Two Dh8.6b mega projects to come up

ABU DHABI — Two mega projects costing Dh8.6 billion have been announced here yesterday, which apart from creating a world class tourism and recreational facilities will lay the foundation for a complete industrial zone dedicated to automobile industry which will be lured to set-up their manufacturing as well as commercial bases in Abu Dhabi.

The announced was made by Mohammed Khamais Al Rumaithi, Chairman Four Directions Group Ahmed bin Mohammed Al Dhahery, chairman of Bin Salem Group, who told a press conference that the project will be developed by a newly formed company-Elite Investment House.

The consultancy work will be undertaken by Four D-Surbana Middle East, a joint venture between Surbana International Consultants and Four Direction based in Abu Dhabi.

Mohammad Khamais Al Rumaithi said that the Middle East would have its first fully integrated development that promises to change the entire concept of the automotive trade not only in Abu Dhabi but also for the rest of the region.

He said that the Autopolis will be spread over an area of 2X 0.6 kilometer and the mega development which will house a myriad of automobile related trades and commercial activities such as a world class exhibition and conventions center, luxury automobile showrooms, an auto museum, a state of the art media center, large commercial complexes, luxury villas, a boutique auto hotel, auto related retails malls, and great variety of recreational facilities including a mega theme park and a marina.

Rumaithi said: "It will help realise Abu Dhabi to take the position of an auto-hub of the middle east, by integrating all the auto needs of the Gulf region, besides functioning as regional distribution centre for major car manufactures/dealers."

Ahmed bin Mohammed Al Dhahery said " The integrated facilities will attract major car makers to set up production and distribution base in the city." He said that the architectural design of the Autopolis will itself put Abu Dhabi on the world map. "Abu Dhabi will emerge as a major international exhibition and convention center of the middle east by becoming the venue for staging International Auto Shows, IT events, Travel shows etc," he said.

The autopolis will help position Abu Dhabi as a choice destination for tourist arriving from the Middle East /GCC region and the rest of the world.

Giving details, he said that the complex will have two major zones-the Autovention and the Autoventure zone, this will not only help to cater to the entire value chain of automotive activities and businesses but also offer a new dimension of fun and entertainment to the whole car manufacturers and distributors to set up bases in Abu Dhabi.

Abu Dhabi launches two automobile complexes

Abu Dhabi:

Two private sector projects worth a total of Dh8.84 billion announced in in Abu Dhabi yesterday will create a combination offshore automobile and tourism complex and the region's first automobile hub, respectively.

The first project, the $2 billion (Dh7.34 billion) AutoPolis, is to be built on an island near Abu Dhabi. AutoPolis will house a major regional distribution centre for car manufacturers and dealers.

It will also offer amenities for tourists, including a museum, hotel, auto-related shops, an exhibition and convention centre, a theme park and villas.

"AutoPolis will serve as the focal rallying point for the Middle East's auto industry," said Ahmad Mohammad Al Romaithi, president of Four Directions LLC, one of the promoters.

Promoters expect Auto-Polis to become a major regional tourist attraction. "It will not only put Abu Dhabi on the world map when it comes to architectural excellence, but also on the tourist map," Al Romaithi said. "The complex will have two major zones, the Autovention and the Auto-venture zones," he said.

Autovention will contain showrooms, office complexes and other commercial facilities. Autoventure will give AutoPolis visitors a chance to test drive cars. It will include other entertainment-oriented venues.

Singapore's Surbana International Consultants is working on the design for AutoPolis. The firm boasts projects in 41 cities in ten countries. This is its first Middle East project.

The second project, the Dh1.5 billion Autohub, will be set up at Mussafah Industrial City. It will cluster automobile operators, distributors, manufacturers and auto-related industries.

Four Directions LLC and Al Salem Group, the two Abu Dhabi-based companies promoting the AutoPolis and Autohub, have formed Elite Investment House to manage the development process for both projects.

اعلن في ابوظبي امس عن مشروعين عملاقين لتحويل ابوظبي الى قاعدة اقليمية لتجارة السيارات. وتبلغ القيمة الاجمالية للاستثمارات في المشروعين ما يقرب من تسعة مليارات درهم.
وتتولى شركة ايليت القابضة وهي شركة اماراتية مساهمة خاصة تعمل في مجال الاستثمارات الصناعية والعقارية الاشراف على المشروعين من خلال شركات تابعة. وقال احمد الرميثي الناطق باسم الشركة في مؤتمر صحافي امس ان المشروع الاول الذي سيبدأ تنفيذه في غضون عامين والذي اطلق عليه (اتو بوليس) هو اول مشروع تطويري متكامل من شأنه تغيير المفهوم الشائع لتجارة السيارات ليس في ابوظبي بل في المنطقة ككل. وتبلغ الاستثمارات في المشروع ملياري دولار أميركي وقامت بتصميمه شركة سوربانا السنغافورية المتخصصة في التصميمات والدراسات الهندسية. ويأخذ المشروع الذي سيأخذ شكل جزيرة في منطقة قريبة من ابوظبي لم يتم تحديدها حتى الآن، وسيمتد المشروع على طول كيلومترين وبعرض 0.6 كلم بحيث يحتضن المشروع عددا من الصالات الفخمة لتجارة السيارات ومعرضا ومتحفا دائما للسيارات وتاريخها ومركزا هندسيا فنيا متخصصا في معلومات السيارات بالاضافة الى انشطة تجارية واقتصادية ذات صلة فضلا عن مرافق ترفيهة ضخمة ومارينا بحرية. وقال الرميثي ان المشروع سيشكل في تصميمه تحفة معمارية وهندسية عالمية بحيث يكون المشروع بمثابة المعلم البارز الذي تعرف به مدينة ابوظبي. كما يتضمن المشروع معرضا عالميا للسيارات مشيرا الى ان المشروع سيستقطب كبار الشركات العاملة في مجال صناعة السيارات او تجارة السيارات وتصميمها بالاضافة الى انشاء معهد متخصص في هذا المجال. ومع ان المشروع سيفتح مجالا واسعا للشركات الاجنبية المتخصصة في مجال صناعة السيارات او الاتجار بها الا ان الرميثي قال ان المعارض التي ستقام ضمن المشروع لا تعني الغاء دور الوكلاء المحليين مشيرا الى ان التوجيهات الرسمية الحكومية للقائمين على المشروع شددت على ضرورة تمكين الشركات والوكالات المحلية من الاستفادة من التسهيلات التي يوفرها المشروع لتوسيع نطاق اعمالهم.

ولم يستبعد الرميثي في رده على سؤال لـ«الشرق الاوسط» من ان يتم في مرحلة ما وبعد ان يتجسد المشروع على ارض الواقع تحويله الى مساهمة عامة لكنه قال ان المشروع في البداية لا بد ان يأخذ شكل مبادرة خاصة وذلك لان الفكرة جديدة ولا بد من اعطاء فرصة ليتعرف الاخرون على اهميتها وجدواها. ويتضمن التصميم فندقا فخما يتألف من 50 دورا روعي في تصميمه الانسجام مع طبيعة المشروع كمشروع متخصص في تجارة السيارات. ويقدر الرميثي المدة التي يستغرقها تنفيذ المشروع ما بين 3 و5 سنوات بعد استكمال التحضيرات اللازمة لعملية التنفيذ والتي تقدر بحوالي سنتين. اما المشروع الثاني الذي تتولاه شركة ايليت القابضة فهو مشروع اتوهوب الذي يقام في منطقة المصفح في ضواحي ابوظبي والذي تبلغ كلفة الانشاءات والبنية التحتية له بحوالي مليار ونصف المليار درهم اماراتي أي ما يزيد قليلا عن نصف مليار دولار أميركي. وسيقام المشروع على مساحة 20 مليون متر مربع من اصل ارض تبلغ مساحتها 100 مليون متر مربع كانت الشركة قد استأجرتها بموجب عقد بينها وبين المؤسسة العليا للمناطق المتخصصة وهي مؤسسة حكومية يرأسها الشيخ حامد بن زايد آل نهيان رئيس دائرة التخطيط والاقتصاد بإمارة ابوظبي. وتتولى المؤسسة تأهيل مناطق صناعية وخدمية متخصصة ومن بين المناطق التي تعمل على تأهيلها منطقة لصناعة السيارات.

ولم يحدد الرميثي ما اذا كان العقد مع المؤسسة هو منحة او ايجار رمزي وقال في رده على سؤال لـ«الشرق الاوسط» ان الحكومة حريصة على تشجيع المبادرات الخاصة ودعمها وصولا الى قيام شراكة حقيقية بين القطاعين العام والخاص.

وسيكون مشروع اتوهوب بمثابة مرافق لخدمة تجارة السيارات الجديدة والمستعملة بين الامارات من جهة ودول الجوار او بين دول المنطقة والعالم، مشيرا في هذا الصدد الى موقع دولة الامارات في هذا المجال حيث ذكر ان اليابان نفسها استردت عن طريق الامارات ما يزيد عن مليون و800 الف سيارة. وستقام المرحلة الاولى التي يبدأ تنفيذها خلال 6 اشهر من المشروع على مساحة 139 مليون هكتار فيما يتوقع ازدياد المساحة تبعا للتطور في المشروع.

وقال الرميثي انه بالرغم من ان اتو هوب واتو بوليس هما مشروعان منفصلان الا انهما متكاملان من حيث انهما يساهمان في خلق بيئة لتجارة السيارات وهي بيئة من شأنها تشجيع وجذب الشركات العالمية لامارة ابوظبي.

I like abudhabi's project more .... I mean I think outopolis is much more beautiful than outocity .... :)
by the way "bin dubai" ....plz dont take what Im going to say as an offensive thing ... I used to like the signeture u used to have in your posts .... I dont really like the new one :) .... since quran said alkohool and prostetution are "7aram" so u cant say quran is the law of dubai :) ..(or who ever said that)... I used to like the other signeture u had :)

Btw this project can't be compared to the motorcity because the purpose is different ...

Would love to see these projects materialize in Abu Dhabi. But with the city's administrations Bureaucracy, missmanagement and corruption in place at present, I don't see this happening. Even though I would love to see it as a manifesto that Abu Dhabi can do if it gets rid of these problems. What they need is a kick in the bum, I just don't know who will kick.

(SINGAPORE) The United Arab Emirates is coming up with an ambitious US$2 billion floating integrated resort bigger than Singapore's Sentosa and Marina Bayfront resort sites combined - with the help of Singapore-based Surbana International Consultants.




Surbana, a subsidiary of HDB Corp, the corporatised arm of Singapore's Housing and Development Board, is working with the Abu Dhabi-based Four Directions (Four D) group in a joint venture to provide design consultancy for the 83 ha Abu Dhabi resort, AutoPolis. The two sites in Singapore together cover about 52 ha.

Other Middle East projects of the Four D-Surbana partnership include the 188 ha AutoHub and 76,000 sq m Al Hashemi complex. The two are valued at a total of US$520 million.

Louis Tay, senior vice-president of Surbana, said the three projects were the company's first major foray into the Middle East market, with AutoPolis being Surbana International's biggest commercial project so far.

The car-themed resort, which is planned for completion in six years, will house a 210,000 sq m convention centre and related automobile trades, including car showrooms, a vintage car museum and a 6 km test drive circuit.

'It is an iconic project that will put Abu Dhabi on the world map of architectural excellence,' Mr Tay said. 'We hope the development would turn Abu Dhabi into the auto capital of the Middle East.'

Other highlights include a theme park, an executive golf course, a marina and private villas. For religious reasons, a casino is ruled out, Mr Tay said.

The project takes the form of a man-made island shaped like the letters A and D - from the initials of Abu Dhabi - which are supposed to be visible from space.

Mr Tay said it took a team of about 15 professionals four months to come up with the design, and when they presented their idea to their Arab partners, 'there was total silence as they spent a few minutes digesting the contents'.

The team is also designing the AutoHub, featuring car dealer headquarters and workshops, which will be able to house up to 8,000 cars. Another project, the Al Hashemi complex, is a seaside multi-purpose development with a hotel and residential and service apartments.

Interest in AutoPolis is high, Mr Tan said, with several major car manufacturers expressing their commitment during ongoing discussions with their Arab partners.

Abu Dhabi's diversification into tourism and other sectors of the non-oil economy is characteristic of other cities in the region, including Bahrain and Dubai, each of which is sparing little effort in trying to position itself as a business and tourism hub.

Fearing that its oil reserves could be strained by 2010, Abu Dhabi's neighbour Dubai has embarked on a construction frenzy, churning out extravagant developments in recent years to target the rich.

These include the US$3 billion project called The World, a cluster of 300 artificial islands shaped and positioned like countries on a world map, and The Palm, another US$3 billion development shaped like a group of palm trees that will support hotels, homes and theme parks.

It beat big players to snag deal to design $3.3b futuristic auto city in Abu Dhabi

A LOCAL firm that was once part of the staid Housing Board has trumped its global rivals to land a deal to design a multi-billion dollar space-age 'auto city' in the Middle East.

The futuristic Abu Dhabi project - one of three deals Surbana International Consultants has scored in oil-rich United Arab Emirates - will contain everything from a test-drive track to villas, car showrooms and shopping malls.

Winning the design and consultancy contract for the AutoPolis is an astonishing coup for Surbana and its 51 per cent joint venture partner, Abu Dhabi-based Four Directions Group.

It even seems to have surprised Surbana's senior vice-president, Mr Louis Tay, who told The Straits Times: 'I have not recovered from the shock yet. We went into the Middle East in January 2004 and we thought we would first get a small project.'

Mr Tay, who focuses on the Middle East market, added: 'These projects will put Singapore on the world map. We are a new kid on the block that has made headway into a tough market dominated by major US and European consultants.'

The architectural and engineering firm is a subsidiary of HDB Corporation, which is now part of Temasek Holdings.

HDB Corp will soon change its name to Surbana Corp.

Surbana out-raced some high-powered competitors to snag the AutoPolis deal, which aims to transform Abu Dhabi into an automobile hub of the Middle East and a tourist drawcard.

Costing about US$2 billion (S$3.3 billion), it is targeted for completion around 2011, and will include a seven-star auto-themed hotel, a test-drive circuit ringing the perimeter of the 2km by 0.6km development, 20 showrooms, an auto museum, a theme park, auto-related malls, a marina for 250 yachts and a world-class convention centre.

Surbana, which designed the development, will also consult on the construction.

Surbana, which is better-known for township developments in India and China, has already established its presence in 10 countries, including Sri Lanka, Vietnam and Indonesia.

About 8 per cent of its revenue - it reached $140 million last year - comes from overseas projects, and it aims to grow this to between 20 and 25 per cent by 2008, said group chief operating officer Wong Wing Kien.

The growth will come mainly from China, India and the Middle East, he said.

Surbana's Abu Dhabi deals, particularly AutoPolis, will pave the way for more projects in the Middle East, where it is exploring opportunities in Bahrain, Oman and Qatar, Mr Wong said.

Mr Tay said the AutoPolis deal arose from a direct proposal to the Abu Dhabi government and lots of help from its well-connected local partner.

Surbana's other Abu Dhabi projects are a US$410 million Auto-Hub for car inventories, auction markets and workshops and the US$110 million Al-Hashemi complex, a seafront project of shops, homes, service apartments and a five-star hotel.
