Across the way from the Isis Islington Wharf tower development.

I do believe that's it below, bottom right? Please correct me if I'm wrong. I'm sure there's a better render of this development floating about. It looks the same or very similar.

Kevin McCabe’s Scarborough Group has returned to the mainstream residential sector with the acquisition of Milliners Wharf, a newly built apartment block in New Islington, Manchester.

Scarborough has bought the property and an adjacent development site from Santander, marking the group’s highest profile residential investment since it sold its stake in developer Fairbriar in 2008.

The two sides completed the off-market transaction last week with a spokesman for Scarborough describing the acquisition as “opportunistic”. Neither Scarborough nor Santander would disclose the price.

Santander completed Milliners Wharf after taking control of the half-built scheme in 2008 when the original developer, City Lofts, collapsed into administration. Of the scheme’s 261 flats, 140 have been pre-sold and 20 leased.

Though the group owns residential assets in Leeds and Edinburgh, Milliners Wharf and the accompanying land represent a major return to the sector for Scarborough. Sources in Manchester said Scarborough had been in negotiations since at least the summer.

The development site comes with planning permission for a 420-flat tower and 30,000 sq ft of commercial space although it is understood that Scarborough is considering drawing up revised plans for the site.

In February 2008, Scarborough sold its Fairbriar stake to Frasers Property, the development arm of Singaporean conglomerate Fraser & Neave. Five months later the credit crunch forced construction to stop on Fairbriar’s biggest scheme – the Lumiere joint venture with KW Linfoot in Leeds.

The Milliners Wharf deal, meanwhile, coincides with the imminent sale of a portfolio of six other ex-City Loft apartment blocks, which had gone on the market last month for £23m.

It is understood that selling agent Allsop has accepted individual bids for the Properties in Cardiff, Leeds, Newcastle, Salford, Liverpool and Sandiacre near Nottingham.

Allsop is selling the assets on behalf of Jon Gershinson, partner at Allsop, who was appointed last year by HBOS, now Lloyds Banking Group, as receiver of City Lofts’ unsold properties.

The tower is quite successful although the sloping-fronted building to the site is much better - it reflects the neighbouring Islington Wharf development.

Is anybody on here living in one of the Milliners Wharf apartments yet? We're keen to get some feedback about quality, detailing, etc.

To be built at Munday Street just off Pollard St in New Islington. Should sit well with the new tram line
Resurrected the Phase 1 thread, thought we could just continue it.

Not sure what the original proposals were or what they looked like, but two points of interest regarding this proposal:-

1) It would've been nice if the block's front facade (first picture) could have been aligned/run parallel with the tramline to form a nice neat slender curve in the side of the building. That would've been ace.

2) I don't like the street interaction at all. First picture again, the scene on the bottom left looks like one from Salford Quays - cars parked in front of the building, flimsy bushes separating that from the pavement.. and a dreaded 2 meter high gate.

All in all, not very appetising but it'll certainly add depth and more density to this area - and is certainly a very good filler.



Also - where is New Islington tram stop planned to go? Is it right in front of this building?

It's good to see schemes coming back to life, if not in the same form. Of course this will be adjusted to lower property values. The brick loos good in the render, the unfortunate thing is the ground floor parking instead of underground. But those inconvenient costs raise their head again and I suppose this is to far out of the centre to sell as car free living.

Is this just a depressing sign of the times? It makes me sad to say that the original proposal was so much better than this and yet the original proposal itself could only just be classed as average at best. This decade could see us become more and more like Leeds...

Most likely a convenience store yes, doubt it would be Aldi with their already being one just down the road at Urban Exchange.

Probably something along the likes of Morrison's M Local, Sainsbury's Local or Tesco Express/Metro.

Milliners Wharf, Manchester is a phased, canalside development consisting of 405, one, two and three bedroom apartments for sale or rent. Phase 1 consisting of some 261 completed apartments proved highly successful and planning consent for phase 2 consisting of 144 apartments has been granted offering a wide range of larger than average apartments and duplexes, together with complementary retail space. Phase 2 starts on site in May 2014.

SCARBOROUGH Development Group says it has secured Far East backing for its two schemes in Manchester and Salford - Middlewood Locks, and the smaller Milliners Wharf.

It has agreed a joint venture with with listed Hong Kong developer Top Spring International Holdings, and Metro Holdings, a Singapore-listed property development and investment group.

They are taking 25% each in a new company called FairBriar Properties that will develop the 23-acre Middlewood Locks scheme in Salford, which has space for 2,000 apartments and other uses, and the 145-apartment Milliners Wharf in Ancoats. It estimates the two schemes have a developed value of £600m, with most of that value in the Middlewood Locks site.

The value of their investment has not been disclosed but a spokesman for Scarborough said their initial investment and future support meant the first phase of Middlewood Locks and the next development at Milliners Wharf were funded.
