I really like Flagstaff. I heard that it was becoming quite expensive there though.
Mabye they should lower the prices alittle so more people come into the city.
Does anyone know of any large construction projects going on in Flagstaff. I think it should be getting on of the most projects in Arizona since it's in a great location.

There was still snow on Mt. Humphreys in mid-June this year. It is just a little more than 3 hours from Phoenix (110 degrees) to the snow. I will post pictures later...

challenges in Flagstaff

I just came across this thread, so thought I'd make a comment or two about my hometown of Flagstaff (although I haven't lived there since the mid 70's). What used to be a quiet, conservative, little university town is now a more hip, trendy, and desirable place to live--if you can afford it.

Housing costs in Flag have inflated dramatically, due in part to the many vacation/second homes built there over the past few decades, mostly for affluent residents from the Phoenix area. (A family member just sold their Flagstaff home for nearly $1.5M--gulp--and it's not even in one of the pricey new golf course developments.)

Another problem is that the Flagstaff area is running out of developable land, so the lack of inventory pushes housing prices up even further. Many lower and mid-level jobs go begging, because like many desirable places, wages lag far behind the cost of living.

Here are some major development projects in Flagstaff that I am aware of:

1. A major housing development, Villagio Montano, is being proposed for the west end of Flagstaff. It will have about 3800 housing units, plus some retail and commercial--on 1,000 acres south of I-40 and west of I-17-- making it the largest housing development in the city's history. Right now, the developer is sorting out how to conform to Flagstaff's new Regional Plan, which emphasizes multi-family housing and other "New Urbanism" principles.

2. There is a proposal to build a new $32M conference center next to Northern Arizona University, which will include meeting space for at least 800 people and a small hotel, with the city kicking in $2M of the cost. (This replaces a previous plan to build a conference center downtown, which the city rejected due to the cost of incentives requested by developers.) 3. Ground was broken in August for the expansion of Flagstaff Mall on the east side of town, which will more than double its size with an additional 435k sq. ft. The expansion will take the form of an outdoor urban village, to be built in various phases, and finished by 2009. Other projects slated for this "East Gateway" area near the mall include an auto park for the city's automobile dealers, some new apartment and condo complexes, as well as a new bus transit center with connections to the city's urban trails system.

So, things are moving along in Flagstaff, although not at the breakneck speed seen in other areas of Arizona. (One last note: after a bitter campaign, a voter referendum to defeat the city's ordinance banning "big-box" stores was approved by a narrow margin this year--although Wal-Mart has not announced any plans for a Superstore there just yet!)

Yeah when I was in AZ back in August I went to Flaggstaff and was so shocked it wasn't the place to live. It had trees and it was only in the high 80's in the day. I wondered why it didn't explode in population. I guess this explains it!

I just got back from Flagstaff and thought the city was really nice. The temps were cool (in the low 70's) compared to 90's around Phoenix. The only thing I did not like was all the pine trees. Are there any hardwood trees there at all? They have done so much burning that the pine trees are all half dead.

All in all I like Flagstaff a whole lot. I would not mind living there at all. Nice little mountain town! Oh yeah...the gas was cheap to!

Flagstaff is the only place in Arizona I'd consider moving to.

Tarheel,

Sorry you didn't like the pine trees--most people really enjoy them (especially if they're visiting from the low desert areas). Western forests generally don't have the same density as what you are used to in NC, and many of the dead pines you saw were probably dying from a beetle infestation that has decimated drought-stricken forests throughout the West. I was shocked to see it myself when I have visited there the past few years, as I never remember seeing the pines die like that. And yes, you may have seen a few prescribed burn areas, which is done to reduce the fire danger.

There just aren't any hardwood forests in arid Arizona like you have in the East--the soil and climate are too different. The only native deciduous trees at that elevation are the aspens and some occasional Gambel oaks mixed in with the pines. In the city, most of the planted deciduous trees are Siberian elms, along with poplars, maples and a few other hardy varieties. Right about now, the aspens are providing some nice fall color around Flagstaff and the surrounding mountains.

The only reason I didn't like the Pine trees is because we have to many in NC. I can't remember the names of the Pine trees in Flagstaff(think they start with a P) but I do not like "skinny pine trees" they are ugly to me. And trust me, the ones in NC are even uglier. But I can understand the people from the desert areas loving them..lol. It was nice how clear the forest were though. You could see in them a long ways. Are they like that because of burns? Overall, I loved Flagstaff though. I would have no problem living there.

I really liked the Pine trees they had growing in downtown Phoenix though. They looked really nice. The needles seemed really fine. Do you happen to know what species they are?

I believe the trees in Flagstaff are called Ponderosa pine. Since you said it started with P. Hope this helps.

You're right, sequoias....in fact, Flagstaff is located in the largest Ponderosa pine forest in the world. The elevation range for the Ponderosa pine in Arizona is generally between 6000-9000 ft., with some exceptions.

Tarheel, if my memory serves me right, the pines you saw in Phoenix were probably either the Canary Island or Aleppo pines, as both are fairly drought-tolerant and can tolerate the high summer heat.

This is the actual map of the ponderosa pine native area. That's a very widespread and common type of pine that can tolerate wet and dry climates. They grow from near the coast to the high mountains, interesting.
