thanks @jude12,based from your shot 3 months ago and dx,they were into the interiors already,and probably will finished and be turn over early next year,mukhang tapos na tapos na nga ang towers 1 & 2.I heared na mahigpit sila when it comes to picture taking.No one hasn't posted pictures yet of the inside to update construction but seems they are determined to finished and deliver @ the earliest possible.Kudos!

Do you guys have any idea how much it will cost to get SM's in-house architect? I bet it will be expensive. I have been away from Pinas for so long so I don't really know the prices of appliances and furniture nowadays and am thinking if it'll be all worth it to send in a container of appliances to Pinas...I've been home for holidays though and I've seen that I can find beautiful, high-quality, simple and minimalistic furniture in Manila...just don't know if it'll be a real ripp-off. I'm thinking of getting stuff from Ikea but I guess the closest I can get them from is Hongkong right? Hindi ba mahal ang both furniture and freight? Naku sa liit nung unit, all I will furnish it with is a bed (custom), a window seat that can also be a bed (custom), an airconditioner, a refrigerator, a microwave. some curtains and maybe a small tv/dvd. The only major work I will be doing is moving the kitchen to a smaller side to open the original location for a window seat and to separate the toilet and shower entrance so that both can be used at the same time.

My cousin is an engineer and he signs most of the permits in manila for buildings and any other constructions. He will be helping me create a livable space out of the 22 square meter condo unit.

Thanks...I was thinking of the same thing...my idea of getting it furnished is just to lift a finger, point, point point and then swipe, pag may laman ang debit card ko, pag wala eh di banig at kumot na lang, hihihi! Mine has 2 bedrooms and even if I have the patience, maybe my family doesn't and would like to spend our holiday on other activities than getting a flat fixed...hmm...maybe I can contact your sis for her services?

Agree, yung 1br nila na nakita ko when i got my 2br with balcony unit, is 1.1M. baka yung 900k if you will pay in cash? may discount kasi di ba pero i dont know how much?

gosh ang mahal naman pala ng mga units. milyones ang bayad para sa kwarto lang. hopefully hindi magmumukhang lata ng sardinas ung laki ng mga units in actuality.

What I like about SM,they're not spending much on endorsements and advertisements,not much on promo but the project Mezza is shaping to be better than expected.:)

When we got our 2-BR unit in Tower 2, Studio was around 900k++. Unit price really appreciated since then. Prices were much higher in Towers 3 & 4 when these were launched.

Ning, were you able to go and check-out your unit? As of now, I haven't got a reply from my agent re my viewing request. Apparently, he was initially told by the management that the unit can only be viewed on Turnover!!! :ohno:

Maya kulitin ko ulit asawa ko. Baka 1st or 2nd week of January pa ako makauwi, tignan ko if maconvince ko Project Director nila sa Mezza. Or else, ask ko agent ko take pictures ng loob at iemail sa akin, if puwede. May mga agents na daw kasi nakapasok sa loob.

i think its true.
when they 1st launched the project more than 2 years ago. that was their initial price offer and u can still choose units with a really nice view of makati.
congrats sa lahat ng nakabili ng units nuon. i think this is a nice project and a good investment.

oh yes it was,and when I inquired of that,lowest floor,back units,they're all sold out bec.it was less than 1M at that time.But the price differ as the floor level gets higher and the views.If you're not an early buyer you will end up to whatever units are available which is already a little costly of course.:)

According to SM, as of Dec 2008 updates daw yan. Saka ning lang name ko ha, yung nicole is my eldest :nuts: Ito na naman ako, pauwi ako before Feb. 3 kasi I need to go for a visa change, magpapalit kasi ako employer. Sana matuloy kasi di ako nakauwi last December. Pero mas gusto ko sana umuwi March/April na para makita ko yung unit at andun ako mismo sa turn over if matutuloy nga.

Agree ako kay baphi not to book your flights yet if your main purpose for travelling is to see your unit...SMDC staff and management's remain unresponsive to our requests! Even my agent did not bother to reply to my request :ohno: My husband actually went to the Mezza area and he was told that the units can only be viewed during turnover, NOT before.

Wala atang taga SMDC here. send mo ako private message, refer kita sa broker ko na hawak ang SM Mezza. Same lang naman price, pa update tayo ng mga available pang units. Nabigyan nya ako 6mos ako pa kasi. Cash buyer ka ba? Pinagiisipan ko ibenta unit ko pero cash basis, or at shorter payment like mga 1-2yrs to pay lang, if interested ka; 2 br with balcony.

what I understand is that T4 is being sold by 1 bedroom unit ,no 2 bdrm and 3,its just up to the buyer if they want to buy more than 1 bdrm to combine it ,the developer did this to avoid paying vat(thus making it beneficial to the buyer) because even if they did buy combine units,each unit has separate receipt and CTS,hope this helps.

i find the units "maliit", not well ventilated and no exhaust plus most of the units are so cramped up even the ceilings were not high enough. when asked why is that so, "the target market for mezza are starting families, bachelors, single yuppies or students".

so if this is ok with you, think of it still as a good investment since its near u-belt plus having a supermarket, convenient store (open 24/7) and starbucks on your podium.

i was told the 2br and 3br still available. 1br i think is sold out.

ok ang updates mo day ha! at least malapit din naman ang target date nila sa pinangako na turn over.... pero wala pa silang exact date kung kelan last week ba ng March 2009 or first week.... ang balita ko pa nga hindi sabay sabay ang turn over ng t 1 n t2 by floor kasi hindi pa raw lahat tapos totally....

hi!!!!!!!!! nakapunta ako kanina sa mezza tower 1 with the following news:

1. 5th floor lang ang puwede nila ipakita. di pa puwede ibang floors especially mine na 16th kasi di pa daw safe dun.

2. ang may ground floor lobby lang is tower 1 and 2 - common lobby then those staying sa towers 3 and 4, dadaan sa common lobby na ito then pasok ng 5th floor then lalakad papasok ng own lobby nila - Tower 3 and 4 lobby na dadaan ng swimming pool, play ground etc.

3. ang turnover pala is bibigyan ka ng 2 dates, ikaw mamimili then its 4 floors per 2 weeks - sana tama ako, meaning its 8 floors per month. they are targetting end of march as start so, if true, end of March = 5th to 12th floors; end of April = 13th to 20th; end of May = 21th to 28th?? basta magpapadala daw sla letters then 2 dates lang ang option.

4. yung bridge from mezza to SM centerpoint, nakaabang na pero wla pa clearance kay mayor belmonte.

My general impression: hmm I like the main door, pang hotel pati ang number and unfortunately di ko siya nakunan!!!! ang kitchen cabinet sa baba lang, wlang hanging. wlang intercom, basis ng number nila if they are calling you if you have visitor will be your landline and if dika resident dun is my iassign kang tao for them to check if sino pupunta unit mo. yung sampayan pala is if 2 br ka is nasa isang room na may door, dun lang.

unfortunately daming agents na di well versed. I asked them repeatedly sa intercoms, iba iba sagot. kako may ilagay ba sa room na puwede twagan unit owners pag may bisita. iba sabi OO, iba hindi.

since proj director na kausap ko, sabi wala. sa landline lang daw sla tatawag pag may bisita ka. weird hehe. oks ndin.

:nuts: hehe oo if ang daan mo is main lobby sa likod, kasi po 1 lang ang main lobby bale ito yung ibaba ng tower 1 and 2. di ba 2nd floor to 4th floor is parking? so drecho mo is 5th floor na. dun sa 5th daan ang mga tower 3 and 4 tenants then sa own lobby ng towers na yan may lift din sila.

pero if you have car sa parking area daw kasi may lift ng pang t1, t2, t3 and t4. so derecho na sa floor ninyo. i assume may daanan pa left at right side naman sa 5th flr lobby na yan to go sa towers 3 and 4. then tenants ng tower 1 and 2 can just proceed to their floor.:banana::banana:

i forgot to mention na according to project director ng SM, magkaka special discount tayo sa Our Home ng Sm, i mean for unit owners only. Maglalagay sla sa Our Home ng model units at mga puwede ilagay na furnitures then turo lang daw ng turo at choose ng color if may nagustuhan ka for your unit. free delivery na! di sinabi how much discount pero introduce pa lang itong March.

Start ko na pa draft design unit ko though gusto ng archi ko mavisit at masukatan talaga siya. Uy, mga forumers, refer ko kayo sa archi ko na kumare at madami ng projs na nagawa, if gusto nyo pa design unit ninyo. We need a nice hanging cabs sa kitchen so we need good cabinet maker! And of course built in cabinet.

May naidesign dati itong kumare ko na studio type condo ng friend ko at ang cabinets nya sa ilalim ng kama nya, ganda kama kasi nakaangat at elegant ang dating.

as mentioned 2 lang nag entry sa mga units natin, sa likod thru car na ibaba sa harap mismo ng main lobby or by walking of course or derecho parking lot. as i observed pag drecho ka sa parking, may kanya kanya ng lift yun for tower 1, 2, 3 and 4.

pero if sa lobby pasok mo, i mean main lobby ito ang taas ng tower 1 and 2. sa unahan nun o other side is mga hyper mart right? so imagine that. yung buong 2, 3 and 4th floor naman is parking. ang pool nasa 5th floor. so yung mga nasa tower 1 and 2, they use lift drecho na sa unit nila. yung mga nasa tower 3 and 4, lalabas ng 5th floor walk to their own towers na may lobby din daw pero start sa 5th floor. as mentioned dadaanan nla swiming pool, jogging path, etc.

if sa hypermart ka namili then walk ka palikod for main entrance nga at daan ka tlga ng main lobby at labas ng 5th floor to go sa tower 3 and 4. alangan mag car ka pa sa lapit nun tapos daan ka ng parking lot? kahit daan ka naman ng 5th floor ng main lobby elevator naman yun, malay mo pwde tayo maglabas ng cart. tapos may bridge padrecho sm manila. pero dpa approved ng qc mayor pero nakaabang naman na. pag dun ka galing tingin ka nasa level sya ng parking area so that means makadrecho ka na sa mga own towers ninyo.

Nakakuha ako nung June 2007, T1 nga. Yung cousin ko ang nagpunta direct sa SM office in Sta Mesa and got this deal for me. I got my unit for 1.3M, 22 sq.meters with more windows than a regular studio/1 bedroom unit. If you look at the layout, yung unit ko yung katabi ng elevator so meron window sa kitchen and sa bedroom.:nuts:

Kaya nga babayaran ko na yung full payment plus the remaining DP ko sa march pag-uwi namin para wala nang problem sa turnover. Pero di ko pa maaayos yung condo until next year kasi di pa turnover pag uwi ko.

Yung 24mos DP (20% of contract price sa akin) ko isinama na nila yung 5.5% misc fees. So ang babayaran ko na lang additional eh HOA ata.

OO tama, kelangan mo na bayaran in full after your 24mos DP or proof of loan approval, or else goodbye condo na ata.:bash:

At last I was able to speak to the person in charge ng turnover. Bale from now to April 2 ang nakasched Tower 1 and 2, 5th floor to 11th floor pa lang.

Sa April 13 pa ako pinapatawag para malaman when talaga sched ng turnover ko being nasa 16th floor ng Tower 1. Pero later ko sa pangungulit ko April 2 daw tumawag na din ako. Kako I cant afford to be so late kasi kako sa pasukan kailangan nakalipat na kami kasi ang mga kids ko mag transfer pa ng school. Nagkaintindihan naman kasi na kako all I need is for my Architect to see the unit asap and magawan plano then I need 1 month at least for basic interior/renovation before kami makalipat.

Schedule kasi depends daw sa bilis ng acceptance ng SM from contractors na naiintindihan ko naman. pero take note 7 floors lang yun for 1 month, nung una sabi sa akin mga 8floors kasi nga 4 floors every 2 weeks. sana nga mabilis kasi.

Mezza really stands out in the Sta. Mesa and it's really a massive development by SM. Very imposing.

MANILA, Philippines - SM Development Corp. (SMDC), the property unit of investment holding firm SM Investments Corp., posted a net profit of P56 million last year, down from P1.3 billion in 2007, on huge mark-to-market losses.

“The decline was mainly due to unrealized mark-to-market losses from equity investments that held SMDC’s portfolio from its previous business as an asset management company,” SMDC said in a statement.

However, the company said income from real estate operations jumped 116 percent from P513 million to P1.1 billion while gross profit on real estate sales doubled to P1.7 billion.

Realized revenues from real estate operations amounted to P3.1 billion, 56 percent higher than the previous level, brought about by the strong sales uptake of the Grass and Berkeley Residences, coupled with the higher completion rates of Mezza Residences and the completion of cluster six of Chateau Elysee.

For the whole of 2008, SMDC pre-sold a total of 2,622 residential units valued at P5.1 billion.

“We are pleased by the continued growth in our core business of residential development. Notwithstanding the challenging operating environment we are in, we foresee our residential business to be highly competitive in the market. We will therefore vigorously pursue our pre-selling activities, and at the same time keenly monitor cost efficiencies. We are also committed to deliver the best quality of homes to our customers at the shortest possible turnaround time,” said Roger R. Cabuñag, president of SMDC.

SMDC has five ongoing projects. Chateau Elysee, a six-cluster mid-rise condominium project in Parañaque City, is now in its fifth cluster; Mezza Residences across SM City Sta. Mesa is 95-percent complete with two of its towers due for turnover to homebuyers this March.

Berkeley in Katipunan Road across Miriam College is 22-percent complete, and Grass Residences beside SM North EDSA is 24-percent complete with its first phase. Lindenwood Residences, a residential subdivision in Muntinlupa City, is 99-percent complete.

ang mezza strip pala e yung mga nasa gilid outside ng savemore... mga small resturant... kala ko sa 2nd floor yung sinasabi na iyun.....magkakaroon din ng Man hahn restaurant... pag me time ako this afternoon picture picture ulit ako dun sa mga strip na iyan

rowena if makita mo gym, pakikunan ng picture ha. ang intindi ko 2 gym. isang free use at isang may membership, yun yata nga yung fitness first, im not sure. at if aakyat ka ulit, pakikunan din picture yung door witht the number para makita nila na its maganda.

hindi siya connected... me bridge from sm to MMDA bridge going downstairs to (lalakad sa SM Center Point) at lalakad pa rin papuntang LRT matagal na ang 2mins from mezza to LRT.... unless na ipagawa ng SM at MMDA na connecting na sa LRT... at pag bumaha lalakad ka pa rin sa baha papuntang LRT:lol:....

oo nakakuha na ko..... 25t reservation..... ang parking slot nila 650t na...t4 ako sabi ng agent ko maayos na raw ang gawa ng t3 & t4 kasi lahat daw ng reklamo sa t1 &t2 ay inayos na dun sa t3&t4....pero talagang mas maganda ang tower niyo t1& t2 kasi sa mainlobby ang elevator niyo na diretso na sa unit ninyo.....hindi ko natanong sa agent iyang privatebridgeway na iyan... nakita ko nga e gawa na yung bridgeway to mmda (over pass) pero nde pa bukas... pero anytime pede na iyun parang iyun yata ang private na sinasabi nila na diretso sa 4th flr which is the office ng sm mezza at parking.....me pix ako ng bridgeway way to mmda overpass kaya lng nde pa rin ako marunong magpost.. :nuts: aaralin ko pa magpost dito sa ssc (sa totoo lang dito lang ako nakakuha ng mga updates ng mezza lalo na sa inyo na regular na nagpopost). website ng mezza for news and updates hangang ngayon under construction pa rin.....:ohno:

At alam niyo ba napakahigpit ng security ng SM MEZZA nagpicture2 ako sa labas lang ng savemore bawal daw iyun sabi ng guard saan ko raw gagamitin...... tapos ang securityguard sa buong mezza bawat shifting ay 24 guards... nde sila nagpapasok na walang kasamang agent sa Mezza... nde rin sila maglalagay ng model unit mismo sa loob mezza to avoid maraming tao na mag uuzi dun......tanong2 kung me celebrity na nakakuha ng unit dun .... si Ricky Reyes daw meron dun sa t1....hi hi hi....

Well,if I am wrong,then I was wrong..but there will be a BRIDGEWAY to be constructed from
Mezza that will connect to LRT-2 then directly connected to SM CENTERPOINT.Would be a real bonus to the unit owners for this will be private and heard
that there are shops in it.Just not confirmed if this will push through after the units are all turned over for this will be a lot
of construction.Please confirm to your agent.Let's just wait and see.

kainggit naman kayo! may mga unit kayo sa mezza residences ang ganda ng location. ang amenities super presentable..... kita ko yung bridgeway diyan dinugtong lang sa overpass ng MMDA hagdan lang siyang pababa sa MMDA overpass.

It is written in our contract what we will receive.We are supposed to get a bare unit at tayo na ang bahalang magpaganda nito.The model unit is just a sample.At least pulido nga ang pagkagawa ng mga flooring at tiles.And I can see in the kitchen near the cabinet that there is a space for gas stove should you want to put up an oven or elba.:)

I posted the picture as a reference to space. To remind 1bedroom owners of how much or how little space they have to work on. None of the unit owners expect their units to be like the model unit. Most of the stuff in the model units are upgrades. If the unit owner paid extra for upgrades then their units will have upgraded cabinets and bathrooms. I asked about that shower enclosure and they said it costs about 100k ... di ko alam kung enclosure lang or buong bathroom remodel yun. My cousin estimated that to interior my condo will cost me another 500k ... that tells me I am not getting that shower enclosure! hehehe too expensive.:banana: ... but I do plan on re-tiling it and since my shower is not a corner one, I want to put a small bench and clear shower door which should cost less than half of the model shower enclosure. I already have a lot of ideas to make my 22sq meter unit spacious with a lot of ingenious additions. I might convert that space for sampayan to a closet since no one will sampay there naman eh. :bash:

IC. Well, the sample cr pictures that I posted were definitely from a studio/1br unit, not a 2br ... pero baka pareho sila ng cr layout.

Eto yung nakita kong naka-post na picture for the 2bedroom .. wala ngang enclosure yung model unit. I think I remember asking why the 2br model unit does not have an enclosure and they said because they wanted to show what the standard bathroom looks like.
