VICTORIA QUARTER Projects

The Victoria Quarter is the historic warehouse and industrial area of Auckland’s central business district (CBD). In part if is considered an area of unrealised opportunities. The quarter is bounded by Hobson, Fanshawe and Union streets, and includes Victoria Park on land reclaimed from Freemans Bay. The Victoria Quarter plan has evolved from research and consultation that identified the nature and make-up of the area and its opportunities. The plan offers guidelines on the focus required to create a distinct neighbourhood with its own sense of place. In particular, the plan aims to create a high-quality urban environment in line with Auckland’s CBD Into the future strategy, and a place that feels like the heart and expresses the soul of Auckland.

NELSON QUARTER DEPOT SITE



Application detail:
The mixed-use redevelopment would contain just under 148,000m² - the same amount of new space as is being built on the 23ha Sylvia Park site at Mt Wellington.

Pelago has proposed erecting:

* 20 new buildings containing 147,876m² gross floor area
* basement parking & loading areas for occupants, tenants & visitors
* 1084 residential units
* 360 residential/office spaces
* 3793m² of retail, food & beverage and service activities
* 2530 ancillary & 560 public short-term parking spaces.

All facilities are to be located in accordance with a comprehensive site structure plan for the total site, including through-site pedestrian links, internal roading, landscaping & open spaces available for public use. Under the council’s plan change 1 for the Victoria Park Quarter, the proposal will also need consent for some buildings exceeding the maximum permitted heights of 24m & 35m above defined contour levels, bonus floor area for through-site links exceeding the maximum total floor-area ratio and the provision of short-term public visitor parking.

Looks like this one is all go

Victoria Quarter, Cook St depot, former council depot site covering 2.87ha (61-87 Cook St, 105 Nelson St, a site bound by Morton St to the west, Cook St to the south, Nelson St to the east and Wellesley & Sale Sts to the north) application by Pelago Ltd (Duncan Bull & Douglas Rikard-Bell, Sydney) for a mixed-use development consisting of 20 new buildings containing a total 147,874m² gross floor area, with basement parking & loading areas for occupants, tenants & visitors consisting of including 1084 residential units, 360 residential/office spaces & 3793m² of retail, food & beverage and service activities on a 7-10-year timeframe; the planning fixtures committee granted consent on 20 February for the demolition and the council planner has recommended consent for the development; hearing Monday-Wednesday 28-30 May at 9.30am, Town Hall

Doesn't really fit in with the historic building... but then again neither does the current carpark.

I actually quite like this one. I think that the fact that Auckland as a whole has "hotch-potch" architecture adds character to it. In the Chch threads there was a discussion about the "uniqueness" of Kiwi suburbs and how they lack the uniformity of big developments in the UK.

True, some might not like this, but I personally find this school of thought to be growing on me.

I'm currently doing a consent application for a redevelopment in this area. Will definitely liven things up a bit!

So the whole project is definitely going ahead then? And has not been shelved by the Kitchener Group?

Mine's a bit smaller scale than that. Not sure where the big redevelopment of the old depot site is at the moment.

I've heard word that the developer of Nelson Quarter is hoping to kick off construction by the end of the year. Apparently the ozzie developer paid 150 mill for the site and plans to spend around 2 Billion developing it. Yes please, that would be lovely.

Site clearing starts between September - December 2008 and will feature 20 new buildings inter-laced with boulevards and public squares. Thank God it is an Aussie developer therefore we can expect some great contemporary architecture. From what I have seen thus far, the architecture is FANNYTASTIC and it is going to stick-out like a sore thumb (in a good way)

I am sure that there will be a few Kiwi's that are going to be very upset that those disused warehouses will be knocked down There goes another fond memory of the weather-beaten bach in Campbell's Beach ..... Hallelujah !!!!

P.S. Does anybody know what has happened to Kitchener Group ? their website has been down for over a year now and I am starting to think that VPV is a past memory

All of the architects involved with this are NZ based, there's plenty of talent here, rather most developers have to date been taking advantage of the build anything you want view of the Auckland Now dominated council and preferred to make as much money as possible not something that enhances the CBD.
