I like masterplans, but the vision is often diluted by poor individual architecture.

I've said for a long time that the North needs a replacement for Manchester's Belle Vue. Sadly, this is not it.
No suibstantial images have been released of this scheme because the architects are yet to be appointed.

Theres also the near-complete Clarence Dock. Well, it is complete; just need units fitting out now.

That land to the right must be prime. I think to an extent the bubble has burst to use than analogy! But, if apartments are well designed and that, people will still buy them. This is a great location; much better than that of Greenbank. It could alternatively be developed with a development similar to City Walk.

Worrying times for Leeds, hopefully the office buidings get completed pretty sharpish, hear that Criterion Place as well as Greenbank has been put on hold once again?

Well, Albany and Chapel Wharf seem to be the duds in Manc so far, but hey ho, give it time eh?!

True, which is why i included various 'on hold' Manc projects, so where ever you go it's the same story mainly.

Masterplans will change I believe, to include more Office/Leisure/Hotel space, to counteract the Resi 'downfall'

It is the residential market that seems negative, not the office markets. The slow down can also be applied to other cities; notice how hardly any projects have been cancelled in the past in Leeds- well, Mayfair the only major one. So when you compare this to other cities, it all works out in the end.

Nottingham has various masterplans... Exciting times for the city... I think i'll just paste some stuff in from the Nottingham Full Summary.

Leicester Masterplan

Leicester's Regeneration Masterplan came into being around 2001, when the Leicester Regeneration Company (LRC)was formed.

A total of 5 new zones are to be created over the next 10-15 years, with a total spend of approx. £3 billion is anticipated.

The 5 zones are:

A new Retail circuit:


This is to increase the city's retail footfall and spread retail more around the city centre. The city's unique 'New Walk' pedestrian walkway is set to be extended right into the city centre and through to the new waterside.

Leicester current expansion of the Shires Shopping Centre (to be renamed Highcross Leicester when it opens in Autumn 2008), will help greatly in starting off this part of the scheme.

New Business Quarter (near the Railway Station):


Currently phase 1 of this scheme is being constructed (Colton Square), with Grade A office space in the former Charles Street Police Station.

Phase 2 (the major part) will involve a new business quarter around the train station:


This shall hopefully start some time in 2008. The plan has changed many times from the original idea, such as; abandoning proposals to reduce the ring-road, the demolishion of Elizabeth House abandoned due to resident's protests (a 1970's block of flats - see image above) and of course the controversial St George's Tower ('blue tower') development now takes up a large chunck of the land.

LRC are still in discussions with Network Rail and Royal Mail (to relocate their depot there). It is hoped the train station willbe remodelled to form a really modern and welcoming station to this up-and-coming city.


New Science Park:

The first new 'basic' units are now being developed in the Abbey meadows area (next to the Space Centre):


More larger firms, as well as new starter firms in engineering and Space Science are to be encouraged.





New Waterside area:

New offices, residential developments and a new marina are proposed for the area of the River Soar/Grand Union Canal to the west of the city centre:


Private schemes already proposed and approved include the three Ian Simpson Towers and a couple of other majot residential schemes.

The waterside will eventually become more accessable from the city centre.


New city centre residential area:

This zone will be centred around the Lee Circle area of the city centre and initial plans for the area are on hold; though various private schemes are now being develioned there. New housing and a school, with boulevards will be created.



Various other major proposals, such as plans for the Old Town, St George's North (Cultural Quarter) will include the soon-to-be complete Rafael Vinoly designes Performing Arts Centre and new Digital Media Centre and two large residential schemes on Wolsey Island/Abbey Meadows will also start soon.

In case you didn't realise over the past few months commercial property has taken something of a battering and it is likely it will continue to do so. Far more so than the residential market where the battering is still very much in the potential phase.

masterplans are from the 60s', if your city has one, it will do immense damage.... city's ned a loose framework...and then the market?

What about Paradise Street? Differentiated buildings within a single masterplan. Sounds like a good idea to me.

Yes, and it was stuck in aspic. My main point was about the whole city/centre masterplans that take years to implement... and get stuck with teh original notions when they are out of date and/or prove obsolete.

some of Liverpool's "masterplans" and loose frameworks, under construction and up-and-coming:-

Kings Waterfront, Arena, Conference Centre, Hotels, Residential and MSCP elements are currently under construction.


and where its up to:-


Pier Head & Mann Island - not really a masterplan but so much going on that its interconnected. Canal, New ferry terminal, new museum, residential and office space, and other end of pier head there is a new hotel.


Liverpool Waters Peel's ideas for Central docks, north of the Pier Head



Wirral Waters - Peel's ideas for Wallasey & Birkenhead Docks, opposite the Pier Head




and lastly, Liverpool's skyline is full of cranes at the moment because of this beauty:-
Paradise Street Development Area, which is currently under construction due for completion sometime next year.

For Cardiff there is St Davids 2, the new shopping center which also includes the development of a alarge department store into smaller shops and apartments, opening of a new small city park / square in St johns churchyard, new state of the art library, improvements to street layout of the Hayes, new public squares and markets and new 4 star hotel (oh and new car park for marriot who lost theirs to the library) Aslo the grand arcade reflecting the victorian and georgian ones and and a new department store - all under construction with some parts complete already

Merchant Place - the refurbishment of the historic buildings of Cardiff bay (long overdue) into a cosmopolitan area of shops, offices and apartments. Best part of this is the conversion of The coal exchange which will bring this great building back to its glory and make it the heart of this area of the inner harbour again.

Capital waterside - offices to the east fo the inner harbour which are quite high quality in design with also a large car park, which is now complete. Ground preperation has begun on one of the buildings already.

International sports village - a collection of different projects, mostly apartments at the moment, but the land was reclaimed and decontaminated and now has a nearly completed olympic pool and pleasure pool complex, temporary ice rink, superstore (rubbish), also Bay pointe is part of the scheme with 10 towers reaching to 41 storeys. Plus moorings for yachts, new ice rink and arena, some kind of obs tower, ice box, tennis courts, olympic slalom center and yet more apartments.

Havannah quay - the worlds largest carbon neutral scheme, under planning but has taken 2 years to plan with local buisneses so i think it will go ahead. Business convention center, 24 storey 5 star hotel, apartments, offices (northern edge is at callaghan square so will cement this as a buisness area) new iconic footbridge, large public square and will help connect the bay with the city center.

Also not far from total completeion is the water quarter







There is also central square which is a colection of seperate projects. The old bus terminal building is to be demolished after christmas, the 32 storey glass needle has had planning permission for the 3rd time (which also includes a 20 ish storey tower), a new airport style bus station with demolition of the dowdy 60's retail buildings to make way for its move, construction of a 15 storey apartment block on the site of the western mail, increase in size of the square and some retail - of all the projects this is the one that is most needed and most unlikely to be done in one go which is silly as its the gateway to the city and the most ugle part of it IMO.
