Please if anybody still thinking about investing in this failed project don't go through Nesterz real estate and Texture real estate. They are the worst agencies I have ever seen. It can't be any worse really. They will sell you air and later you don't hear anything when you have difficult questions they don't want to answer. But guys you should be able to get your your money back, as they are not doing anything they promised and they are working against the law by not providing you with SPA within time. Talk to DLD and inform them. They must give you your money back as they also know its against the law not to give you SPA.

To be honest good luck with it, I have never seen a more unprofessional developer than this one in my life. They are just thugs. I could have better gambled my money in casino then give it to those sharks. Have you seen something like this: I put a google review on them, 2 min later it has been removed while it didn't contain anything against google terms and so perfectly normal for a review. I try this more often, and they constantly delete it somehow, so this so called developer is more busy deleting bad comments (also from this forum it has happened so many times) on them than building anything. Lets not speak about them not obeying Dubai law. They stole money of me and many other investors, read the stories.

They have put up a few new billboards, and they have done a very nice job of them.
Based on the historical evidence, this should lead to a flurry of marketing activity, the collection of some deposits, and then it will go quiet again for a while. It is most unlikely that they will build much, and even less likely that they will build what they say is planned.

Nothing has been sold to Texture, its just another brand they have added to the growing list, Aristocrat Star, PAL Developments , Pacific Ventures, now Texture.
If you download the latest brochure from Textures website, you will find a disclaimer at the bottom of page 24 , which clearly states:

Royal Estates is not owned nor developed by Shah Rukh Khan or any of his affiliates. Aristocrat Star Real Estate Developments LLC , is the owner and developer of the project........

As I understand it Aristocrat has been the developer from day one...2006? The project has been of a pretty similar design for almost ten years...the only thing that hasn't happened in that period is that the project itself hasn't actually been built.

Earlier this year, there was the following announcement: Aristocrat Star Investment awarded a Dh600 million construction contract yesterday to Power Line Gulf Construction for the Dh5 billion Royal Estates project. That's a pretty significant project for a company that doesn't seem to have done anything before, and appears not even to have a website?

September 2015 Update


It appears there has been a change in management and the developer of the Royal Estates is now Texture Holding (the same developer who is currently completing work on the Al Khail Heights project). The developer confirms that construction has not yet commenced on the site, however, mobilization is ongoing and expectations are that activity will be visible on site wtihin 30 - 60 days.

The developer also confirmed that out of the two parcels of land, one is active, where the current block of apartments consisting of studio and 1 bedroom units are available for sale. The second parcel will have townhouses, apartments and retail.



Cityscape 2015


During Cityscape 2015, Royal Estates announced the re-commencement of sales of there townhouse component. The developer is now offering 2, 3 and 4 bedroom townhouses for sale on a 4 year payment plan. As per the developer's payment-plan, the townhouses will be delivered in 2017. 40% of the sale price would be payable over 2 years after handover

I will be in Dubai next week. Where exactly is the location of the 'supposed' project? I'll make some time to go and take some photos as well, if indeed i'm able to take any. Knowing the way Aristocrat has operated i would imagine that it wont be too easy to access, or even view the development. But it would be nice to see if there is any evidence of the construction of 40 units, as mentioned above.
I spoke some months back to a Polish woman who was trying to convince me that the project was progressing as normal and that the next instalment should be paid. No thanks, i said, not throwing good money after bad.

Royal Estate

40 town houses were built in 2013 after 6 years project was announced in 2007. So many time announcement was made that these 40 town houses will be delivered but nothing happened.

Currently texture is posting some pictures of truck and Bulldozer one Afghani driver standing next to.

How you can you complete a project with one truck and Bulldozer and Afghani driver only Texture can explain this .

I hope other investor will also express their view.

DONT INVEST IN ROYAL ESTATES

Travelled from the UK to purchase a studio apartment in May 2015 through texture holdings, A reservation form was given to me upon deposit payment as proof of purchase. Few months later work was supposed to start, that was in June 2015, Was in dubai recently and as of now its a empty piece of land.

I was lucky enough not to invest a big amount however others have not got away so lightly. Please refrain was investing in this project. The company is not professional at all and does not know how to do business. Whenever you ask them they say mobilize work is in progress, Been over 7 months and still no activity so please save your money and avoid getting mugged.

I pass the 'site' quite regularly, and I can see no evidence whatsoever of the type of mobilisation required to build what they claim they are going to build.
'The best evidence of future performance is past performance'...based on that it would appear very unlikely that this project will even get started , let alone completed.
Why anyone would even contemplate investing is beyond me, since even the most basic research would put the least cautious person off!

Bought a flat in a Royal estate in 2008. No sign of construction work since 2008. We are in 2016 now. No sign of construction work. Why RERA is not taking any step. RERA should take some action and catch Dodgy developers. Who are only catching investor by false advertisement.
Please Ban all Dodgy developer from Dubai otherwise they will cheat more innocent investors.
