم النهائي للمراحل المتبقية. أما أساسات المرحلة الأولى، فمن المتوقع أن تكتمل قبل نهاية العام مع استمرار أعمال البناء الرأسي بعد ذلك بوقت قصير. وقد ثبت بالفعل أنّ المشروع يستقطب المستثمرين الذين يبحثون عن مشاريع عقارية ممتازة في وسط الخرطوم، إذ تمّ بيع البرج السكني الأول بعد وقت قصير من الإعلان عن فتح باب البيع في العام الماضي.

أهم المشاريع التنموية

وقال د. حسن الفضالة ان مشروع مشيرب، المعروف سابقاً بالضفاف، سيشكل واحدا من أهم المشاريع التنموية في الخرطوم، وسيقدم فكرا جديدا للحياة المتناغمة والفاخرة والتي من شأنها رفع مستوى المشاريع العقارية المستقبلية في المدينة. ويقع المشروع المتعدد الاستخدامات والذي يمتد على مساحة. 20,6 هكتار، في أحد المواقع الرئيسية وسط العاصمة السودانية الخرطوم، ويطل على نهر النيل ويبتعد ما يقدر بـ 20 دقيقة فقط عن مطار الخرطوم الدولي.

وسيضم المشروع منطقة الكورنيش والتي سنقوم أيضاً بتطويرها كجزء أساسي من مشروع مشيرب لتكون وجهة رئيسية للجذب السياحي ومنطقة ترفيهية للعائلات وللأفراد. وكذلك يشمل المشروع فندقا من فئة الـ 5 نجوم وأبراج سكنية ومحلات تجارية. كما تم الأخذ بعين الاعتبار الجوانب البيئية وجوانب التنمية المستدامة في هذا المشروع.

Qatari Diar says Khartoum development will go ahead

Qatari Diar's sprawling mixed-use development being built by the Nile in Khartoum is going ahead as planned, the company says, although analysts believe there remain significant risks for the property market in Sudan.

The project, called Mushaireb, was announced in 2006, with construction work starting in 2009. But as yet work has not started on the five-star hotel or many of the shops and offices.

A representative at the sales office for the Mushaireb project in the Sudan capital said two residential towers had been completed, while two more were under construction.

Moawia Hassan Omer Ahmed, the country manager for Qatari Diar Real Estate Investment in Sudan, said the apartments that were put up for sale had all sold, while more flats would be released for sale in the coming months. He added the project was going ahead as planned.

"The effect of US sanctions has had an impact on foreign investment, but the real estate market is relatively immature and with the secession of the oil-producing South, the north will need to diversify its revenue base into other income-producing investments," said Deepak Jain, the Middle East and North Africa head of strategic consulting at the property company Jones Lang LaSalle. "Expatriate Sudanese also began returning to Sudan after the 2005 comprehensive peace agreement [and that] has helped fuel demand [for property projects]."

But there are huge risks too, analysts say.

Unrest continued, said Mr Jain, who added it was important for the two governments to agree on the terms of oil revenue sharing, and there was a risk that unless this was sorted out, war could break out again. "Mortgage financing is in its infancy, and sanctions have prevented international banking … so this is likely to be a slow process."


The masterplan for the Qatari Diar project shows several buildings spread over more than 206,000 square metres in landscaped settings. This figure includes an additional 58,000 sq metres of land that was acquired for the project last year.

To date most of the site is barren. When it was first announced, the project was expected to cost US$400 million (Dh1.46 billion) to develop. Residents have yet to move into the apartments they have bought.

"We think the current political unrest in Egypt, Libya, Syria and Tunisia is also leading developers to look at countries with significant populations and apart from Saudi Arabia, Sudan is the only country in the immediate vicinity of the GCC with a significant population and land base," said Mr Jain. Prices are believed to have risen by about 20 per cent over the past two to three years, he said. "We are actually seeing increased interest in Khartoum and have currently studies under way with a team being on the ground … to conduct research."

According to Qatari Diar, Khartoum will progress to become "a regional centre of commerce".

وأشاد السفير خضر بأداء اللجنة الاقتصادية ودورها المأمول في تنشيط الاستثمارات ورؤوس الأموال القطرية المتجهة إلى السودان مشددا على أن وزير الخارجية الأستاذ علي كرتي ودكتور مصطفى عثمان إسماعيل مستشار الرئيس السوداني ومقرر الأمانة العامة للاستثمار أكدوا بأن اللجنة تعتبر ذراعا هاما في دعم جهود الدولة لتنشيط التعاون الاستثماري بين البلدين مستفيدين من التطور السياسي القوي بين البلدين وأكد ضرورة بذل المزيد من الجهود لتجاوز أية عقبات تواجه النشاط الاستثماري بين قطر والسودان.
وقال إن المسؤولين القطريين شددوا باستمرار على الشراكة الاقتصادية والاستثمارية مع السودان وضرورة أن تحقق تلك الاستثمارات مردودها الاقتصادي وتم الاتفاق على إعداد ورقة عمل تشخص كافة العقبات التي تواجه النشاط الاستثماري القطري في السودان وأعلن السفير خضر عن خطة لإقامة ورشة عمل بالخرطوم يرأسها الرئيس عمر البشير في ديسمبر القادم بمشاركة كافة المسؤولين المعنيين بقضايا الاستثمار لمناقشة كافة الموضوعات والعقبات والتحديات التي تواجه الاستثمارات القطرية في السودان خاصة في مجال مشروعات الأمن الغذائي.
وأشاد السفير خضر بالجهود القطرية الهائلة لدعم السودان سياسيا واقتصاديا وشدد على أهمية إزالة كافة المعوقات التي تحول دون انطلاق الاستثمارات القطرية إلى السودان في المرحلة القادمة.

وقدم كمال عبد الرحيم رئيس اللجنة الاقتصادية رؤيته لاتجاهات الاستثمارات القطرية إلى السودان وطالب بضرورة تحرك المستثمرين عبر القنوات الرسمية إلى جانب قضايا ضعف التمويل الذي ينعكس سلبيا على تنفيذ المشروعات وشدد على أهمية مراجعة خريطة الاستثمارات في السودان لإعطاء مزيد من الفعاليات للتعاون المشترك بين البلدين.
ودعا نائب السفير عبد العظيم الصادق بضرورة الاستفادة من التطور الكبير في العلاقات السياسية لخدمة التعاون الاقتصادي والاستثماري المشترك متناولا تجربة الاستثمارات الكويتية في السودان.
وتحدث عدد من أعضاء اللجنة مشخصين العقبات التي تواجه الاستثمارات في السودان وقدموا العديد من المقترحات التي تساهم في تذليل العقبات لبناء المزيد من الشراكات الاقتصادية بين قطر والسودان والاستفادة من الفرص الاستثمارية الواعدة التي يزخر بها السودان خاصة في مجال الأمن الغذائي وفتح مجالات لاستثمارات قطرية جديدة في قطاعات الطاقة والتعدين والنقل والخدمات.
وجدير بالذكر أن أهم الاستثمارات القطرية في السودان يشمل مشروع حصاد بمنطقة أبوحمد بولاية نهر النيل ومشروع مشيرب العقاري البالغ كلفته أكثر من 3 مليارات دولار ومشروعات شركة مواشي والتي تهدف إلى أن يكون السودان مصدرا رئيسا لتزويد السوق القطري باللحوم والحيوانات الحية إلى جانب مشروع شركة مكين للتطوير العقاري بالخرطوم والمشروع السوداني القطري للتنقيب عن الآثار.
إلى جانب فرع QNB في السودان والذي يساهم في تطوير قطاع الخدمات المصرفية والتنمية في السودان إلى جانب مشروعات استثمارية للقطاع الخاص القطري.

Thanks for the update LadyG. It seems this project will cater for the very affluent few, It would be good to know as part of their project what they are planning to do to upgrade the local highway, water and sewage infrastructure, as judging by the size and number of dwellings and amenities, if they just plan to connect to the exisiting networks I dont think Khartoum North's system will cope.

Qatari Diar hands over the first building in the highly-anticipated Khartoum development

5 October 2011 (Khartoum, SUDAN)- QATARI DIAR Real Estate Investment Company, an international leader in sustainable development, has delivered the first of eight high-end residential towers in its prestigious Mushaireb mixed-use community development, located in the heart of downtown Khartoum. The delivery of the Al Bidaa building sets a new benchmark for the property market in Khartoum, with the Mushaireb project promising to be one of the city's most distinguished developments.

The first residential tower in the Mushaireb development, named Al Bidaa building, was delivered to investors in August 2011 and includes 49 units. Residents of Al Bidaa have begun moving in to their new homes, where they have access to a range of amenities designed to ensure a comfortable and secure living environment, including private underground parking and fully-integrated safety systems. The redevelopment of the corniche adjacent to Al Bidaa building is expected to be completed in Decemberof this year, as construction on three additional residential towers and the rest of the development's extensive corniche is well underway.


The Mushaireb project includes ample landscaped green spaces and waterfront boardwalks on the banks of the Nile. Its proximity to the business district and Khartoum International Airport makes Mushaireb a highly sought-after destination for business, tourism and high-end living. Mushaireb mixes contemporary and Islamic architecture within a secured urban landscape, and will include a 5-star hotel, 8 residential towers and a dedicated retail boulevard, in addition to future investment opportunities to develop commercial and residential towers. After finishing residntial towers i know someone working there and he said that they are near completion of the hotel design and they will start the construction of it immedietly after finishing the desgns but the project have a long trip the completion of the project is 2016

أعلنت شركة "الديار القطرية" للاستثمار العقاري، أنها سلمت البرج الأول من بين 8 أبراج سكنية ضمن مشروعها الراقي المتعدد الاستخدامات (مشروع مشيرب)، الذي يقع في قلب مدينة الخرطوم.

وقال بيان صدر عن الشركة اليوم إن تسليم المبنى الجديد ـــ البدع ـــ تم في شهر اغسطس الماضي، حيث يضم 49 وحدة سكنية، وهو أول برج سكني في مشروع مشيرب العقاري للمستثمرين.

ونقل البيان عن السيد حمد المري، مدير مكتب إدارة مشاريع إفريقيا في الديار القطرية قوله إن افتتاح أول برج في مشروع "مشيرب السودان" يمثل خطوة بارزة في وضعه على خارطة المشاريع المتميزة، حيث سيتمتع القاطنون في هذا المبنى بنمط حياة فاخر في بيئة معيشية فريدة من نوعها تلتقي فيها العمارة المعاصرة والتصميم الإسلامي مع رفاهية العصر الحديث.

وأضاف السيد حمد المري أن الديار القطرية بتسليمها هذا المبنى تؤكد على التزامها نحو خلق مشاريع تطويرية مستدامة لشعب السودان والذي سيسهم أيضا في تحسين البنية التحتية المحلية ، والفرص السكنية والتجارية والسياحية.

The tallest building which Qatari Diar will be undertaking in Mushaireb Project will be the hotel which is designed to reach 16 floors. The Hotel is due to start on the 3rd Quarter of 2012, and is expected to be completed on the 3rd Quarter of 2015. However, there are additional buildings on the Master Plan which are approved to reach more than 23 floors.

Qatari Diar inaugurates Sales Center at Mushaireb, Khartoum

Qatari Diar Real Estate Investment Company (Qatari Diar), an international leader in sustainable development, has delivered the first of eight high-end residential towers in its prestigious, mixed-use Mushaireb project, situated in the heart of downtown Khartoum.


The completion of the first executive phase of the project was announced during a celebration marking the launch of the project's Sales Center, which was attended by HH Sheikh Tamim bin Hamad bin Khalifa Al-Thani, the Heir Apparent of the State of Qatar. The ceremony coincided with a visit made by HH the Heir Apparent to inspect the development, where he was briefed on the project's progress and salient features.

"Qatari Diar is committed to providing sustainable real estate projects in Sudan. We are keen to support infrastructure development efforts in the country, and develop the real estate market therein, through various investments in residential, business and tourism sectors. We look forward to continuing work on our current project while pursuing new investment opportunities throughout the country," said Eng. Mohamed bin Ali Al-Hadfa, Group CEO of Qatari Diar.

The first residential tower in Mushaireb, named Al Bidaa building and consisting of 49 units, was delivered to investors in late 2011. Residents of Al Bidaa now have access to a range of amenities designed to ensure a comfortable and secure living environment, including private underground parking and fully-integrated security systems.

The redevelopment of the corniche area adjacent to Al Bidaa building is expected to be completed by the end of the current month, as work continues unabated on three additional residential towers as well as thedevelopment of the rest of the corniche

Crown witness the opening of sales center "Musheireb" in Khartoum

Sudan project first phase completed


The first phase of a $400 million multi use development project in the heart of downtown Khartoum in Sudan, was completed in December 2011.
Qatari Diar Real Estate Investment Company said that the completion of the first phase of the project which consists of eight high end residential towers comes as it launches its first sales centre for the development.
‘Qatari Diar is committed to providing sustainable real estate projects in Sudan. i visited the project site last week and was told by reliable sources that the project has been on hold for disagreement with the original builder/contractor over some kind of technicality in the contract. They have appointed a new contractor and construction is suppose to resume in the very near future i will post some pictures from one of their models... enjoy
