#GROUND WORKS: THE PALISADES (DIP)

Pearl Properties and Aristocrate Holdings launched a Dh20 billion mixed-use development in Dubai yesterday.

Situated within Dubai Investments Park, The Palisades is primarily a residential development aimed at the mid- to high-income group, according to a senior executive at Landmark Properties, which has been appointed sales and marketing partner of the project.

Pearl Properties is a group company of Sheikh Issa bin Zayed Al Nahyan and was established 18 months ago to develop residential, commercial and retail sectors in the country.

“We have launched the project at a very reasonable price, focusing on the mid segment of the market. Our pre-launch bulk price for one building is Dh588 per square foot,” Craig Johnson, general manager, Landmark Properties, told Emirates Today.

Comprising 20 residential towers housing 1,450 apartments (one-, two- and three bedroom), 36 townhouses and eight luxury villas (two-, three- and four bedroom), The Palisades is spread across an area of about 15 million sq ft. While the first phase of the project, estimated at Dh10 billon, would complete in end 2008, the whole project is due for completion in 2011.

The site work is already under way and construction for The Palisades is expected to start, on schedule, in early2007. “A high level of sales and sales interest is already evident,” said a senior executive at Pearl Properties.

website is great, everything seems reasonably designed and the have a blog with updates on progress etc.

Palisades takes on sustainable spin

The US $4 billion (AED15 billion) ‘The Palisades' project is set to become the first development of its scale in Dubai to incorporate all elements of sustainable building into its construction.

The project will be heavily focussed on reducing energy and water consumption and will feature sewage treatment, grey water recycling and district cooling plants.

Solar hot-water generation will also be incorporated into the development, as well as new standards in thermal insulation and natural ventilation.

Carefully selected building materials and lightweight structural and building systems will be used to reduce consumption of materials in construction and the associated impact on the environment.

"No other development in Dubai, the UAE, or globally is making environmental assessments on a project of this scale," said Stephen Oehme, chief environmental consultant, The Palisades.

"The technologies and methods that we are reviewing are extremely comprehensive.

"Other developers are typically committing to just one or two environmental initiatives and, overall, the environmental initiatives are secondary. At The Palisades, environmental responsibility a primary objectives - we are reviewing over 20 initiatives, which, when combined will result in a world-first in environmental benchmarking."

Oehme added that while developers are gradually taking heed of sustainable construction, they may have been reluctant to use sustainable building practices in the past because of being unfamiliar with the processes and the costs involved.

"There are a lot of materials out there that aren't risky to use, but because of the cost and unfamiliarity, people were just not using them, even though their environmental impact was instantaneous."

Spoke to the Sales manager at pearl properties and she said that the construction is to start in a month and that they will be announcing the awarding of the contract to Arabtec soon...

Is This project ever coming to life? i checked their website, they have some photos that work started in 06 ((( but i know till now nothing is there.

Is there a problem in the project?

also if someone can advice with the difference between freehold and leasehold.
