Note that tcs is currently constructing buildings of size more than 7 lakh square feet in synergy park sez in gachibowli.this will complete the synergy park development post which tcs proposes to start the adibatla sez. This is common as no corporate wants to invest first in a remote locations when they have land in a bustling location like gachibowli .their plan is to complete this facility as it is in established location with good infrastructure.Note that adibatla did not even have proper connecting roads until the orr phase 2 got opened and aerospace park started. They never backed off even when there was recession.I'm sure they will start off once they complete development here like infosys went to pocharam after completing IT park in gachibowli.
TCS is commited to hyderabad as of now.We can say this because it expanded rapidly by taking space of 3,50,000 sft in waverock, nanakramguda and 1 lakh square feet in q city, nanakramguda according to reports published by cbre, dtz and cushman wakefield in the past five quarters.
As far as cognizant is considered it too started off excavating the large hillock present in the hmda sez in kokapet where it has land.It started first with this sez and not adibatla because of the its proximity to nanakramguda and orr junction. However building construction may start only in next year.note that this land was in legal wrangles until last year and cbay infotech started construction first in this sez.It has got the permission to set up unit in the sez and is co-developer of the sez.
As far as adibatla SEZ is considered it may get delayed but not scrapped.Poor connectivity, distant location is one of the reasons for this.To indicate the commitment of cognizant in hyderabad we can consider the company leasing 3,30,000 square feet in dlf sez, gachibowli and going for a Built to suit traansaction of 7,50,000 with mindspace over past 5 quarters.
Thanks for the info.

APIIC NOT HAPPY WITH INFOSYS

Unused land: APIIC unhappy with Infosys

http://www.hindu.com/2011/05/01/stories/2011050157770300.htm

HYDERABAD: The A.P. Industrial Infrastructure Corporation (APIIC) has asked IT major Infosys Technologies to submit a detailed land-use plan as it is not satisfied with the its response about the non-utilisation of 450 acres of land allotted to it.

The Corporation had served a notice on Infosys in March for non-utilisation of the vast tracts of land allotted to it near Pocharam. The IT major was among several companies to which notices were issued seeking to know the status of lands allotted to them some years ago.

The company representatives met APIIC officials a few days ago and attributed the slow progress of the exclusive IT SEZ to the recent economic slowdown and the delay in provision of other amenities. However, they failed to submit the land-use plan for 450 acres under its possession as sought by the APIIC.

Sources said that the land was allotted four years ago by the then Chief Minister Y. S. Rajasekhara Reddy at highly subsidised rate as the company had proposed to shift all its main operations to Hyderabadand create over 25,000 jobs.

In light of the huge controversy over indiscriminate land allotments , the top decision makers in the government have decided to take a hard look at the responses from Infosys.

Mitsui to start China-India service

Opens new information processing centre in Hyderabad

Mitsui O.S.K. Lines (MOL), one of the largest shipping and multimodal transport companies, has decided to open a new direct service between China and Nhava Sheva in India.

The direct service, basically a container service with three dedicated 2,000 TEU (twenty-foot equivalent units) vessels, is set to become operational from May 19 and it forms part of MOL's plans to double its market share in India from 4 per cent to 8 per cent in a year. The service would provide direct link between the two countries as also ease access to the U.S. and European markets since it was planned via Singapore.

MOL, with operating fleet of 900 vessels that is expected to grow by another 50 this year, is ‘excited' about opportunities in India which was witnessing a higher growth levels compared to China where the transition to high value goods was resulting in migration of low technology and labour-intensive enterprises, MOL Vice-Chairman Masakazu Yakushiji said. Mr. Yakushiji was here on Tuesday to inaugurate the company's new and biggest information processing centre with a seating capacity of close to 450 and could be scaled up to 650. “India plays a key role in our information processing business and the Hyderabad centre will be the largest centre for meeting the requirements,” he said.
He said MOL had no plans to invest in shipyards in the country, but the company would focus on iron ore mining in Orissa and other places as it involved export opportunities. In addition, MOL was targeting automobile export as several Japanese companies like Nissan, Toyota and others had set up their plants here. “Being a Japanese company, we have the natural advantage in this direction,” he said.

Global Shipping Lines Sees India as Major Anchor for Information Processing and Asia’s Shipping Business Growth

Global Shipping Lines Sees India as Major Anchor for Information Processing and Asia’s Shipping Business Growth

The world’s largest shipping and multi-modal transportation company, Japanese ocean carrier MOL today said that it sees India as a major hub for its shipping and back office operations. MOL’s wholly owned data processing subsidiary in India has announced opening of their largest information processing facility in Hyderabad . The 25,000 square foot facility at Premier Mindspace Raheja IT Park in Hyderabad will house 450 information process experts.

Simultaneously, MOL has also announced revamping of its existing NKX service from Nhavasheva, the work for which has already started. It has introduced two separate services, NCX and KPX covering ports of Nhavasheva and Pipavav in India, including a direct service between China and Nhava Sheva.

Vice Chairman of MOL Masakazu Yakushiji inaugurated its newest and its biggest Information Processing facility in Hyderabad. Speaking on the occasion he said, India and China continue to be a major growth destination for companies around the world and although it may be too early to predict, the shipping trade is expected to show some signs of recovery. India plays a key role in our information processing business and we have grown here rapidly. With our new facility in Hyderabad, we hope to strengthen our information processing competence as India has a strong knowledge talent pool which we can leverage consistently.”

Masakazu Yakushiji said “The world economy during FY2010 continued on an upward trend, although anxiety remained about the possibility of slowdown. MOL continues to show significant growth – it posted an increase in income of 100 billion YEN compared to the previous year, despite the ongoing appreciation of Japanese YEN and rising bunker prices. Our container shipping division has shown highly stable profit through middle and long term contracts.”

Talking about MOL operations in India Sundeep Sibal, Head of West Asia operations said “We started our back office operations in Mumbai in 2004 with concentration of 2 basic processes i.e.; Documentation and Audit. Today we serve over 44 diversified processes. The workforce has also expanded exponentially to 450 employees. We expect our India centers talent pool to touch over 650 in the very near future. Our newest facility in Hyderabad will become the largest center for us with a capacity of 450 people.

“As part of BRICS, India is one of the leading emerging economies and hence an important market for MOL for the future growth. With Indian and Japanese governments concluding a “Trade Agreement” recently, both the countries expect much closer economic co-operation for mutual benefits and growth. MOL commenced operation in India with dedicated liner subsidiary in 2002. Since then the company has grown its business many folds. We have a total of 10 offices of liner and logistics in India now.

Besides this, MOL has offices for its other divisions such as MOL Information Technology, MOL Information processing services, MOL Auto logistics Ltd, Mitsui O.S.K. Bulk Shipping, Mitsui O.S.K. Lines Maritime India, with a combined staff of 700+ excluding the Seafarers. This strong presence in India indicates MOL’s focus on this emerging market and how important it is for MOL’s future growth, Sundeep Sibal added.

Talking about MOL’s business in India Michael Goh, Head of Asia Operations said over the last decade MOL has been systematically enhancing its service network for liner business in India, particularly from Nhavasheva and Chennai. We have now announced the revamping of our existing NKX service from Nhavasheva effective May 19. We shall have two separate services, NCX and KPX covering ports of Nhavasheva and Pipavav respectively. The NCX service will offer a direct link between India and China.

“Our Customers will greatly benefit with this new service. The trade between India and China is poised to grow to US$ 100 Billion by the Year 2015 and I think we have the product in place at the right time to serve our Customers better. Our KPX service will offer an effective alternate gateway to our Customer in North India to avoid current frequent bottlenecks at Nhavasheva for ICD cargo. We are also looking at opportunities to enhance our network from South & East India, which is one of the fastest growing regions in India. We are positive about the new International Container Transshipment Terminal at Vallarpadam.”

Michael Goh said: “MOL-IPS (India) has become and remains a key partner for achieving cost optimization targets, process standardization and to improve our readiness to respond to changing business environment and provide top level customer services. The new and expanded space at Hyderabad demonstrates the confidence of the Senior MOL management, which expects the 2 centers in Mumbai and Hyderabad to further enhance MOL’s competitiveness and add value to their stake holders.” Michael Goh added. MOL clocked US$700 million net profit for its fiscal year ended March 31. MOL’s net profit soared 358 percent during its 2010 fiscal year while revenue rose 14.5 percent to $18.6 billion. Operating income jumped nearly fivefold to $1.5 billion

Google has taken 180,000 sq ft in Divyasree Omega in Hyderabad

Google is still expanding in Hyd!!

If you have plans to set up a new business or expand, book your space now. While home sales may be down in the dumps, commercial office space rentals are starting to rise on the back of growing demand for offices, both for immediate expansion and for future growth.:banana:

According to real estate consultancy Jones Lang LaSalle, the net absorption of space in 2010 was 30.5 million sq ft, up 35% from 19.6 million sq ft in 2009. This is expected to jump to about 36.9 million sq ft this year.

Rentals have started to inch up in a few locations. Consultancy Cushman & Wakefield says that in the office hub of Gurgaon, for instance, rentals have grown by 5-10%. In Bangalore, it is up 10-15%, Chennai by 4-9%, Kolkata by 10-19% and Mumbai by 10-13%, depending on the location.

The year saw a number of big companies like JP Morgan Chase, Citibank, Viacom, Vodafone, Morgan Stanley, Yes Bank , Goldman Sachs, Cognizant, TCS , Google, Amazon, Genpact, Deloitte and others take up significant space across the country, either for expansion or consolidation of their offices.

But what's interesting is that even small and mid-sized companies are on the hunt for space as they look to expand. After dealing with the impact of the recession over the last two years, small companies too have picked up new space in the last one year for expansion. "But they are being cautious in expanding this time. They are evaluating deals very closely and are scouting for locations where rentals are modest," says Sumit Joshi, director, Capital Realtors, a mid-sized real estate broking firm based in Noida. He has seen demand pick up in the market from small and medium sized IT firms, brokerage firms, export firms as well as a number of self-employed professionals taking up space.

Tehmina M Yadav, who runs a small buying house in Noida recently leased 7,000 sq ft of space in Noida's sector-83 in an old industrial building. "Business in the last few quarters has picked up. Orders have started to come in again, especially from the US market," says Yadav, who works with some large global retail clients. She moved from a smaller office in another part of Noida because rentals in sector-83 were much lower and business had grown, hence the need for more space.

Demand for office space is coming from all quarters. Across the country, almost 80-85% of the demand for office space comes from the IT/ITeS sector, which has been on an upswing over the last one year. According to industry body Nasscom , the Indian IT-BPO industry has exhibited a spectacular rebound in FY 2011. The IT-BPO export revenues are up 18.7%. The industry is expected to grow between 16-18% in FY 2012. On the whole, the industry added 2,40,000 jobs in the last fiscal.

"There is a direct co-relation between employment generation and demand for commercial office space. The last few quarters have seen a large number of corporates in India in the IT/ITes, BFSI, pharma, telecom, and FMCG sectors embark on their expansion strategies, indicating that the economy is regaining its health," says Anshuman Magazine, chairman and managing director, South Asia, for property consultancy CB Richard Ellis. Experts feel that the next few months offer a strategic window of opportunity for companies that are looking at leasing new space for expansion as rents across most markets are close to their bottom.

"Commercial space outlook is significantly better than what it was 18 months back. There is a lot of expansion and consolidation by corporates," says V Hari Krishna, director-investments at Kotak Realty Fund.

What is interesting is that unlike 2010, when only small leasing transactions took place, the last two quarters have seen some big leasing deals go through. While JP Morgan Chase has taken up 330,000 sq ft of space in L&T Business Park in Mumbai, Genpact has taken 200,000 sq ft of space in Unitech Infospace in Gurgaon. Cognizant has taken 250,000 sq ft in DLF Akruti in Pune; Google has taken 180,000 sq ft in Divyasree Omega in Hyderabad, and Wipro has taken 130,000 sq ft in Pritech Park in Bangalore.

In 2010-11, DLF leased out 4 million sq ft compared to only one million sq ft in the previous fiscal. Unitech has leased out close to one million sq ft in the last three months. R Nagaraju, vice president, corporate planning and strategy at Unitech, says there has been a very healthy demand for office space in the last 6-8 months.

After the phase out of the Software Technology Parks (STPI) scheme, this years budget provided clarity to companies about tax benefits in SEZs.

"Companies which were not sure about moving into SEZs have now got a clear direction. We have seen a clear interest from certain IT companies towards moving to SEZs," says Vivek Dahiya, chief executive officer at GenReal Property Advisors. But there is only a small window of opportunity for SEZs because developers need to finish construction of their IT SEZs by March 31, 2012.

60 SEZ projects given extra time for completion

http://www.business-standard.com/in...cts-given-extra-time-for-completion/137859/on

Mukesh Ambani-promoted Navi Mumbai SEZ, Reliance Haryana SEZ, Cognizant Technology, Parsavnath Group and Mahindra and Mahindra are among 60 Special Economic Zones given extra time for completion.

At its meeting last month, an inter-ministerial Board of Approval (BoA) also allowed denotification of an IT/ITeS SEZ of Satyam Computer Services at Visakhapatnam, a Commerce Ministry official said today.

Bengal Shapoor Infrastructure's sector specific SEZ for IT/ITES approved for Kolkata was also denotified.

The BoA extended the validity period of formal approval of Cognizant Technology, granted for setting up of IT/ITES SEZ at Ranga Reddy district in Andhra Pradesh.

Besides, it approved the second extension of the validity period of formal approval to Parsavnath and Unitech Realty for setting up of IT/ITES SEZ at Coimbatore and Gurgaon respectively.

Mukesh Ambani's Reliance Haryana SEZ, was given second extension of the validity period of formal approval, granted for setting up sector specific SEZ for multi-services in Gurgaon.

The board gave third extensions of validity of formal approval to eight developers, including Mahindra and Mahindra for a period of one year.

The government, however, deferred the decision on a request from Navi Mumbai SEZ (NSEZ) for splitting itself into five zones, seeking more details from the developer.

"Keeping in view the objections raised by Department of Revenue, the Board directed to constitute a committee to scrutinise the revised proposal of NSEZ for its proper appreciation," an official said
