yes....quite a number of people asked me bout the place and asked me to keep an eye on this one (including Glenj)

Aio!Thanks alot but sorry to tell you that im back in Melbourne only 3 weeks holidays.I only went KL twice without stayin ler...i was looking forward to see you guys.Last Thursday went over KL with gf to lepak for short while only la....Arrived KL at 5PM.Will b posting pics pretty soon.Hehehe....Next time i promise ill call you guys out.Really wonder how u guys look

Berjaya Group To Develop Berjaya Central Park Worth RM700 Mln

KUALA LUMPUR, May 5 (Bernama) -- Berjaya Group Bhd is planning on developing a 46-storey mixed development project called Berjaya Central Park with a Gross Development Value (GDV) of RM700 million.

The Berjaya Central Park will be located at the junction of Jalan Ampang and Jalan Sultan Ismail, Kuala Lumpur, directly opposite the Renaissance Hotel along Jalan Ampang.

"This is a big project. The components are slightly different from Berjaya Times Square. It is more residential," Berjaya Group's director Datuk Mohd Annuar Zaini said.

Talking to reporters after the signing ceremony for the award of substructure works for Berjaya Central Park here Wednesday, he said the project was based on the concept of SOHO (small office/home office style service suites) and was set to complement the contemporary lifestyles of urban professionals.

The Berjaya Central Park would cover an area of 132,558 sq feet or 1.216 hectares of land, comprising three levels of basement car park, five levels of commercial retail, six levels of elevated car park facilities, two towers of 35-storey serviced residence, a podium pool deck and a sky lounge.

The total construction cost is expected to be about RM400 million while completion of the project would be in four years.

The group, through its wholly-owned subsidiary, Wangsa Tegap Sdn Bhd, has awarded a RM48.5 million contract to the UEM Construction-Bauer joint venture (JV) to undertake the construction of phase one for the foundation and basement sub-structure works of the project.

The JV company, is 52:48 percent owned by UEM Builders Bhd's wholly-owned subsidiary, UEM Construction Sdn Bhd and Bauer Malaysia Sdn Bhd respectively.

It was formed in January this year, specifically to undertake the Berjaya Central Park substructure construction works.

As for the super structure works, worth around RM350 million, Berjaya Group will be opening for tender by end of this year.

"It is still early to talk about it (super structure works). We are looking into it...opening one tender for the super structure. Most probably by end of this year," Berjaya Land Bhd's executive director Francis Ng Sooi Lin said.

Preliminary works of the project commenced in April 2004 and the project is expected to be launched in June this year.

The rendering of this project was shown in NTV7 news last night. Kinda like remind me of CycleCarriage building actually. Hopefully there will a picture of that project again in the future.

Why on earth they have to come out with the name..Berjaya CENTRAL PARK???

It was on the news on both NTV7 and TV3. But TV3 didn't have any picture and it only said something about this project. The first thing that cross my mind was...yeah...finally, they going to get rid of the old Pudu Jail. Why...Central Park suppose to be a park..not a residential area. I hate being mislead by news.

Only then after I turn to NTV7 I realised about the whole thing.

If its a high-rise, should at least call it Berjaya Central Park Towers... At least not so misleading...

hehe.. at least the Golden triangle is now more dense mah. This also means that there will be a 5 storey mall near Renaissance Hotel. That area no mall yet lah

Another Berjaya twin towers

Berjaya Group Bhd’s unit Wangsa Tegap Sdn Bhd has initiated the construction work on a RM400 million twin-tower complex of mainly high-end residential units at the heart of Kuala Lumpur.

The company on May 5 awarded a RM48 million contract to the UEM Construction-Bauer joint venture (JV) to undertake work on the foundation and basement substructure for the new complex called Berjaya Central Park on a 1.22-ha site at the Jalan Ampang and Jalan Sultan Ismail junction.

The 46-storey towers will comprise a total of 1,402 serviced apartments and six penthouses on 35 floors; a five-storey commercial and retail podium; and three levels of basement and six levels of elevated parking facilities.

Wangsa Tegap executive director Francis Ng Sooi Lin, who is also Berjaya Land Bhd executive director, said construction of the new building would extend over four years. He said the new twin towers had a façade similar to that of giant shopping mall Berjaya Times Square but the scale of development was smaller.

Ng was speaking to reporters after a signing ceremony between Wangsa Tegap and UEM Construction-Bauer JV. UEM Builders Bhd unit UEM Construction Sdn Bhd holds 52% interest in the JV company and Bauer Malaysia Sdn Bhd the remaining 48% stake.

Work by the JV would take more than a year, Ng said. Thereafter, Berjaya would offer the rest of project via a tender process.

He said the company was talking to several banks on financing for the project but part of the fund needed would be internally generated.

He said prices of the residential units had not been finalised but indicated that it would probably cost about RM600 per square foot.

Berjaya Central Park would have two million square feet of floor area and a gross development value of RM700 million. Ng said the company had conducted market research and was confident of the property’s potential.

He said the property would appeal to a new generation of professionals who would choose to live within walking distance of work, shopping, recreation and entertainment facilities.
