Ascott to manage serviced residence in KL Sentral

KUALA LUMPUR: GSB Sentral Sdn Bhd, an associate company of MALAYSIAN RESOURCES CORP Bhd (MRCB), has awarded a 15-year contract to manage a serviced residence in Kuala Lumpur Sentral to The Ascott Group Ltd.

MRCB holds 40% in GSB Sentral while the remaining 60% is held by the Gapurna Group. GSB Sentral is the developer of a RM460 million project called 348 Sentral that has 143 serviced residences and an office block.

GSB Sentral’s director Mohd Imran Salim said that 348 Sentral is due to be completed by 2013 and Shell Malaysia would be the anchor tenant for the office block.

“We are confident of renting out the remaining 40% of the building to various kinds of businesses that are interested in our concept,” he told reporters after the signing ceremony between GSB Sentral and The Ascott yesterday.

348 Sentral is adopting green building features and is being positioned as a development that saves energy and is environmentally friendly.

The serviced residences range from studio units to three-bedroom units complete with a pool, restaurants, spa, gym, café lounges and car park bays.

Meanwhile, The Ascott Group aimed to expand its presence in Malaysia by doubling its PROPERTIES under management to 1,000 units in 2013, said its managing director for Southeast Asia and Australia Alfred Ong.

The Ascott is an international serviced residence operator.

Shell is going to be the anchor tenant for the office tower and Ascott Serviced Residences for the residential tower.

Interesting to note the LRT guideway on jalan tun sambatan!Also once this lot had a shell station and oil depot.

Free 5-star hotel stay for KL Sentral condominium residents

KUALA LUMPUR: Suasana Loft and Suasana Sentral condominium residents at Kuala Lumpur Sentral will be temporarily relocated to either the La Meridian or Hilton Kuala Lumpur hotels nearby during concrete pouring sessions at the 348 Sentral development site.

The project sits on a 2.09-acre of commercial plot facing Jalan Tun Sambanthan in Brickfields, Kuala Lumpur.The developer of 348 Sentral, GSB Sentral Sdn Bhd (GSB Sentral) offered the residents the alternative acommodation due to the inconvenience caused by the session, a spokesman told theedgeproperty.com on May 25.

The second concrete pouring session out of six will be on May 29 - 30. The first session took place on May 14 to 16. All sessions will be completed by end June. During each session residents will be given free stays at the La Meridian or Hilton Kuala Lumpur. The developer declined to disclose the cost of the relocation.

During the first 36-hour long concrete pouring session, more then 350 residents from the condominiums stayed at the two hotels.

348 Sentral is a RM1 billion project by GSB Sentral, a joint-venture company between Gapurna Group and Malaysian Resources Corporation Berhad (MRCB) on 60:40 equity. The development comprises a 33-storey tower and a 21-storey residence block on a 4-storey podium with a basement parking for 920 cars.

actually, they dont need to. but the developer is too kind to offer a rare privilege to ensure all the nearby residents happy and not complaining much. after all, the pouring session for this magnitude is huge, and bound to have congestion and noise problem for straight 24 to 36 hours non-stop pouring.

take the first pour they have in mid may for example. a total concrete volume of 3,800m3 was poured continually. that is more than 10 times over the daily average pour usually made in a typical highrise project. if you take account of the logistic issue such as number of truck mixers and total trips from batching plant to site, it is likely to assume some 30 lorries and 500 total trips would be involved. consider the congestion and add up with the truck mixing noise, the concrete pump and finally the concrete vibrating all simultaneously working at every second till the next day, it can be a mental torture for many not so used in a noisy environment.
