Boutique Condos (Phase II) | Complete | 35 st | 109 m | Entertainment District

The boutique condo is located on the southwest corner of Simcoe and Nelson Sts. The 15 storey phase one (95% sold) site is being excavated, it is almost one floor below street level. The second phase (97% sold) 19 storey building is not being built yet but there is a sign on site:

"An application to amend the zoning by-law to permit the construction of a 35 storey condo..."

This is a render of phase one and the second phase tower is to the left in grey (similar in design only higher by four floors):

The city shouldn't blindly approve every building, and this one is quite ugly, perhaps its best it stays low. If it had a better design, maybe it would have stood a better chance.

a street may times serves as the great deviding line however I'm sure the planning department would have been a little more open to the increased height and density if the architecture was not that of a suburban cereal box. Boutique makes for great infill but should in no way stand out in the downtown skyline

boutique increased from 19 to 35 storeys

It looks like the city approved the height increase because in the latest Condo Guide magazine (Oct 15) on page 52 there is an ad with a render of a 35 storey tower. They are selling a new release of suites, floors 19 to 35 from $259,900 to over $1M. I was surprised because I thought the height increase was rejected by the city.
