NT/DARWIN - #UC: Mitchell/Daly Streets - 12L / 36m Residential

This project has been presented to council for approval. It will take up an area bounded by Peary, Mitchell and Daly Streets forming a walled effect in 2 towers.

woah, it looks really big (as you said - like one big wall) and looks built quite close to the street.
I thought these days buildings in Darwin can start of near the street but are supposed to step back off the street?

I wonder if it get's approved, would it not block out the sun onto the surrounding too much being so wide?

At least it puts some density up that end of town. The area pics/drawings looks like it's on the edge of a light industrial/commercial area, with low density residential area.

It's becoming very residential as they are now replacing shabby car yards with apartment buildings down Daly Street. And as this leads into Larrakeyah going west down Mitchell Street it is a very low to mid rise residential area.

That Google Earth picture is now dated and still shows the Shade sails for a dealership that closed more than 5 years ago.

the sail is still there. on google maps the image is about 3 yrs out of date.

the best that can be said about the design is that it's functional.


there is another building coming in the bottom right of that google earth photo directly opposite Peary St.

I think it looks fairly decent for what it is.

The building shown in Seanoff's post above is the "Catalina" building, named after the Catalina flying boats that were based in nearby Doctor's Gully during World War II.

Buildings in the CBD can go right up to road reserve boundaries for the first 10 storeys (approximately) and then have to step back a whopping 6m from any podium to a habitable room or balcony. That explains the 'pimple' on top of the Savvas Paul Savvas Architects proposal.

As for blocking out the sun; I say Darwin needs more not less blocking of the sun! In case people don't know, it's very hot in Darwin during much of the year.

(in bold) In a way I see why it is a good thing then to have the buildings right up to the road reserves. You can have awnings on all of the buildings. The awnings would definitely provide shade for pedestrians from both monsoonal rains and the hot sun.

And yes, the bldgs in general are a good way to block out the sun

BTW, (alas unlike the south) Is it true that the rain falls mostly straight down and not always sideways

The only downside I had in mind was if the bldgs are built too close to the road is what happens if in the long term if there is a population explosion and there's little room for walking and the footpath needs to be widened?

Alas I guess they'd just reduce the street, take out some car parks, widen the path and put in some extra trees etc...
Alas what if the tree got into the plumbing of the bldg? no, i am sure there the city has trees that don't spread huge roots

In summary it is agreed though that the current bldg design and layout is reasonable and it certainly makes Larrakeyah a better suburb. With more people being able to look out over onto the street - making it safer, and with more retail/eateries or active spaces on the ground makes the place is made more lively too

Agreed, it used be hell even walking 5 minutes around the city during the wet season.

Not a bad proposal, Larrakeyah would have to be one of the best suburbs in Darwin with it being perfectly located between the city and Cullen Bay. Pretty good density aswell

Would really like to see this built at this location. Daly street has been a disappointment for so long.

It looks like the middle part of he building is like hiding behind outer/podium like part. Made me laugh It needs an extra 4-5 levels on that middle part and then it would be a quite nice little building.

There's no sign of construction of it, other than the old LJ hooker building being empty and the planning proposal notice.

37 metres high, 12 levels above ground with 3/4 basement parking.
