Chad April 9th, 2004, 07:22 PM Supalai Oriental Place Situated on a 2 rai plot of land in Soi Suan Plu on South Sathorn Road or just behind the Baan Piyasathorn Condominium.
Comprising more than 70 units of luxurious Condominium and serviced Apartment units in a 20-Storey well skylighted rooftop building that gives the impression of wintergarden and winter pool inside the complex Lobby.
The Construction has already been started, and expected to be finished by the middle of 2006.

Well, for sure that everybody can noticed is that Silom and Sathorn is surely Business Distric and Sukhumvit is somekind of ...Residential Area just like Fifth Avenue in New York City...:)

Lull in Q1 gives way to normal demand

The listed developer Supalai Plc expects to post two billion baht in sales in the second quarter with the launch of two new condominium projects on Asok Road and in the Sathon-Suan Plu area, worth a combined total of 2.3 billion baht.
The company also plans to launch another new 600-unit condominium worth two billion baht on the riverbank of the Charoen Krung area in the fourth quarter. Supalai is in the process of buying a five-rai plot and designing the project, according to president Pratheep Tangmatitham.
Deputy managing director Atip Bijanonda said demand for condominium and housing units had returned to its normal pace in the second quarter after buyers had rushed to buy units to take advantage of tax incentives which expired at the end of last year, resulting in a slowdown of activity in the first quarter.
He said the two-billion-baht sales figure represented a 50% increase from the first quarter and would put the company back on course for meeting its full-year sales target of six billion baht.
Of that amount, condominium sales are likely to account for 40-45%, single homes 35% and townhouses 20%.
Mr Atip is of the view that sales of townhouses will make a comeback this year as the prices of many single-house projects were becoming unaffordable.
The 900-million-baht Supalai Oriental Place Sathon-Suan Plu will have 20 floors housing 302 units sized between 40 and 126 square metres with starting prices at just over two million baht.
The 1.3-billion-baht Supalai Premier Place Asoke will consist of two buildings. One will be 28 storeys and consist of serviced apartments sized between 64 and 199 sq m, while the other will be 30 storeys with condominium units ranging between 53 and 120 sq m, with prices starting at less than three million baht.
The average price per square metre of both projects is around 50,000 baht. The company is confident that the units will sell at this price due to the projects' prime locations.
For the new project, Mr Pratheep said the company planned to construct two buildings with around 23 floors each to offer a total of 65,000 sq m of rooms with river views, at prices starting from two million baht a unit. Supalai also plans to reserve some units in the project as serviced apartments.
Supalai held a fair over the weekend to sell units from its 15 housing and condominium developments, including the two new projects. Net sales of 500 million baht were expected.
Mr Atip said good potential still remained for the development of condominium projects in the city along mass transit transport routes.
Shares of Supalai closed on Friday on the Stock Exchange of Thailand at 3.62 baht, up four satang, in trade worth 29.1 million baht

Construction started long ago, I just havnt got any chance to go there since It's quite far from other projects.

So let's hope the window darkness in the model is inaccurate. The windows of the mid-rise look brighter in the rendering. I know how easy these things can get the wrong material or lighting in a rendering though so I'm not sure which version to trust.

Targets fixed-income buyers with mid-priced condominiums
Despite the subdued sentiment in the market, Supalai Plc expects to gain 30-per-cent growth this year, said deputy managing director Atip Bijanonda.
“Housing is not a consumer item, it is a basic necessity. People will always buy housing, in good times or bad,” said the veteran developer.
“The company has at least four new projects,” he said. “One of the largest among them is a 13-rai condominium on Ratchadaphisek offering middle-range units. Prices will start from about Bt900,000.”
Supalai will also commence reconstruction of its Rama 3 office tower, which was suspended after the 1997-1998 financial crash.
It is also looking at the townhouse sector, targeting first-time home buyers.
“There is, today, a market that did not exist three years ago. This is the fixed-income buyer, young salary people who are first-time buyers,” he said.
“They comprise a huge segment, probably the largest in Bangkok. Their affordability ranges from Bt500,000 to Bt3 million. This is a portion of the market that was generally ignored, as most players were chasing the luxury end in the last few years.”
The companies that did well tapping this market were LPN and Lalin. LPN was selling studio units for about Bt1 million each.
But recently new regulations that call for Environmental Impact Assessment (EIA) approvals for large-scale projects, or those having more than 80 units, have made entry into this segment tough for smaller players.
“Since we are always building big projects, EIA studies are a standard procedure for us. We have no difficulty in complying with it. Not all developers, however, are as equipped to do so.” He said the upper-market condominium segment in Sukhumvit is clearly consolidating, with a number of projects unable to get off the ground.
Some have quietly approached Supalai to take over their projects. But so far, no agreements have been clinched. “If they have problems with it, what makes us think that we can do better?”
The Thai market is always packed with part-time developers because there is no minimum standard for developers. “Anybody can do it, unlike professions such as medicine, where certificates and degrees are required before they can operate. As a result, we have many unprofessional people.”
Atip, who is also the president of the Thai Condominium Association, said amateurs often pounce on trends, leading to oversupply.
He has been careful to avoid the mad rush to Bang Na and the eastern suburbs, where speculators have pushed up prices, using the new Suvarnabhumi Airport as an excuse to start a rush on projects there.
But the daily chronic traffic jams have made the area a disaster zone, as poor infrastructure adds to the commuting chaos. Container trucks and buses now create 10-km long jams late into the night every day.
The current luxury housing glut in Sukhumvit is another example of the problem.
Atip said Supalai has 16 projects at hand. “The policy of Supalai is not to breach its limit of handling more than 18 projects at the same time.”
Its three new condominiums are Casa Riva on Charoenkrung, Supalai Premier on Asoke and Oriental Place at Suan Phlu.
Oriental Place is a 20-storey residential structure built on a 2-rai land plot. It is within walking distance of the Sathorn business district and has 302 units.
Supalai last year celebrated its 15th anniversary, at which time chairman Prateep Tangmatitham said the firm would now target middle-segment housing products for the growing number of new families.
The firm is currently selling its final phase of Supalai Park on Phaholyothin Road. It was one of the firm's biggest endeavours, with three high-rise towers housing 1,600 units.
As for threats to the market, Atip said the one area of concern was the tightening of consumer credit. If the policy by the central banks to cut off credit takes an excessive turn, the property market will suffer. “The current measures are already stringent but often the credit bureaux at banks are not very good about assessing risks.

Yes, for example, Lumpini Place (LPN) is literally just around the corner. However, the area has quite a few slums too. Trouble is they tend to catch fire quite often, in fact some of the units at LPN were damaged by the most recent slum fire. Just something to bare in mind!
