OT: la salle ateneo competition na naman........paubusan ng ibenebentang mga condo units kong sino ang unang masold out.........isali mo ang up at miriam sa ateneo at benilde at st. scho sa la salle.................i'm bias kasi i am now a benildean pero may utak rin ako at nag aral pa ako sa ibang bansa i found out benilde studes are more higher iq and eq in terms of maturity and doing business rather than any philippines schools including la salle,ateneo and up

They say it's 1.55M for 16sqm. I think it's cheap considering how berkeley started at 1.8 for a studio room.
But I wonder if this is a good investment. Katipunan might be saturated already and I'm not exactly excited over the name "camella condo homes" as an address. |

there are tonsssssssssssssss of condo units for rent at berkeley being advertised for rent. sulit tells you that for a unit bought at 2 mil + (22sq/m) now being rented out at 12.5, i dont think its such a good investment? i see couple of furnished condo at 15K to 18K even 20K, but looks like some of them have been advertised for quite some time now... or am i generalizing? now if 16 sq meter at 1.55Mil, how much should the unit be rented out?
Im a bit worried since i also got a small-ish unit in ortigas, around 23sqm for 1.565Mil + around 250K for interior renovation (projected budget, hopefully it would include some furnishings) once turned over...how much should i rent it out and how do I know if its not a a good investment afterall? especially that I may have UAP as the school right beside it the ortigas office white collar workers as my market? sorry OT. There's a glut of condos in the Katipunan area. I find their TV commercial nice though.

At 1.55M and 0% interest for 60 months, the biggest selling point of this condo is its price. Never mind the size. For something at the middle of Katipunan, that is just cheap.
However, after asking a lot of people, I have now realized that the biggest liability of this condo is its name. The Camella brand does not exactly inspire class and sophistication given that it's the mass housing arm of Vista land. And the term "Condo homes" is just sheer lack of creativity (and effort). The people I talked to would have preferred they used Vista. In fact, some even noted they would have been willing to pay a tad bit more for a better address name. I share their sentiment, so now I'm really torn on this one. Any feedback on how well Vista manages/maintains its condos and treats its clients? |

but if marketed as an investment, condo rented to students, it will disappoint. as end users, flexible naman tayo as owner, before we buy, we know na kaya natin makipagsiksikan sa 15sq meter unit or atleast we are committed to do it when push comes to shove. renters however will see and analyze the best value for their money. UP Diliman is building more dormitories, it has 2 to 3 dorms under construction and it is the vision of the premier university to house 70 to 80% of its student within the community. again the vacancy rate in condos along katipunan should serve as a warning.

Schools are now among the major target areas of developers. DMCI, Eton and Cityland must follow to complete the pack. IMO, this design is better than the one proposed near DLSU.

not to mention that the currency in ortigas is still a big hole after several years na...how can vista land launch projects na halos na tengga na yung iba. one good thing about SM, sinisumulan na agad.
