New Retail Quarter - Sevenstone

As most of us know the NRQ is the biggest project in the works. it covers the relocation of john lewis, the padestrianisation of the centre and charter row, whilst creating charter square. The development covers improvement of the infrastructure, many new shops, apartments and a large multi storey car park. whilst the project aims to demolish several eyesores such as the grosvenor it also aims to preserve many listed buildings in its vacinity.

i have got renderings but at the moment im too busy to post them all

The £500m New Retail Quarter will create a superb shopping and leisure environment in the heart of the city with a mixture of uses, including a 25,000m2 John Lewis department store, around 100 new shops, up to 200 residential apartments, a health club and leisure facilities.

Located to the west of Pinstone Street, between Barkers Pool and Moorhead, the New Retail Quarter will cover a 20-acre site in the heart of Sheffield and will involve major re-design of this part of the city.

A new curved street will be created, running from Barkers Pool to Moorhead, provisionally named New Burgess Street. For this and other new parts of the city, architects from around the world will create striking, high quality streetscapes and buildings that set new standards in European retailing.

The intended start on site in mid 2007 will include the relocation of the Wellington Street fire station to Eyre Street. The first retail buildings, including the new John Lewis store are due for completion at the end of 2010.

NRQ Impact on skyline

These visualisations that came with the NRQ Planning Application give you an idea about the impact on the skyline of some of the midrises that are planned for the site of the Grosvenor Hotel and the corner of Pinstone St and Furnival Gate. I think the latter one wasn't in the previous plans.
Please note that the tallest of the three is of course the Conran Tower.

The MSCP looks to cover all that block including the existing surface carpark at the top of the site. the next block looks to cover the other carpark, and BDP's office, and the firestation

From looking at the plans they do indicate that all those buildings within that zone will be demolished, its a huge chunk of the city centre.

The council cant afford to fuck around with this proposal, if it refuses the outline, it needs to have serious concerns regarding parts of the application. Even if it does, it would be wise to negotiate these with the applicant now, rather than later as it is in everybody's interest to get this passed and to get the NRQ underway.

That said, the application shouldn't be passed for the sake of being passed - if aspects of it are crap, they need to be put as reserved matters to be negotiated at a later stage. This way they can pass the application in theory, and then negotiate the necessary improvements before letting the diggers move in.

We all want the city centre to move forward, but we have to make sure that the application is right. Our hearts may be saying "Yes go for it" but just think of that St Pauls office block. Its modern, but its not even average in quality.

well said dean, Everyone wants this in theory but we need the right layout and potential for good architecture and public space. Having said that what i've seen so far looks promising. Little concerned over whats being down transport wise at moor head and charter square. We'll see..

Most looking forward to the Covered square and the potential for an arcade going from pinstone street across to New burgess street

Thats unlikely its not even considered in the outline. Why would you want to knock through the only intact row of victorian architecture left? Its bad enough the dormer efforts were allowed on top

Heres an interesting article on the NRQ concerning the "enabling"work which started in late March 2006 to ensure all necessary services like gas, electricity and water are available for the scheme.

http://www.makeitinsheffield.com/n_item.aspx?nl_id=147

Phase 1 will commence on site 2008, with completion of Phase 1 2010 (only 4years away!)

Phase 2 completes 2012

NRQ footprint highlights the vast section of the city covered

The Moor website has been updated with a rather abstract promotional video.
