SMC plans 'green' homes to counter ravages of Global Warming in Surat

The rising level of green gas emission in the atmosphere has become a matter of great concern these days, especially among rapidly developing cities like Surat. Keeping this in view, the Surat Municipal Corporation has also come up with measures to counter rise in emission of harmful gases in atmosphere and is planning to introduce green buildings.

Surat is included in the list of 17 Asian cities selected by US based Rockefeller Foundation, to study the climate changes and its effect on the city. Of the various preventive measures initiated to avert such situation that different organisations and even the state government has taken up, Surat too has been asked to prepare a carbon index.

Therefore, the civic body is planning to prepare a code for promoting green buildings in the city, which, once its done, will ask architects and land developers to plan and design green buildings in the city, to increase its proportion.


Green buildings will not only help in reducing green gas emission, but will also save energy. Though it is under only in initial stages, but the civic body hopes that if a code is prepared, it can ask land developers to have a certain proportion of such buildings in their projects. At present, a private company in Surat has prepared two green buildings at Hazira.

"More than 50% population in India lives in city and there is huge emission in cities like Surat due to continuous migration. Green buildings are such which can save 30-40% of energy apart from reducing green gas in atmosphere. Green buildings use solar and wind energy, rain water harvesting, locally available building materials, mud bricks, certified woods and proper ventilation system. Such things reduce energy consumption, which in turn helps preserve environmental balance," said Jatin Shah, a civic engineer.

Shah added that if the civic body can impose the concept of green buildings in the commercial sector too, it will benefit the environment tremendously. While acknowledging that the civic body is mulling on green buildings in the city, municipal commissioner S Aparna highlighted that in order to promote the concept, it is working towards preparing a code for such eco-friendly buildings.

"First we will consult cities (Ahmedabad and Delhi), which have already started work in this direction and will take their suggestions. Based upon their experiences and guidance, the civic body will formulate a code itself and for better implementation of the plan. Without a specific code, SMC cannot direct anybody to develop such buildings," Aparna added.

Surat takes inspiration from Pune Tree Watch

PUNE: The city-based environment organisation Pune Tree Watch (PTW) has something to cheer about. Taking a cue from the activities of the
organisation, a group in Surat, Gujarat, has formed Surat Tree Watch, aimed at saving Surat's trees.

Speaking to TOI from Surat, Darshan Desai, who has been instrumental in forming the group, said the inspiration for having an organised movement in Surat came from PTW activities, which he has been closely following for some years.

The PTW was formed in 2005 and attempts to bring together people concerned about the dwindling tree cover in the city. It aims to monitor, act and protect trees by activities like preventing illegal tree-felling, surveying trees to be cut, working at the policy-level including on the Maharashtra (Urban Areas) Protection and Preservation of Trees Act, 1975, tree plantations, creating public awareness and regular interaction with the authorities concerned.

Darshan said that he had initially formed a group called Prayas team environment with like-minded friends, which was mostly into nature education and was a rescue group for birds and animals.

"We are all professionals in Prayas who spare time for nature education activities, but then we realised that there was no organised effort for trees. A lot of development is happening is Surat and trees are being chopped down. We felt that we could not remain silent spectators and needed to act together," Darshan said.

When Darshan started studying in college in Pune, he became a member of the PTW group mailing list.

"I saw that a large number of activities were being taken up by PTW and realised we can make a difference. Last year, I got in touch with a few members of PTW and had discussions on how to adopt the same model in Surat," Darshan said.

"From PTW activities, I discovered that thousands of trees can be saved just by speaking to authorities, by getting people to talk about saving them, and by raising a voice," Darshan said.

He said one of the successes of STW has been in saving two 500-year-old African Baobab trees, by effective campaigning and representation to the Surat Municipal Corporation
.

Another achievement has been in saving 172 trees from being felled due to a road-widening project. This was done through a vigilant network and discussions with Surat municipal authorities, who agreed to change the road plan to accommodate the trees.

The ultimate objective of STW is to have a Gujarat Trees Act to be on a par with any other state's act.

Tasneem Balasinorwala of PTW said that the formation of STW was an achievement, as it was a model replicated on PTW.

"We have received queries from many cities and countries, from people who found our work inspiring. It is something to be proud of," she said.

SMC Begins shifting slums on Tapi's banks

With over 5,000 houses constructed by Surat Municipal Corporation at Kosad, slum dwellers on the banks of Tapi will be finally getting a pucca roof over their heads. Though the actual shifting will begin after general elections, allocation will begin in the coming monsoon months.

Also, in a recent decision to root out slums, SMC has decided to allocate the pucca houses to the current residents and not the owners who have rented out these shanties. Thus, a person who does not live in his house will not get the benefit of this scheme.

After the 2006 floods, when most of these slums were washed away, SMC filed an affidavit to the flood investigating committee, asking for alternative housing and shifting of these slums.

Consequently, a scheme was formulated to build 30,000 houses in Kosad in the outskirts of the city. Of these, the construction of 5,000 houses and a school is over, while the work on a primary health centre is nearing completion.

First Bridge in City to have a dedicated bicycle path

SURAT: Tens of thousands of textile and powerloom workers in the industrial belt of Bamroli and Pandesara areas are celebrating. Reason: The
newly-built 312.6 meters long and 22 m wide bridge connecting Udhana-Magdalla housing with Bamroli and Pandesara is first in the state to have a dedicated bicycle path. These areas house around 70 per cent of the total 11 lakh workers employed in the textile industry.

Earlier, the seven-km distance from Udhana-Magdalla to Bamroli, Sachin and Pandesara used to take around 45 minutes due to the traffic congestion. But, the new bridge has reduced the travelling time by almost 15 minutes.

As per the industry estimate, around 11 lakh workers - mostly migrant labourers from Orrisa, Andhra Pradesh, Bihar, Maharashtra and Uttar Pradesh - are employed with the powerloom, texturising and textile processing industries located in Pandesara, Sachin and Bamroli. Out of the 11 lakh textile workers, around 8 lakh reside in the slum settlements and workers' colony located in Bhatar and Udhana-Madalla road.

Sources said over 10 lakh workers employed in the powerloom, texturising and textile processing industry use bicycles to reach at their working places. "Traffic congestion was common on Bhatar-Sachin road with thousands of textile workers commuting on their bicycles. For many motorists including the textile industrialists, the new bridge will ease the traffic snarls by allowing the workers to ride on the dedicated bicycle path," said Arun Jariwala, chairman of Federation of Indian Art Silk Weaving Industry (FIASWI).

Rakesh Agarwal, a textile industrialist in Pandesara, said, "Motorists and car owners going towards Pandesara, Bamroli and Sachin are relieved. Now, there will be no traffic congestion."

Official sources said the dedicated bicycle path was not planned in the original bridge design. Considering the fact that around 10 lakh textile workers use bicycle as the mode of transportation, changes were suggested at the last moment. "I think, this is the first bridge to have a dedicated bicycle path. Now, the textile workers can easily traverse on the bridge to reach at their respective destinations in Pandesara, Bamroli and Sachin," said Jatin Shah, SMC's executive engineer.

SMC to go ahead with Rs 86-cr cable-stayed bridge

SURAT: After meeting with several obstacles, Surat Municipal Corporation (SMC) has finally decided to go ahead with its dream project of
constructing cable-stayed bridge - first of its kind in Gujarat - across river Tapi, connecting Athwalines and Adajan. The project is worth Rs 86 crore.

SMC has redesigned the bridge structure in order to bring down the cost by almost 50 per cent. As per the new design, the bridge will have only the cable-stayed structure across the river and there will be no flyover branches on both the sides.

A delegation led by city mayor Ranjeet Gilitwala and municipal commissioner S Aparna visited Gandhinagar on Monday to give a detailed presentation to Chief Minister Narendra Modi at his residence. Modi is learnt to have cleared the decision of SMC to construct the bridge using new design.

"We are going ahead with our dream project. There will be no flyover branches connecting the cable-stayed bridge on both sides of the river," the municipal commissioner said.

According to SMC commissioner, the main concentration is on river portion. After studying the traffic pattern in future, decision will be taken accordingly on constructing flyover branches. Sources said the cable-stayed is one of the major projects which SMC has been trying to work on since last two years. Due to high estimate, the authorities were unable to execute the project.

Earlier, SMC received only one tender and that too of a whooping Rs 214 crore from Gammon India Limited. Since the corporation has lost octroi income, it's difficult for the exchequer to cough up the high cost. "We are now going to invite fresh tenders for the project," said executive engineer (bridge cell) Jatin Shah.

Surat, having population of more than 3 million, is the second highest populated city of Gujarat. The total geographical coverage of Surat is about 148 square kilometers. With the current pace of population growth, it is estimated that the population of the city would the highest in the State by
2020. The city’s growth is hampered due to absence of Airport, Outer Ring Road and Mass Rapid Transportation system.

The absence of Mass Rapid Transport System has led to an increase in vehicles, which has resulted in the congestion, pollution (air and noise), higher accident rates, parking on streets, etc. There is absence of smooth and free flow traffic corridor due to the natural organic growth of the city
and its geographical profile. This has resulted into the haphazard traffic pattern in the city. In order to tackle the problem, there is a need for development of a traffic corridor which passes across the major
cross sections of the city.

In order to rectify this problem of traffic congestion, SMC has initiated efforts to develop a transit corridor across the existing canal passing through the city, which is having potential for development as a mass transport corridor. The total length of canal in Surat Urban Development Authority (SUDA) limit is approximately 32 kilometres. As this canal passes through the major important cross sections of the city, this corridor could provide an effective MRTS to the city of Surat. This corridor could cater
to the transport requirements of South – West, South and Eastern part of the city. This corridor could also supplement the transport requirements of rest of the city and outside city limits as well.

The proposed Canal based Mass Transit corridor project is based on the following rationale:

Public Private Partnership – The project is envisaged as a public private partnership project. Theproject can be taken up by private sector either on BOT or BOOT basis. The funding would also be
available from Central / State Government.

Self Sustainability – The surrounding areas (also known as Impact area) of MRTS would be benefited due to commercialization.

High Density Zone – The impact area could be allowed for an additional chargeable FSI.

Phased Development – In order to make the project viable and sustainable, the project needs to be developed in phases.

Project components / Phases

The total length of canal in Surat Urban Development Authority (SUDA) limits is approximately 32 kilometres. MRTS would have the intersections at major areas of the city.

A clear 60 meter right of way has been proposed, which would consist of:
1) 11 meter wide main carriage way on either side (3 lane)
2) 11 meter wide median between main carriage and service road on either side Project Profile on Mott MacDonald

2) 3 meter foot path on both edges of the right of way Central 7.5 wide carriage way for future expansion of elevated MRTS

Project is proposed to be developed in Phases:

1) Development of roads – which involve conversion of existing canal roads on both sides intohigh quality cement concrete roads with all street furnitures.
2)High density zone – this area would have to pay an extra charge for the benefits accrued.
3) Introduction of high speed and quality bus transport system – which would encourage private operators for Memorandum of Understanding once good quality roads are developed. The civic authority may contract out maintenance and operations of these services to private operators.
4) Transition from bus to rail based MRTS – success of bus transport system would generate economic growth around the urban areas, which would meet the demand for more speedy transportation. The bus service at the canal corridor can be replaced by elevated rail transport system.

SMC to Rejuvenate 5 City Lakes

Surat Municipal Corporation (SMC) has decided to develop five lakes at Magdalla, Unn, Godadara, Pal and Puna areas as picnic spots, which
will make the fun-loving Surtis' weekend evenings more exciting
.

SMC will spend Rs 3.21 crore to revive the lakes under the 'revival of water bodies and enhancement of urban landscape' project. Facilities such as walk-way, garden, recreational facilities for children would be developed at lake sites in order to provide a perfect picnic spot to the denizens.

Surat offers less to its residents when it comes to recreational activities and picnic spots. On the weekends, Surtis either hang out on pavements of Gaurav Path stretching from Ichhanath to Piplod or visit Dumas Chowpaty for fun.

"Surat is industrial hub of Gujarat and yet it has less recreational facilities compared to other cities. But, SMC has taken up the cudgels of developing picnic spots and setting up recreational facilities so that the residents and the tourists enjoy their weekends," said a senior officer with SMC's public parks and garden department.

He said the department is likely to put the project for approval at public works department and garden committee meeting to be held on September 22.

Meanwhile, the rejuvenation project of historic Gopi Talav (Gopi Lake) in the heart of the city is on the verge of completion. The development of Gopi Talav includes garden, walkway and other recreational facilities.

HI this is my 1st post and am from the Diamond city, Surat. Born in Ahmedabad and brought up in surat so consider myself as Surti, love the city. I am a big Automobile fan and other than that i always go on exploring my city especially the construction which are taking place and also studying CA(Chartered Accountancy).
But am Surprised to see that this thread is going nowhere i mean surat is very good in real estate sector but why no info's or updates regarding that. The market and demand for real estate is better than other cities of Gujarat but yes there is one drawback and here the builders are not a part of Corporate lifestyle and hence the biggies here which have too many successful projects have never done a advertisement/hoardings nor they have a website so its difficult to tap the progress, all you have to do is roam here and there and look for projects and take some snaps.
Although i know many projects completed and taking place in various parts of the city but have no snaps so from today onwards being a member of this forum will take snaps wherever i go.
