Viva Homes to open its doors in late 2010

KUALA LUMPUR: Come the end of next year, shoppers in the Klang Valley can look forward to another lifestyle shopping centre christened Viva Homes.

Aimed at rejuvenating the Jalan Loke Yew area in Cheras, the mall is part of Kha Seng Corp Sdn Bhd’s redevelopment of the old Plaza Uncang Emas UE3 commercial building into a two-phase mixed development. The building is in the midst of a RM70 million makeover. The project is being undertaken by Kha Seng subsidiary Viva Homes Sdn Bhd.

Conceptualised as a shopping mall with the tagline “home entertainment and lifestyle”, the focus is on creating a niche home product mall which also offers a full range of lifestyle entertainment and conveniences, said group managing director Bernard Bong in an e-mail interview.

With 660,000 sq ft for leasing only, the lifestyle mall will contain a hypermarket, a nine-screen cinema, food and beverage outlets, banks and shops that will retail audio visual, digital, home improvement and furnishing needs, he said, adding that rental rates are expected to range from RM4 to RM30 per sq ft.

Renovation works began last month and are expected to last a year. The marketing launch is slated for December while the mall is expected to open in the fourth quarter of next year, he said. There are also plans to improve access from Cheras and Kuala Lumpur.

“The second phase of the mixed development includes a 260-room four-star hotel tower above the retail mall,” Bong said, adding that the cost of the hotel construction is around RM80 million. In total, the Viva Homes development site measures eight acres, he added.

Previously, Kha Seng’s foray into the niche development market was the purchase and renovation of the iconic Central Market.

KUALA LUMPUR: Viva Home, a one-stop centre for home products and related services, is expected to be unveiled on Jalan Loke Yew here in a year’s time.
The lifestyle mall that is to be complemented by F&B and entertainment outlets as well as a hypermarket, will have a net lettable area of 660,000 sq ft, of which 50% has already been leased so far, according to its developer, Viva Mall Sdn Bhd.

Among the tenants who have signed up so far are MBO Cinema (nine-screen cineplex), ICT Gadgets (50,000 sq ft) and Old Town Kopitiam (10,000 sq ft).

Viva Mall Sdn Bhd is part of Kha Seng Corp Sdn Bhd, which is also behind Kuala Lumpur’s famed Central Market and the Kenanga Wholesale City.

Kha Seng Corp managing director Bernard Bong told a press conference today the initial response to Viva Mall had been very good. “We are trying to get a good mix of tenants,” he said.

Viva Home is a feature of the RM200 million two-phase redevelopment of Plaza Uncang Emas UE3. Phase one of the project involves a refurbishment of an old mall that will be renamed Viva Home. It will offer retail lots that will be typically sized from 300 sq ft to 2,000 sq ft. Mini anchors will occupy bigger spaces of up 15,000 sq ft.

Phase two will boast a 260-room boutique hotel with a gross development value of RM70 million. The hotel will sit atop the mall. Work on second phase will start in May, said Bong.

Meanwhile, DTZ’s regional head of retail, Southeast Asia Ungku Suseelawati Ungku Omar said a major hypermarket operator had signed on as an anchor tenant. DTZ is the exclusive leasing agent for the Viva Home project.

II IS bye-bye Ue3 Complex, and hello Viva Home, an integrated lifestyle home and entertainment mall set to open by the end of the year.

For the Plaza Uncang Emas 3 (Plaza Ue3) in Jalan Loke Yew, Cheras, it will be an end to the name and place soon as a total transformation is being carried out to pave the way for something new, fresh and different.

Viva Mall Sdn Bhd, which is under the umbrella of Kha Seng Group, has bought the property and now revamping it to inject life and vibrancy to a place that previously never quite took off.

For the new owner and management, hopes are high for Viva Home where it would be positioned as a regional one-stop centre providing shoppers nationwide with home-funishing and home-related products, as well as leisure and entertainment.

Viva Mall managing director Bernard Bong, who is also Kha Seng Group founder, told StarMetro recently how and why he took up the challenge to buy over the mall and make it work with a different concept and focus.

“I have often passed by this place and wondered why it never really did well,” said Bong, 48, at the Viva Mall showroom where the project is being carried.

“I couldn’t understand what the problem was initially. This was because the location is good with prominent frontage and it is not too far from town.

“Loke Yew is a busy and high traffic area and there is this huge catchment from Cheras to tap on.

“And then someone approached me to buy over the building, about four years ago.

“I needed time to analyse and study reasons why the project had failed, like a doctor trying to diagnose the illness of a patient.”

Bong said UE3 was considered the second generation of malls that was first developed between 1993 and 1995 and it baffled him as to how the complex failed since Klang Valley was lacking in malls in the early 90s.

(Examples of first generation malls are Pertama Complex and Ampang Park).

“When I checked, I noticed that internally, the complex design was not desirable.

“As a retailer, I saw how upward circulation was not good, in that people would not visit upstairs and there were hidden sections or corridors which was not good for business.

“There were also insufficient road accesses and the ground floor - the most prominent floor - was being used for parking instead.

“These were some of the reasons why the project could not work and good tenants would not come,” he said.

He added that while the building was fundamentally wrong, things could be rectified at cost.

“It was under receivership at that time and I made a conditional purchase with the receiver, which is for road accesses into this place to be improved.”

He said the Kuala Lumpur City Hall (DBKL) had been supportive of the plan for a revamp as it did not want the place to be another eyesore in the city.

Bong invested RM280mil in the property (inclusive of purchase, renovation and revamp).

“With City Hall giving their approval in principle, I studied what would be the best concept for this place.

“And I felt there is no truly a one-stop centre for everything related to home with complementary entertainment for the family, so this is the concept I am confident people will embrace.

“For products or services related to home improvement, it can be troublesome to travel to different parts of the city to locate the items.

“Moreover, people find it a hassle to buy furniture from overseas which can be bulky and fragile, so most of them do their home products shopping in the country,” said Bong.

Besides upgrading the old facade, internal areas had to be torn down while escalators had to be changed to create barrier-free routes.

The new mall spans a million sq ft in build-up area with 660,000 sq ft of net retail space.

He said tenants’ response to the place had been good so far with MBO already signed in as operator of a cineplex upstairs, while Giant has also signed up as an anchor tenant with a superstore (hybrid of hypermarket and supermarket).

The four-storey building, excluding its basement carpark, will also house a 60,000 sq ft home expo hall (for home fairs and related events), an ICT zone (mobile gadgets and computers), a food court, the Home Clinic (offering services like renovation, interior design, electrical repairs and plumbing) and also Oriental Treasures (in keeping with what UE3 was previously known for - oriental art and craft).

There is ample parking space with more than 2,000 bays.

Once the mall is completed, a pedestrian sky bridge will also be built to link Miharja LRT station with convenient traffic entry and exit via a new underpass for ingress from the Cheras direction and egress from Viva Home towards Kuala Lumpur.

Then, there is Phase 2 that will see the construction of a hotel just above the mall, to be completed by 2012.

“I am confident it will work this time because there is a demand for home stuff, especially among women, and we are here to service this demand,” said Bong.

what's happening to this project? seems like they have stopped the construction work. the other day i saw some workers took off the Viva banners...hmmm.weird!

Finally the almost-abandoned UE3 mall near my wife's place (she stays in Bandar Tun Razak) is given a new lease of life... Like what the developer mentioned, it's indeed surprising to see a dead shopping complex at such a busy road!

Viva Home to be KL's new retail landmark


THE four-storey Viva Home retail mall at Jalan Loke Yew, Kuala Lumpur, is set to change Cheras' landscape and spur new developments as well as improve the experience of shopping for your home.

Viva Home is the first of its kind retail mall in Malaysia. It is a one-stop centre for home products like furniture, furnishing, home decoration and home improvement services.

The 660,000-sq-ft mall, developed by Viva Mall Sdn Bhd, a unit of Kha Seng Corp Group, is opening by the end of this year.

Besides shops catering to every inch of the home, the mall will also offer lifestyle and entertainment elements, housing anchor tenants like MBO Cinemas with nine screens and ICT Gadgets, an information and communication technology section selling computers, accessories, handheld devices and telecommunications equipment.




There will be a range of food and beverage outlets, banks, a hypermarket and an exhibition hall, showcasing the latest home and home-related products and services.

Viva Home will have lot sizes ranging from 300 sq ft to 2,000 sq ft, while anchors will have space of up to 15,000 sq ft.

All the lots are for lease, and Viva Home is currently undergoing its leasing campaign.

"As a developer, we tend to look at long-term investment ... so we will retain the lots for recurring income and manage the retail mix," Viva Mall chief executive officer Yee Ia Howe said in an interview with Business Times.

The lots will be leased from RM4 per sq ft, depending on size and location, which is the current market price, Yee said.

Viva Home is part of a RM280 million two-phase redevelopment of Plaza Uncang Emas (UE3), which Kha Seng bought last year for some RM100 million.

The old mall at UE3 is being refurbished and renamed Viva Home. The phase two of the development will boast a 260-room business-class hotel, which will sit atop the mall.

Yee said work on the hotel will start by the end of this year.

"We believe in this project. We did a lot of research on how it will work. We are improving the access to Jalan Loke Yew and Jalan Cheras and building a pedestrian bridge from the Taman Miharja light rail transit station into the mall," he said.

Yee added that there will be clear merchandising zoning to ensure identifiable retail zones and concepts to make shopping easier and comfortable.

Viva Home will also have 2,000 parking bays.

KUALA LUMPUR: The Kha Seng Group will complete and open two retail developments in Kuala Lumpur this year.

The 4-storey Viva Home mall near Jalan Loke Yew, Cheras is scheduled for official opening in May while the Kenanga Wholesale City in Jalan Kenanga is slated for an August debut, said its managing director Bernard Bong.

Speaking after the Kenanga Wholesale City topping-up ceremony here on Thursday, Jan 27, Bong said Viva Home, which has a net lettable area of 660,000 sq ft and an expo hall of 66,000 sq ft, will be the first of its kind one-stop home products and services centre.

Viva Home is part of a RM280 million two-phase redevelopment of Plaza Uncang Emas (UE3), which Kha Seng acquired in 2009 for some RM100 million.

"Viva Home has achieved a 95% tenancy rate. All units here are for lease only. We have already completed the refurbishment works and tenants are moving in now. We will soft-open the mall end-March and officially open it by May," Bong noted.

Viva Home will have lot sizes ranging from 300 sq ft to 2,000 sq ft, while anchors will have space of up to 15,000 sq ft. Among the anchor tenants are Giant Superstore and MBO Cineplex.

Construction of a 4-star 295-room business-class hotel above the mall is expected to be completed in 18 months.

"We will operate the hotel ourselves," he said, adding that the hotel would be called Vivatel.

The Kha Seng Group, which focuses on niche retail properties, also owns Central Market in Kuala Lumpur.

It also owns a one-acre plot in the Bukit Bintang area. The development plans for the parcel will be announced after the Chinese New Year, said Bong.

Meanwhile, the 22-level Kenanga Wholesale City, a fashion wholesale centre offering fashion apparel, accessories, shoes, gifts and lifestyle products under one roof, is scheduled for completion in April for opening in August.

The occupancy rate has reached 75%. The developer has sold 49% of the 800 units and will keep the balance for lease.

The lower ground floor to the 7th floor will be retail floors for fashion, accessories, food and beverages, and other retail chains while the parking lots will be on two basement levels and levels 8 to 14.

The 15th floor will house a garden courtyard, food court, exhibition hall and fashion runway; while the 16th and 17th floors are for offices and warehouse space.

Construction on the building began in late-2008, and the project is endorsed by the Tourism Ministry as an upcoming KL tourist attraction. Built on a 3.2-acre site, it has a net lettable area of 500,000 sq ft and a gross development value of RM1 billion.

Retail giant opens another store in the heart of KL

GIANT opened another store in Kuala Lumpur to cater to the growing demand for its concept of retailing, where everything the family needs is conveniently located under one roof.

The store is the anchor for the newly upgraded trendy Viva Home along Jalan Loke Yew.

In conjunction with the opening, Giant Viva Home offered shoppers a string of trademark 10sen items such as Maggi instant noodles, Indomie Mi Goreng, Protex Pro-expert soap, Knorr chicken cubes and Lee cream biscuits.

In addition, dozens of food and non-food items were offered at very special prices for the day.

These included chicken, prawns, watermelons, grapes, rice, milk powder, toothpaste, shampoo, detergent and electrical items such as television sets, stoves, DVD players and electric kettles.

The store attracted an estimated 2,000 shoppers in the first two hours of business.

In addition, the store will offer customers “Everyday Low Prices, Big Variety and Great Value”; while those who hold Giant-Citibank Credit Card will get to enjoy an 8% rebate for their weekend purchases from now until May 15.

For shoppers who missed out on the opening specials, Giant will also be offering a weekend specials promotion featuring 400 items at low prices.

Giant Viva Home has a gross trading area of 53,474sq ft, and stocks about 80,000 items of fresh food and vegetables, other food products, everyday essentials, groceries, general merchandise such as household appliances, electrical goods, clothing, shoes and stationery.

It also carries a wide range of house-brand products that are 40% lower in price than other brands in the same line.

KUALA LUMPUR: Viva Home, the first mall of its kind in the country that pools home furnishing retailers under one roof, expects to see an occupancy rate of 90% when it officially opens next month. The mall has already soft-opened and is currently about 65% occupied.

In an exclusive tour with The Edge Financial Daily, Kha Seng group PR and communications manager Candice Foong said the mall is targeted at middle to higher-income shoppers around the Klang Valley.

Developed and owned by Kha Seng Group, the five-level Viva Home mall on Jalan Loke Yew is a one-stop home products and services centre with a net lettable area of 660,000 sq ft. It also offers an expo hall of 66,000 sq ft.

Among the anchor tenants of the mall are Giant Superstore and MBO Cineplex. It features 2,000 parking bays.

The mall is part of a RM280 million two-phase redevelopment of the former Plaza Uncang Emas (UE3) on a 8.5-acre site which Kha Seng acquired in 2009 for some RM100 million. The 260-room business class hotel above the mall is under construction and is expected to open by the end of next year.

Besides retailers, there are also "home clinics" offering professional services such as home renovations, interior design, electrical repairs, upholstery and plumbing.

"We have created specialised areas like the Oriental Treasure, which takes up 33,960 sq ft of floor space on the first floor, specifically for antique Chinese art and furniture retailers. We also have an ICT Zone on the third floor for electronic gadgets," Foong said.

The lower ground floor (LG floor) of Viva Home will be the premium floor and will see exclusive furnishing retailers like Lorenzo and Home Haven operating there.

"The LG floor was formerly a car park floor but considering it is a premium location, we turned it into a retail floor as part of the redevelopment," said Foong.

The LG floor houses lifestyle furniture and interior décor stores, banking-related services, cafés and restaurants.

The ground floor will feature the hypermarket, fast food outlets as well as gardening and landscaping services and accessories while living and bedroom furnishing, bathroom accessories, textiles, wall coverings and more restaurants are available on the first floor.

The second floor is where the shoppers can get interior design materials, grilles, doors, flooring, kitchen and dining furniture, lights and children's furniture. The cinema, the ICT Zone and a food court are on the third floor.

Kha Seng Group is also the developer of the 22-level Kenanga Wholesale City, a fashion wholesale centre offering fashion apparel, accessories, shoes, gifts and lifestyle products under one roof. The centre off Jalan Loke Yew is scheduled for opening by year-end.

been there last week..still lengang & empty especially at the upper level but lower & ground level looks crowded within the kopitiam & pub..my friend told.. it quite happening at the night when the clubs & pubs open..

viva home is like a confused shopping mall, mainly lower to middle class visitors but merchandise prices more to middle & upper middle class. case of point, some ugly & cheap looking shoe cabinets prices in the range of rm500 & above (the shop is in the middle court on the 3rd floor).

Been there like about 10 times liao haha (near my house and shop ma).......shopped at Giant twice (they still use those dreaded 50sen trolleys....its hard to get change these days!), the MBO Cineplex there got their 3D polarization mixed-up a few days back (been to the cineplex twice now) and makan-makan there a few times.

The Overtime, Boston, Garden Cafe and Old Town there are always crowded. The rest of the mall are so-so lah unless you wanna shop for your home - there are plenty of shops there to consoder. Half the mall are still empty but quite promising this time.....however only time would tell.

I believe that Kha Seng Group did what's best for the former UE3 by opening up the prime LG carpark facing the main road for retail and F&B. Then they also open up the boring cladded side of the mall facing Jalan Loke Yew to more Al-Fresco dining. Then they improved accessiblity not only for cars but pedestrian as well. They also repositioned the escalators to improve better human traffic flow. However they could service their escalators more as many a times, they broke-down. Still plenty of hiccups to mend.....one of my visitors I happen to bring tot that this is a new mall which is a good sign hehe

Definitely an interesting mall to visit for the weekend! :okay:

Wah, what were you doing up at 4am this morning lah? Must have had a late night eh... :D

Yup, from a previously dead-horse UE3 Plaza, looks like the Kha Seng Group really did a "Phoenix" on this complex and rejuvenated it as the Viva Home. In addition to the numerous furniture and home-related shops, the position of the F&B outlets at the side facing Loke Yew Road is indeed a brilliant move (such a beautiful space but all this years kept as a blank wall). I've never seen some of those restaurants empty before, to be honest! :)

And now we'll wait for Mayland's redevelopment of the former Plaza Phoenix into Cheras Central. Massive renovation going on there, and one portion of the mall (the right side, circular glassy building) is being converted into some 3-star version of Dorsett Hotel. This one is slightly better positioned than the other two (Leisure Mall, Viva Home) as it's closer to many of those southbound Cheras housing estates like Len Seng, Bandar Tun Hussein Onn, and Mahkota Cheras as well as Kajang Town itself. Of course, having a future MRT station in front helps as well!
