This project was announced in January last year..so lets see whats been going on.

36-storey towers at prominent location.

2 units of 3-level super penthouses with private swimming pool and roof terrace and double volume living room.

2 units of 2-level junior penthouses with double volume living room.

42 units of high level apartments starting from level 6.

All apartments have living rooms facing either directly north or south.

Private lift access to all units.

Full curtain wall with glass fins and panoramic view for living room.

Distinctive feature staircases.

2 levels of sky terraces with fitness area complete with fitness equipment, viewing lounge, gardens and open function spaces.

Cantilevered lap swimming pool at level 3.

Function room and outdoor function area next to swimming pool.

3-storey high entrance dropoff lobby with water feature background.

Children's pool and playground.

funny how when you dont monitor things, they rise rapidly but when you try hard to look for changes at a construction site..nothing happens :bash: This one has been rising silently against the hustle and bustle of Orchard Rd. :cheers:

I estimate this will be about 130-140m tall (The 46 floor ICON is 163m).

The design seems vaguely like 1 Moulmein Rise.:cool:

Haha..I did see a thing rising up before, but it might be another development...I forgot. I was walking near Tanglin Shopping Centre, which might be too far?

Tanglin is definitely not this one. There are quite a few condos over there. Its quite hard to keep up with condo developments lah :rant:

One of the first things you will notice about The Boulevard Residence is the intriguing way in which the building seems to change during the course of the day. At times it appears translucent and skeletal. At others impervious and mirror-like, its two streamlined towers-placed diagonally opposite each other - are linked by bridges in the sky. Yet what gives The Boulevard Residence such an arresting presence is its combination of sleek lines and the fascinating manipulation of light and materials.

The series of intersecting and overlapping places are constructed with materials of inherently different characteristics: solid, transparent, opaque and translucent. The glass fins on its façade play an optical game with light by simultaneously casting half shadows and reflecting radiance from unexpected directions. The result is a distinctively fluid quality in the building's appearance.

Running the entire height of both towers is a perforated steel staircase enclosed by a medal screen that is reminiscent more of fabric than of building matter. This screen forms an intricate and porous sheath that silhouettes the staircase while catching light on its reflective surfaces. At night the towers make a dramatic statement, lighting up like elegant lanterns or beacons in the urban landscape.

yup..very obscene but I'm all for it if it aids the boom in higher-rise condos! I recall it was marketed as the tallest condo in Orchard.

Of course the staircases will be enclosed, if not people will fall out. Not sure if it is glass yet..

@huaiwei, I'm not sure if thats the final color of the glass but the vertical lines look great

I dunno..the colouring seemed kind of cheap to me.

Guess got to wait till its fully finished but I expected something metallic and greyish, not light orange!

hrm... i dunno i think such calm colours are coming into vogue again perhaps? note the colours are different from the dreadful four seasons style condominiums that were all the rage perhaps not even a decade ago. these colours are more subtle and the finish tends to be more velvety. reminds me of this church in los angeles: the cathedral of our lady of the angels by rafael moneo.

perhaps an example closer to home would be the use of similar colour and textures in the esplanade theatres. but i think that was done to a less pleasing effect than blvd and the above church.

hrm didnt turn out as nice as i expected. is the glass that colour or is there film? why is there white? the white is jarring... this reminds me of some condo around clarke quay or somewhere there... nevertheless i'd give 10 arms (not mine) to live there.

I've never seen it at night, hope it looks good!

Anyhow, it costs about $35+++ something per person for lunch and weekends costs less than on weekdays. Not very worth it, you are just paying for the view, in my opinion.

Yeah, I thought it was Landmark Tower.:D

Maybe for some things the design is so-so, but it's really quite vertical, it makes the tower look much higher than it is. I like it :-)

Ney.....some designs look good when repeated, some simply do not. You cant equate the clones of HDB blocks with these condos. Seriously, can you imagine 200 copies of the sail all over the city?

Redhill, possibly, but you have to find a way to see above the River Valley Road area, and there are not many towers high enough for that here. From the new 30 stories HDB APPARTMENTS, should be possible, not from the staircase, unfortunately :-(

The Boulevard Residence is a joint venture between GuocoLand Group and niche market developer SC Global Developments. Its apartments range from three-bedroom standard units to super-penthouses.

Touted as one of Singapore's most expensive developments when it was launched in 2003, the apartments are priced at an average of $1,500 per square foot. Prices for the 42 standard units of about 2,000 sq ft each start from $2.81 million.

The 36-storey building features four penthouses, two of which are super-penthouses. It is understood that these could go for at least $10 million each.

So 42 units in a 36 storey building, so its about 1 unit per storey??

Singapore homes are getting more and more expensive. How I wish I could buy first, and pay later(when I earn the money!) I would save alot!

@Heirloom: 36 storeys residential is certainly not 180m tall. 140m at the very most. The building is on a hill, so I guess that's why they say that.

@Cliff: I suppose it's about 2 units per storey if you remove the lobby, the penthouses floors, the skylobby and the swimming pool... As for buying without having the money... Actually a lot of people do that :-p

Not exactly true. You still need to pay 10% min in CASH and the other 10% using CPF/CASH and can borrow only 80% of the home cost. The loan can be paid partially in CASH and/or CPF.

More info, refer to CPF (www.cpf.gov.sg) website for updated info.

If the bank does not think the borrower is able to pay in future and is of high risk, it will not approve the loan at all.

Thinking about my 140m figure, it still seems too small as I don't believe the hill is 40m higher than Orchard. Maybe 20m at most ?

But the views must definitely be awesome ^^

Well, luxury apartments are sometimes out of the ordinary. The penthouse for Trump World Tower has 16ft ceilings!(and its not duplex)

besides, I think the lobby is quite high, and there is quite a bit of unused roof there.

I think BLVD should be taller than Queens. Queens certainly looks more like a HDB than a condo, from its construction ;-) So yeah, possibly BLVD is the tallest one. Is there any other 36 storeys block finished around ?

A THREE-BEDROOM condominium unit in the Orchard Road area has been sold for $3.86 million, or $1,900 per sq ft - a level not seen since property prices began heading south in 1997.

The Boulevard Residence in Cuscaden Walk has also managed to sell its two 3,961 sq ft 'junior penthouses' for more than $6 million, or around $1,515 psf.

The 46-unit luxury condominium has done well enough that its developer, SC Global, is now shooting for the moon: It hopes to sell its 7,029 sq ft super penthouses for $15 million each, or $2,134 psf.

Other units there have gone for upwards of $1,600 psf, up from $1,500 on average when it was launched in January 2003.

So far, half of the units in the development have been sold, to a mixture of local buyers, as well as those from countries such as Britain, Taiwan and Indonesia. But while Boulevard's prices signal a revived interest in high-end properties, they are unlikely to have an impact on the market as a whole, say analysts.

Said property consultancy Knight Frank's executive director, Mr Tay Kah Poh: 'The ultra-luxurious segment is doing relatively better than others, as there is some opportunistic buying. Some buyers think this is as far as prices can fall, though this excludes SC Global's projects.'

He and other consultants pointed out that SC Global has a reputation for holding out for its posted prices while riding out property cycles.

Nevertheless, this segment forms just the top 1-2 per cent of the market and has little influence on prices in general, Mr Tay said.

Mr Nicholas Mak of Chesterton International was more pessimistic. He said the $1,900 psf price could be just an anomaly.

He said Boulevard's high prices would not have much impact on overall private property prices, which have started a slow but steady recovery since last year.

'One sale does not make the market,' he added.

Other consultants said the property market as a whole was seeing selective buying.

The highest price fetched by a condominium unit in Singapore remains an Ardmore Park apartment near Orchard Road, which fetched $2,200 psf in 1997.

So what does one get for a condominium unit that costs several million dollars, apart from acres of space and sweeping views, thanks to special floor to ceiling glass?

Luxury finishings, such as specially-imported marble, for one. And a private elevator for each unit.

Buyers also get a free lifetime membership at The Club at The Four Seasons, which has a spa and daily breakfast spreads, among other things.

And, if you have $15 million to spare for the super penthouse, your own swimming pool in the sky.

actually singapore has comparatively few rich people if i'm not wrong... ? uhm i dunno though so i better not say any more.

condominiums never come furnished as far as i've seen - only provide flooring and nothing more than white walls. you only see quality in the kitchens and toilets - dont scoff at that cos 100k is a very normal price for designer kitchens from lets say bulthaup. toilets too are expensive - a philippe starck designed bathtub from duravit might cost around 8k, while a toilet bowl aroudn 2k. i think i remember some biha stone bathtub from boffi cost around 30K ++ but uh i've never seen that in any development :p

for trivia, a philippe starck toilet brush from duravit costs $550 :D thought that was a cute piece of info :)

^^ Kitchen looks modern. Good design to separate bath tubs and shower areas. Hate it when need to shower in bath tub. so slippery.


I guess the pricier units are those with windows NOT overlooking the other block.

For the 8 @ Mount Sophia, some of the blocks are so close to each other!

That unit costs around $1.4 million during initial launch and is at the large fountain (which is beautifully lit at night). Those units facing the sea on the same level is visible only if you stand up in the bath tub or stay on lower floors. :D

wow..I really like the view of the lap pool and the water features, together with all the greenery, so relaxing...like an oasis in the heart of the city!

I've been down there yesterday evening and I noticed that the staircase should have absolutely great views on the skyline. It should be easy to get up to the top floor and give it a try. :-)

u need a card to get up (just like in Hotel) unless u want to climb from 1st to top floor :D

also the security strict :sleepy:

Oh so you can only access the floor of your apartment ?
If there's a sky garden at floor 24, then you can try climbing up the staircase from there ^ ^ This floor should be free access ^ ^

after seeing ur post then i think again you're right

but don't forget got the lobby which u can only access by card :)
