Bus interchange upgrading

Haven't seen a thread for this around so created a new thread on the upgrading of bus interchanges. I guess most information on upgrading to air-conditioned interchanges or upgrading for Wheelchair Accessible Buses (WAB) can be placed in here.

Today I found this on Gebiz:

Serangoon's interchange certainly is airconditioned, and is likely to complete earlier than Clementi. Serangoon's nex will house the interchange and is ready for opening in a few weeks while Clementi's hasnt even began fitting works.

its good that they are working on Jurong East. the JEMP has left the bus park and the entrance/exits to the interchange in quite a mess.

Actually, you forget Bedok Interchange. There was an article on it on channel news asia.

SINGAPORE : CapitaLand has said its new development at Bedok Town will likely attract potential buyers such as HDB upgraders.

Property analysts believe the area will also be rejuvenated as it now lacks new residential and commercial developments.

The Bedok Bus Interchange will receive a facelift in the fourth quarter of next year. The bus interchange, together with a piece of land next to it, will be transformed and incorporated into a 13-storey residential cum commercial building.

CapitaLand's integrated development will have about 500 residential units, which make up about 60 per cent of the project. The remaining 40 per cent will be allocated to two basement levels of shopping area.

CapitaLand said the project will cater to about 300,000 residents living around the area, which is said to be the largest HDB estate in Singapore.

Aside from neighbourhood retailers, the new project is set to offer more variety.

Lim Beng Chee, CEO, CapitaMalls Asia, said: "What we're going to do is something different - like for example, in this place you can't find a 'cha chaan teng' (Chinese tea cafe), you cannot find Ramen, you cannot even find a Starbucks coffee or something similar.

"So I think these are the traits that will complement the F&B side. On top of that, there'll be some fashion that is affordable that we can bring over - the popular brands currently are Uniqlo."

The nearest shopping place currently is about three bus stops away - Tampines Mall - or you have to take a train down to Bugis Junction, which is about seven stops away, or you have to go to Parkway Parade.

But after the development, residents can enjoy shopping in a well-serviced shopping mall at their doorstep.

Mr Lim said the government's recent measures to cool the property market will have little impact on its development because at "this place, there's a lack of private condominium. I'm quite confident that when we launch it, it'll be well taken (up)."

Analysts expect the selling price of the residential units to average around S$1,100 per square foot (psf) or more, while the retail rent will likely range between S$15 and S$27 psf per month.

The project is expected to be fully completed in the first half of 2015.

Oh, I didn't hear about that one. Must've been too busy with birthday celebrations. Okay, so Bedok will be air-conditioned too. Nice, but a pity at all those old-interchanges going. Felt that Jurong East and Bedok were some of the "defining" interchanges in terms of representing architecture during that period.

Lianhe Zaobao reported yesterday that the existing Jurong East Bus Interchange will be shifting to make space for the construction of the integrated transport hub.

it will be shifted to the empty land bounded by JTC Summit, the upcoming JCube, Jurong Gateway Road and Jurong Town Hall Road (so that is what the roads being built are for). they will start building the temporary interchange early next year and will complete it before end 2011. the temporary interchange will be 20% smaller at about 18,000 square feet.

the current interchange land will be handed back to URA to be tendered as an integrated transport hub incorporating a shopping centre and will be completed before 2020. this "temporary" interchange will potentially be among the longest serving temp ints.

it also reiterated the redevelopment is part of the plans for Jurong Lake District, incorporating shopping centres, hotels, houses, offices as well as restaurants and entertainment offerings. interestingly, MND, AVA, BCA, MEWR, NEA and PUB are among the ministries and statutory boards that will be shifting into Jurong Gateway before 2015.

analysts from SLP are positive about the prospects of the integrated development, believing it will attract some big name developers due to its potential market and its high land and developmental costs.

I think LTA is taking a proactive step to shift the interchange first before surrounding roads are shifted to accommodate the new developments. This will also reduce a rush to shift the interchange away when the plot is up for tender.

i hope that the LRT and MRT interchange at Bukit Panjang will be well integrated. That would be the highlight of this project. I don't care much for the bus upgrade, for all we know, it's probably a Toa Payoh Hub clone, which will really enhance connection in the area, but definitely the DTL was the main star in this show. so yeah. Integration = importance.

Revamp for Bedok Town Centre
Hundreds of new flats, seamless link for MRT and bus interchange

BEDOK Town Centre will receive a complete facelift in the next four years, with the building of a new integrated public transport hub and private homes.

These new developments will stand on a plot that will also have space for commercial use totalling 35,000 sq m, which is about the size of Junction 8 shopping centre in Bishan.

But the most dramatic change for residents will probably be the seamless linking of Bedok bus interchange to the MRT station and the building of an estimated 475 private apartments beside the interchange.

Residents interviewed welcomed the news that the bus interchange will be air-conditioned while property analysts foresee the apartments being snapped up by young couples and home upgraders.

Housewife Maria Ahmad, who lives in Bedok North, is delighted as the changes will give her more places to shop. ‘I’ve been waiting for Bedok Point to open and now there’s this new development too,’ said the 40-year-old.

Bedok Point, a mall which will open next month, stands close to the new project, which will take up a 2.49ha plot now occupied by a bus interchange.

Senior Minister S. Jayakumar, an MP for East Coast GRC, is convinced that the proximity of the projects will give residents ‘a rejuvenated and more vibrant town centre’.

Together, ‘it will really be a total makeover’, he told The Straits Times.

Minister of State for Manpower and Trade and Industry Lee Yi Shyan, who is MP for East Coast GRC’s Kampong Chai Chee ward, which includes the town centre, added: ‘The new project will inject a lot of life, dynamism and excitement into the lives of people living in East Coast.’

The promise of commercial and residential developments attracted nine bids yesterday when the sale tender closed, said the Housing Board.

The top bid was about $790 million, made jointly by two subsidiaries of property giant CapitaLand.

The successful bidder will be made known in two weeks’ time, said the HDB spokesman yesterday.

Bedok is one of Singapore’s largest HDB estates, with close to 200,000 residents. It is among the early HDB new towns and saw its first high-rises in the 1970s.

Professor Jayakumar recalled that when he became MP for Bedok constituency in 1980, it had very basic facilities: a bus interchange and no community centre.

‘Now, the whole place has transformed,’ he said. Bedok is now part of East Coast GRC, and the constituency has several community centres, food centres and wet markets.

More changes are being planned. One idea MPs have floated is to bring under one roof the ageing sports facilities in Bedok, such as the swimming pool, indoor stadium and Adventure Park, said Prof Jayakumar.

The land freed up can be used to build new HDB flats or private condominiums, and that will bring many new and younger families to Bedok Central, he added.

Ngee Ann Polytechnic real estate lecturer Nicholas Mak hopes the private apartments coming up in Bedok town centre will be two- and three-room homes that are about 1,300 sq ft.

‘These would be of a decent size and, as Bedok is a mature estate, the flats will be much in demand from families with three generations that want to live under one roof,’ he said.

He expects the apartments to be priced around $1,100 to $1,150 per sq ft, with some going for as much as $1,200 per sq ft.

The authorities will also build more transport hubs that have MRT stations, bus interchanges and shops under one roof.

The new ones will be at Yishun, Hougang Central and Bukit Panjang, on top of the 10 previously announced in the Land Transport Masterplan.

Which are the other 10 previously announced by the way?

We already have three bus interchanges at Toa Payoh, Sengkang
and Ang Mo Kio which are fully integrated with the RTS stations
and adjoining commercial developments. Two more integrated bus
interchanges at Boon Lay and Clementi are under construction and
will be completed by 2009 and 2011 respectively. Over the next 10
years, we will be building another five integrated interchanges at
Bedok, Jurong East, Serangoon, Joo Koon and Marina South in
tandem with re-development in the respective areas, to better
integrate our transport hubs with the surrounding facilities.

site plans and layouts of the parking areas for Joo Koon Terminal was available with its tender back then. it was envisaged to open with the MRT station. no development was seen since then. coincidentally I was at Joo Koon yesterday just to while a little time away and noticed no signs of work.

right now, Boon Lay Interchange is overwhelmed by the amount of services (31) operating from it and parking issues are a daily affair. in fact, services 179 and 199 did not move in until half a year later. timetables were planned to avoid meal breaks at the interchange wherever possible. as much as LTA's policy is to offer 2 parking lots per service, nearly all our airconditioned PT hubs have excess lots to cater to the occassional overflow except Boon Lay. these are telltale signs that the new Boon Lay Interchange was never meant to operate at capacity until Joo Koon Terminal was shelved.

there is a fenced off rectangularish piece of land right beside the station. I believe LTA have shelved the plans for a temporary terminal after seeing the >$100 million bids, opting to develop the integrated hub directly with the development.

Joo Koon is likely to be the future hub serving the Jurong and Tuas Industrial districts. if Joo Koon Terminal was built according to plans, various industrial services would have shifted out of Boon Lay and gave Joo Koon some critical mass. at its current state, Joo Koon MRT dont see any sort of congestion even during peak hours.

its a good question why they are not tendering the site yet though. perhaps they are thinking of a good plan for that complex that will shift the migrant workers' traffic towards Joo Koon.
