jejemon October 3rd, 2011, 01:15 PM May update ba tayo sa issue ng MEZZA... me gym na pero hindi pa rin pedeng gamitin ano kaya ang problema dito.... tapos iyung glass door ng 5th flr hindi pa rin ginagawa...... very poor ang maintenance and management ng SMDC....samantalang sa CITYLAND pag turn over complete na lahat ang amenities although maliit lang ang amenities nila pero walang problema lahat naideliver nila sa turnover ng unit unlike sa MEZZA malaking developer pero very poor sira na talaga sila sa mga buyer lalong lalo na sa MyPlace sa ORtigas maraming nag pull out ..... kasi ngayon lang sila pumasok sa mga CONDO kaya bagsak ang rating nila..... hindi pedeng irekomenda.....:bash:

nabasa ko yun announcement nila sa elevator for the 2nd time, this week daw mon to fri, 9am to 5pm may magpapalit ng door knob natin.
so sa mga katulad ko mag-isa lng sa unit, ano gagawin ko? take a 5 days leave para antyain sila? bakit di nila mai-schedule na maayos, like 6 level/day, para kung kinakailangan, take lang ko ng 1/2 day leave!
or sana sunday nalang nila ipa-schedule sa mga unit owners na katulad ko, siguro kahit bigyan lng natin tig-pipiso ang bawat unit owner na gusto sa sunday palitan ang door knob, kayang -kaya na i-cover yun sunday overtime pay ng mga gumagawa! hehe :lol:

Magulo ang naging meeting kasi madaming unit owners na nagalit sa representative ng SMDC.... Kasi paano magkakaronn ng election ang daming pang mga issues and problems sa mezza na hindi pa na reresolve... Kaya ang nangyari lumabas lahat ang complain ng mga unit owners.... Mabuti naman may mga unit owners na talagang concerns sa kapakanan ng lahat.... May mga unit owner din na may kaalaman sa pag mamanage ng condominium... Grabe talaga ang mezza condo natin marami pala talagang hindi inaactionan na mga issues and problems na walang pakialam ang smdc.... May isang babae dun na kung hindi raw sila kikilos sa mga complain na mga unit owners ay i memedia na nila.... May lalaki rin na nag suggest na magkaroon sila ng action plan kung kelan nila eto matatapos.... Halos lahat ng mga unit owners ng mezza ay mga PROFESSIONAL na nawawala ang pagkaprofessional nila dahil sa mga problema ng mezza.... Kaya sa December 3, 2011 ang meeting ulit kaya vote wisely....

ningnicole November 8th, 2011, 06:48 PM i recently went for more than a week in Philippines. i saw the bbq grill, halos everyday may gumagamit, its because sem break at may long holiday sa Pinas. saw also na napalitan na yung nasirang door sa tower 2 side. pero di pa din functional ang gym, kulang pa daw sa mga gamit sabi ng mga guard.
madaming ilaw sa ceiling ng M Bar na need ayusin at palitan. may construction in front of he door lobby which i dont know for what. may construction din sa 2nd floor for call center industry daw kaya yung 3rd floor parking namin naging maalikabok. my mother requested for a temporary parking in 4th floor. before ako umalis, naging less maalikabok na sa 3rd floor parking hence we used it again.
good to see the grass area again with kids playing soccer, some adults playing badminton and football and mga kids practicing their dance in the playground area sa gilid ng tower 2.
may dental clinic na din sa baba ng mezza.

Last January 7, 2012 the Scheduled election for the new officers (governors and Board) did not push thru for the reason that there was not enough nominees nominated to make the election possible.
Despite the few number of attendees (around 60 I think)Quorum was reached via the mere presence of SMDC reps. Since they hold the voting rights close to 400 units.
We took the advantage of holding nominations right there. Attendees were grouped into their respective Tower Groupings and discussed amongst themselves the individuals they would like to nominate to run as officers.

Sorry. Was busy with business.
But since the load is light at the moment, let me share with you the things that went on the past few months. This update, I hope, will keep everyone not living at Mezza Updated.
1. With regards to the past announcement last April, 2011 with regards to the Association Dues rate increase and the payment schedule of Retro Fees (2009 up to 2010)
Let me clear things up that this is all taken cared of. I personally met with SMDC officers last September (after filing a complaint) and this was what was agreed upon:
a.) All retro dues (year 2009-2010) are hereby cancelled.
For all those who have paid during these years, all payments will be credited starting July 2011. So if you paid for a year consider your dues till July 2012 settled.
b.) Our 6-months deposit is not Working Capital as claimed and is hereby applied on the period of January 2011-June 2011. For those who have not accepted their units yet, their deposit remains untouched.
c.) They have agreed to complete the following amenities:
- Children's playground (finally upgraded to one that suites Us)
- Barbecue Area (delivered)
- Function Room (delivered)
- Security at main entrance and ramps of the parking entrance and exits (delivered)
- Gym (delivered but not yet open pending discussion on house rules)
The gym is now complete when I inspected this last January 7, 2012 but I do apologize that I have requested to hold the opening of the amenity for the reasons that if we do not make house rules, the possibility of the amenity to get damaged is quite large.
What I was proposing is:
1. IDs be created for the exclusive use of the Gym (Free at the moment)
2. IDs can only be claimed by Unit Owners (not tenants sorry)
3. IDs will only be released if the Unit is not delinquent in any dues.
4. After each use IDs are to be surrendered back to ensure that it does not get passed around.
This is just a test. I just want to make sure that the gym will be used by Unit owners who are residing. And with the few number of equipments it would be better to allocate this amenity to those who deserve using them.
This will also ensure that the maintenance cost can be kept to a minimum.
Anyone who has comments on this can also give me feedback, as I said its will still be a work in progress.
d.) Turnover of Control of the Condo Corporation.
The general election is scheduled first week of February. I was able to work with some very dedicated residents to ensure that all Nominees are Real Residents and not dummies, and we hope to get your full support on the election. If you really want changes to happen, this is your chance.
Once we take control, can we pressure the Developer to answer to the Projects' warranties like waterproofing, repairs and maintenance. We can also study the Financial records to check on whether we can lower the association dues rates.
Proxy forms are available and is necessary if you want someone to cast your votes for you.
Again, its been a pleasure updating everyone. Happy New Year by the way.

Thanks for the good news Kerwin. At least things are looking great this time. Yung structural issue na solve na ba? I do not know where is the proper forum to give suggestions at this time. May suggestion sana ako sa gym. I am happy to know it will be free at the moment and medyo confuse ako sa exclusive use ng unit owners. Does unit owners mean those name shown in the title? Like in my case eh kaming magasawa. So excluded sa gym use ang teenager na daughter ko? or my parents who are there 365 days of the year.
In my humble opinion, baka it will create issue sa mga legitimate tenants or those renting. Sana we cal also explore the possibility of letting the unit owners assign their rights to use the gym but of course they will be responsible for all house rules related to that i.e. on-time payment of dues, etc. Kasi all are paying hoa dues that include amenities - be it unit owners are literally staying in the building or not. Sana pati sa pool use magkasystem na din.
My suggestion is to have a schedule on the use of these amenities. For example, MWF or WFSun - for Tower 1 and 2 and TThSat for Tower 3 and 4 for the gym. Then we can also apply it sa pool use. Then if may issue sa preferred days then we can change it every month. And if magkaissue pa din sa days like may pool party si certain tenant on the day na di sila allowed then subject na lang sya sa approval ng officers in charge of that. Let us not forget that the use of amenities depends on the hoa dues we pay if its 1br/2br/3br. I remember that the allowed number of persons for 1br is 3, then 5 for 2br and 7 for 3br. I don't know if this is still the rule now. Maybe for gym use since it is smaller than the pool eh liitan lang ang allowed persons like 1pax for 1br at a time / or 2pax for 2br at a time / 3pax for 3br at a time.

Will study this and suggest sa present board. There is still a big problem of lack of interest of some nominees. Sayang. If kulang nominees elections won't push through, and smdc will make it look like we are still not ready and hence still continue to control the condo corp. Pag control ng smdc nag complain mga tao, pag binibigay na ng smdc ayaw naman tanggapin ng mga tao. Ewan ko na talaga paano ito maaayos. Sayang lahat ng positive outcome till now, i bet if smdc takes over another year expect association dues to go up by april 2012.

Mga suggestions pa lang naman iyan Mr. Kerwin talagang saludo ako sa iyo sa concerned mo sa Mezza condo natin.... kaya lang paano naman iyung hindi residente na pinapaupahan lang nila iyung unit nila pero sila ang nagbabayad ng HOA hindi sila pedeng gumamit ng GYM? siguro mas ok mga owner or member ng family talaga ang pedeng gumamit ng mga amenities na iyan.... parang sa swimming pool may mga listahan ng pangalan ang pedeng gumamit.

It would be nice sana to have allocated IDs lang per Unit, based on the number specified before sa house rules, parang pag studio - 2 ID, 1BR - 3 IDs,
2 BR - 5 IDS, 3BR - 8 IDs.
Sa gym naman, Basta Unit owner (the one paying HOA dues has 2-3 IDS)
Problem is majority of tenants are foreigners who actually are not careful with the properties. The first thing they will do is pressure the unit owner to get the ID for them. Iyun ang kailangan natin lahat pag isipan.

Like waterproofing, big issue iyan, when a complaint was filed, ang sagot ay "wala pa budget" ... teka, bakit budget ang pinag uusapan eh warranty iyan. Gusto ng current board (smdc) na ang HOA ang mag shoulder kaysa developer (smdc) yes one and the same.
Kaya we need to fight for our rights talaga.
kerpogi January 13th, 2012, 01:49 PM Just to update everyone, A majority of the residents nominated for office passed the qualification round and will soon be presented to the residents to share their plans or platforms for the community.
Things are looking well indeed.
Nominees were selected amongst real residents and just as an extra insurance policy, I documented the whole proceedings which showed the current board (SMDC) allowing the opening and the closing of the Nominations.
On the video, it shows the only names of the residents nominated, It did not include any individual from SMDC which is good. I guess this is a good gesture on their part.
The video also will protect us, just in case a magic trick appeared and they suddenly add SMDC nominees in the mix. It was clear from the start that the reason nomination took place was that there was a lack of nominees.
I also recorded a meeting that took place wherein the legal counsel even announced the only nominees: Tower 1 - 0, Tower 2 - 1, Tower 3 -1, Tower 4 - 3. No announcement that any SMDC rep was nominated.
This alone should be hard evidence to thwart any untoward actions that the developer SMDC would still try to maneuver and find a way to magically appear on the list. We know they are a majority voting block, which allows them to manipulate the outcome, that is why I documented the whole proceedings to stop these kind of cheating.
Lets all just pray for a fair election on February 4 (tentative)

Kindly save this to your computers for future records as, SMDC will charge us after title is transferred, so this is our proof of how much we are to pay back. They promised no interest. no penalties. But we still need proof para walang gulo in the future :)

from my understanding, if you move in 2011, 2012 ka lang start mag pay, kasi 2011 mo bayad na nila 2010 palang.
The price there is already discounted. :)
last question nalang is, pwede ba credit points sa advantage card or reward cards natin sa bdo? :lol:

The Election will finally push through this time on March 3, 2012. I was just wondering if we can get everyone's support here :) We are already sure of getting 4 seats on the Board (1 Resident rep per tower) while the other 3 seats are to be voted at large. At the moment SMDC claims the majority because of the absence of a vast majority of unit owners who invested on the project for business, (renting it out) and a lot of Overseas workers who poured their hard earned money into this project also. Because of the large number of unsold units SMDC has a lot of votes on its hands, but it has to be divided into 3 to place all 3 of their candidates in place. I Believe that no matter how large their number of unsold units, the number of sold units would still overtake them. That is why I am making this proxy form available. We (Tower reps) have already agreed on putting just one candidate's name on all ballots for the voting on Large to ensure we get another seat, which gives us a sure majority on every matter concerning the project from that moment on.
Here are two forms to choose from, a blank one that you can assign a friend or relative to vote for you (but must be physically be present on election day) and another, with my name on it. If you trust me, you can use the proxy form that assigns me the voting privilege. I can assure you I will pick a candidate worthy of the position.
There is a catch though, I need all proxy forms emailed to me by friday, Feb.17, 2012 to allow me to print each copy and submit them before the Feb.20 Deadline. I hope We can get your support on this matter :)
Instructions are found on the Proxy form (adobe pdf format, you need acrobat reader for this which is a free download) All you need is a signature over your printed name, your tower and unit number, and at least one contact number (Philippine residents) or contact email (overseas Owners) for verification purposes after.

Rental demand in the area is okay because of the students in nearby schools. Studio ranges from 12k to 15k. While 1br ranges from 18k to 20k.

You will have to consider that you have to take out the Association Dues for each month, Since you pay for it not the party renting the unit.
structures that are established have tendencies of having better association dues rates compared to newer ones.
