Konstitucijos Avenue 21

Norwegian architect company Lund+Slaatto (http://www.lsa.no/) in collaboration with the Danish architect company Schmidt Hammer Lassen (http://www.shl.dk/) won the competition for
the 52,863 m2 large mixed-use complex “Konstitucijos Avenue 21” in Vilnius. The project is situated in the rapidly growing Snipiskes district in the
north of Vilnius and comprises offices, apartments, shopping, fitness and conference facilities, and a hotel.

The complex has three high building volumes creating a dynamic composition both within the block and towards the future neighboring buildings.
The buildings define the central space and the various passages and respect the objective of creating a coherent skyline in the region with four
different height zones on the site. Each of the three constellations comprises individual units which can be built in separate building phases – and
in any sequence one might find desirable at the time.

In the northeastern part of the site, an architectural peak has been added to the volume, whereby the height is escalated in a rotational movement
from the lowest element in the south east towards the tallest element in the northeast. The buildings are situated displaced from each other
resulting in interesting interactions with the other volumes within the block.

The offices are located in the highest building, which gives an opportunity for company exposure due to its landmark character. The north-western
building contains offices and residential units on the top floors positioned to receive good sunlight and views. The hotel is located in the foremost
building and easy access towards Konstitucjos. On the ground floor, retail shops are directly accessible from the main streets to contribute to urban
life along and through the city block.

The city block has a strong visual environmental profile with an extensive use of green roofs and accompanying brown-water handling. Resource
and area efficient solutions are achieved through rational and flexible building volumes in particular in the interaction with sustainable use of
materials. The design of the facades is developed from a principle that allows for flexibility in the degree of enclosed/ glazed surfaces and sun
exposure/ cooling. The buildings are also oriented according to the passage of the sun to achieve a balanced thermal heating in relation to working
hours and the need for cooling.

Išrinkti 2 konkurso Konstitucijos pr. 21 detaliajam planui rengti nugalėtojai. Pirmosios vietos laimėtojai – Norvegijos architektų komanda Lund and Slatto ir danai Schmidt Hammer Lassen - pasidalijo 30 000 lt, o antrą vietą užėmusios “Jungtinės architektų dirbtuvės” – 20 000 lt. Abiejų darbų autoriai tobulins savo projektus pagal komisijos pastabas ir tada bus išrinkti nugalėtojai.

There have been selected 2 winners of the competition for the detailed plan of Konstitution Av. 21. First place is given to a Norwegian architectural company Lund and Slatto, as well as Danish company Schmidt Hammer Lassen - They both got to share 30, 000 LTL and second place was given to a Lithuanian company "Jungtines Architektu Dirbtuves" where they got 20, 000 Both authors will keep upgrading their projects to the comments by the commission and then the winner will be announced

You should really follow the format of naming the thread, maybe someone can change it because it is an interesting project.

Also, all the renderings are of the proposal by the Norwegian and Danish company.

I have sent a PM to AtlanticaC5 with a request to change the thread title. However, I think it is best to at least try to read the rules before posting a new topic and provide the basic information about the project in English instead of just asking someone else to do that post factum. This is just not very nice. ;)

This is great project. I hope they'll stick with this concept because seemingly the guys who did it (the Norwegian and Danish arch. companies) seem to understand the importance of public spaces and planning rather than just how to "bomb in" a building into a designated plot ignoring the rest of the universe. Great filler for the New City Center i.e. something that should make it look good not just from afar but on the ground level too (the new Swedbank building is also one such great example).

Exactly my thoughts :) To incorporate some public spaces into an office buildings is a very clever decision. We need more of such a buildings.

I'm very glad to see how tremendously the architectural quality of projects in NCC is increasing. A long way indeed since 2004. :)


I like how the buildings are so much closer to the street than we're used to, with public space being inside the quarter: size-able 6-10 floorers close to the street will definitely add to the downtown feeling. And there's a highrise, which is almost always a good news. :)

Exactly my thoughts :) To incorporate some public spaces into an office buildings is a very clever decision. We need more of such a buildings.

When I got interested in skyscrapers and cities (that was some time back in 2002 or so) I only cared about the individual buildings and their height... now it's changed (perhaps not least due to my long "experience" of interest and some overseas trips which helped me to build up a broader image).

This is why Canary Wharf is my favorite spot in London and this is why Singapore is, probably, my favorite city in the world (that is if I put my 'subjective' and 'biased' options aside such as Vilnius or Bangkok :D). Not just because its amazing skyscrapers and architecture but also because of how it is all put together in absolute harmony and peace with the surrounding spaces. I think Scandinavian cities also do well in this sense. Too bad they are so reluctant to build anything tall in their cities. We could have a bunch of 'Singapores' in the North right now :D

I had such a thought as well. I guess today there is much less of a reason to complain and cry about 'bad' and 'tasteless' architecture. The likes of Green Hall (SBA), Swedbank and most upcoming projects are indeed what could be called 'high quality' which is great!:cheers:

I think we can bravely say that Swedbank and Green Hall - are a buildings of the next generation. And marks a qualitative leap of Lithuanian architecture. They set a high bar for the forthcoming buildings. And hopefully, "Konstitucijos Avenue 21" building holds that ground :)

If the construction permission go through as planned, the demolition of an old building is shedulled to start this spring and the construction of the highiest tower is due to start this summer.

Let's hope everything will go as planned.

do i get this straight - is this the neighboring plot of that (beautiful!) soviet-time "lg building"? (which i hope will not be demolished before such architecture will be valued.)

In the middle image, that street on right is for cars and people or just people? And what is the structure on right side, where the trees are? Is it planned or its there just to make it look nice?

I think it's going to be the future Kernavės street part in there, and it will be tunneled under Konstitucijos Avenue. That street I think is going to be of a similar status as a Gelezinio Vilko street, and it will probably be for cars only ;)
